We have owned 3 newly built homes over our 40 years of marriage and our M & S home in One Loudoun is by far the best new construction project I've experienced. Plus, I have been a Realtor for 20 years and have sold quite a few new construction projects. I believe that the Miller & Smith team was the single best new build I've ever seen. My husband and I drove to the construction site nearly every evening and closely watched our townhome each step of the way. The project manager, Carter, was amazingly responsive and pointed out a few problems on his own (we hadn't noticed them) and fixed them. Our pre-drywall inspection was about as good as I could imagine and all the minor issues found were corrected without argument. I'd happily buy another M & S project any day though happily, I don't think we're ever moving out of One Loudoun!! read more

The Miller & Smith townhomes built in Embrey Mill have suffered continuous leaks and other issues. Unfortunately, the builder turns the homes over to ProHome warranty upon completion. You will have to work through ProHome to have these issues resolved. Sadly, ProHome does shoddy work, has poor response times and a shameful "no-show" record. As a working family, this is unacceptable. But, DO. NOT. take my work for it. I am a realtor and one of my client moved into new single family home built by Miller and Smith. On the day of our closing, lots of roof singles were detached from the roof and they were waving side to side under windy condition. The construction manager said that it will be fine once the wind dies down and will stick together. However I know that the all those shingles were ripped from the nails and need to be repaired. Few months later the A/C broke down three times in one month. First, evaporator coil pan was leaking and was replaced. Next, the motor broke down due to previous water damage. Lastly, the motor housing unit broke down with same reason from the its motor. They know that the whole system has water damages but would not replace or extend the warranty. I would think twice before I take my client to Miller and Smith. read more

Decent builder. We have been in our home for a couple years now. For the most part, it was a good experience from sales to close and then move in. There were some minor repairs that M&S came back and fixed within the 1 yr warranty. Overall, we are happy to be in our home read more

This builder only cares about the money but not about providing quality and reliable houses. They have the worst 1 year warrenty company called pro-home of virgina. I would not recommend to anyone. I bought a new house in end of 2017 and i have found so many issues and unfurnished or carelessness in build inside of the house. read more

Miller and Smith builds beautiful homes and even my private inspector said they use quality materials. With that being said, they use quality materials but their follow through and contractors are horrible. Nothing but problems from day one in the sales office, through out construction and now living in the home for 30 days. Repeatedly have to take time off work to have contractors come back for multiple visits to fix issues. No electrical in bathrooms, water heater not working, garage door opener stopped working, leaking pipe in garage with mold on it, cut cable lines during construction, missing outlets... you name it, its happened with our house. I understand things happen during construction and im normally a patient person but the way these items are handled, the lack of compassion or even general customer service or support is the reason they are getting a 2 star rating. Not even sure why im giving them 2 stars with how frustrated i am but the home is cosmetically beautiful just not functioning. Miiller and Smith really needs to improve their follow through and supervision of subcontractors during construction and after the owner occupies the home they need a better support system or they just need to hire better quality contractors. Miller and Smith hires a company called ProHome which is supposed to provide all warranty support - they are a total joke and add ABSOLUTELY NO VALUE to the new home. They are actually just a 3rd party who you now have to manage on top of managing all the actual issues. They have no power or show no want to help you aside from their responsibility of scheduling appointments with the different trades if you have an issue. They do not care that the plumber had to come to my house 3 times and the electrical company also took 3 visits to get things workings. Customer service is the worst. If I had the option i would totally cancel the home purchase. Be prepared to take multiple days off work, wait during 6 hour arrival windows and multiple visits because they cant seem to get it right the first time. You'll get a beautiful bathroom but the tile work will look as though a child cut the tiles and the outlets wont work but you could look at it and imagine how great it would be to take a hot shower once your hot water is working again. I dream big. One day I will actually be able to enjoy my brand new home. So if you have endless time off work and have zero other responsibilities, MILLER AND SMITH IS THE WAY TO GO. read more

These homes are very poorly built. I can honestly say that I have spoken to at least 4 people who have had issues with these homes. My home in particular has hardwood flooring that is coming apart, walls that are crumbling, poor caulking, and sod that has died because it was placed over top of clay instead of being properly layed over soil. The home is only 6 months old and while we are aware of settlement issues, these are far beyond normal settlement issues, this is just a poorly built home. ProHome (the home warranty people) is either non-responsive, or they decide what they will fix despite you providing hard proof of your issues. I wish that we would have done our homework before purchasing a Miller and Smith home -- this has been very disappointing to our family. read more

Don't ever buy a house from miller and smith they are horribly built and fall apart quick they don't honor warranties and its painful to deal with them and at the end you will pay for repairs you get mp where my advice don't buy from them read more

