    I'll let the facts speak for themselves; you judge whether or not to do business with this firm…read more Specifically, this review pertains to an agent named Donna Smith who works for this Re/MAX broker. I contacted this listing agent about a month ago regarding a land lot in Roswell I wanted to purchase. After a couple weeks and as many voicemails, she did call me back and answer my questions about the property. I've never used a realtor before, so I had several questions. She e-mailed me some of the information I requested, but I felt she was hiding something from me. I asked more questions and got very few answers, so I decided to call my friend who's a realtor to figure out "the deal" on the property. Turns out that she had lied to me regarding the listing info., number of contracts/offers tht had been placed on the land, her relationship with the owner, etc. (they're friends.) At this point, it's been weeks since I spoke to Donna about the lot and she still had not asked me to sign any exclusivity agreements, namely because she's the listing agent. When my realtor called to find out how much they needed for the land, Donna went off on her. Unprovoked, she yelled at my agent for attempting to 'steal' her commission and promised to call another potential buyer out of spite and have them make a better offer than whatever I made. I made my offer this week and it was not ever formally accepted, rejected, or countered...even after I extended the response time. Last night, I discovered why it took so long for her to respond. She kept her word about finding another buyer; a previously interested party made a last-minute cash offer on the lot after I submitted mine. What I'm most upset about is that she provided information on my offer to another potential buyer, thereby giving them an unfair advantage, without offering the same courtesy to me. I'm filing a complaint with the GA Realtors' Association; unfortunately, there's no recourse through the GA Real Estate Commission today for unprofessional conduct. I've never seen such malicious intent with regard to a business deal over what appears to be 'spilled milk.' I'm just sorry I couldn't have gone through another agent.

    We bought an investment property in GA with James in 2018 and sold it in 2022. He was also our…read moreproperty manager during that time. He came recommended to us by a friend who had also bought investment properties with him and our purchase and subsequent sale was smooth. He found us a buyer while it was still tenant occupied. During the 4 years we held the property, and compared with other property managers, we didn't feel that his services were worth his fee. We opted for the hybrid fee model yet we ended up doing most of the communicating with the HOA and the renter ourselves. At the end of the day, his relationships are with the sales people of the builders, and once they transition to the community's HOA, James had no contacts and just told us to handle ourselves. We felt that we should've gotten higher rent for the property and better tenants. The first tenant he found wanted to break the lease and James didn't really know how to handle that other than to talk to the tenant. As a lawyer myself and from experience, I knew how to take legal action and drafted the proper paperwork myself. The second tenant he found was fine except he kept contacting me directly because he said James wasn't handling his concerns. Tenant eventually asked me to just renew his lease without James because it was easier that way. Since neither landlord nor tenant felt properly taken care of, we just decided to offload the property and exit the GA market altogether. Chalk it up to lesson learned and to stick to the market that we know personally. Furthermore, he left my phone # on GA public records even after our sale so I get calls and letters weekly from GA flippers looking to buy the property we no longer own. Fun. Lastly, he kept asking me to write a positive review for him on BiggerPockets while he had only just started managing our property. Didn't make sense to me as his job had only just begun and anything could still happen (and did). So I'm now writing an honest and non-emotional review 5 yrs later to present the full set of facts. With three young kids and two dogs, we wanted to make sure we had room for everyone. He was able to meet with us on multiple occasions and show us around the houses we chose. This is what sets him apart from every agent I've ever worked with.
