I am a first time home buyer and was very overwhelmed with the process and what to look/ask for within an inspection. When I talked to Arnie on the phone, I explained that I basically wanted to know anything/everything wrong with the house so I could eventually take care of things little by little. Arnie provided a color-coded in length report that was ranked by importance with an explanation and who to contact. There was also a shortened summary that was easy to read at a glance. THE ATTENTION TO DETAIL was beyond what was necessary and it is clear he takes pride in what he does. In addition to all of that, Arnie was SO PATIENT with me as I asked a million questions as a first time homebuyer as we went around the property and he showed me different things. As if the service wasn't enough, Arnie reached out afterwards to make sure I was satisfied with his service and ask if there was any other things he could do to help. Just going through the process teaches me what is involved and what is important in selecting a contractor for the particular job. A competitor gave a preliminary estimate over the phone that was not only slightly higher but was premised on boring through the floor near the electrical panel, going over the top of the concrete basement wall, and then going straight up the outside wall. As it turns out that location was unsuitable because things on the other side of that wall, as Jeremy pointed out during his one site visit to do an estimate. The only suitable locations were on the opposite wall 52 feet away. Jeremy had planned to tie into an electrical circuit on that side of the room, but decided there would be too many lights and outlets on that circuit. So they installed a new circuit breaker and run 52 feet of wire across the ceiling, adding about $75 in materials to their costs. Floor joists blocked access to the area over the concrete wall, so they knew they would have to bore through the concrete wall. The poured concrete wall was 8 inches thick and had continued to harden over the past 20 years. The angle at which they had to drill made the job even more difficult. So drilling through the wall took significantly longer than they had expected. In the middle of the job two electric lights in the basement stopped working. It might have been a coincidence that this occurred while they were working, but Jeremy insisted upon tracing and testing the wiring and then fixing the loose connection in an electrical box tightly packed with wires. This took an additional 20 to 30 minutes that was certainly not in his estimate. There was a one crack in a concrete wall and several cracks in the concrete floor that they sealed as part of the job. The cracks had been there for several years. I kept putting off getting them fixed imagining that it would cost hundreds of dollars to fill them. Based on experience with other contractors I was fully expecting Jeremy to tell me that he had not included installing an additional breaker in the breaker box and running wiring 52 feet across the room, or fixing the loose wire, or spending so much time drilling through the wall, and that the cost was now higher. But to his credit he stuck by his original estimate. Connor was on the job all day and Jeremy was here most of the day. They cleaned up as they went along, and left the place spotless. The work was all done neatly and professionally. We are so very glad we went with Precision Inspections & Radon Solutions.

    I am updating my review from 11/1/2017. Could not reopen my old account so have to start fresh…read more Read the other Steve S first and Don's response. My real estate agent had highly recommended him. Frist off, let me start with the brick because this sets the tone for the believability of the rest of his response and was the first thing we saw upon arrival. I have pictures showing the missing brick. Even my real estate agent who was there was surprised he missed it. We both saw it before he had arrived. I am not a trained inspector but saw it. It was not surface damage, it was a deep hole were there used to be a brick! I pointed it out to him and he said it's in the report. I had a copy of the report there which we all looked at to see if it was in and there was no mention of it. So he said it is a easy fix and I said I don't do that kind of work and would have to call a mason. He said in his response there is no missing brick. In a way that is calling me and the agent liars So judge the rest of his responses based on that. I have pictures of every item he missed that I mentioned in the previous post, I just cant figure out how to display them here. Maybe I can put them on Facebook with a link to here? The conversation with the real estate agent afterwards was interesting. She was really embarrassed at what happened and told me Don is usually much better than this. She saw everything that we saw and agreed that many things were missed. She was the one who arranged to meet at the house with Don to ease my misgivings about the thoroughness of the inspection. So glad she did. She told me I should be entitled to a refund for the inspection or at least part of it. If this company would have been honorable they would have given me back part of my money, but then I would have never posted anything and you would not now be hearing about it. I trusted them because I lived out of state. The corporate office did call me back after I contacted them but said it was up to the local francize owner to address these issues. The company we used for the next house was great. The Virtus Group. They didn't miss anything and caught stuff I would have never known about. Going from a list of missing items to zero! A huge difference. Thanks for reading.
