I am updating my review because Michael Swift came personally to my house to discuss the issues i had during the purchase and sale of two homes in the Tracy/Newark area. i respect that he cares enough to make the efforts. He also clarified a few things for me, so i bumped them up in my review..... 1. They no longer use HomeGuard. This is HUGE for me and I respect the good business sense there. I hope their new company works better for them. (Separate review for these peeps on Yelp FYI) 2. The 2-3 % commission I felt they took was inaccurate. It appears there is a 2 - 3% commission provided to the agent who sells the home and then an incentive to provide the other 2 - 3% to the buyer's agent on the other side. So he did not rip me off. My bad peeps. Just so that this review is accurate, that was complete my fault and my review below was incorrect. 3. I still maintain that have the same agent represent both the seller and the buyer is a no no . I would not recommend that to anyone. it just gets more complicated. Just imagine how crazy you, yourself are... and magnify that x10.... that could be the OTHER person on the other end... Just saying. Deal at your own risk. 4. Lastly i was told that we did not get charged twice for the re-inspection HomeGuard came out to review said "black mold" in our garage. It was just a reference to the original purchase order. My bad. 5. I am in no way saying that these people with this team does not work hard nor am I say they will not go above and beyond for you. The reviews below speak for themselves. I am saying that my transaction with these people were less than stellar and so my review reflects that. I will concede as Michael pointed out, that some of this can fall on their shoulders but part of it was uncontrollable.....I will give them props for trying to correct this issue and letting me know they would be willing to do all they can to rectify the situation and earn back our business. Little did we know, we would arrive with a family medical emergency, which would halt our plans, and our lives. I approached Michael about a property he was representing that had been off market for several months without a closed offer. He explained the offer had fallen through and the seller wanted to wait until peak season to reintroduce the listing. This was the perfect house for our family and with my wife expecting a baby soon the clock was ticking. Michael shared that his client was not interested in negotiations but perhaps we could match the previous offer. His client accepted and we asked Michael to represent us as well to expedite the sale - I don't recommend this for everyone - but we definitely made the right decision. As someone that has purchased houses before and taken the prerequisites for the realtors license I am more savvy than the typical first time homebuyer. Amazing Service Michel is very nice and lot of patience to listen, he always available to answer questions/concerns I had. Very impressive success stories and training records. However, the reality is I am not as happy with the transaction as I hope to be. Not recommended. 6/30/15: The above review and rating should NOT come as a surprise to Michael as I have mentioned of the issue numerous times and gave plenty of opportunities to resolve. In short, per my email sent on April 2nd 2015, I mentioned to Michael that I was not happy with the fact that I had to pay a full 6% commission fees while my home did NOT sell 6-8% higher than the average comparable home sale price in my area as Michael had affirmed he would achieve. I also mentioned that most agents I know would gladly accept 5% commission fee but I picked Michael because I thought he could deliver 6-8% higher sell price. The fact is he did not. If Michael cares about making his customer happy and wants to retain his clients for life, he would refund the 1% commission fee back. 7/20/15: All the works you did "bend over backward" is for your family, career, and money. You are not working for free! You did get the house staged, cleaned, and ready for the open house but the results looked as if it was done by low budget service providers. The entire third floor was completely empty because the staging cost was outside of your budget. Bottom line, I am not as happy as I thought I would. I am buying another home in the $900k range and a different agent will get the 3% commission. Good luck. read more

When we frist decided to sell our home we made a list of realtors to interview, Michael was the first on that list, he came to our home and we talked about the market, what would be a good time to list and Michael made suggestions about certain upgrades that would have an impact on the home and increase the value. We contacted Michael a second time to discuss the process in more detail and what to expect and all the things you may not have thought about in this process on our first conversation.. After our meetings it was decided that we needed to look no further for an agent. Michael is honest and doesn't make promises that he can't keep. Over the next feew months we did the upgrades suggested and all through this time Michael was in touch to be sure we were fully informed and gave us much information on how he would handle the sale of our home. With updates completed contacted Michael to discuss listing price and sign the agreement. Our home went on the market had a brokers open on a Friday, Open house Saturday & Sunday and 4 offers that Tuesday. When had a meeting with Michael to review all offers, again was not rushed, Michael answered all our questions so we could make an informed decision which we did.
