Review for TGM Oceana I lived at this property and would never recommend it to anyone. The apartment had multiple leaks from sources outside my unit. One leak came from the apartment above me. Another came from building plumbing. My bedroom became unusable for a period of time. Management knew about the issues. They performed dry out work. They never offered reimbursement. They never offered alternative accommodations. During my tenancy, the building had German cockroaches. This was not an occasional issue. It was an infestation. I previously worked in the pest control industry. German cockroaches indicate a systemic building problem. Standard treatments do not solve this without aggressive, coordinated remediation. Management failed to address the root cause. When I moved out, I returned the apartment clean. Floors were clean. Bathrooms were clean. Walls were clean. Carpets were in good condition. No move out inspection was done. After move out, management sent me charges anyway. They billed me for cleaning an apartment that was already clean. They billed me for carpet cleaning despite no damage. They billed me for additional utilities that I did not consume and had already paid monthly. There was no security deposit. Instead of closing the account properly, they attempted to manufacture charges after the fact. This property shows a pattern. Poor maintenance. Poor pest control. Poor tenant treatment. Aggressive and unjustified billing after move out. If you value basic habitability, fair treatment, and professional management, look elsewhere. read more

TGM Oceana is a poor choice for a place to call home. Having lived here, I feel it is important to warn anyone considering this property. There is an ongoing building refurbishment that forces residents to live inside an active construction site. The environment is filled with extremely loud drilling and banging, constant chaos, and construction dirt and dust everywhere. Access to the balcony has been completely blocked with plywood, and all windows are covered with blue plastic sheeting, significantly restricting natural daylight. As a result, a substantial portion of the apartment is unusable and cannot be enjoyed as intended. Despite this loss of access, light, and functionality, full rent continues to be charged as though the apartment's full square footage and amenities remain available. Management gave no advance written notice of any major repairs coming to inform the current residents. Further, upon inquiry, it provided misleading information describing it as touch-up repairs while intentionally omitting how severely it would impact current residents or how long the disruptive building refurbishment would last. Pest control is virtually nonexistent. Despite maintaining a clean unit, I have experienced multiple infestations, including roaches, spiders, black ants, and ghost ants. Trash rooms inside the building and trash area in the garage are poorly maintained and filthy. On weekends, piles of foul-smelling garbage frequently accumulate in the garage trash area. Residents frequently smoke marijuana and cigarettes inside their units at all hours, and the smoke permeates neighboring apartments. For anyone with asthma or other health concerns--or even those who simply cannot tolerate secondhand smoke--this becomes unbearable and harmful. Management does little to address these issues. Dog owners routinely fail to clean up after their pets. Dogs defecate in elevators and other common areas, and barking inside the apartments continues throughout the day. If constant barking noise is not an issue for you, this may not be a concern--but for others, it is extremely disruptive. Recently, there has been a serious elevator incident in which, according to fire department personnel, a motor burned out. That elevator has remained inoperable for months. The remaining elevator has been operating with an expired license. Despite high garage rents, the garage parking area lacks secured gates that have been removed by the management and continues to be a dirty mess, often filled with strong garbage odors or worse - feces smells from sewer. In the past, leaking pipes around tenants' cars had been reported, yet management took no prompt meaningful action to address the leaks. The condition of the individual units is shockingly poor. Everything inside is extremely old, outdated or broken. Mirrors in bathrooms have old rust on them. Bathroom tubs are old and scratched. The granite countertops are miserable-looking. The washer and dryer stain clothes, sheets, and towels with black residue. Bathroom pipes make extremely loud, unsettling noises during the day or at night --similar to drilling--and strangely enough toilets flush in your unit when neighbors flush theirs. Air conditioning units inside the apartments are poorly maintained, and filters are rarely replaced by management. Air duct vents are filled with filth. Interior hallways are often hot, humid, and smelly during hot weather or uncomfortably cold during colder days. Despite all of these poor conditions, rents remain high and continuously increase at renewal. The only benefit of this property is its location and proximity to the ocean, and the management takes full advantage. If you have the opportunity to avoid this property, do yourself a big favor and pass. read more

