I would strongly suggest anyone to stay away from this company.

They charge an extra $400 deposit plus $25 per month per pet. We have two small dogs and this would have required us to pay $800 extra deposit on top of the deposit equaling one month's rent. Then we would have to pay $50 per month extra rent. This to me is ridiculous. When we went to look at the property, the manager said nothing about the extra pet deposit. Here is what Javier Paniagua replied when I questioned this policy: "I am sorry that you feel that way and the pet deposit is something that we do a cross the board. We do advertising that states 400 pet deposit, so again I do apologize for any inconveniences." The lease is structured in a way that you have to pay an extra months rent unless you notify them 40 days in advance that you are moving out. If you don't, your lease automatically converts to month-to-month retroactively when the lease ends. If you occupy the house one day during the month, you still have to pay for the whole month. There is no prorated calculation allowed. Next time I will be sure to consult reviews in Yelp before wasting time and money on a lease application.

It's hard to imagine any competent investor would do business with Omnikey. Communication was incredibly fragmented & lagged from the agent until starting the loan app, in which we were bombarded by Omnikey/Lennar to submit the app. Pro formas were all inflated/ inaccurate, requests for updated information was ignored entirely. I explicitly backed out of the loan process & OmniKey/Lennar proceeded to RUN TWO UNAUTHORIZED HARD CREDIT CHECKS & have since ignored all attempts to contact them. Very sketchy all around & Omnikey property management is horrendous, which is the biggest pain point for investors as it is. Horrible experience is an understatement.

Excel claims they post quarterly financials for all homeowners to view. Unfortunately for those…read moreunder Excel's control, they DO NOT POST THE MOST IMPORTANT FINANCIAL REPORT. The Income Statement is meant to inform how the association is doing compared to budget. It shows the current period actual expense, budgeted expense and any variance between the two. It also shows the same thing for the year to date. When you see a variance it is a warning flag to ask why and dig deeper. It can also allow you to make up any shortfall quickly so you don't cripple your community's cash flow and vendor payments A balance sheet is an important part of the financial package. It tells where the association stands with their asset, liability and reserves at a particular point in time. There are three key accounts on a balance sheet that Condo & HOA owners should pay special attention to: Cash in the Operating Checking Account - shows the ability to meet current operating expenses. Accounts Payable - shows how much is owed to vendors and service providers. Capital Reserves - shows how much is available for major capital repair and replacement projects in the near and distant future. THE FOLLOWING IS NEVER PROVIDED BY EXCEL AND IS THE MOST IMPORTANT IN ORDER TO DETECT FRAUD AND/OR MISAPPROPRIATED FUNDS: Excel claims they "cannot" provide this most important report because it includes bank account information. However, this claim is false. The bank account information is easily redacted and/or not included directly on the report. If they refuse to give this report when requested, send a demand letter via certified mail via an experienced attorney for proper language. They cannot refuse to provide ANY financial reports per Texas Condo HOA law The Bank Reconciliation report is used to "prove" that the cash assets shown on the association's books and balance sheet agree with what the bank statement shows. The reconciliation takes into account outstanding checks that have not been processed by the bank as well as deposits of cash that have not been processed by the bank. There should not be any difference it should be $0 but if there is a difference it is a flag for you to look into something further. This report is a great tool to ensure you are not a victim of embezzlement. Good luck getting the bank statements and Bank Reconciliation reports from Excel!
