They do not communicate with us. We've had our water shut off with no emails or calls at least once a month. They boarded up our compactor and didn't have a solution until days later. They don't answer the phone when you call the office. The apartment is laughable. We found rat shit in our shower when we moved in- they claim they spray for bugs, but we watched our maintenance workers purposely ignore parts of the house. The internet provider they make you take is horrible. WOW is an awful company with terrible support. If you lose internet, just upgrade! That's obviously your fault for not wanting to pay MORE! They won't replace the equipment outside, so they keep sending people inside the apartments. I was looking forward to this place, but it's clear they only raise the rent to upgrade the pools, tennis courts and the office. Go check out their new sauna, I'm sure it'll make up for the no water in your apartment. EDIT: I have TRIED to contact your office about this. It's an OK atmosphere but one main issue is the valet trash service. For example, it is passed 10 pm and the trash has not been picked up. And quite a few times, they have not come at all. So you're end up paying for a service that's not always avaliable. And if you leave the trash over night and forget to bring the can in in thr morning, you'll get fined. They should allow residents to opt out of this service. read more

This place is not what they try to make it seem their website only shows renovated apartments which in my opinion you'd pay an arm and a leg for and it's not worth it there's hidden fees on fees and on fees and when you call the office to address it They don't answer the calls and when they finally answer after the 10th time calling they say there's nothing they can do about it Also want to mention if you want to break your lease you don't get your security deposit back and you have to pay one months rent to break plus additional two months So that's 3 months of rent to break the lease As far as the amenity's go they are basically nonexistent the gate is always open especially at night In the summer all the pools except the main pool was closed Now on to the apartment it's self They didn't show us the apartment until after we sign the lease And when we walked in it smelt like straight cigarette smoke the doors and handles didn't work there were stains on the carpet and we were told they have someone come fix the doors and handles and never did We will NOT be renewing our lease I see them responding to negative reviews on here and their response is straight bs they do nothing to fix any of the issues read more

Midland Falls isn't bad, but there's a lot of fees that you're paying in your rent that doesn't make sense as to why you're paying for some of the fees at times. If you have to call the office to ask about certain fees getting added to the rent, I consider that a problem. Also what I think is the biggest red flag is that they don't tell you when you're signing your lease that if you ever want to break your lease for any reason you'll have to pay like 2-3 months worth of rent and you don't get your security deposit back if you decide you want to break your lease. It seems as if you're gonna break your lease they're gonna make your pockets hurt to do so. I feel like there's been a lot of people in the complex who wants to break they're lease that's why it's so expensive. read more

Stay away from Midland Falls (Whisperwood) aka Whisperwood. My truck got broken into twice. In the two years that I stayed there. Getting my mail was always delayed for whatever reason. Pools were always dirty. The the biggest issue that I had was Mold caused by water leakage from my Upstairs neighbors Bathroom. Maintenance will get to work quickly I'll give them that. But the quality of work is lazy and careless. They just painted over the mold. A week later the mold started to reappear again. It was just a reoccurring issue. I just waited my lease to be up and I was gone. I even called the owners office Ram Partners but never made it passed a Hello. I'd stay away from Whisperwood or anything ram partners. read more

