We ultimately withdrew because the leasing process was never completed, and we lost trust in the property manager. My main contact was Jenny, who initially seemed very helpful. After a few conversations, she sent me a video and application forms, but from a personal Gmail account, not an official company email, which was immediately concerning. To confirm her identity, I called the office several times and confirmed she was the person I was speaking with. I then submitted my completed application and personally delivered a $600 money order to the leasing office, which Jenny confirmed by email. Two days later, I was told by phone that my application was denied after screening was "reviewed by her manager, Rosa." No explanation was given. I was told it might be credit related after probing. When I requested a formal adverse action notice (which is typically required by law when a credit or background screening is used for a decision), I was told that they do not provide those. I followed up multiple times by phone and email including with Rosa, the office address listed on their website, and Jenny's personal Gmail thread, but have received no response. I've also been unable to reach either Jenny or Rosa by phone since. At this point, I seriously question whether my application was ever properly submitted or screened at all. The lack of transparency, communication, and refusal to provide documentation are major red flags. I also have not received any written confirmation of denial. I'm sharing this experience to warn others to be extremely cautious when dealing with this property or management company. Always insist on official communication channels, receipts, and legally required notices before handing over any money. If this review helps even one person avoid the same experience, it will have been worth it. To The Lakes at Deerfield, I truly hope you find representatives who operate with honesty and integrity. Whether this was a misunderstanding, a violation of consumer rights, or simply poor customer service, one thing is clear: you must do better.

My husband and I already bought property almost 5 hours up north and I voiced my concerns over the house being empty. Someone would need to come in once a week and make sure everything was OK, the plants I just bought to make things outside look pretty were doing well, etc. You know, just drop in sort of thing. They promised me they would take care of it, whatever I needed etc The development we were in was about to get the roads resurfaced and we agreed to start showing after the roads as the community would be a mess. We listed the house (after we were already up north)for $50,000 LESS than the original market value, due to changes in the market. I had hoped that this price point would also start a bidding war. The house had been empty and we immediately got showings. Our first offer was within 3 days for full price, we accepted it then the next day they supposedly canceled. Larry tried to blame us saying "The other home they bought the seller was wiling to negotiate" We had not been offered anything other than the full price. Then we had an issue with A/C and we only knew this because a neighbor went to check in. I called A/C company and it was just a clogged drain. Larry nor his team went to my house to check on things not once!! Larry told me there was a buyer interested but didnt like the popcorn ceilings. I feel he should ahve told this buyer "Lets see what we can do" reach out to me, I would have offered to pay or reduce cost to remove the popcorn and re did the ceilings before the move in. Larry never offered and didn't have any people that he knew to refer to do this. We accepted offer $20,000 below our $50,000 reduction. I feel they made a ton of promises, but followed through on none except what they needed to make the easiest sale.

Let me speak to their property management service in South Florida, specifically. I own properties in Boca Raton, Florida and Kaneohe, Hawaii and over the last decade I've experienced a wide spectrum of property managers. It took me several years to learn what makes a great property manager, and it took my entrusting the care of my Boca property to Florida Property Management Services LLC to experience first-hand truly outstanding property management service (In Hawaii, Belinda Barnes of Hawaii Homes for Sale LLC is also outstanding). Simply put: I never worry about my house in Boca Raton because Florida Property Management Services is always multiple steps ahead of any contingency that could affect the property. For example, when Hurricane Ida was tentatively forecasted to impact South Florida, Gaston and Rebeca personally went to my property the week beforehand to inspect that the hurricane shutters were in place and ready for the storm. They noticed that one of the new shutters didn't fit like it should and personally oversaw it's repair before the storm in order to protect my property. In another example, prior to putting my house on the rental market, Gaston conducted a thorough property valuation and rental assessment from which he discerned the best price-point to attract prospective tenants and get the house rented as soon as possible; Gaston didn't just pick a number to appease me or leave me in a situation where my house was over or underappreciated, he did the analysis and presented me a studied price-point backed by data that got my property rented quickly. These are just a couple examples of this company that set them apart from other management services. In total, though, every interaction I've had with Florida Property Management Services has been outstanding. From executing meticulous inspections to managing upkeep services and maintenance repairs that sustain the value and rentability of my property to finding trustworthy tenants and developing a long-standing professional rapport with them, Florida Property Management Services LLC does it all, and, importantly, does it all very well. I can't overstate the peace-of-mind I have having entrusted Gaston and Rebeca of Florida Property Management Services to manage my property. I mentioned before that I've experienced a range of property managers over the years. To be candid, an inexperienced, incompetent or, yes, unfortunately, lazy property manager can end up costing tens of thousands of dollars in lost income and other fees, and that doesn't account for the stressors associated with replacing these individuals. Rebeca and Gaston are on the opposite end of this spectrum and have cared for and protected my investment as if it were their own. Make no mistake, Florida Property Management Services LLC is the top-shelf in property management; the 5 Stars is not hyperbolic, I am incredibly grateful they are managing my property. Erin K. I needed a new survey done asap in order to recoup the money we were overcharged. Googled "boca raton elevation certificate" and WrightPSM was there front and center. I called three other companies, one asked for my credit card up front (no way) and the other two were out of town high quotes and slow turnaround time.
