One of the most unprofessional experiences I've had. The agent I worked with, Valery, was extremely short with me and rude. They took my deposit and sent me a confirmation email with move-in instructions. They then followed up days later to tell me my application wasn't approved, when I inquired as to the reason, they did not provide one. No apology, no follow up; I then had to scramble to find an alternative living arrangement. Almost 4 weeks later they are STILL sending me automated emails because of how disorganized they are. My experience with AYA for a summer housing was a great option and the apartment itself was great. My largest issue was with the management team and their inability in dealing with their clients. Firstly, AYA provides a lease agreement but does not refer back to the agreement for any conversations. My initial payment for the security deposit was not going through and so AYA accepted that I could pay half of the security deposit to secure my apartment which was the confirmed amount on my lease agreement as well. One week into staying, I was told that I am yet to pay the rest of the deposit because that was their policy and that even though they hadn't put it in the agreement, I was still bound to pay it. AYA also offers weekly cleaning for all of their apartments and on the first day of moving in, the cleaning lady told us that she would be in there every Monday morning to clean the place. When she did not arrive on one of the Monday mornings, we reached out to the management who blatantly told me that someone actually was in our apartment and that I was lying about the fact that our apartment hadn't been cleaned. After several back and forth messages, and their claim that they could also provide images, they finally agreed that I was correct and that no one had in fact come into our apartment. My largest issue with the company is their incompetence in putting together a lease agreement. I required an apartment for 2 months and since they did not offer that, they told me that they would offer me a 12 month lease with the inability to cancel 60 days prior to when I wanted the lease to end, and pay a certain amount for months that I wouldn't be there. In their lease agreement, which was sent to me post all of the discussions that were made, none of this information was present and also the lease agreement said that it would be for 2 months and not 12. At the end, they still charged me the fee for not being there for the remaining 10 months and their entire management team was rude and disrespectful while speaking to me. I specifically want to call out Omar Sanchez their revenue associate and Mandy (Menachem) Sanchez their revenue manager, who has no decency in his way of communication. The company clearly screwed up my lease agreement but does not know how to take accountability for their mistakes and the way that their employees communicate with customers is a reflection of their upper management because the behavior clearly trickles down from there. read more

DO NOT RENT FROM THIS COMPANY! It's a huge ripoff preying on people who are new to the city. The apartments are in disrepair and they make no effort to fix anything. I was only in one of their units for a month and the shower was broken when I arrived (and had been for several weeks according to the other roommates) and was still not fixed by the time I left. Furniture shown in the photos on the website was missing, and the entire apartment was dirty and damaged. They are IMPOSSIBLE to get ahold of, they never return calls and when you are able to get through somehow the person who can actually address you concern is never in the office. Additionally, you have to pick up and return keys at their office during only certain hours, so good luck if you're arriving from out of town with luggage, on a weekend, or in the evening. Get a sublet or an airbnb until you figure out permanent housing, do not mess with this trainwreck of a company. read more

DOESN'T EVEN DESERVE HALF A STAR. On Friday, I put down a deposit for an apartment for a 3-month sublease with move-in date on the following Wednesday. Then they sent the application and we sent it back the same day. On Sunday, they requested some forms to be filled out and I sent them, but apparently they were the wrong forms even though they did not specify and told me 5 hours later. According to their timeline, I had less than 2 hours to send in the correct forms, but they informed me so late. Apparently by the time I sent the correct forms, it wasn't in time so when I followed up the morning before the move-in date, they told me they had already rented it out to someone else. I heard back about my application a couple of days later after I submitted my room deposit online, which helped me in the process of securing my arrival to NYC. IF YOU DECIDE TO RENT WITH THIS COMPANY READ THIS FIRST! I originally wrote a review giving Aya 1 star due to their terrible communication skills and lack of initiative to my relocation request to another apartment. I decided to remove that previous review because I kept getting emails from management regarding it. However, I will not remove this review. I moved in June 15th 2020. The room came furnished with bedding. Today, I decided to remove all layers of bedding to clean and discovered the most dirty, stained, and disgusting mattress. I use my own bedding on top of the existing bedding that protects the mattress so I never cleaned that part of the bedding because it is covered well and never dirty. I emailed Aya to only be accused by Danielle of making my mattress dirty. Here is here response: " Hi Makeda, Thank you for your email. Your move in date was June 15th, 2020. We clean and sanitize the rooms including the mattresses prior move in, we don't provide members with dirty mattresses. Please make sure to sanitize and clean it, I can have Charlie there with you on one of his visits to give you cleaning tips on how to take care of it if needed. Kind regards, Danielle" The mattress was never replaced during COVID. The problem with this company is the lack of comprehension and listening skills. You have to be a special level of arrogant to make such preposterous statements. UPDATE -- 1/20/21: New bed received by management after I stated I will update my review to this new one... a few hours later. CON #2 You can't choose who your roommate will be nor can you choose to live in an apartment with women only. Men have different ways of using the bathroom which can become unsanitary very fast. I emailed Danielle regarding relocation because the boy I live with is truly disgusting and refuses to change his habits even when asked. Aya is a cookie cutter real estate agency leasing affordable apartments. They do not care about your experience at all whatsoever. Emailed multiple times throughout the week leading up to my move in about instructions. No one responded or they would give me a phone tree of multiple people to talk to who have no idea anything about my lease or my situation. Finally on the day of move in, when I have a tight schedule they say I have to travel all the way to Midtown to get a copy of the keys; meanwhile the apartment is located in Bushwick and I was never told about this until about 3 hours prior to move in. After the move in you can see the whole complex looks new but is totally unmaintained. Like animals live here. Holes in the walls disgusting floors and no date to have them cleaned. (Seems like a cleaning crew does eventually come here a few times a month just does a bad job). My room is totally bare minimum. Wall hanger literally hanging by a thread on the wall (fell within a week or two), dust everywhere (floors and windows), constant wifi problems bc the equipment needs maintenance. They even sent one of their employees here to do a check on the wifi without any prior notice and they just let themselves into my locked apartment without knocking. LOL. The AC unit also has a disgusting smell and appears to never have had the filter changed or been cleaned in the entire time this place has been rented out. I pay $1700 a month for a 5 month lease in brooklyn. Private room in a 3BDR 1 Bath apartment in Bushwick. Don't expect much. If you are desperate like so many people are nowadays roll the dice with Aya. Just make sure you keep the lease term short you probably won't be able to take it for too long. read more