If you are interested in cultural enrichers walking through the parking lot firing their weapons, trash not being picked up for days, slashed tires, mail issues, water shutoffs every other week, children running the office, being fooled by website pictures only to be given a 30+ year old apartment with ancient cabinets that the laminate is peeling from as well as being painted by a visually impaired person, then be angrily told "You can just move out" when you take the maintenance manager to task, a front gate that is always broken by said enrichers driving through it, and being gaslit by (children) aka staff, then this is the place for you. I been living here for at least 4 years rent goes up extremely high every year. Does it ever stop. The grounds are horrible nasty people leave their trash cans out stray cats attack trash tenant that live there don't get it up. Pot holes in the road. This establishment is the bottom of the bottom. When touring the home there were roaches ! We asked why there were roaches in a vacant apartment when Pest control is applied in the rent, their response was they have no idea. The hallways are not handicap accessible either. The parking is a joke, people can park which ever way they choose and take up three or more spots parking sideways, and nothing is done. The lawn care service is a disaster, we ended up pruning, raking, and disposing a lot of debris on our own. They charge internet in rent but it never works, and when it does it's the slowest and choppiest connections even with Ethernet cables. The flooring is cheap and scratches easily. Management would come in to "assess" the shower heads and faucets for their insurance issue, however they would leave parts not put back on like it was before they stripped it off. Trash service "valet" is also charged in rent and for what? They NEVER CAME ONCE ! we always had to take our garbage to the dumpster so it's another complete joke of a charge. They also charge for animals regardless if they are licensed service animals, and have so many hidden fees for them it's ridiculous, but yet there were people breeding a puppy Mill right beside our home! There is no backyards and you are not allowed to have a grill anywhere protected unless in your home. The couple living above us was fighting so much and horrifically that we had to notify management twice , to which they did nothing. The fighting continued to the point we had to involve law enforcement because there were threats and yes gun shots! When the couple moved out they had some company come in to fix the damages at 10pm! FFS people are trying to sleep! The mailbox was broken the day we moved in, we called, and requested a maintenance fix, IT STILL WAS NEVER FIXED THE WHOLE TIME WE WERE THERE! There is marijuana smells reeking all around the playgrounds, into homes, literally everywhere. The car wash never worked while we were there. The management office never answers their phones or calls back even when left messages after messages. We never received our security deposit back, yes we contacted them via phone and email with no reply, so we had to drive up and we're ignored then told they sent it out weeks ago and still never received it. We notified management about the children literally beating the hell out of one child right outside their office after the bus dropped them off, and management said it was okay- BULLYING SHOULDN'T BE TOLERATED! When moving out we were being charged for gas when in fact there was no gas in the unit, and the lady that signed our lease informed us there was no gas, so we had an argument with management and they finally told us they wouldn't charge us- YOU COULDN'T EVEN FIND THE UNIT ON THE GAS PAGE TO HOOK UP so they were trying to make false charges. In my opinion all of the management office there should be terminated for their lack of honesty, care, or even respect !They charged up 1500$ a month in rent, for that we moved onto fort benning and for that price we get a 2000sqft home that is all included price and no worries. My mom recently moved into these apartments. They are really nice and have a lot of room and extra storage space. She said she had a little bit of trouble with bugs but that they've been really responsive to her and have come out to spray. The bugs aren't really a surprise because it's right next to the creek. I think we only saw one bug the whole week we were there so how bad could they really be? The complex is huge but it was quiet. The security gate was broken one of the times we came in but they were quick to fix it. I loved the little sun room and that there were two bathrooms. Great place. read more

Went on an apartment tour here yesterday and while viewing their show unit, we saw a roach. When we asked if roaches were a problem, we were told no but not sure why a roach would be in a vacant unit with no food in there. Also, we had to come by in person to speak with someone because we couldn't get through on the phone any of the times that we called. Bugs are a deal breaker for me and for them to lie to our face after actually seeing a roach was crazy. I decided to go with another apartment for these reasons. read more

I actually like the apartment and the neighborhood, there are some friendly people here the only problem are the teenage children running around being menaces at night which I feel like has nothing to do with the actual people who own the apartments* Leasing office*. they have news and they've been trying to enforce those rules, but children do not listen, and we should not judge them for that. read more

If I could give this place more than 5 stars I would!! The process of moving was very overwhelming but my leasing agent Kayla Brown was phenomenal!! She went above and beyond with helping my husband and I through the entire moving process. She was quick to respond to any questions I had and was super nice. Our apartment is gorgeous and the amenities that Whisperwood Apartments provide are wonderful! It's a great first apartment for my husband and I. We lived here for a little over two years. The apartment had clearly not been renovated since being built. The staff in the office is rude. The pool in the front is great don't get me wrong, but once that was over it all fell very short. We had a neighbor above us who was a pack rat. We ended up having German coach roaches coming into our apartment from theirs. Called the maintenance to get it taken care of but never worked. We moved out and ended up throwing away all of our appliances so we could hopefully be done with those horrible bugs. Which thank god once we moved never saw them again. When we moved in we did the walk through. The carpets where listed as being older that was fine as we clearly could tell because there was over spray on the carpet from them painting the walls. When it came time to move out they claimed the carpet where new and wanted us to be responsible for it. I have no problem with them keeping my deposit for wear and tear but here is my problem that carpet was not new with in the first couple days of moving in old stains where coming back up from where it had just been cleaned prior to us moving in and like I said the over spray like who puts in new carpet then has the walls painted?! At the end of the day they are very shady and just want to milk their tenants for their short comings and raise their rent to ridiculous amounts for a out of date roach invested apartment. read more

