    Metro properties or limbird…read more Do not rent!! $1000 deposit $1000 month $13 for their property insurance (does not include your things) $10 process rent payment - even if you pay money order/$10 per MO)! $150 AppFolio set up (which I've used with other rentals and never had to pay a 'setup fee') - portal to pay rent and put maintenance tickets in. $1023 every month (sneaky fees included) *Dog shit everywhere you went outside. Parking sucks, people use all the spaces and leave you without any even when you are allotted 2 spaces w/your house number on the spaces!! *Neighbors moved out and roaches everywhere - no one came to spray all the apartments - no pest control on a regular basis! I have to buy my own fridge when an other units had one! First 3 months my toilet leaked - $150 water bill each month until they fixed it! *If any pipes break in the winter you are responsible for repairs!! It's a very old and soggy place! *trash days - have fun putting your cans out! Again the parking sucks! I had to keep my trash cans by my front door since there is no place to keep them - the smell in the summer time! I guess it's too much to invest in a big dumpster (don't worry the cost will be passed down to the tenants) I spent all summer with no air - All metro would do is send out technician after technician instead of just replacing a 33-year-old conditioner unit. Marisa Hernandez and her peacock friend, Karissa, like to talk about you behind your back - what you wear or assume you spend your money on drugs - my son had to listen to them be mean about me when he was in the office trying to show these "professional" ladies the temperature in our house! I confronted them on text message and now I'm no longer allowed in the office!! AND someone, please explain to me how they received the best rental in Northwest Arkansas award!!??

    Second review* I've had a terrible experience with Metro…read moreProperty Management and want to warn others. First, I was told any appraisal/inspection would be agent-assisted. Yet the appraiser showed up alone, and Metro later tried to twist my words to justify canceling the agent. For the record, my exact message was: "But I'm going to try to be there I've left work early so much for this crap!" That is not the same as saying I'd be home. If I hadn't been there, a stranger would have entered my unit with no agent present and a free-roaming husky/lab mix inside. Metro was aware of this situation, which raised safety concerns for me. Second, pest control. In the year I've lived here, I've never seen a notice about pest control, despite huge wasp nests outside (I was stung) and roaches in my neighboring unit before the current tenants. Metro hired junkers to "clean" but never fixed the problem. I was told that tenants pay for pest control for the entire property. I would figure a property management company would at least have a basic check up twice a year... I've rented plenty of places never once have I heard that before. This is basic management being ignored. Third, communication. Operations twisted my words instead of owning mistakes. Messages go unanswered, the office somehow closes early with wifi down; When the receptionist is somehow still there till 4 pm answering me. Jed did good, but he blatantly ignored my questions the next day. Accountability is nonexistent. In my experience others I've talked to feel the same way. Here's an actual message I received from Karisa, one of their staff: "No, that will not work Michael. This is for the sale of the property and all rooms have to be assessable. I am going to make sure this is agent assisted by one of our agents, he will HAVE access the room that you lock your dog in. There is no debating this or refusing. I have tried to be nice and considerate but don't not get it in return so we're going to do what we have to in order for this final walk to be done. ~ Karisa @ Metro" That is not how you talk to tenants or customers. It's unprofessional, personal, and condescending. It perfectly sums up my experience: Metro's staff don't communicate clearly, they don't take accountability, and when questioned, they get defensive instead of solving problems. Living in a property that's being sold is stressful enough, but Metro uses that as an excuse instead of doing their job. "Property Management" is in their name, yet they can't manage their office, their communication, or their properties. Disgustingly mismanaged from top to bottom. 0 stars!

