I was promised stainless steel appliances that weren't there, waited hours on move-in day with no notice, and moved into a unit with a broken ice maker, dishwasher, and stove burner. All the reviews say the ladies in the front office are nice, but you know who else was nice? Ted Bundy. My rent and amenity fees don't cover being nice, especially when basic services aren't being provided and no discounts or reimbursements are offered when things go wrong. You'd have better luck getting someone on the phone quickly at the IRS than getting anyone here to do something productive, which is only part of the problem. I'm a single guy who works way more than anyone should, so I'm rarely home. When I am home, I just want peace and quiet and what I pay for. When I first found this apartment, I thought I had scored. Here are the pros: * Amazing location * Lots of mature trees * Backs up to a golf course and trail * Easy access to White Rock Lake * Close enough to Dallas without all the chaos * Affordable price for a one-bedroom I'm not a picky person and can handle occasional issues, if not most, but these problems became increasingly common after my first year and have only gotten worse since Greystar took over. Cons: * Poor property upkeep, including inconsistent groundskeeping, excessive pet waste, reduced landscaping, spider webs, wasp nests (which is a problem because I'm allergic), and dirt and grime throughout the property. * Consistently poor communication. Emails and calls are ignored, updates are rare, and responses are often generic, dismissive, rude, or conflicting. I've repeatedly received inaccurate information regarding tours, parking, visitor passes, and other policies. * Missed or inconsistent services, including valet trash, pest control, and maintenance follow-up. I often have to repeatedly request service before anything gets done or I get an update. * Ongoing maintenance and safety issues, including broken gates, damaged pavement, mailbox problems, and hazardous walkways. The back gate is especially dangerous, and multiple people have fallen. * Maintenance crews frequently leave behind trash, dirt, boot prints, and debris after completing work. * Misleading information before move-in, delayed access on move-in day, and no rent adjustment despite the inconvenience. * Frequent WiFi outages with no meaningful resolution. I had to quit a remote job because the internet was going out multiple times per week. As I write this review, it has been down for two days. * Confusing vehicle registration and visitor parking policies. Visitor passes only last three days, my mom's rental car almost got towed, and my rental car was towed after a pass expired by only a few minutes, while mine was in the shop. * Poor support regarding reserved parking. I was told to "keep checking back" without any explanation of how I would know when a space became available. * Unclear rent payment instructions led to late fees after the portal would not allow me to add an account and took over a week to approve it manually. * Multiple late-night pool parties past midnight, with management's solution being to call the police ourselves. * Mailboxes are constantly broken, USPS has struggled to deliver mail because of lock issues, and residents receive little communication about repairs or lock changes. * During winter weather, the complex does little to address icy conditions, resulting in multiple falls and injuries. Overall, my first year had some minor issues, but every year since has been worse. I overlooked a lot and even left a positive review after my first year. After renewing for a third year, I completely regret it. Good luck. At the end of the day, all you're likely to get is a smile and a "sorry for the inconvenience."