One office worker will tell you one thing and then when someone else tells you something different they will say that the person is new. They lost my notice to vacate paperwork so they decided to type up some bullshit and try to pass it off as if I don't have my own copy. Do not move here. We moved here from Savannah, without knowing the nick name is whisper hood. The reviews online do not share about the car break ins and the regular patrol of cops. My first week here, a party was happening in the apartment below. Not a big deal... until one of the guys shot "himself" in the back of the head. The day before Christmas Eve, a entire apartment building burned to the ground. Due to electric problems. According to a random guy on a golf cart. A few weeks ago while walking to my apartment from my car a officer informed me there was a shooting at the dog park and to be safe. ( someone killed a dog in the park next to our building) The hall lights to our breeze way have all been dead as well as the street lights. I feel unsafe every night when I come home. Your water will constantly be shut off due to maintenance. If you ever need to get in contact with the front office, it would be easier to just go in. Anytime I've ever called the phone has never been answered. I am literally counting down the days to move out. Don't let the nice pictures online fool you. The pools are disgusting and they only have two open... due to Covid? Yet let's crowd an entire apartment complex to two pools? The water is always murky and constantly has trash floating around. This is probably one of the worse rental properties I've ever resided in. The office staff are rude, care absolutely nothing about the residences or the property. Any potential residents, you should know the fire place isn't worth everyone being in your business. I can't tell you how many people's personal business I've heard while waiting to pick up a package. Additionally, they day there's some agorythm they use to determine your water bill... It's a lie. Everytime, there was a water issue on the property, I got a notice on my door that I had a balance on my account, the explanation was, I didn't pay my total water bill. I was a single man, living in a two bedroom apartment, never using the second bathroom, not to mention, the printed water bill was generally always the same, though it was two months behind. And keep in mind, my first month and every month I paid the same rent. This property is a racket. Also, the "security" gate is down more than it's operable, not to mention the traffic congestion caused during peak traffic. Since the gate rarely works anyway, it was suggested they leave the gate open during peak hours...needless to say, the suggestion fell on deaf ears. And I'm not going to even mention the nonexistent pest control that you'd be billed for every month. If you're paying unassisted rent as I was, the property is definitely not worth it. And then there's the rental agent/manager (Britney) that replied when asked about the water bill inconsistency "that's why I own a home". What kind of response is that when your in the hospitality industry. It's not worth it, it really isn't. read more

I don't even know where to begin. Moved here as a last resort and we're already counting down the days until our lease is up! Everything is cheap except the rent! Cheap floors, doors, windows, and walls. Don't even get me started on how horrendous the vents looks. At least you're never home alone because the apartments come with an assortment of bugs! Which you know is a fee in your rent to pay for weekly sprayings...that happen literally never no matter how much you ask. I can't even lay my child down to sleep without worrying about bugs crawling on him!! His wipe warmer and humidifier got INFESTED WITH ROACHES. Our apartment has been flooded FOUR times and has caused serious water damage. Our heat constantly goes out and so they gave us a giant heater to run up our electric bill that they said they'd compensate for but never did. Awesome environment for my new baby. Speaking of awesome environment for new baby, there is constantly people breaking into cars and shootings!! They have "Security" that live here and a police officer patrolling at night but they must be busy doing other important things than watching out for these frequent occasions. No lights by your door either so it's always a fun little gamble walking from your car to your door that nothing happens to you. So, if you want to live in an overpriced, bug filled, unprofessional, unsafe place that also happens to "Lose your packages" then Whisperwood is the place for you! read more

