Terrible management!!! Unresponsive and unresolved service requests all year. Moldy and broken AC unit that was never fixed, doesn't pick up the phone (literally never - like not a single time), charges us late fees on the rent every single month even though we pay on time (we need to contact them every month to remove it), elevator broke down 6 times this year - 4 times during the busiest moving week. We had movers booked to move out the day before our lease was up, but the elevator broke and the movers won't do a 7 floor walk up and cancelled. Management refused to help, didn't know when the elevator would be fixed, and told us we had to clear the apartment before the next tenants (we can't clear out if the elevators don't work and we can't get our stuff out??) On top of all that, there's no doorman, so packages are frequently stolen or ripped apart. Genuinely evil. 0/10 would not recommend. read more

THEY DON"T EVEN DESERVE THE ONE STAR DO NOT RENT FROM THEM. I lived at 231 East 76th Street for 21 years before it was sold to new owners who brought in MGT Property Management -- and it was the worst thing that ever happened to this building. We raised our children here because the apartments were large, charming, and full of character. Under the previous management, ROSE, there were some issues -- as with any NYC building -- but nothing too bad. When MGT took over, it felt like the entire energy of the building turned dark overnight. Not "movie evil spirits" -- real-life toxicity. They immediately began forcing out long-time tenants under the guise of "renovations." Those renovations destroyed the original spacious layouts. They crammed in closets (yes, useful in Manhattan) but at the cost of shrinking living space to tiny, cramped rooms. The only apartment that kept the original floor plan was ours -- because we fought for it. From the start, they treated tenants like prisoners. Punitive, rude, dismissive. Zero concern for tenant needs. Packages left outside if the doorman is on lunch -- and management's response? "We don't care." Apartments advertised as having central air -- they don't. "Full-time doorman"? Not true. They even rented units for a year with washer/dryers that were not hook up. If you have a serious issue with a neighbor (and trust me, there's a nightmare neighbor in the building), management will ignore it. They market this as a luxury building. At $9,300/month for a two-bedroom, you'd be far better off finding a place where management actually values tenants. After 24 years, we left. The building we moved into decades ago was gone -- replaced by a place with terrible energy, cold owners, and a management company that makes it clear: Once you sign the lease, you don't matter. And here's the lowest point: They refused to renew leases for long-time tenants just to renovate. One woman, in the middle of chemotherapy, begged them to let her stay. They claimed they "needed the apartment immediately." That apartment, 5C, sat empty for a year after she left. Horrible management. Horrible owners. Do not rent from them. Terrible, laughable management. Do not rent from them. I have not had working appliances since i moved in july 2023. They do not answer phone or email, and their super does not live in the building. Deceptively, there is construction 6 days a week, with no notice on weekends. There is zero quality of life in this building, and constant noises, banging, and services out of order due to "repairs." They induced tenants to move in based on services which are non functional, such as washer/dryers. Further, they advertised on StreetEasy that the building had a gym, amongst other facilities which do not exist. MGT is a horrendous and unethical management company, this alone is a reason not to live in any of their properties. Living at 207 E 33rd St for 1 year, I was wronged in so many ways and suffered from so much unnecessary stress. I want to spare anybody from the same abysmal experience. The worst story: after my roommate and I moved out end of July, we got an inspection report stating they are deducting $375 for what they simply called "cleaning" purposes. Given we had left the apt in a broom clean condition and there was nothing more than the normal wear/ tear of life, we disputed the charge. We wrote a lengthy email asking them to please specify for what purposes exactly this "cleaning" would cost more than $300, outlined the legitimate/ illegitimate reasons a landlord can deduct from security deposit, and attached photos we took right before we left. When MGT ignored our email and phone calls until far more than 14 days after our move-out date, this confirmed our suspicion that the charge was a fraudulent attempt to take advantage of young tenants, who they know are unlikely to actually sue them. If they had legitimate reasons for the deduction, they wouldn't have ghosted us for so long. They finally responded saying they'll mail us the deposit checks after we left angry voicemails, but even then it took a lot longer than they said for the checks to arrive. Absolutely ridiculous we had to waste so much time and energy not to be ripped off, when we hadn't done anything wrong. Plus the live-in super screamed at me and shut the door at my face one time I knocked on his door because his baby was sleeping. It's his job to let in locked out tenants (I had no phone or shoes on me), and more importantly I had something burning on my stove so this was a fire hazard. MGT/super/everyone in this scam of a business almost never respond to your emails/calls about anything. We are current tenants at 231 E 76th St, and have been forced to relocate to a hotel due to the dust in our apartment from the ongoing renovations. We have a four month old daughter who's become incredibly sick from the dust, and MGT has completely ignored all attempts we've made to reach them. We've asked them to provide additional protection over our door, deep cleaning services, and most recently, financial support for the hotel stay. Zero response. If you come across a building managed by MGT or owned by Slate, I cannot stress strongly enough that you should live anywhere else. read more

