No! The actual inspector was a beautiful, lovely gentle-man. He was great. The owner of Mizell, however, not so much. The inspection was beyond expensive and we found report omissions after we closed, so we could no longer ask for seller credits. When these omissions were pointed out to the owner of the inspection company, Shawn Mizell, he wanted to argue instead of fix the issues for us or reimburse us anything. One issue was no hot water in the shower. He said it was our (the buyer) fault for not turning on the hot water heater. Uh ok. How about telling us we needed to turn on something we don't even own? Have you ever heard a home inspection report NOT covering hot water in each faucet? The other issue was a huge hole in the wall with dangling electrical cords not included on the report. When we pointed this out to Shawn, he simply did not respond. Sure, millennials may be into ghosting these days but not the owner of a home inspection company to whom we paid around $1k for reports. If Shawn addressed these inspection report oversights for the money we paid him, we'd have been happy. For him to argue with us, however, is absolutely not appropriate. I hate to say this, but stay away and pay someone else. We were charged too much $ for a report to be ignored when we pointed out errors. I'd imagine he carries error & omission insurance or something but he simply went silent on us. On inspection day, he didn't even bother to let us know inspector was running 30-45 minutes late. I hired Mizell Home Inspection to conduct an inspection for a condo in Belleair, Florida. I have purchased high-end homes and apartments for 40 years and dealt with many inspectors in that time. Shawn Mizell's comment at the end of the inspection to which I was not present, was that the condo was, 'better than most he had seen', which means absolutely nothing. I purchased the unit for over-asking price in cash only to find when I actually moved in, that the appliances were filthy, the sink damaged, the guest toilet tank loose and wobbly, the master shower almost no water pressure and a wobbly unusable shower head, the controls loose, the wall electrical switches improperly installed and recessed, no fan or ventilation in master bath (building code violation) and only 2 electrical outlets in kitchen (building code violation), the A/C pipes leaking. I confronted Mizell, whose response was that he was only concerned with 'safety issues' and not code issues (aren't they the same thing)? And he said that the issues I mentioned were 'cosmetic' and therefore not included.His attitude was defensive and hostile as well, very unprofessional, at best. I have NEVER hired an inspector who did not call out ANY issues that may be of note or concern to the prospective buyer! The point is that if I had know all of these things, I could have requested either that the seller repair/clean/correct them, or that I get credits against the purchase price. This was not an option as Mr. Mizell did not reveal any of the points mentioned. I do NOT recommend him as an inspector.I am now left having to deal with everything myself and I explained to my realtor, Donna Feger, that I did not want to have to fix anything, ESPECIALLY with an over-asking cash offer! read more
