    We've lived hear for almost 5 years now. Every once in a while we'll look at other apartments…read morearound the strip or downtown area, and this is what we find: The other complexes in the Strip District like The Yards at Three Crossings and Edge 1909 have more amenities, such as a bigger pool and grill area, but they are more expensive for even a smaller apartment. Honestly, you are going to spend more time in your apartment than in the pool, so give me a bigger apartment then. The comparable apartments in downtown, (such as River Vue) are more expensive and not as nice (cheap appliances), because you are paying to live downtown. Anything significantly less expensive and you are crossing a bridge and fighting traffic every morning. Lot 24 is a non-smoking building. We've had some obnoxious neighbors in the past smoking on their balconies which they are not supposed to do, and the occasional frat-party, but it has been rare. The building is pretty quiet most of the time. It's very pet friendly. There's even a big grassy area across the street for your dog to go, complete with cleanup stations. There's a decent gym that you get free access to, and covered parking at an extra charge (worth it). Overall no complaints!

It can be overwhelming if you are looking for a place! Upon my move to Pittsburgh in 2015 I found myself falling head-over-heels in love with the Strip District. After living on the North Shore for a year, I knew a move was soon underway. There was no other neighborhood that captured my attention as much as the Strip did. When I learned about the abundant housing options scattered along the far end of Penn Avenue, I started searching for my perfect landing pad. Here is what I learned along the way: choosing to live in Lot 24 goes much farther than choosing an apartment because of its' cost and availability. For me, living in Lot 24 means choosing to live in a place that perfectly accentuates my lifestyle and personality: a young professional who enjoys accessibility to the outdoors and the convince of downtown at the same time, while embracing the charm and history of a unique neighborhood. Lot 24 offers a comfortable lifestyle without pushing you too far out of your comfort zone. While our properly manager is more than helpful, maintenance is on point, the doormen become your friends, and the grounds are spotless, the time you spend living at Lot 24 is what you make of it. The most appealing aspect of Lot 24 to me is the location. Situated on Railroad Street, the small complex is hugged by Penn Avenue on one side and the Allegheny River on the other. Walk down the street and enjoy life by the water. Or, turn a corner and bask in the rush of the Strip as produce is sold, coffee is roasted, giant sandwiches are made, and as history is preserved in one of the Steel City's most iconic neighborhoods. Some of my favorite features at Lot 24 include our small but cozy balcony, modern appliances, an exclusive gym next door and, a gorgeous community room and courtyard. Take a walk down Railroad Street and it will feel as though you are stepping through a cleaned up version of industrial Pittsburgh. A railroad track winds its way though the pavement, a stagnant black train stands still a little ways down, and every Sunday you will hear the whistle of a running engine as it travels through Pittsburgh carrying who-knows-what. Walk a mile in the other direction and find yourself in downtown Pittsburgh where the bar and restaurant scene is striving. Beyond that, the apartment sits on a common bus line and is close to other neighborhoods including hip Lawrenceville, the historic North Side, quirky Polish Hill, and more. The community here is strong and full of young professionals starting careers, folks starting families, and older folks winding down. Dogs running down the hall, babies being pushed in strollers, back-yard style grill outs, and happy hour events are common sightings at Lot 24. There is a lot to embrace and Lot 24 provides the perfect environment to enjoy all that Pittsburgh has to offer. When I wake up in the morning and take that first look out my window, I see more than a living place. I see an investment in a neighborhood that has come a long way. I see an opportunity to support small-business owners who are doing what they love. I see the skyline of a city that has given so much back to its natives and transplants alike and I am reminded that while I could live anywhere, I choose to live in Pittsburgh on purpose. Xoxo, A

It's also located to several closeby places that I frequent such as fast food restaurants, a Giant Eagle, etc. As for the apartments themselves, I was pretty happy! You don't pay for water, and the management staff there is pretty friendly and know me by name. They're always available for a quick chat. No problems with leaks, and any maintenance issues are addressed by the next day! They constantly are improving their facilities be it roofing, paving the roads, salting the roads, painting the walls, etc. It's not luxury, but it's very homey and a great place to stay. Not expensive at all for someone right out of college. The walls from the living room to the hall are a bit thin, so you can hear quite a bit in the living room, but once you go to the bedroom you hear nothing at all. I did encounter a rodent one time that had climbed through the vents to pop up under my stove crack, which scared the hell out of me. But Chris the property manager promptly got pest control and helped deal with it! Bugs and roaches are pretty much nonexistent, which was a nice surprise. The best thing that I appreciated however is that after 1 year of living there with a lease, you get a more flexible lease that allows you to give a 30 day notice to vacate after which you can leave after paying 1 more extra month of rent. This was extremely helpful to me as I will be moving to another city soon, and I was somewhat worried about it. All in all, it's clean, management knows what they're doing, and the employees at this apartment really work with you. I highly recommend living here be you a single young worker, a student, or a family!

The office staff is extremely nice and helpful. The apartments are move in ready, so I didn't have many maintenance issues but when I did, they were addressed immediately. I would highly recommend this place based on personnel, grounds, and location.

Washington is a nice small community to live in and you have easy access to almost all areas of the city. I know of no other place you can live with affordable rent and amazing views of the city skyline. As far as the property and the apartments. It is an old building but very well constructed. I have friends that live in some newer condos / apartments throughout the city and you can hear your neighbors having conversations in their apartment next door. This is NOT the case at Grandview. The apartments are very quiet and that is a huge plus. Recently Management has been putting a lot of time and effort into updating the common areas and apartments. I like the building so much that I moved from an older place into one of the newly renovated apartments. Updates to the kitchen, flooring, and counter tops are very well thought out and elegant. I feel like I'm living in a place worth much more than my monthly rent. The staff at Grandview Pointe are very attentive to any issues that may come up. Taylor, the office manager is very personable and you never see the maintenance staff just sitting around. They are always out in the property attending to tenant needs or making sure the common areas are clean. You couldn't ask for more. My ONLY two gripes with the property are very small. 1. Guest parking is non existent. I know it's tough because of how congested of an area the building is in but it would be nice if there were somewhere for guests to park. There are two large parking lots across the street that are used for the Monterey Bay valet service. 2. The washers and dryers are coin operated but there is no change machine on the property. It would be nice to not have to worry about whether I had enough quarters to do my laundry. Those issues aside, I would HIGHLY recommend Grandview Pointe to anyone looking for a quality apartment with amazing views of the city and in close proximity to all of the city neighborhoods.

Everything is within walking distance and the valet trash service is great everything is close by, but I don't feel like walking to the dumpsters most of the time. Especially with a heavy bag. This place is very homey and as a young woman living alone, I'm at ease here. I'm considering renewing my lease for the next few years until my work contract in Pittsburgh is over and I return home. Also, props to the maintenance team. I requested their help due to the dishwasher not draining and I got a new dishwasher within the hour. The property managers are also so friendly and welcoming. Maintenance is wonderful too, they respond promptly to requests. I will say that the water pressure is a little low for my liking but that has honestly been the only issue (and I wouldn't even call it a issue). It's a great place if you have animals, especially dogs! They have a dog park. Neighbors are friendly, the community is very diverse. Parking is great. There's a private trash company that comes and collects trash Sunday- Thursday. The apartment is in a convenient location, it takes me about 15 minutes to get into the city. Your close by a CVS, Giant Eagle, DD, and a variety of food options. There's security at night, so I always feel safe. I hope that as they continue renovating they will eventually have in unit laundry, but the laundry rooms are conveniently placed on each court and are operated by an app. Emerald Gardens was my first apartment, and it has been a wonderful experience!!