This is by far the worst management company I've ever dealt with, and the bar is very low. I went without adequate heat for three months in the dead of winter and still have yet to have my radiator upgraded or be given a penny of promised rent credits five months later. I have been harrassed by individuals from this management company on multiple accounts (even screamed at in the face in my own home in the middle of COVID) and somehow blamed for their failure to abide by their legal obligation to provide heat. These apartments are completely overpriced and the definition of a shoebox. Tenants act like literal children and throw backyard parties on the daily. Don't be surprised if there's always empty bottles and cans all over the property. The super also chooses to ignore tenants whenever he pleases. I've had thousands of dollars of packages stolen from here and they couldn't care less. They claim there's a part-time doorman and buzzing system in the buildings but outsiders are always easily getting into the building. The rooftop has been banned to guests since last March but there have been countless times where guests were flooding the roof and being a public nuisance. The police had to show up once because people were jumping across the roof and relieving themselves over the railing. Do yourself a favor and don't even consider any properties in The Collective managed by MGT Management/Slate Property Group. This also signals a red flag for any properties owned by Madison Realty Capital if this is who they choose to manage them. I wish there was a way to give this negative stars, but please take this as a warning to avoid this management company and their properties at all costs. read more

This is the worst management company I have ever dealt with. I am currently a tenant of one of the building they manage 244 E 46th St. DO NOT MOVE INTO this building. When I first moved in back in November, we had a period of over 30 days where we had no heat. Then the heat was on and off for a few months. Every tenant started a email chain cc'ing the management. It ended up being from about November 2020 to Jan/Feb their were problems with the heat. Although every tenant banded together on one email chain, management only responded when a new thread was started and asked them not to bother other tenants. They did absolutely nothing to remedy the situation or reimburse us for all the space heaters we had to use. Enough tenants filed complaints with the DOB and there was a inspector who was sent out to each apartment to check on the heat. Look up the complaints on the DOB website. I recently moved into a building managed by MGT and have had an awful experience so far. Amina, in the service department, has been the only person I have received a response from in a timely manner. Amina has been very helpful. My super, Tony, has taken multiple days to answer simple questions. When Tony does answer, it is because I have emailed multiple times, and the responses are rarely helpful. I have been trying to get a phone number to call for Tony and have not been given one. This is a very poorly run business. I would not recommend renting through Slate for an MGT managed building. I also had a very rude realtor from Slate. read more

