Pest control was supposed to come 7/5 today is 7/22 and still no pest control. I work from home so I would know if someone has come in. Roaches have started appearing all over apartment. Air filters are supposed to be replaced monthly... well that too doesn't get done either. Ac is now working. Pool still shut down, they've place a tarp over the pool. Where can I start... Since I moved here it has been nothing but problems, they have promised things and either they take their time to do it or they never do it. My first problem was when they gave me the apartment... they gave it to me dirty, the bathrooms, floors, windows with mold, etc. It took them more than a week to clean that, more than 3 weeks to give me the second control of the elevator, the ac was damaged for two weeks, and after a week they gave me a portable ac, which in the end did not do much against the heat from Houston, I had to buy another AC ($300) to be able to control the heat a little bit, and they would not return that money to me, the hallway at night smells of a strong odor of marijuana and other drugs and not only that.. that smell goes to my apartment, I already complained about that twice , but the excuse is that they can't do anything about it, just send an email, and they didn't even do that. One of the rooms dont get air from the AC, you can smell the other bathrooms odors from another floor from the bathrooms and it is disgusting. I have had to throw away food because there is a cockroach infestation, I have complained about it 3 times, and there is no solution and now I rent a private space for my car, and when I came back from a business trip.. I found out that the building rented that spot to another person. They promised me they would fix the problem and they never did. I paid 50 dollars for it and I can't use it because of other people's incompetence. My contract said that I had to pay 1500 per month plus services and it turns out that I was paying 1800 without service, that problem was at least solved. There is no pool or gym. I recommend to all people who think about moving here, don't do it, it's not worth having the stress of living in a place where you can't keep your promises or control what happens here. This is a nightmare of a place. Check the reviews and see how many people are complaining. check how many people wants to get out of this hell. The Air Conditioning is a joke and it's constantly breaking down. The AC unit is also not able to keep the humidity at a reasonable level which is why the building smells like mold (and animal urine, but that's a different story). The staff is friendly, but they're still unable to fix any of the problems this apartment has. A perfect example of this is the roach infestation. The problem has a somewhat easy solution, but they cant even fix it. It is very common to see a few crawling throughout the lobby, on the stairs or in the elevator. But it's impossible to miss the hoards living in any trash collection area. Overall, the cleanliness of this place is awful, and you get to pay for a pool, fitness center and air conditioning that you never even get to use. Think twice before signing a lease here, and if you do, invest in a dehumidifier (or 2) because you will need it to keep all of your belongings from getting covered in mold. read more

There have been numerous breakins to cars, with multiple cars damaged. This happens several times a year due to there being no security whatsoever, the cars in the basement or lobby-level parking are broken into as well, as there is no lock on the doors so people can walk in from the street. The gate code is worn into the keypad and is easier to guess than "1234". The elevators are rarely working at the same time, with people frequently getting stuck in them when they break down. The air conditioning breaks at least once a year during the summer, with it normally being out for over a week. The pool and gym are PERMANENTLY broken. They do not make this totally clear when you move in. They are not fixing it, and will not ever be fixing it. The apartments frequently get infestations of roaches, water leaks, and just in general things breaking. Not worth the money or time, avoid if you can. read more

I love living here!!!! I just moved to the 7th floor with a view of downtown and the Medical Center. The view is awesome!!! The staff, Manager Roman and leasing agent Karina are two of the nicest folks you'll ever find. This is an older property BUT the interior design is very modern. The location of this property is fantastic, being very close to Memorial Park and downtown. I only survived here for 3 months..If you enjoy paying for air conditioning, a pool and a fitness center that you don't get to utilize look no further! Living at Memorial Towers was an incredible experience. I had so many frustrating experiences elsewhere, but it was a completely different story at Memorial Towers. This is a honest review, by a tenant who had to move due to job relocation about two moths ago. To me, what's most important is to count with an office staff that is always available, who are problem solvers, and who are genuinely concerned about your necessities. Destiny and David went beyond my expectations. They are professionals who represent their