For tax purposes, we needed to establish the current market value for the step up basis for the estate. The appraisal is also highly recommended to list the property for sale. I found Bob to be very professional in his onsite inspection of the property and delivering a very comprehensive and detailed report. His evaluation of comparable rents in the area will also help us in the sale of the property as it is one of several approaches to commercial property valuation.     To start, I'm glad to see that they finally resolved the issue with the Tierrasanta estate sale as…read morethey had the address listed incorrectly on the EstateSales website. Their prices are a tad high for some things, which I found odd as a simple internet search will show what items are actually going for vs ideal prices. I've no idea whether they take credit cards or not as their listings don't indicate. And they have this really odd method of making the buyer walk back/forth 2-3 times to pay for items. You have to stand in line to get a piece of paper with all the prices of your purchase on it. You then have to leave those items, to avoid theft they say, walk to a different table to pay for your items, did not receive a receipt, BTW. Then you have to walk to a different location, having to weave through other customers waiting in line to get a box for your purchases. THEN...you have to go back to the original line, again, getting in the way of other customers waiting to purchase, to pick up your paid for items. This last time, I had to extricate my stuff from the hands of another customer, as the woman who was supposed to be watching everything, well, wasn't. There were numerous complaints from customers and the response I heard from someone who works for this company was, "well it works for us." Well, while it may WORK for you, it doesn't work for your customers as I saw two different people put their stuff down and walk away after having shopped inside the home for more than 30 minutes. This does NOT work for your customers. Ever heard of a straight line? Or have the customers waiting in line to pay, simply follow the outside of an "L"? Start at one end with items for purchase, items are tally'd, move to next person, pay for items, pick up box after paying for items as they are leaving. This keeps EVERYONE moving in one direction and no back/forth or having to step into lines and interfere with other customers. It's simple, common sense. I know of at least 6 people, the 2 who left, me and the 3 women I brought with me who will not attend another one of their sales again until they put a better system in place. As to how they are for those having the estate sale? No idea.
