    BEWARE!!! INFESTED WITH ROACHES!! Literally infested. Roaches even inside the refrigerator, in the bedrooms!! Also, everything... literally everything has had to be replaced or repaired in the first month of moving in. Both showers Washer Dryer Dish washer Toilet Garbage disposal Sliding door Cabinet shelves all had to be repaired or replaced! Management both on site and at Corporate level does not care to even return a phone call or email. Also, rent is not what is advertised. There are no parking spaces included. It is $100 a month per car for an outdoor spot. The garage was supposed to be completed two months ago so outside is all that is available but garage or carports are more. $3,000 a month to live in a roach INFESTED apartment with all your appliances broken and management that doesn't care to return a call... BEWARE!!!

    Renter Beware. This place is a constant train wreck. Some of the major issues. 1) Roaches are constant problem. In building and apartments, 2) People smoking Marijuana in their units, which permeates other units. 3) Other tenants not cleaning up after their dogs, thus letting them defecate all over, including in the building stairwells, and hallways. Many times We had to clean dog urine or poop from the stairwells. 4) Angry unit owners who express how much they hate living there by keying obscenities into the elevator walls noting same. 5) The parking lot flooding which occurs on a monthly basis. Water comes up over the seawall, and into the parking lot approximately 300 yards past the seawall. Heaven help you if you have a spot on the east side of the building. Your car will flood. 6) The general overall poor condition of the units. Broken showers, broken windows, broken dishwashers, broken clothes washers. 7) The clothes washer/dryer combo in our place had to be replaced because we kept getting stains all over our clothes, sheets and towels. 8) The interior A/C units in the building break down regularly, so the inner hallways get hot and humid. (and smell). 9) Finally and MOST IMPORTANT OF ALL - Our unit had mold. We hired an outside mold inspector who confirmed there was toxic mold. TGM did NOTHING to remediate it, and rented the unit out again. All of these issues we documented with Building management. All of these issues we have pictures, video and email support. Renter Beware.

    The property has charging stations for electric vehicles. From 7 AM to 10 PM you may leave your…read morevehicle overnight in the charging station space as long as you are charging it. During all other hours if you must be charging your vehicle, or move it out of the charging station spot. If you do not you will receive a 100 dollar fine. Each of the four buildings at Sea Ranch, buildings A, B, C & D, have their own 3 member, board of directors who are responsible for each of the buildings' matters. Additionally, each building has a property manager and assistant plus there is a management office that oversees other matters relating to all four buildings. The townhomes are under the direction of the C Building Board. The buildings are undergoing huge renovations to repair expansion joints and concrete. Each building is handling these matters separately and are not prone to involve Owners in design matters. This is disappointing as there is little dialog.

The board fired the professional property management company and replaced them with office staff. This staff is now beholden to the board members for their jobs. This created an environment with no oversight of board members and limited feedback on board projects. Each of the four buildings hired their own building manager and they operate in most ways independently by pursuing their own self interests. When new board members are elected they often disregard projects or preferences of the retiring members thus proceeding with their own agendas. Technologically, the buildings do not keep computerized records but rather rely on the memories of past Board. Money is wasted, for example speed bumps were put in the community by one board, the next year these were removed and currently they have been reinstalled. The board is now fining residents $100 and the guests of residents for not making a full stop at stop signs within the community. The board members make disparaging remarks about former board members during meetings. They are not acting like ambassadors for the community and generally are disinterested in hearing feedback from others. They don't represent everyone, only their circle of friends.

Within 2 days of Icon Realty having the property in their listings, it was rented on day 2 (two). Ben, At Icon Realty has truly been professional and responsive thought the whole process. I believe that Icon Realty was involved in hacking my bank account. I leased an apartment in the heart of las olas/Fort Lauderdale from December 2016, from Atlantic loft llc. I agreed to pay a 2 month security deposit of $2400 as well as first, last and security (pretty standard) got my key, etcétera. After 2 different companies handling our property, ICON Realty came in January 2020 and revamped property by implementing a ***online payment service ***** aka , a way to get into your bank account. I questioned who this is and why I had to use this system to pay, not only to be replied with "It is our new system and you have to use it, you must pay rent this way or consult your attorney" As I went ahead and used it but decided to not renew my upcoming ending lease of 3/30/20. I emailed, texted and explain that I would not be renewing the lease because not only I don't trust the payment system, I had a very difficult time communicating with Benjamin (who by the way runs the whole thing). He ignored all my calls and the ones he replied, he did very rudely. I promptly moved out on schedule and handed him the keys along with my original lease agreement. He took the keys and said that He did not have a refund and I would need to wait 30 days to receive one on the mail. Now 30 days later. My bank account has been HACKED and bank investigated the multiple charges leading back to that January rent payment. I have been getting random withdrawals from different wiring entities totaling over 1k so far. Due to covid19, I can not yet file a claim in court. And the reason I am writing this is to WARN tenants and landlords about companies like this! I am attaching the refund check I just received. What a joke! See you in court.