Do not rent any of their properties including 325 Lafayette, 1 Flatbush Ave and the Brooklyn Grove if you can help it (they also go by Slate Property Group). Calling them "luxury" buildings is laughable. They absolutely do not care about providing a good experience for their tenant but their own bottom line. They are constantly enforcing ludicrous rules and slapping threats and warning signs around the building if tenants don't obey. Also, if you want your security deposit back good luck. They will continue to stall and dodge communication until you have no choice but to hit them with a small claims suit. The super doesn't even have a key to our units. This building is being gutted and renovated and everything has been done in a very cheap manor. I would give this 0 stars if I could. Find somewhere else to live if you can. These people are very unresponsive via email, and will constantly reroute you to voicemails if you try to call them. I had to keep calling and demand to speak to someone who was available before I was finally passed to another human being. Then, he claimed to not have my forwarding address (to mail my security deposit refund to) when I had in fact provided it 3 separate times prior. He said they would call me again the next day and confirm the check was mailed, but of course they didn't and I had to call them to remind them to mail it (they hadn't yet). My deposit refund check showed up 2 days before the 60-day period after the end of my lease was over. My roommates and I all had a terrible experience with MGT and judging by the other reviews, everyone else has had the same. The most frustrating and aggravating people I have ever had the misfortune to have to work with. We lived in a rental at 500 Sterling in Brooklyn and the building had multiple and egregious problem. This management company was hired by the owner to (I assume) manage his property. I've never dealt with people like this, especially in NYC, where things are generally very professional. I've lived in a few luxury high rise buildings and part of the reason I liked them is that their management could do their job. Not so the case with MGT. Despite reaching out multiple times and posting issues on building link (which were rarely okayed by the management to be released to the rest of the building), MGT chose to completely ignore attempts by almost all the residents to fix the myriad of issues in the building. It wasn't all the units got together and we ALL sent the same e-mail threatening to withhold rent that they finally sent a representative to sit down with us and go down the list of issues with the (new, poorly constructed) building. They sent a rep, named Jay, who was great! Lots of verbal promises and reassurances, followed by nothing. I began e-mailing MGT about issues in our apartment in early March of 2015 and did not have anyone even out to look at the problem until we informed them that we were terminating our lease early in July 2015. I kid you not. E-mails went unanswered, phone calls always went straight to voicemail and were rarely returned, and I had to actually show up IN PERSON at their offices in midtown Manhattan to get some answers. Specifically Briana Viel, the assistant property manager, and Elizabeth Duperton, the leasing manager just could not be bothered to treat me with any sort of professionalism or even courtesy. Lived at their 245 E 30th St location my first year in the city. A few things to highlight. 1. Overpriced for the area, particularly given the lack of amenities and size of unit. 2. Some egregious incidents that were blamed on residents. This included people frequently coming up to the building to steal packages and what I assume was a homeless man sleeping in the basement one evening. Management never took steps to address either. 3. Similar to other comments but there was seldom any hot water. If there was any, it would take you half an hour of running the shower to find out. 4. The residents there were particularly oafish. Beer cans left all around the building and the rooftop lounge area was often trashed every weekend. As you can guess, building management did nothing. But hey, they threatened to fine anyone going up on the roof during the winter months, so we had that to look forward to. 5. I actually got my deposit back rather quickly, so that was nice. I get the Murray Hill/Kip's Bay was a hot spot for recent college grads, but there are better buildings with better owners to look for. Perhaps one silver lining to the pandemic is that it forced these people to realize their lax behavior regarding managing properties and horrendous pricing cannot compete with other properties. I support most businesses during these times, but man, these guys are truly dreadful and deserve to take the hit. read more

When we do finally get someone to respond they categorically deflect responsibility and tell us we will receive payment within a week to no avail. MGT's statement that they "cannot get accounting to respond" is a pathetic attempt to dissuade us from reclaiming our deposit. It has been 3 months and there is no end in sight. We are taking them to court. The level of incompetence and unprofessionalism of this company cannot be overstated. We paid rent on time every month for 3 years and were assured a full refund. They are clueless...they offer lease specials for new renters and then jack up your rates after the year or two are up yet are still offering low rates to new buyers. No logic...be up front and if you are willing to offer the same apartment to someone new for 7200, don't try and rent it for 8200 to a very good resident who you haven't had to do one thing for all year. And all of the reviews about lack of follow up and responsiveness are true. If I could give 0 stars I would. Literally the worst management company ever. Have had ongoing problems for months, with everything from mice due to shoddy construction and holes in the walls/floorboards, no hot water when showering in the morning for work, and now, no heat (as I write this my apartment is 7 degrees below the legal lowest temperature that landlords can keep apartments in the colder months, at 61 degrees). Oh, and make sure you don't have someone running the kitchen water while you're showering unless you want a sudden ice bath! Since the pipes aren't able to handle feeding water to multiple places at once and the smaller feed ALWAYS wins out. It takes days to even get an actual response towards complaint, and when they do respond it takes at minimum, one full week, to see anything done about it, if anything at all. The safety of the buildings is also questionable, as a homeless man has taken up residence during the colder months in the basement of the 33rd and 3rd buildings by sneaking in behind tenants when they open the door. When you call the police all they can do is ask the trespasser to leave. It is then management's responsibility to file a report naming the person as a trespasser so that more can be done should he enter the building again, but when this is brought to management they say it's the tenants responsibility to stop non residents from entering the building. Sounds like something totally safe for a girl to do, confront a man and block him from coming in, therefore putting her own personal safety in question. In addition to terrible, negligent management, the tenants are just as bad. My apartment has been flooded twice by my upstairs neighbor's overflowing toilet, the hall is littered with beer cans every weekend, pizza and chicken fingers in the halls from drunk kids dropping and not picking up, spilled alcohol, etc. read more