My husband and I are based in California, and we were looking to relocate to Northwest Arkansas. We began our search online months ago. We were referred to Chance and NextHome NWA Pro Realty by our local NextHome agent. From the beginning, we bombarded Chance with questions and requests. He never once said no!! He had an answer for every question. Those he didn't know right off of the top of his head, he found the answers and got back to us quickly. He was very knowledgeable about HOA's, price points, taxes, the best parts of town and future building and growth, etc. In the months before our actual visit to Arkansas, Chance would visit our picks and give us his honest opinion - he learned pretty quickly what we were looking for and adjusted to our wants and needs. After months of searching online, we finally made the trip to Arkansas. When we arrived and spent a day driving around, we realized that none of our online picks would do. So, we started from scratch. 4 out of the 5 days that we were there - we saw 10 to 12 houses a day. Once again, Chance never said no (well, there were a couple of neighborhoods he said no too - thank goodness!). We were rewarded with our perfect house in our perfect neighborhood. As we have 2 years to retire, we are using Chances's property management company to find tenants. For a reasonable fee, his property management company will find renters and do credit checks. Chance is also coordinating the minor repairs the home inspector identified (he also set up those inspections). . Chance made it so easy and stress free. Chance made everything easy and fun. He told us about local restaurants and places to visit and we were never disappointed - in fact we were delighted with all of his recommendations. Don't look anywhere else - Chance and NextHome NWA Pro Realty is your one stop shopping.

    I would give a thousand negative stars if I could. They use old photos in their advertisements of…read morehomes on their website. In the photos of the home i rented, it shows a screen door, which is not there when I moved in and still not there. They have two photos of the living room, one with carpet and one without. They didnt post any photos of the bedrooms because they didnt professionally clean the carpets like they said would be done and taken out if the security deposit. I shampooed the carpets as well as I could when moving out but the carpets weren't touched since I left. We accidentally broke a window while moving out in the bedroom and they did not replace the glass. The photo of the backyard is old; it shows a tree planted there that wasnt there when i moved in. Half of a tree in the backyard fell soon after I moved in(so large it covered over half the backyard), damaging some of the privacy fence. They got rid of the fallen tree but never replaced the broken fence pieces. They didnt post a photo of that. Make sure you check every single water spout and light fixture as soon as you can. There were two lights that didn't work I addressed this to them soon after moving in. They sent their "maintenence man" over. What did they do? Nothing. I told them when I moved in that one of my showers didn't work. When turning the knob, there was absolutely no water even trying to come through the pipes. Again, sent the "maintenence man" who never fixed the issue. All he did was snake the pipes through the house. Paying for a home with two showers and only ever got to use one. In their comment I know they'll make, I stopped bringing the issue up because you shouldn't have to be told half a dozen times of the same problem and not fix it. There was a roach infestation when I first moved in. That's the ONLY thing they fixed in a timely manner. The microwave is linked to the same breaker as the fridge, so it throws the breaker and the microwave is useless. Had to throw away half a fridge full of food because it also shuts the fridge off. They obviously dont have trustworthy electricians working for them. My entire house flooded during a storm one night, informed them, and the response on the phone I got was "we've had multiple places call about flooding. Take care of what you can and we'll get back to you". And of course they never did. The garage floods everytime there's heavy rain, so this flood ruined the washer. It took over 6 months to have it replaced and had to pay to take my clothes to a laundry mat. My hot water heater went out. They did try to fix it by lighting the pilot light back up, but they obviously didn't stay long enough to make sure it worked cause just a couple hours later it was out again. We attempted multiple times to start it back up and it would go right back out. We went almost 2 weeks before they finally replaced it. I dont remember the maintenance man's name who replaced it, but he was wonderful. The only wonderful thing ive experienced with this company. Everytime the dishwasher runs, it backs up into the kitchen sink and all they would ever do it snake the pipes which would only work for a couple days. I stopped bringing these issues up and dealt with a landlord special because I learned quickly they are going to find the quickest, cheapest solution if they fix it at all. All of the other negative comments show this isn't just a bitter ex-tenant. I'll be the first to admit I wasn't always the best tenant; I was late at times paying rent (only one late enough to receivean eviction notice), and I wasn't always responsive with their staff. I won't act like I was the perfect tenant, but this is the most ridiculous excuse of a rental company ive ever seen. I will NEVER recommend them even to my worst enemy. These people do not care about their renters. They only care about your money. I brought new blinds for the entire house and replacements for the fire detectors, but after all of those, the least they could have done was move the furniture i left.

I repeat DO NOT rent from this company. It is not worth it. Lawyers are having to get involved just to get things taken care of and Allred still refuses to comply.

Most importantly, he has excellent knowledge of the market and always gave us his honest opinion on properties. We knew he was truly on our team and never felt pressured to look at a property that wasn't right for us.