After sitting on my deposit for a while, he conveniently decided to tell me that the place was "double-booked" and he'd have to cancel my application. This was critical since I had 4 days left to move and it is tough to find another place in such a short time a competitive real estate market like NYC. It would have taken 2 minutes for him check if there was any other application on the property. However, complacent and lazy as he is, he failed to do so. I'd recommend people looking for short term housing in nyc to look elsewhere. I stayed in a Harlem property. The pictures were accurate, but Aya refuses to do a real time zoom tour of the property. The building had many issues. It was located on a block with chronic littering and loud music late at night. The elevator did not work and smelled of urine. The basement where the laundry room is located is a dirty dungeon. Aya's communication skills are not good. It was unclear who (Aya, or building personnel) and how to ask for maintenance. We emailed Aya to send someone to declog the shower drain and they said someone would come at 9am on a weekday. I worked from home to let the maintenance guy in, but nobody came. We also emailed Aya to deal with an infestation of bugs in the kitchen, but got no response. read more

Due to Hurricane Ida, I had issues in the apartment, but thankfully they help me out with relocation options immediately and they accommodated me. You get what you pay for. The apartment was old, but well taken care of, given it's New York and a smaller property management company trying to make a profit. The company is timely in their responses, friendly, and moderately professional. My window AC unit did not work, but the company would have replaced it, had I asked. I was very satisfied with my stay. There was an obscene amount of bugs in the sink at night, but they never ventured from the kitchen (and only came out when the lights were off for more than an hour). But, it's New York and you are paying ~1500. You would be foolish to expect anything less. I would recommend this company and apartment to a friend looking for somewhere to stay. read more

I lived with HelloAya for 4 months total and it was a great experience. I found them very responsive and the rooms were always clean. If we felt the cleaners did not do a good job, HelloAya would send them back to fix the details. One time my front door lock was broken and they immediately fixed it. Another time, the light in my bedroom was out and they fixed that immediately. They are always responsive via phone call, text and email. I recommend them to people all the time. read more

This company is awful. Do not trust them. The apartments come well furnished but that is the only good thing about them. My roof was leaking so they cut a huge hole in my ceiling and never fixed it. For months I emailed asking them to and got no response. My shower was leaking and they fixed it on the wrong side so it continued to leak. Again they ignored my emails. They showed our apartment without warning, letting themselves in and then leaving doors unlocked and lights on. My roommate had signed a lease with them and when he arrived in NYC they called him to tell him they'd accidentally given the room to someone else and had to put him up in an entirely different part of the city. They did the same thing to my other roommate, 3 times. They also started showing rooms before the tenants had even let them know they were thinking of vacating the property and not re-upping their lease. They would only ever respond if I threatened not to pay rent. Let me reiterate, if you have the option do not go with this company. You will regret it. read more

Worst experience ever. They are totally unprofessional. 1. Before I signed the contract and paid the deposit their consultant were very helpful and called immediately on every small request. After I paid the deposit I couldn't reach him anymore. I thought I got scammed. Luckily I reached others from the office. 2. According the advertisement was the apartment fully equipped! Isn't true. It even didn't had the essential equipment like vacuum cleaner or microwave!! Also, don't trust the pictures on their website. 3. When I moved in the heater was broken and it took very long to get it fixed. It was November, it was freezing in the room. 4. In general they don't answer your mails in an appropriate way or sometimes you even don't receive any answer. And they reply very rude. 5. The cleaning wasn't done as agreed. According the contract the common area had to be cleaned twice a month. We were lucky when it was cleaned once a month. When I complained nothing happened until I didn't pay the rent. And surprisingly, the cleaning was done immediately. 6. Now I'm still waiting for the deposit refund and for a reply. Most likely it will take weeks to receive it back if even I can get it at all.