Also, everything... literally everything has had to be replaced or repaired in the first month of moving in. Both showers Washer Dryer Dish washer Toilet Garbage disposal Sliding door Cabinet shelves all had to be repaired or replaced! Management both on site and at Corporate level does not care to even return a phone call or email. Also, rent is not what is advertised. There are no parking spaces included. It is $100 a month per car for an outdoor spot. The garage was supposed to be completed two months ago so outside is all that is available but garage or carports are more. $3,000 a month to live in a roach INFESTED apartment with all your appliances broken and management that doesn't care to return a call... Where do I even start? TGM Oceana is hands down one of the worst places I've ever lived. I normally don't write reviews--especially bad ones--but I feel obligated to warn anyone considering this place. Just to give you a heads up: they're doing concrete restoration, and it's not a quick project. I lived here for a full year, and that entire time was filled with loud drilling, banging, and nonstop noise. Forget trying to sleep in or enjoy any peace and quiet--this place is a construction zone, not a home. The staff? Extremely rude and completely unhelpful. They knew this work was happening when I moved in, but conveniently left out any details about when it would start or how long it would last. Spoiler alert: it's going to be going on for over a year --and that's being generous. If your unit faces the ocean, prepare to wait 25 to 30 minutes just to get hot water. Not even exaggerating. Oh, and parking? I got booted even though my car was registered. Multiple times. It's beyond frustrating. You couldn't pay me to live here again. I'm very tan and apparently they denied my application for residency because they discriminate against black folks. Their so called screening third party called safe rent solutions has been sued many times for millions of dollars discriminating against black people. My income was way higher than the ratio and I have no bad or late payments and I was not given a specific reason but the unprofessional letter of denial had no reason nor corporate stationary or even a date on the letter. I looked at the person who denied the application background and she has not only bankruptcy, but she has domestic violence as well, so it was a godsend that I was not put in that position, but these people are very sketchy read more

My wife and I have lived at TGM Oceana for over a year, and we're happy to share our honest and unbiased experience. No one asked us to write this review, nor were we compensated in any way. The staff at TGM Oceana--Steven, Tonya, Heather, as well as Frank and the maintenance and cleaning teams--have consistently been courteous, professional, and responsive. On the rare occasions when we've needed something fixed, the response time has been excellent, typically within hours or a day. This level of service has been consistent throughout our first year. We just renewed our lease and fully intend to remain here for many years. One of the standout features is the unbeatable location. The private ocean beach access and the intracoastal grill area at the private marina offer a lifestyle that's hard to match. The convenience and beauty of these amenities truly enhance day-to-day living. While there are occasional instances of water overtopping the seawall and spilling into the parking lot, it's important to note that this primarily affects some guest parking spaces. We live on the "lake view" side where this can happen, but it has not been a significant issue for us and certainly hasn't impacted our overall experience. TGM Oceana is also very dog-friendly, and we've noticed that residents are diligent about cleaning up after their pets. Unlike some reviews we've seen, we haven't observed any issues with cleanliness in the stairwells or elevators. The property staff seem very intentional about maintaining a clean and welcoming environment. Recently, someone in the parking lot asked us about our experience living here, mentioning concerns they'd read in reviews. Renter Beware. This place is a constant train wreck. Some of the major issues. 1) Roaches are constant problem. In building and apartments, 2) People smoking Marijuana in their units, which permeates other units. 3) Other tenants not cleaning up after their dogs, thus letting them defecate all over, including in the building stairwells, and hallways. Many times We had to clean dog urine or poop from the stairwells. 4) Angry unit owners who express how much they hate living there by keying obscenities into the elevator walls noting same. 5) The parking lot flooding which occurs on a monthly basis. Water comes up over the seawall, and into the parking lot approximately 300 yards past the seawall. Heaven help you if you have a spot on the east side of the building. Your car will flood. 6) The general overall poor condition of the units. Broken showers, broken windows, broken dishwashers, broken clothes washers. 7) The clothes washer/dryer combo in our place had to be replaced because we kept getting stains all over our clothes, sheets and towels. 8) The interior A/C units in the building break down regularly, so the inner hallways get hot and humid. (and smell). 9) Finally and MOST IMPORTANT OF ALL - Our unit had mold. We hired an outside mold inspector who confirmed there was toxic mold. TGM did NOTHING to remediate it, and rented the unit out again. All of these issues we documented with Building management. All of these issues we have pictures, video and email support. I was not a permanent resident at this complex just a frequent visitor. I am honestly baffled at the reviews saying this place is amazing and well kept - were you paid to say this? Are those fake accounts? The apartment I stayed in on the 2nd floor was a roach motel. Human feces came up through the toilets and shower multiple times forcing me to go shower at the beach. They sent some bozo upstairs with a shop vac to remove the waste but what about the fact feces was all over the place? Shop vac isn't going to clean the surfaces. I think this place has a great location but the building itself is very old and again infested with cockroaches. Not palmetto bugs German roaches who are resilient and disgusting. Our experience with tgm and its management team has been nothing less than outstanding. They offer a very well kept apartment complex from the units to the newly painted hallways. And the grounds, pool and fitness centers. Also the location can't be beat with a view of the intercostal and private access to the beach. First the caveat emptor items. The buildings are showing their age but management provides prompt response. During tropical storm rains there have been water leaks, but maintenance will promptly show up to seal the them. As others reviews state there are at times issues with cockroaches. At this time Massey exterminating will work with tenant to address. During high tide the parking lot by the marina get flooded, meaning that cars parked in those spots will have ankle deep water. These are mainly visitors spots. There used to be sewage backup into apartments in Lakeview first floor, but management invested in a machine to provide maintenance to the lines and no longer an issue. There is, as other reviews mention, oxidation in some windows, a yellowing tint which makes it difficult to see thru. This is what it is. It would take a window replacement, so if this is a deal breaker for you inspect before you accept. In sum, on the caveat emptor side of the equation, an older complex with the typical issues associated with such, but relatively well maintained. Any issues, you log request on their portal and it will be promptly resolved. As far as location you won't find a better one. You have easy access to both the intracoastal and a private beach. As a pet owner you will be thrilled as it is very pet friendly. You'll see every possible breed being walked around the neighborhood. There are plenty of receptacles and doggie bags provided by development. There are grills by the marina and by the pool which are kept spotless by the maintenance staff. Great place to socialize. If you have a boat there are slips by the marina with the amenities you'd expect. So you can have a boat at the marina or walk to the beach. As with all apartment offers, do be aware that whatever move-in special you get, is just that, don't expect it to remain the same or gradually go up. Upon renewal your rent will go up to market prices. So if looking to stay over a year plan your budget based on market prices. Finally, aside from building age related issues, this place is in such a great location, and so pet friendly, you won't find a better piece of paradise for you and your pup(s). They don't give you all the stupid rules up front and then after you spend $$ submitting applications do you START to find out other cost. A PURE BAIT and switch in my opinion. Absolutely no guest parking. When we rented the apartment the told us plenty of guest parking, guess what ??? Not true. Just a few and never empty. If you live in the ocean view apartments , your guests if they are lucky to find a guest spot they will have to walk from the intercostal. Guest cars are booted even if you park for a few minutes. Today in the middle of the rain my daughter parked at 630 pm to pick up her baby and when she went downstairs she had a boot, that by the way costs 100 dollars. If you are a dog owner and want to rent on the water in Boca, you CANNOT beat the location of TGM Oceana! It's a gorgeous spot that stretches the width of the barrier island between the ocean and the intracoastal waterway - 1 mile south of Spanish River Blvd and 1 mile north of Gumbo Limbo. The marina grill area is a haven at sunset, and walks on the beach at sunrise are a gift. The management team is relatively new, extremely polite and actively looking to improve the building's common areas. I'm in my third year of leasing here, and I love it! Sure, it's an older building, and there some improvements still in the works, but overall, I am SO glad to call it home! read more