This complex is the furthest from professional I have ever encountered. I've recently had my first baby and they have been HORRENDOUS. Let's start from when I moved in..I did the cute little move in inspection for them. A few issues, the FRONT DOOR DOESNT LOCK, water damage under the sinks, and window sills all leak. Takes WEEKS and multiple office visits to fix any of these issues. My apartment has flooded 4 times( giving me a big humidifier to run up my power bill and there is still damage all over the unit from this) my heat has went out (gave me a space heater to run up my bill), there's currently a roach infestation, and no one is doing anything to help. If you have an issue, expect to have to call maintenance and visit the office numerous times just for nothing to happen. Apparently they don't know numbers too well either because they also receive our packages for us (how sweet) but on numerous occasions, they have written the wrong apartment on my package, or even lost the whole package and said "we can't do anything about it, call the store for another". I have an ongoing ROACH issue, and I can count on one hand how many times my apartment has been sprayed even though I've requested it every week for the last 6 months. "Pest control included" so I finally get it fogged and am bombarded with misinformation and to this day I have not gotten a follow up appointment. Emptied out my kitchen, bathrooms, and wrapped all of my babies stuff as well as getting them out of the house ALL day for this fogging. Doesn't help at all, in fact even MORE roaches coming out of the woodwork literally. TLDR: if you are looking for a reasonable, attentive, and helpful apartment complex, this is NOT it. Keep looking. Roaches, lost packages, floods, endless office trips, heat going out in the dead of winter, and the list will inevitably keep going as I continue to pay my lease for my homies the roaches to live here(: read more

Lived here for 2 years. Any time there was a repair needed, it was scheduled, but no one ever showed up. Ran the heater in emergency heat mode for 2 winters. Pest Control is non-existent, but you pay for it anyhow. When I made my final payment to close out my lease, I was charged for a full month of water even though I hadn't lived there in 3 weeks. When I questioned it, Carrie, the property manager said it covers the pool and irrigation costs and that she was so sorry. Be prepared to be screwed over in every way living here and then again when you wise up and leave. read more

THIS PLACE NEEDS TO BE SHUTDOWN! The worst apartments in Columbus. Do not move here. Let me give you examples why: 1. Management will never remember you or any issues you bring up to them. Ever. My husband and I were supposed to move into a new unit in June because of problems in the original unit, but were "forgotten". We just moved into the new apartment after 4 MONTHS of me literally going to the office every week and ruining my day. 2. They will overcharge you, and if they don't, just wait until you move out. They charged my neighbor $40 for a "bent blind". Good luck. 3. The grounds are messy and the many pools are dirty. Last time I went swimming here, I saw boogers and bugs floating around. Let's just say I haven't went to the pool since. 4. It's not safe for women. I have been stalked and cat called so many times here. I had to call "security" and stay over another friends house because of stalkers. Other women have also been stalked and literally chased after. It's horrible to not even feel safe at your own home. 5. Bugs are a huge issue here. Because of the many trees and ponds here, it attracts all the ants, roaches, and spiders right into your apartment. There was 5 roaches in our unit once and 2 of those were in our kitchen cabinets. 6. You will have issues and it will never get fixed until you constantly go out of your way and bug them to death. 7. They will lose your packages. I've had so many packages of orders that I've bought online magically disappear. I contact the senders and they tell me that it was sent to the front office. I go multiple times to pick them up and Whisperwood keeps telling me they don't have it. I've already had to ask for refunds from the senders because of packages I've never received. Ridiculous! 8. There have been break-ins, shootings, and stolen cars. Just google it. 9. I am writing this review in our 90 degree apartment because the people who put in our work order told maintenance the wrong apartment number. Even after my husband and I called 4 times specifically telling them the correct apartment number. Now it's too late for maintenance to fix our a/c and I have to find a way to survive sleeping in this sauna for the night. Oh and this is the 3rd major a/c problem we've had since moving here 5 months ago. Typical Whisperwood. The list goes on! Please spend your hard earned money somewhere else. read more