All of the other 1 star review are 100% correct. Avoid Miller and Smith if you care about your health and sanity. Their houses look good from the outside but their quality is sub-par and their contractor (called Pro Home) for warranty service is a nightmare to deal with. They are the worst but I am sure they take their direction from Miller and Smith. Poor quality homes plus horrible warranty service provider plus careless builder = stuff of nightmares. We and everyone in my neighborhood that I spoke to had problems with Miller and Smith and their contractor Pro Home. They argue with you about everything and plainly tell you that everything is within tolerance. I know 2 people who hired lawyers to get something out of them. We have been fighting with them for almost 2 years and are still to get anything satisfactory. Our friends who bought a Van Metre house have no issues. We are beyond buyers remorse. I have a buyers remorse when my TV breaks the day after the warranty expires. When you spend $600K Plus on a house and you wake up every morning regretting that...it is a horrible feeling. I am writing this review per chance that I can save someone this heartache. We are a few months away from our 2 year anniversary. I can't wait to move out of this place. That is a terrible thing to say about your house but I just don't have peace here. Avoid Miller and Smith for you health and sanity. read more

Horrible builder. Very unusual floorplans, very badly built. Most of the homes in my neighborhood had tons of problems with roof leaks. As it turns out most were missing flashing. I was told by a roofer that one dormer of mine was installed 4" too low and would have to be raised to have space for flashing, but he installed some high tech stuff instead. He also said that under the eaves a squirrel could run into the attic without even ducking his head. The floor in the master bath developed a soft spot next to the shower, and when I took out the shower I saw there was regular drywall under the shower tile (not even green board). Built to hold up till closing and maybe the first year but that's about it. read more

We perched house from miller and smith they sold me floor which is up great it is peeling after 2 mounts later .counter top it is not Mach Granit. all work it is done very chip after 2 years later house fooling a part I would not recommend buying a house from miller and smith ever again. read more

My initial sells representative Justin did not give any presentation of the community and failed to mention a lot of other pertinent information. During the selection process he was constantly on his phone. I felt rushed through the whole process since he was already running behind in the schedule. I was also not told about the drain that would be in my yard until I looked at the plans myself and asked about it. I was told the living room floors were hardwood but I find out from Prohome that it's a wood composite. The color of the floor is off and looks as though they were not stained/paint completely. The quality of workmanship is very poor, the house looks and feels as if it was rushed even thought it was delayed anyways. There was a stair that was broken and they just covered with carpet instead of fixing it. I have multiple dips and rises in my supposed hardwood floors. Walking on the stairs my children constantly were stuck by nails (at least 20 I nailed down so far) that were poking through and you can feel other random nodules under the carpet when walking. They failed to put in a dryer exhaust outlet in the laundry room. They put in the water drain in the backyard in the wrong place and had to move it on closing day and ripped up the majority of the year and left a large mud puddle and random tubing and plywood boards killing the little bit of grass that was in the yard (my yard is still in this condition). They cut my fence on both sides a foot off the ground making my fence in violation of HOA and my yard useless to me since it was meant for my pets which can't use it since they will end up roaming free. Lights in front of the house weren't working when I moved in, multiple light switch covers aren't flush (bent), vent covers broken, window latches aren't flushed to close properly or require extreme force to close, shelving placed in closet which doesn't allow for doors to open properly, unattractive seam on granite countertop in kitchen, front door not completely painted, and A/C quit working two days after closing. The construction foreman only spoke with me at selection and only pre construction meeting, which he didn't mention the drain in my yard I had to point it out. He ensured that it would be done properly also I wouldn't have issues which became a complete lie since it's a major issue I am dealing with. He was also on his phone during the selection process. With the exception of Dawn and Eric, the employees failed to disclose pertinent information about the homes such as not having a mailbox anytime soon, ensuring the house would be done in June but was pushed back to a few days before Aug which put my children, pets, and I in major living situation difficulties and financial bind, communication was terrible until Dawn stepped in at which time she was playing catch up. Communication on schedule of delivery on the home was told to me by the construction guy and the first sells representative that the home would be completed in June but shortly after the first representative left Dawn notifies me that the home was pushed back into July which ended up being the very end of July which put my children, pets, and I in major living situation difficulties and financial bind. I would never purchase/build from Miller & Smith and will ensure any friends and family do not either. I would not want anyone to experience what I am going through and have the feeling of dread after purchasing a new home. This should have been an exciting time for my family and I and it has been miserable. The feeling of what else can go wrong as more and more things go wrong after only a week (today) of living in the home is ridiculous. I expect small issues but not to the extent that I am dealing with. read more

My husband and I were very interested in purchasing a home from Miller and Smith - the Gallery Park. We had visited last year and wanted to take a second look and move forward with the purchase. I cant even describe the sales person Alex Champin, who was extremely obnoxious and rood. He was sizing us up the whole time and was not interested in what we were looking for whatsoever. He kept going about the price and was cutting us off. Told us that we should brake our lease and throw our couch because most people don't buy a house to fit the couch....wow...he completely turned us off. At that point we couldn't even think about dealing with him through the whole house purchase process. He didn't want our information or anything for a follow up and didn't care. We are going to start our search again and will not consider Miller and Smith as an option because of him. Alex Chapmin was the worst salesperson we have ever encountered.