company and its tenants in the best possible way. Never to busy to answer my calls or to welcome me at their office. Truly amazing people! During my stay, the building was spotless, super clean and I felt very secure. The neighbors are friendly and very respectful. Most are young urban professionals. I was renting a two bedroom apartment and it was very spacious, my two medium-sized dogs, and I had enough room, very comfortable. I must say this place is a gem for the location, price and friendly office staff. You won't find anything like this in this high-demand area. I do not recommend this apartment complex. Ever since the summer started about two weeks from now THE AC DOES NOTTT WORK. The apartment gets about 90°-85° at night. Imagine how hot it gets during the day. The elevators breakdown. The garage door DOES NOT HAVE a sensor on it this is definitely a hazard for the kids. They sponsor this beautiful apartment online but these pictures are definitely catfished. This apartment is completely false advertisement. They have a pool and gym here that has been out of service for years now. The pool is above the gym, so both of them are shut down and dry for dangerous hazards. This apartment is a complete waste of Time and effort to rent. I am surprised this apartment complex is still in business and has not been sued yet. Good pricing but bad environment. read more

I opened a yelp account specifically to express the ongoing lack of management and upper management at Memorial Towers. First of all do your research online. ROSCOE Properties has a 1.5 Yelp review and a 1 out of 5 rating on the Better Business Bureau. They are located in Austin and do not care about Memorial Towers. I absolutely love living here and I'm pleased to say I just renewed my lease. This hotel California type retro feel makes me feel like I live in a vacation home. On top of that, the view of trees and the pool is a luxury that I'm grateful to have in the city of Houston. The cherry on top is Jerry and David who work at the front desk and are incredibly friendly and attentive to all the tenants needs. Anytime I have a maintenance request it is always taken care of that week. I am a full-time PhD student and I am able to get my studies done here in this quiet apartment complex filled with other professionals. Jerry and David are always welcoming when I come home from a long day at work. They truly take their job seriously and are focused on making this place a home for all the tenants! It started out well. Jerry and David were very nice and helpful throughout the whole move in process. The location is awesome. I was happy. I signed a year lease. I finally had a place to live. The happiness didn't last long. The first night in there, the smell was horrid. I thought the place just needed to be aired out because it had been vacant for awhile. I did my best to ignore the smell and continued to move my stuff in. The smell never went away. It only got worse. After a week, I was becoming ill. Headaches. Itchy, burning eyes. Skin itched. It was hard to breathe. I could no longer get comfortable. The smell was off the charts!!! Worst smell I've ever encountered. I reported the issue in writing to Jerry on 05/17/2018. I told him I suspect mold somewhere in the unit. I was then told, "to buy air fresheners and I'd be fine. The building is old." It is old, and I had already tried that. Not satisfied... I did some investigating on my own and found massive amounts of mold, dirt, and other fungus growing inside the AC vents. David finally came up to the apartment on 05/20/2018. I showed him the vent in the living room. Next day, 05/21/2018 they bleached the vents and said problem solved. Still not satisfied... Cleaning the vents won't solve the issue. Sorry. It's deeper than that. The carpet needs to be cleaned. The walls and counters need to be scrubbed, etc...etc... The AC unit itself obviously has issues. I'd also like to mention there is zero weather stripping around the door in the living room where the smell and vent were the worst. There is a steady flow of hot, humid air just flowing into the apartment 24/7. This is also important. Jerry and David aren't the ones to blame for this. The building really is old. I can't thank them enough for letting me move there in the first place. They gave me a chance nobody else would. I was thrilled and happy. This is not intended to bash Jerry or David in anyway shape or form. They are both awesome people. They were, are just doing their job. That being said, they aren't mold experts. I have numerous pictures and video of all this available on request. Something is always broken. The parking lot gates, an elevator, the A/C. Seriously...no A/C for 10 days and it was 90 the last 3 days. This is Houston. You cannot live without A/C, nor should you have to, especially when everyone is working from home in the middle of the day when it's hottest. I have completely sleepless nights being hot. Not to mention everything is cement, so it's not like you have a back up ceiling fan. We should be able to buy fans and THEY pay for it. Reduction on rent. Something. This building is so old things just go wrong one after the next. Lazy people don't put their trash bags in the chute and just leave them in the chute closet. You can smell the trash when you go to the elevator. That tells you about the quality of people living here. Water leaks into the gym. Water sits on the concrete around the pool. If you work from home, just know that every Tuesday between 11:30 and 1:00 you will be disrupted by protesters across the street. Also the patio doors are single paneled, meaning that very little street noise is blocked out. The only thing good I have to say is that the apartments are very spacious at a reasonable price. Otherwise, you get what you pay for. I told my boyfriend if we sign another lease, I'm dumping him. read more