Whisperhood should be the name. I dont know why its gated and the rent is so high. Since I've move in two people have been shot. After 9pm the back gate is closed and a police office is supposed to moniter the front gate from 9pm to 5am but most of the time they are not there. If you live here don't refer any of your friends. They do whatever they can to try to get out of paying you the referral bonus. It happened to me as well as one of my coworkers. Also, although you pay a monthly pest control fee pest control doesn't come monthly. The pools are nice but they are always packed with people who don't live here so we don't use them anymore. Oh and people drive around all hours of the night blasting loud music from their cars. I had several people who have lived in Whisperwood tell me not to move here but I was stubborn and did anyway. If you need a place to live, I highly suggest looking elsewhere. The current staff is not attentive or interested in doing their job. I'm sure we all have our bad days, but you will most likely not be able to get your calls received, or messages returned. For example, I once went to pay rent, and I was waiting for ten minutes in the lobby until William decided to come out from the back; and then he had the nerve to ask with an attitude what did I want. Classy. The security is none existent so you NEED to find your own measures of safety. For example, you need a key card to get to the units, however which this is concerning to me, sometimes the gates are already open for just anyone to go through. If there is a crime to occur near your unit, there are not even security cameras to monitor activity. Then there is the issue with their cable/internet provider. You are unable to contact the company they go through directly. For example, when I moved in, the unit didn't have an internet modem for two weeks. I was finally able to get in touch with someone from the leasing office, and they said they'd have to email the representative. Well that's fine and all, but when it takes two weeks to do so, that's an issue. Especially when the manager I did the walk through with, said that she'd take care of it. You will have to check back, and you will have to get it done yourself, because they will not make a point to follow up. For example, fourteen hours before my move in date, the leasing consultant Chelsea decided to send me my lease to sign online. Mind you when she sent it, it was thirty minutes before closing, and no one answered my phone calls, with concerns I had regarding the document. Highly unprofessional since I had to call her that morning to get what I needed done. Then there is an issue with overall appearance and cost. Please do not let them tell you, you can't see the unit before you move in. LEARN FROM MY MISTAKES. For example, your leasing consultant, like mine, may misinform you about the unit. I was expecting an updated unit, only for it to be not what I was told I was getting. I then had to pay more for an updated unit- even though I was told the unit would be updated in the first place. Also, these units will not be clean when you move in, you can assume the complex will take care of it, but they do not. Overall this place is absolutely horrendous to me. Please, consider other complexes. Because you will be overpaying for something that isn't what they say it is. I mean I'm not expecting perfection, but I do expect cleanliness. Since they've brought in new management last year, my rent has increased, maintenance takes forever to tend to emergencies or don't tend to them at all, the office manager could care less if your apartment was burning down. I moved into Whisperwood December 2015. They were under BHE management when I moved in, and everything seemed ok. Well about two months later, they changed to Woodruff Management and things went down hill from there. Strange people that you could tell did not live on the property began to roam around. Residents would take their trash and leave it on the side of the building and it would not be picked up for days. Individuals started just hanging out in the breezeways and leaving trash all around. I addressed this with the staff in the office and asked if I could transfer within the complex (Whisperwood is huge) to the newer area, The Enclave. There just so happened to be a Cypress available to move in on June 19th (and it is very hard to get one of these apartments). I agreed and put in my transfer on 4/25/2016. Well, I waited and the complex just started to get worse and worse. There were robberies and then on Memorial Day, I couldn't even take my daughter to the pool because of a large group of people occupying it. Again, these were not people that lived in the complex. Well, there was a shooting and someone got injured. http://www.wtvm.com/story/32097707/breaking-one-injured-after-shooting-at-whisperwood-apts I went up to the office the next day, and asked if I could move up my transfer (my apartment was right near the pool and the site of individuals roaming around aimlessly when they were not tenants of the complex). I noticed the tenant had moved out May 17th, and had already called the office multiple times to see if I could see the interior and move in early. Again, I was told that I could not move, and while I was in the office the staff blatantly lied to individuals coming in to view apartments about why the news crew was outside. Oops! I left off a part, well when I moved in I was not interested in the layout that I lived in but I accepted it under the understanding that if something came open, I would be able to transfer with no fee. That quickly changed, first it was $400 to transfer (which I agreed to because I wanted my child to be somewhere safe). Then it became 1 month's rent ($850... which really isn't the rent after all the fees you end up paying $975 a month) Then after I threatened to move out it became $425, and then when I put in my notice to vacate the fee was magically waived. Okay back to the day after Memorial