I sold my house using Rob Spicer's services and could not be more pleased. He has a fee structure that is unlike all other real estate agents in the area and it allowed me to save several thousand dollars in the sale of my house. His website lists his services and fee schedule, which is customized to the needs of a client. I chose "Option I" which essentially had a $495 fee and 1% commission. Most other real estate agents were 3 or 4% commission, so this was a significant reduction in price. Rob was extremely professional, has excellent knowledge of the market, and is well-educated on real estate laws, local ordinances, etc. He allowed me to be in charge and yet was involved as much as I needed. We toured about 15 homes with Stephen Mercer before we found "the one" and we felt absolutely confident in our decisions. This was hugely influenced by what he had taught us along the way. Stephen Mercer also has a slew of mortgage lenders, settlement attorneys, and others that he has worked with for decades. They all worked together like a well-oiled machine and processed our paperwork seamlessly. We always knew we were in good hands with Stephen's recommendations. We were by no means his biggest sale, but he made us feel like his only clients. He took time to move his schedule around when a house just hit the market. Shush, sit, and read on. While it's true that my baby brother is the one buying the house, you need to first understand how dysfunctionally close our family is. No, not House of Lannister close you sick-o. Close, as in, we can't make any major life decisions without everyone in the family weighing in. So, as my brother goes on his house hunt, it means that my parents and I come along. And then loudly argue over the pros and cons of the house. We nitpick at everything...from where the stairs are positioned, to the type of grass that is in the yard. Heck, once my dad and I stopped talking to each other for 3 days because he didn't like the *way the front door opened*. YES YOU READ THAT RIGHT. It's actually quite amazing that we are ever able to do anything. But I digress. As we go along with my beloved brother in his house hunt, our fantastic real estate agent, Piero, follows us. Patiently. ENDLESSLY patient. As in, three steps away from being canonized by the Pope kind of patient. Our agent Piero has shown us the same house 5 times, because my parents wanted to see the house during the morning and afternoon light, but oh wait, we need to come back one more time, because my mom didn't bring her compass to ensure that the bathroom is facing north instead of west. He's stood there (uncomfortably) as my parents and I get into impassioned arguments over the degree of slope that the backyard has, and if the slope actually rises or ends on the property line. He's calmly re-explained what a short-sell is, for the 90th time, to my brother, who is still confused as to the difference between a short-sell and a foreclosure. Did I mention that he met us the day after Thanksgiving (while he had houseguests) to show my parents the same house for the 4th time, because they didn't get to see the house with the *morning* light? Yeah. I know. My family is bonkers, and it's not many agents that can keep up with our special kind of crazy. And no, my brother doesn't have a house yet. An offer has been made and we're just waiting for the bank to sign off. So keep your fingers crossed for us, because if my brother doesn't get his house, poor Piero will have to endure another endless round of house hunting with us...and seriously, Piero is too nice of a guy to have to endure that. No commission can ever repay that kind of trauma.