This place must came from Heaven. Clean and up to date. 5 steps away from the beach and 5 steps away from the intercoastal depending on what you prefer for the day. Private gym and parking. I have seen the carpets stairwells cleaned numerous times and maintenance is always available and active. Food trucks weekly with distance and cautious serving. Hands down the worst rental place I have ever lived in. Location is great but the management is unfriendly and imposes ilegal requests on tenants to make renovations under our own dime with no credit or restitution for inconvenience. Next upgrades will requiere 6 days of interruption and invasion of private quarters. Their arrogance in which they threaten penalties of $500 dollars for not removing all items from the area of work is just the icing on the cake. Instead of working with you to accommodate the inconvenience caused they threaten with these fees. All this so that they can increase your rent at no cost to them. Flooding in the LV building parking lot by the marina ensures that the ground is always dirty, muddy and eventually dusting at least the first two floors of balconies. This is perpetual. They never clean nor they care. The carpets and common areas are filthy. The cleaning lady is more interested in talking on the phone than paying attention to properly vacuuming the carpets in common areas. Walls are dirty and moldy. Mold is an issue which we have complained about over and over again. Not fixed. Having trouble in breathing and cannot possibly invite guests because the smell of mold inside the apartment is unbearable and embarrassing. For three years now they have promised to change the disgustingly filthy carpets next month. Still waiting. Roaches are another perpetual problem. Don't walk to the kitchen at night because when you turn on the lights you will be surprised by the roaches parties. (We keep our place extremely clean but that doesn't seem to bother the roaches). Finally, and most importantly, there is no sense of community in this place. Everything is so dirty or broken that people just don't care, not even picking up trash they drop in the hallways or their pet's defecation inside or outside. Very rude and unhelpful management. They do nothing to fix noise issues and seem to cater to the problem people if they will write a favorable review. Can hear everything from the obnoxious loud music played constantly upstairs to the neighbors fighting to the neighbors laundry being run. Filthy....especially when it rains....nasty stuff like tampons and human feces etc come up the drains into the parking area. The parking areas flood and cars get ruined. Beautiful area on the water. Apartments are nice enough, but there is absolutely no insulation / soundproofing in the walls between the apartments. My neighbors and I can hear EVERYTHING (and I mean absolutely everything) between our bedroom and bathroom walls, and we are all relatively quiet people. In addition, There are two hollow core entry doors to each apartment, and again you can hear absolutely everything from both sides. People walking past in halls can hear everything you say or do and vice versa. Reminds me of a cheap motel. They advertise as smoke free but that's not the case. Many smokers live here...to each their own, but the problem is that you have to share it when on your patio. It doesn't bother me but they should just stop advertising that it's smoke free because it's not-the website says it is. On top of all of that, everyone knows each other's business. High tide is constantly flooding the parking lot, and there is up to a foot of water surrounding cars. Elevators have issues on a regular basis. Odors in hallways on a regular basis. It's too bad that there are so many issues because it has the potential to be a good place to live - these things really detract from the beautiful surroundings. Unless some improvements are made, I cannot recommend this place. ***Just to be clear, the neighbors aren't noisy. You can hear everything between apartments and in halls because there is no proper insulation in walls or doors. The only way to remedy this would be to fix / update the structure. read more