Would give 0 stars if I could. Landlord has not given my security deposit back despite it being past the 60 day legal limit. When I first emailed them, they were very courteous and were like "this is a busy time for us". When it kept getting delayed and I kept pressuring them, they showed me an account ledger that proves nothing other than the fact that their accounting department included the security deposit in the balance sheet. The mailing address of the account ledger was not even the mailing address I gave them - it was missing a suite number. I have lived here for 6 months and the hallways have not been cleaned once- there is trash lining the hallways and dirt all over the floor. I have finally recovered enough to write a review of this horrendous management company. I don't even know where to start. Crazy guy lived above us and would leave his water running, which would then flood my apt. Management didn't care. They took forever to get around to fixing things in the apt- including the water stains all over the walls and ceiling. No heat or hot water constantly- i can count at LEAST 20 times in the year I lived there that I woke up to no hot water OR no water at all, without notice. Nobody will respond to your emails- on average it takes at least 9 follow-ups to get half an answer. I moved out in March and did not get my security back until AUGUST. The first time they send me the check, it was made out to my roommate. The second time they sent me the check- again, made out to my roommate. FINALLY after 5 months of fighting with these incompetent people, they wired me the money- which my back charged me to receive. I've lived in NYC for 10 years and rented several apts from awful management companies- but this one takes the cake. If you value basic human decency and your sanity- rent from anywhere but these guys. read more

This is the worst management company you will ever deal with in your life. They do not respond to emails. In fact it takes more than five follow ups to get a half response. They will throw ridiculous fees at you for various things. They will deduct an arm and a leg off your security deposit for cleaning and painting that they are required to do anyways between tenants. Normal wear and tear will cost you even though your contract says otherwise. I would never ever recommend anyone dealing with MGT. I've dealt with three different management companies in the city, MGT is by far the very bottom of the worst. One star because you are required to give at least one. This management company is truly awful. I am a resident of one of their properties. They have violated ADA stipulations. I have called Donny Hoffman, the project manager for our building, numerous times regarding concerns about safety of construction outside and to follow up on confusing information regarding a constantly pushed back date of completion for a pointing procedure done to the exterior of the building and have received absolutely zero follow up. There seems to be no way to communicate with anyone at the company. Thankfully I and several other residence are in the process of gathering information for a lawsuit. read more

I also would give this company a big zero. Since they took over management of my "luxury" apartment building in the theatre district it has totally deteriorated. Before fixing elevators and hot water problems in the building they decide to do a massive renovation of the lobby, leaving our once beautiful lobby looking like the entrance to a hovel. The hallways, trash compactor rooms, and laundry area are filthy and broken. The mail area and club floor are also being renovated, and were moved into unoccupied apartments and storage areas. I lived in 201 E 33rd, where do I even start...the most unprofessional property management company in the ENTIRE city. We dealt with constant debris/dust/leakage due to construction above us for over three months without any acknowledgement or service. They ignored every email we sent until 59 days after our lease ended and 15 emails had gone unread. I went to the office and got more contact info from another management group. Only then did they finally respond and even had the guts to take $200 off, which is illegal considering they had not informed us in 14 days what damages they were accounting for. They are the Fyre Festival of property managers. The lease administrator appeared to have no idea how to do her job, and we basically did it for her. Thereafter, she botched the handling of our security deposits, which resulted in us overpaying them. Once we signed the lease, they did not give us key FOBs to enter the building for two weeks into the lease, and we have not had cooking or heating gas since the lease began (6 weeks ago). They are unresponsive, incompetent, and have somehow managed to attract and employ every GED student in the Tri-state area. read more

Rented their apt at corner of 33rd and 3rd that is suppose to be "luxury". Intermittently throughout winter, I would not have hot water and the heater in the living room kept spouting water no matter how many times they "fixed" it but I would just have to turn it off. Also, the other buildings occupants esp on the weekend leave a myraid of empty beer bottles and spilled alcohol in the hallways. The management is terrible and overcharges for tiny apt.