Day, after being told that I could not see the apartment, and I could not move in early (even though the apartment was just sitting there). I sat down with management and was told that they were adding more police security, changing the gate access, not allowing guest at the pool and facilities, and taking other steps to make the property safer including closing things at 8pm. Hold on a minute.... that's not what I signed up for. The last time I checked, I was paying out the behind to live in middle Columbus (not even the North side) for great amenities and a sub par apartment. Now, I'll have a sub par apartment and amenities I can't really enjoy. So, I went looking for a new apartment and found one. I gave notice to vacate and was told that they would keep the full month's rent even though I would be vacating on 6/21. They were also keeping my deposit, and they were going to charge me one month's rent. Oh, and they took the listing for my apartment down (remember it was going to be ready for occupancy on 6/28 if I transferred within the property on 6/21) and now it is back up on the website for occupancy on 8/1. Thank goodness I printed that off and sent it to the Better Business Bureau. The moral of this story is to stay clear of Whisperwood. Overall: You can find better living conditions on the north side for the same price. Noise: The walls and floors are paper thin so if you walk hard don't live upstairs. Grounds: People do not pick up their dog's feces and there is a crew of cats (one had kittens under the bushes outside of my apartment) that terrorize the grounds and hiss when you pass by them. When I told management about the, they said they noticed that and someone should really call Animal Control (wouldn't that be their job?) Safety: ??? Armed Robberies, car break ins, shootings (google WTVM Whisperwood if you don't believe the reviews) Neighborhood: I did like living next to Starbucks and Walmart and the school zone is great, but with the type of kids that are moving in to the area MCSD will probably rezone the area so Whisperwood students go to Fort. Maintenance: I had a bucket under my toilet for a week... need I say more Staff: You wait for over 30 minutes for simple things since the management changed. It's not they're understaffed because the parking lot is full of people. It is that they hide in the back and only 2-3 people work the front. You can never get anyone on the phone, and they don't return phone calls unless you threaten to move out. The facilities are in disrepair and are not cleaned often...if ever. Yesterday I found empty Swisher Sweet packages, food containers and beer bottles in the main pool area after the staff had been on site for hours. I also found black mold in the main pool area bathroom...I'm not sure when it had been cleaned last, but it's likely that using it would result in a hospital visit. The dumpsters near each gate are typically overflowing with trash and it's not uncommon to drive by trash bags and litter scattered all over the ground next to them. Mail comes to the leasing office and, because the management and leasing office staff care more about bringing in new residents than tending to the ones already living in the complex, the average wait time to retrieve mail is 10-15 minutes. There is a serious lack of communication among staff members...and if you don't pay your rent online, it's likely that the leasing office staff will lose your payment and charge you late fees. I haven't lived in too many apartment complexes over the years, but this one is by far the worst I have ever experienced for a number of reasons. I have lived here for going on 2 years, my lease ends at he end of May and I cannot wait to move out! Maintenance is always an issue, they take their time coming, they're rude, and half the time they don't fix what they came to fix. Last night we found a water leak behind our dresser in our bedroom for the second time. The first time the leak was in the closet because our shower is backed up to the closet and the wall our dresser is on. They came and dried up the carpet and fixed what they thought was the source of the issue. Until my bedroom floor in front of my closet, around and under my dresser was a huge puddle last night. Once we moved the dresser we discovered tons of black mold in the carpet under the dresser, and in multiple places on the wall behind the dresser. Once we called maintenance they arrived an hour and a half later, and he told us since it wasn't an "active" leak (because he thinks it only leaks while the shower is on) that someone would be back to deal with it this morning. It is now 15 minutes after they've closed for the day, we called 3 times total, once in the morning again, about an hour later which of both times we had to leave a message and never got a call back. Finally, I called the 3rd time a lady who was not very nice answered the phone and said she already put the work order in and someone would come by at some point today. We slept on the couch last night because the smell of the mold was so awful, and we didn't want to risk getting sick, and it looks like we are going to be doing the same thing tonight. Personally, I believe that black mold and a leak when the shower is on is a pretty urgent maintenance call, but clearly it isn't. Along with the leaks majority of the staff is rude, and not very helpful when it comes to anything. They are always over charging you on your rent bill every month and when you try and explain that you moved in during a time they were having the deal they argue with you and tell you you're not right. We pay for pest control in the rent but they have never actually been to our apartment, the bugs are awful. In the last two years I've been here they've had two complex's that were burned down, multiple car break ins, and shootings. The gates are always open as well so people who aren't residents are constantly coming in and out, its not a safe place. Do NOT move here!!!!!!!!!!!!!!!! read more
