He found a lot of minor issues, which was expected, and several major issues, most of which were surprises. I have been present for enough home inspections to have a sense of what is typical due diligence on the part of an inspector, and what goes beyond that. I think that Russ was unusually thorough with regard to the roof inspection, as well as locating plumbing leaks in the crawlspace. He found active leaks, saturated subfloor, and live fungus that was completely missed by a pest control professional who had earlier done an inspection for wood-destroying organisms. Pricing should not be a home buyer's primary concern when choosing a home inspector, but I thought that the $700 Russ charged for the home inspection and radon test was reasonable, especially considering the thoroughness of his work. His report was easy to understand and well documented with photos. Home inspectors often face pressure from realtors, especially listing agents, to soften their findings so that deals go through and realtors collect their commissions. I got the impression that Russ would not compromise his integrity in that way, and I would hire him again for a home inspection in north Alabama.

After 2 hours of the 2 techs poking around my system and them putting me on the phone with a sales rep, they refused to give me a quote until my wife was present, she was working at the time. Again I found this odd, my wife and I had decided by that point that even if they came in as the lowest bidder we were not using them. I still have not received any pricing from them, and we went with a local "Mom and Pop" company and got the system for the price Eagle Pros tech laughed at us about. I don't know who trains these guys to deal with customers, but they definitely need additional training. Wish I could give a "Zero" star.
