We were first drawn by them from the postcard advertisement that we received indicating that they had a Buyers and Sellers Discount Programs. Their Buyer Discount Program applies when you BUY a home and receive a commission rebate of 50% of the commission. We were very pleased to also find the following helpful information available in their advertisement, which allowed us to understand what this was all about: Examples - based on a 3% commission received by the buyer''s broker: $800K home purchase = $12,000 Cash Rebate $1M home purchase = $15,000 Cash Rebate Their Sellers Discount Program consists of the following, which was also displayed on the advertisement: Wouldn''t you rather pay a 3.5% commission than the customary 5 to 6%? I used Will Pearson for both buying and selling a home around the same time. As Buyers' agent, if you are experienced, go ahead and use him if you know what you are getting into. No issues. But, bad idea to sell your home with him. In our case, when we sold our home, many issues surfaced, but I want to highlight a few important ones: 1 - Will's attention to detail is very bad. He will often NOT pay attention to your text, but will promptly reply with a "yes sir" or "confirmed sir". Specifically, in our case, we had communicated the price we wanted for our home during the negotiation. Despite acknowledging our message, in reality, he actually communicated $10,000 lower to the other party which was accepted. His response when we asked him about this: "Sir, it would have been a walk away if I had quoted $10K higher. Now, if you want me to, I can go and re-negotiate, but I'm sure they will walk away" - ---Absolutely, Will !!! - Once you set a lower expectation in the mind of the buyer and then try to renegotiate, yes, the buyer will get pissed and walk away. Not once did he apologize for his folly, but kept trying to justify that he actually made the deal work by mis-communicating the price to the buyer. 2 - Just based on his discount realtor model, it just somehow ends up that he tries to advertise and solicit clients when representing you as the seller at your open house. This creates an impression in the mind of the buyers that they can low ball your house by hiring him as their agent as well. Lesson Learnt: Buying and selling are 2 different things. It is very hard to get details from them for guidance and they are not very helpful for first time buyer. No proper guidance to purchase home. Only advise you will repeatedly get is 'go for highest price you can affort'.. seriously; do I need a agent to give that piece of crappy advise. So I had to go with another agent.