This building is in the middle of it all and is very unique compared to the cookie cutter apartments surrounding River Oaks and Washington Corridor. My apartment here reminds me of a loft in Chicago or New York with large floor to ceiling windows, concrete floors, exposed piping, and views of the city. I wish my bathroom was larger and had granite countertops like the kitchen does and that I also had a new dishwasher, but other than that I would recommend this building to people who appreciate midcentury architecture, have an eye for style and originality, and want to be close to everything the city has to offer. read more

Convenient shops are literally steps away from the building such as Starbucks, UPS Store, Kolache Factory and Black Walnut Cafe. Also if you're a runner or cyclist Buffalo Bayou Park is a safe four minute bike ride away! No bike? Memorial Towers offers FREE BIKES to use for the day! I have lived at Memorial Towers for five months so far and was a little worried about moving in without even seeing the interior in years (I was out of the country but my brother lived here from 2009 to 2013 before the remodel) after reading some reviews about a funky smell in the halls and rooms but I can happily say that none of that exists here! I have yet to smell anything funky! Maintenance requests get taken care of very quickly - most same day. Management is always happy and friendly - David and Jerry are nice to talk to and prompt with any issues that I have. I was referred by a friend and so glad I was. My apartment is spacious and updated. You will not find an apartmrnt for the price per sq. ft. Anywhere inside the loop. The amenities are fantastic. Maintenance is quick to respond. Most importantly the gentlemen who keep everything in tip top shape - Jerry and David - are the absolute best, most personable, nice guys you ever hope to meet. Complete with drunken antics, a domestic disturbance, four police squad cars and an ambulance! Light show anyone? Make sure you bring your most tasteless and obnoxious best because everyone is invited if you like it or not... a good number of the patios overlook the common area. You won't miss it! Notices from tenant/s are posted in elevators. Recent example: "Ho Ho Ho Before Bro Bro Bro's" gathering. Remember, BYOB! We all want that light show and screaming at 1AM! Oh, and I hope you don't have an urgent medical/fire/police emergency after hours. I mean.. who needs them right? It appears as though a resident has to physically come down and open the door and elevator for first responders. But yet the garages and parking gates get left open? Odd security plan going on here. (For legality sake, there may be a Knox box with a keycard somewhere...) --- ORIGINAL REVIEW-- I'm disappointed that I'm forced to even leave one star for this review. I implore anyone who is considering making this place their home to run as far as you can in the opposite direction and never look back. Ever seen Forrest Gump? Yeah... that kind of run-nin'. This place took a massive nosedive the second new management took over. Destiny is everything but helpful and friendly. Fake smiles and attitude are handed out daily. It seems like no one knows what's going on in terms of the rather pointless construction and upgrades... none of which address any of the real problems. I often ponder if this is a new circus experience experiment, one complete with metaphorical camels, monkeys, snakes, rats, etc. If so, this is the VIP pass. I have seen a real rat here, least of my concerns. But hey! Let's get to the issues! Can't use the elevator because the keycard reader doesn't work? (Word has it they are finally installing one... but with the unreliable construction timelines I'm doubtful this will get resolved soon) Nah, lets paint the exterior instead. White of all colors... this is Houston people... it won't stay white for long! And a checker board for the outside? I feel like I'm taking crazy pills! Need the washer and drier fixed (broke on a consistent basis). Nope, let's replace patio railings that pretty much look like the previous ones. And let's do it in the least fashionable way possible... leaving holes in the bottom and side walls where the old railings used to be. And... let's paint over the railings twice. And! Let's get rid of what little privacy we had by the pool by removing the wood fence. Sunbathe right on the sidewalk of Memorial Dr! Doorhandles missing from stairwell entry doors? Right elevator has constant issues? No, let's lay carpet on each floor instead of redoing the cement that was there originally. Which not to mention no one takes care