In my years on the Board and as a long time homeowner in our community I have never met a more proactive person than Kim nor a company like hers that walks the talk to BETTER, not just maintain, your community - assess and reduce costs, increase efficiencies, etc. CCM is very transparent. If you have been on your Board, you know that is a rarity. If you are dissatisfied with your management company's services, recommend to your Board that they talk with Kim. Initially, CCM was recommended to me through a Board member of another community. I called Kim and she promptly returned my call. I was especially impressed with my friend's explanation that CCM was aware of rebates offered by City of Atlanta (COA) and coordinated and implemented, at a reduced cost to the community, low flow toilets, faucets and showers to immediately reduce water costs, usually one of the highest utilities, thereby becoming a more cost effective and sustainable community for all concerned. Just one example of CCM's above and beyond services.

First Residential is pathetic!…read more As a condo owner in the Inman Park neighborhood of Atlanta, GA, I wrote to express serious concern about the ongoing elevator outage at Inman Park Village (IPV) Condos which remained in effect for weeks until I filed a complaint. In my opinion, First Residential does not care about their customers and provides inadequate and mean-spirit support services for building residents. Recently, the building's only elevator was out of service for several weeks, creating a potentially dangerous and unacceptable situation for elderly residents, pets, individuals with disabilities, and anyone unable to safely use the stairs. Additionally, the conduct and performance of Resident Manager Dev Simon is awful. Numerous residents reported unprofessional, dismissive, and hostile interactions. Her handling of the elevator matter and other situations was inadequate, and no emergency or fire‑safety protocols for the building have been implemented by her as of June 18, 2026. There is no resident list or plan in place to assist first responders in an evacuation; in my opinion, this is both unsafe and unacceptable. In addition, I saw the elevator situation as a potential violation of the Americans with Disabilities Act as amended (ADA/ADAAA). The elevator has been fixed as of 6-21-2026, but the past and ongoing customer service provided by First Residential is still beyond horrible. I would recommend that any condo community stay far away from using First Residential.

Tasha also provided us with the reason for the denial & it was a simple fix. Communication goes a long way and my initial review could've been avoided. I'll be resubmitting the request to have a fence installed within the next day or two. Hopefully, I'll have different experience going forward.

    Ardent has managed the neighborhood I live in since the end of 2019, up until our HOA parted ways…read morewith them due to their acquisition in August/September of 2024. From what I understand, not only was it an absolute disaster trying to retrieve our neighborhoods information/money/etc, but this morning on October 29th, 2024, all owners received demand letters from "Fulton County" demanding we owe them special assessments/fees/interest and $50 for the demand letter. This "demand letter" also threatens a lien on my property, even though they no longer do business with us. On top of this, our property manager sent documents/private information to non board members in a zip file, allowing neighbors who have not been on the board to see all complaints/legal issues/etc that our neighborhood has worked through since the initial agreement with Ardent was put in place. As ex president of the neighborhood HOA, the level of professionalism they portrayed was absolutely despicable and I would highly recommend staying away from this disaster of a company. I will be reporting them to the BBB as well, due to fraudulence.

I had to request a closing letter with the final closing date. I request it on a Monday and pay for 5 day turn around, as I needed the letter for closing that Friday. I called once and was told that everything was fine and I could get an ETA the next day. Great. I called back again, the agent told me he has no idea why someone told me things are fine, their department doesn't even handle closing requests, and gave me another number to call. So I called the general number rather than the local number to talk to someone there. Because my request went at 12:19 rather than 12, it was considered the next day, so I was told I would not receive the closing letter until the following Monday...ok great. I asked them to cancel that letter (since I wasn't able to pay the difference and have them expedite that request) and then somehow magically, after they emailed me to confirm I wanted to cancel that request, I received the closing letter on Thursday...funny how that happened. Coincidentally, the closing agent decided to request a same day letter. Despite the instructions on the portal explicitly stating that requests can only be made by the seller and if anyone else is making the request written documentation must be provided, they still gave the closing agents the letter. Not a problem in this case but clearly willing to not follow their own rules. Now I'm dealing with an issue on them not closing my account. As closed before the end of April, I am not responsible for May dues. I emailed them to close the account as I could not find how to do this online, and received an email on May 2 asking for a closing letter. I send them this closing letter. I hear nothing back. I email 2 wlater asking for an update. I hear nothing back. A few days later I get my bill for June, billing me for June, May, and a May late fee. I call Ardent on May 16. A woman asks me to resend the closing letter. We confirm she receives it via email, and she claims she'll forward to her managers. Two days later I receive another email from Ardent asking for the closing letter. I reply that I am now sending them this information for the third time, and I want this account closed. End up calling them again on the 19th where they claim they do not have me in the system at all as an owner which...I don't even know what that means anymore. My coowner posts a review of the company on google reviews, and the company proceeds to lie and say they only received a request on May 18th and we are in the queue to close the account. Let's see if that happens finally!

From my recollection and perspective as a homeowner (not a board member), I thought FirstService was fine and not significantly different from other property management companies that I've had experiences with as an owner of different Midtown Atlanta condos over the last 24 years. Those other companies include Bauman & Company, Community Management Associates, Sentry Management, and Beacon Management Services. Only one of those companies stood out as exceptional to me and that was Bauman & Company. Unfortunately, they left the residential property management business long ago. The rest, FirstService included, have all been good and bad in different ways. I've come to learn that: (1) most property management companies could use a lot of improvement and (2) property managers can really vary in terms of attitude, responsiveness, and getting work done. I also recognize that being a property manager isn't easy. Some managers are better than others at addressing homeowner and community needs (e.g., maintenance items, safety concerns). In this regard, I want to give a shoutout to our former FirstService on-site property manager, Eva Woods, and maintenance engineer, Dishalon Johnson. Both Eva and "Dee" were always kind and responsive to me, and resolved all of my concerns to the best of their abilities. Thank you, Eva. You are missed. Dee still helps me out, independently, on miscellaneous home projects. He's the man.
