I cannot say enough good things about Florida's Best Realty! We have been using them for all our rental properties and new purchases for the past 8+ years. When we first met Marshall, he helped us get the most reliable & cleanly renters. (I'm a bit OCD ;)) The next property we used FBR for - was a rental property for purchase, and it was cash flow positive on day one! I am in a Nightmare Scenario right now because of Florida's Best Realty. Lauren a Realtor showed us a few houses to rent. We decided on one. She drew up a Contract and gave them a deposit check. Only After we moved our family in did we find out the person on the contract was NOT the Legal owner and had NO authority to sign a Lease. We also found out 3 days after moving in the house was DEEP (3+ years) into Foreclosure. Had Lauren or one of the owners did some basic compliance reviews they would have caught that! The Broker Steve G was Very obnoxious and unsympathetic. Marshall was a little nicer, but insisted the house wasn't in Foreclosure- and I was "just Fine". In my experience- they are not very Bright- or Thorough. My Family is now in a Horrible situation because of Florida's Best Realty!! read more

I met Karen Cohen of Florida's Best Realty several years ago when she helped my family find a rental home in Boca Raton. I would have given that experience 5 stars as well, but the past 6 months that she has worked tirelessly to help us find a permanent home would qualify for 100 stars if that was an option! Karen's warmth and personal dedication to finding us a home was so far beyond what we've all grown to expect these days that she's now practically a member of the family. We can shop online for almost everything now and that includes houses, but most people can't just click "buy" and be done with it - you actually need an agent to steer you through the home buying process, and while most real estate agents have the basic know-how to complete a simple 'yes, I'll take it, let's move forward' kind of deal...it takes someone very special to be able to roll with punch after punch AFTER PUNCH that comes your way when the transaction runs into problems...and trust me, no matter who you are or what your situation is, there are PLENTY of problems that can come up through no fault of your own! Between October of 2017 and February of 2018, Karen took us out to see properties at least 10 times, (probably 70 - 80 houses in all!) and by 'out' I mean ALL the way out in Loxahatchee which was about an hour's drive for her each way. During that time we made offers on 6 different homes, and were under contract FIVE TIMES before we finally closed in March, but at no time did she EVER ignore my calls or complain about having to go out there yet again. I never knew there were so many ways a deal could be ruined, low appraisals; undisclosed/unapproved short sales; and apparently you can't get financing if a house might need a new roof? It was a nightmare! But through all the heartache that came with each deal that fell apart, Karen was my rock! Though sometimes we spoke 5-10 times a day, I can't really think of many days that went by that I didn't at least hear from Karen via text message and/or email, even if it was just to check in to see how we were holding up. Throughout it all she was in constant communication with me; keeping me upbeat and making me laugh when all I wanted to do was scream and cry...and quit. Peace of mind comes from having an agent that is more than just somebody that can access a lockbox. You want someone who is going to stick with you if things get tough; someone who not only has the knowledge to guide you through the process, but also the integrity to tell you when they don't know the answer to a difficult question, AND whose ego isn't too big to reach out to others and FIND the answer for you, no matter what it is. Karen exhibits all of those qualities and so many more, all without the superiority complex so many "professionals" tend to exhibit. She actually answers her phone, checks her voice mail AND replies to emails & text messages! Beyond that, she was also able to put me in touch with a network of equally fantastic professionals who took care of every little detail - I didn't have to research a single service myself. This is not speaking for FBR as a whole, but if I could award a half star if would go to Matt Diamond. Put in multiple requests via trulia to Matt that were not answered. Took the initiative to call and left him a message describing exactly what I wanted. He proceeded to not call back but email me with listings that had any agent took the time to speak to me would know I would not be ok with. After his second round of options I had an interest in 2. He said before he would schedule viewings I had to answer his questions. They were all reasonable but the last one was extremely pushy. Diamond is Extremely impersonal, did not respect my wishes, denied me seeing the locations because he did not like the response to my questions. Said he did not want to waste time because I said if I was not thrilled about a location I would not be pressured to move forward. What he meant was he didn't want to waste HIS time. I dismissed Mr. Diamond as to not "waste his precious time" already have another agent referred by a friend, Lisa Vickery, who pulled over to the side of the road while driving to take my information when I called. I even suggested she call me back when available and she insisted on taking the time to get to know me, what I wanted, all the important details. HOW AN AGENT SHOULD ACT!!! I used this company to a) buy a house and b) rent it out. So my experience may be different from people using them for their normal business, which is purely as a rental agency. In any case, I dealt with one of the owners, Marshall. Very professional, easy to work with, straightforward and honest, which I like. I'd say that if you're looking for a cookie cutter 'corporate' type company then these guys aren't for you. It's a very individual service - talked to Marshall for quite a while, him interested in what I was looking to invest in down there (I live in Boston), what price level, what return etc. Then when I found a place, he moved it calmly and professionally through my occasional blow ups (due to the finance company not Floridas Best), then dealt with getting a few things done on the house and doing the lease for the tenants etc. So it's been about 2 months since we closed and (so far) all is going well. So, all in a all, a very good experience, professional, straightforward, efficient. Would use them again, and expect to in fact on another investment property this year. read more