of. Carpets are already stained. And my god whoever chose the colors is either blind or has terrible taste and needs firing ASAP! Maroon walls with purple carpet? Lime green? Where is the barf bag!? This place does not care about you after you sign your lease. What you can count on is that they will go through hell or high water to make the outside, lobby, and everything else a perspective tenant sees appear modern to lure you in... and that's giving them waayyy too much credit. Remember! When you get ready to go out for a night on the town, put on that awesome perfume or cologne and rush past the elevator to catch that Uber... that smell you're smelling... it's not you. It's the massive pile of trash the filthy/lazy residents pile into the chute room. So keep on steppin'. But wait! Now you're in the elevator and you smell dog pee! It's okay. It's from other tenants who let their dogs use the bathroom anywhere they want. Or... it's the trash or spilled food left behind that will be there for days. Have allergies? The mold and mildew will tear you apart. It's rampant everywhere. But hey, the outside needed painting right!? Speaking of, if they provided some repelling gear to go along with the checker board outside the building this place would be amazing! But with subpar maintenance I'll pass. Expect to clean up after you have a maintenance request. One guy fixed something and left black liquid all over the floors and cabinets. "All fixed, have a good day!" This place could be nice. It's an old building, there are ways to play off of that and make it sort of industrial like. But their priorities are in all the wrong places. I'm counting down the days until my lease is up. ‼Disclaimer: This is the only time in my life I have ever taken time out of my day to write a negative review. Ever. Let me start with the positives. Location Very nice Staff. Now the negatives. The AC feels like a swamp cooler blowing cool damp air during the summer so damp that mold grows on the inside of the vents! There are 2 chillers, one was replaced late 2011 the second will be replaced in the upcoming week. If by replacing this second chiller it fixes the moister problems I will re post to update yall. So needless to say its extraordinarily uncomfortable in the summer you can set your thermostat to 70 and it will cool to a balmy 75-77 degrees at best. It gets to the point where I dont turn on my TV because it puts out more heat than the AC can cool, I also cant cook or bake inside because the AC cant bring the internal temp down. Management has told me that its how a Chiller based cooling system works, if its humid outside it will maintain that relative humidity inside. So I understand that but how come my office building which is chiller operated doesn't feel damp and moist? I currently run a dehumidifier to keep it comfortable inside. My previous neighbor did the same! The cabinetry and appliances have all seen better days the flooring paint scuffs and comes up easily with swiffer cleaning solution. The windows are all single pane so you can feel warm air blowing through cracks in the summer and cold air in the winter. You also hear every bit of road traffic from memorial. So to sum up if you like living in a warm humid swamp like apartment with poor furnishings and you can sleep through a nuclear bombing this place is for you. Seriously it sucks. The transformation of this building is really amazing - night and day - and Destiny and her staff are awesome!

New management is rude and not very helpful. Especially Destiny the more senior manager. Not happy with new owners. Constant construction with zero improvements. Found a rat in the elevator. Constantly trash in the hallways. Air conditioning breaks down all the time and is filthy. Don't move here. Unbelievably bad experience! Staff is extremely rude and unhelpful. The property is never clean and rarely secure. Broken gates and non working elevators are very common and repairs slow. They have lots of staff on payroll but nothing ever seems to get done. We've dealt with underpresurized water, water leaks from both airconditioning, in unit and neighboring unit issues. Airconditiong as well as heating were constant problems. We have found cockroaches in two units we lived in and rats in the elevator. Ticks and fleas were also an ongoing problem. Not to mention the amenities promised in lease agreement were nonexistent for months on end with no restitution. "Renovation work" supposedly being done in our unit started and uncompleted for over six months. Every issue addressed with staff we felt as if we would be threatened with either superfluous charges or eviction. Do not live here read more

I would have gladly lived here pre-reno but it's going be fantastic when it's done!!! Destiny (property manager) is nothing short of amazing. She doesn't know the meaning of sitting down on the job and she will know you personally almost immediately. My maintenance requests have been resolved same day and they were odd things. You WILL NOT find a more dog friendly community. Destiny is on top of any adults who never learned the meaning of personal responsibility and any issues of not picking up after pets is being slowly resolved. The residents could not be more friendly in general. Security is top notch so far. Just started a relationship with a pet sitting/dry cleaning/house cleaning service. Gym is great as is but plans for even better equipment. Pool is salt water and everyone is respectful. I worked with an agent to find MT. You WILL NOT find better prices for the space, security, relationships and amenities. read more