Since TGM took over they have forced current residents to go through construction at no rent reduction ruining Christmas and saying if you don't like it-Move! That is there answer for everything. I had no hot water in my unit for 15 days. The only staff member that helps is Tonya. I feel bad she has to work for such a horrible company. The only reason I am still here is the location. There is access to a gym, you can have a dog, the apartments are pretty soundproof, it's clean, the staff fix anything you need fixing, my neighbors are so nice, the ocean is across the street, they bring food trucks here on Thursdays, they offer beach yoga, we have areas to grill, a washer and dryer in our apartment, as well as a million other great things. Complete change over of office staff over the last 6 months or so. It's just not the same as when we originally moved in two years ago. Staff is not as friendly as previous staff who we enjoyed seeing and talking to every day. They were a good part of the reason we enjoyed it here. Amy always had special events during the year that we really enjoyed. And Alex was always around with a pleasant smile and nice conversation. Unfortunately none of that continued with the new staff. We barely know this new group. It's a shame because the location is really great and this could be great place if they just learned that a pleasant personality goes a long way. read more

I love living at TGM Oceana. I live at a top unit closer to the inter coastal and we have great views! Cant't beat the location, a short walk to the beach and 5 mintues from Mizner Park. Most important to me is they are pet friendly. Maintenance requests are easy to submit and they come right away. The gym and recreational areas are amazing as well. Lastly from my experience Angel, at the management office, has been extremely accommodating. She went above and beyond reviewing our lease with us as there were some misunderstandings on our part. If I ever have any concerns I feel confident she can take care of them.Overall, this is a great place to live! read more

Private beach access, heated pool, state of the art exercise equipment, sauna... and our back yard is the beautiful intercoastal! We also love having a gas stove in our apartment. The office staff are very friendly, courteous and professional. Maintenance is great and has always addressed our requests in a very timely manner. We respect the fact that the rules are strictly upheld for the safety and well being of all tenants. We find that the community is kept clean and well maintained throughout. The only reason for not giving 5 stars is because of the flooding that occurs very badly when it rains a lot. read more

Office people told us that they are not responsible for "acts of God". I understand that this may be true but they realize that it floods and we were told that heavy rains the water backs up. They said that we are the first complaint ever regarding the flooding (are you kidding me?). Not one person, maintenance, management or resident has had a problem before. Doors leak light and air, windows are not double hung, hard to clean, no tinting, lots of heat. Black counters, can't keep clean, fridge to small. Office staff is below the stupid line, no matinence staff on weekends. The gas grill does not work, nor does the lock for the "private beach. I would hardly call the pool area resort style, least not in this country. The end units do not get adequate hot water, so the middle gets scalding hot. NEVER take a first floor unit, the sounds from the garage goes all night, as does the noisy elevators. Just an extra, the parking is bad and visitors have even more trouble. read more
