The amenities are great, although Covid has made things a little more difficult to use. We've not had an issue with pests, they stay really on top of that. The building stays very well insulated which has saved us on our electric bill. We're a family of 4 and we have a 2 bedroom with a walk in closet, it's a good size for us, we don't feel cramped. My kids love having a playground outside our front door and we've had mostly positive experiences with the children in the neighborhood. There are 2 downsides, there's not a TON of natural light. I open the blinds first thing in the morning to get as much in as possible, but that's what happens when you don't have windows on several sides of your home. The second downside is the "wood" framing throughout the apt (around doorframes and the baseboards) is this gawdawful pinkish wood tone. It's awful but for 750$ a month, I'm not complaining. I do not understand why people will pay so much more for an apartment complex that's maybe a tiny bit newer or more stylish, for several hundred dollars more in rent, it's ridiculous to me. The people who live and work here are really nice people and the building is great. The price of rent is fantastic. We're saving for a home and this is a great place to live for a handful of years while we do that.

This is a relatively new apt complex,…read morewith that comes the expected small issues that arise from the building settling in, which the complex addressed quickly and were very kind. The significant issues that I have had have arisen more recently. The first issue I have is parking, previously parking spaces that were closest to the buildings were once free, now they are assigned spots that they are charging monthly. I will never accept offering something for free then taking it away from the residents. It seems like a bait and switch from when I first moved in, and one I do not appreciate. Then the next issue is the largest. My heating and A/C unit broke days before a large snow storm. It took 5 weeks to fix, and for that entire time I did not have central heating nor A/C. The Grafton's best response was to give me $100 off my lease for one month and a small heater that could barely heat a single room, let alone an entire apartment. Several times I would call to ask for a second space heater and was told there was a limited supply and I could not have one. Not until I elevated the issue to the upper level management did I get a second space heater just to keep my whole apartment above freezing. You are paying a decent amount of money to live here, but that also comes with the expectation that you should have working central heating/Air conditioning and that your issues would be addressed properly and timely, which I felt had fallen below expectation at the Grafton with that matter. Then more common issues such as cracks on the apt walls/doors getting stuck occurred several times, but those were expected with this being a new apartment complex and addressed quickly. Lastly, I have had a long standing issue with a leaky window sill that for the duration of my stay the window leaked whenever there was a heavy rain storm, they tried several small fixes but none have worked. Only on my second to last day prior to moving out did I get informed they were finally going to thoroughly check the wall/replace the window frame and do work to figure out the cause to fix it. But to be fair it only occurred whenever there was heavy rain, so not as large an issue since it only happened a couple times a year. Overall, with all the new housing being built in the area, I suggest checking out alternatives.

The parking is horrible and so is the parking lot, my car was hit two weeks ago and this week someone put a hole in my tire and they don't have cameras facing the cars so I sugguest you have cameras in your car other wise alls you will get is an I'm sorry. Its really noisy in the apartments you hear what all your neighbors are doing yet they complain about you and nothing ever gets done about anything that happens here its all empty threats. We dislike it so much our lease is up August 30th but we are moving out the 7th of course they are making us pay for the whole month and won't prorate it with all the problems we have been having with my car getting vandalized we don't feel safe here anymore.

The deposit is very low, and they say they make it easy for…read morepeople to leave if they relocate or buy a house, for example, so you may think that if you break the lease you will not be heavily penalized. That is not the case. They charge upwards of 4 months rent if you break your lease early. (They present this in the lease agreement as a $3300 early termination fee + two months rent, which obscures what the penalties actually are unless you are diligent and do the math.) The lease also allows them to increase the "convenience" fees whenever and to whatever figure they like. So, the figure you are agreeing to in your lease agreement doesn't actually hold, and it is likely that you will see major increases within the first few months of residence, as I did. Theft of packages and bikes is a major concern for residents. During my time there, police were called to deal with a man (+ dog) who were making trouble in the middle of the night at someone's door.

    This has been one of the worst apartment experiences we have ever had…read more For eight months, our unit had a serious roach infestation. We repeatedly reported the issue to the leasing office, but the response from the staff was extremely poor and the problem was never properly resolved. Living in these conditions for such a long time was incredibly stressful and unacceptable. Because the situation became unbearable, we decided to move out before the lease end date. During our discussions with the office staff, we were verbally assured that we could close the lease early due to the ongoing pest problem. However, when we went to hand over the apartment, we were suddenly told that only the manager has the authority to approve such a decision, and that we were still required to pay the full lease break fee. This was completely unexpected and felt very unfair given the circumstances. What made the situation even worse is that we have not been able to reach the manager at all to discuss the issue. The only person responding has been the Community Director, whose communication has been dismissive and, at times, quite rude. After enduring months of unresolved pest issues and then being forced to pay a lease break fee despite prior verbal assurances, the entire experience has been extremely frustrating and disappointing. This situation reflects very poorly on the management and how resident concerns are handled.

We moved to Bentonville from California three years ago, and from the very start, Jason made the transition so much easier for us. He truly went above and beyond in every way. Jason made sure that our family always felt at home, and that's something we'll always be grateful for. His dedication and compassion truly blessed me and my family during our time here. If you're looking for a well-managed, welcoming place to live, I can't recommend Trails at Bentonville enough. Thank you again, Jason, for everything! We will miss you and living at the apartments.

    I never leave reviews but this apartment complex has been overall disappointing. I've lived here…read morefor a while now and each year it gets worse and worse. Maintenance issues are slow to be addressed, the property is not kept clean, and trash management is a constant problem. The biggest issue is the dumpsters. I was recently warned for leaving trash outside a dumpster that was completely full. Management even went through my trash to identify it and then claimed the dumpster wasn't full. However, today I took my trash out and found maintenance workers actively filling the dumpster with furniture, leaving no room for residents' trash. I walked to the other dumpster on the property, and it was full too. It's frustrating to be held responsible for improper trash disposal when there is often nowhere available to put the trash. Instead of blaming residents, management should focus on providing adequate dumpster capacity and keeping up with waste removal. The rules are also extremely restrictive. Residents are barely allowed to have anything on their balconies other than a chair and a plant. It feels less like an apartment community and more like living under constant supervision. Paying rent while being told exactly how to use your own outdoor space is frustrating and takes away from feeling at home. Overall, communication, maintenance, cleanliness, trash management, and resident satisfaction all need major improvement. I would not recommend living here.
