When I went to the office (which is very nice) to review the LLC documents, Eric spent a great deal of time fully explaining all the documents. They did not come at that time. When we contacted them by phone they said that the crew was on their way. But no one came. At one point they said the crew was on our property which was again not true. They then said they were going to come by 12:10 pm but they did not come at all. The Sheriff gave up and left at 12:30 pm. Then we called them more than 50 times during the day and they did not answer the Phone. I think W.D.S Eviction Service is trying to wholesale rental properties. They are looking for what they can take advantage of... Don't be one of them like me. I WOULD NOT TRUST A WORD THEY SAY. From start to finish, the service was abysmal and I would strongly caution anyone considering hiring this firm to think twice. First of all, communication was a major issue. I found it extremely difficult to get ahold of my assigned attorney and when I did, they seemed disinterested and unengaged. I continually had to follow up with them myself to get updates on my case, and when I did finally speak to their clerks, it was clear they hadn't even read my file or were not informed of the specifics of my situation. Secondly, the billing process was a complete mess. I received multiple different invoices with different amounts and descriptions of services provided. When I tried to discuss this with the accounting department, I was met with rudeness and impatience. It felt like they were just trying to squeeze as much money out of me as possible without providing any clear explanation for the charges. I have to find another law firm to sort out the mess that this firm allowed and by mess, I mean the drawn up paperwork makes no sense and is completely incorrect. I signed at the suggestion of the lawyer, realizing now that their service was a waste of time and money. They provided nothing, honestly. Charging repeatedly for paperwork and information that they never used. My case never went to the trial that I thought I was paying for. I paid trial fees for a lawyer to speak to me twice over the course of a year. She was ill or unavailable the rest of the time. Blatant liars and will threaten to drop you and keep your money if you complain, because they need the "trust" of the client. Don't trust them to do right by you. They're money hungry. Unfortunately, communication has significantly deteriorated to the point where there virtually is none. Because of this, I do not recommend them. No one is rude when you speak to them, but the issue is speaking with anyone. Outside of my initial intake and maybe 1 or 2 calls within those following weeks, I could never get anyone on the phone, to return my calls, emails, or text messages. When I'd call, the majority of the time it would go to voicemail regardless of the option I chose- case manager, operator, attorney. I couldn't get anyone. If I did get someone on the phone, it was never my case manager. I would explain to the person on the phone (likely an operator) that I had questions or would like an update on my case. This person couldn't answer my questions but would give me the information to my case manager, which I already had and had been trying to reach out to, and this information was relayed to the operator I spoke with, who of course couldn't do anything about it. I didn't know what to do at that point. No matter how many voicemails I left my case manager, emails I sent, or text messages I sent to her direct number, none of them were returned. If I got a call/text/email from Shane Smith it was because of something they needed, wanted to tell me, or a promotional email, never a return call from my countless number of voicemails, emails, or text messages I've sent over the last 11 months. To go through my entire case with no forthcoming communication was exasperating, to say the least. I've referred my friends and family to Shane Smith and to get treated in this manner, especially after having them represent my cases over the last 12 years, was beyond disappointing. I don't anticipate any accidents in the future, of course, but if I have one I will not be represented by Shane Smith Law.