The location of this place cannot be beat. The staff is very nice and they do what they can, but they cant do too much. I lived on the bottom floor, facing Detering, right above the drive through in the front. The apartment space above ours was constantly being moved in and out of. And the first time someone moved in while we were there, our shower had a very bad leak in the ceiling, which we believed happened due to the people above us moving in and turning on their water. My sister(roomate) who is at home during the day had a hard time coordinating to get the problem fixed-when it was finally fixed, they covered the hole above our shower with cardboard and we couldnt get them back in to fix that for another week! who knows how much mold is in there! In a second incident, in one of our bathrooms, i would come home everyday for about a week and noticed some brownish/blackish residue in my sink, and at first i assumed my sister had washed something in the sink and didnt clean it but after the 2nd time it happened i noticed it looked as if my sink would fill up, and then drain....and the residue was left over in my sink....it was either that OR the small piece of pcp pipe that sticks out from my ceiling inthe same bathroom directly over my sink was leaking into my sink. i had someone come look at it while i was at work and they patched up whatever work they had done above my sink with a small piece of wood?, so i complained and they came back and put a very nice white metal board over the hole and i havent had any problems with that since. On top of this, we did have washer/dryer hook ups in our unit, and we put our own washer and dryer in there, and it took us and about 15 different people trying to get the dryer to attach to the hookup because it kept disappearing back into the wall....if you know what i mean. we finally ended up using tape after clips did not work and on top of that-when the dryer was on it felt like 200 degrees in the hallway. So there might be a chance that was our dryer....but we used this same dryer at our previous apartment and had no problems.. Ok now for the WORST part. i came home at least 4 different times to find my entire apartment hallway full of standing water. Maintenance said it had come from the fact that sometimes, the apartments above us do alot of laundry, and when this happens, all the water drains to the bottom floors and sometimes just gushes out like that. My sisters boyfriend was under the drive through smoking a cigarette one day and felt drops on his head, he looked up and the pipe that runs to our washer dryer can be seen leaking from outside. we called in the property manager and the maintenance man to look at it and discuss with us if this was something that would ever be "really" fixed and the maintenance man basically said that there was nothing we could do and they've known about the problem. the property manager said she would call the owner to come out and investigate due to my serious concern for allergies and our health, but he never came and honestly, we really never heard anything after that, unless we went out of our way to ask, and we still didnt really get an answer. But it didnt happen again.....The problem with all of this is the obvious presence of mold. you can smell it. I am very sensitive to allergies and have increasingly worsening allergies while ive lived here, i cant imagine the mold doesnt have something to do with it. Speaking of mold, everytime i take a shower, i notice this slimy, yellow-ish, bronze-ish goo seeping out of the ceiling above our shower...wonder what thats from....and to 2nd the other yelp review, we ended up getting large expensive curtains to block out the noise and the wind that you could feel coming through the sliding glass doors all the time. the paint comes off our walls and sticks to the floors in tiny speckles, the dust accumulates under the base boards and turns into this huge ball of dust that you literally have to pull out from the wall. I think i can see the mold on one of the vents in my living room, OH and there is a side door that is hidden on the front of the property that is very conveinient, but its also asking someone to break in and maintenance regularly tries to fix the door, because its constantly breaking; they should really just put a card reader on it like all the other doors! OH I FORGOT! i have probably been woken up 4-5 times at least from a fire alarm going off at 4 in THE MORNING. One time, i woke up to the fire alarm, went to the balcony because the sound is impossible to stand inside; waited for 20 minutes while the fire dept showed up, never got a notice, never knew what was happening all those times, if there was a fire or not, and this one time i lay back down for 5 minutes only to hear a man outside screaming at the apartments for someone to let him in because he forgot his card. it was scary, he sounded very angry. read more
