I hired this team due to the good reviews. They came to my house as a team, sat down with me and did a market comparison. My husband and I already bought property almost 5 hours up north and I voiced my concerns over the house being empty. Someone would need to come in once a week and make sure everything was OK, the plants I just bought to make things outside look pretty were doing well, etc. You know, just drop in sort of thing. They promised me they would take care of it, whatever I needed etc The development we were in was about to get the roads resurfaced and we agreed to start showing after the roads as the community would be a mess. We listed the house (after we were already up north)for $50,000 LESS than the original market value, due to changes in the market. I had hoped that this price point would also start a bidding war. The house had been empty and we immediately got showings. Our first offer was within 3 days for full price, we accepted it then the next day they supposedly canceled. Larry tried to blame us saying "The other home they bought the seller was wiling to negotiate" We had not been offered anything other than the full price. Then we had an issue with A/C and we only knew this because a neighbor went to check in. I called A/C company and it was just a clogged drain. Larry nor his team went to my house to check on things not once!! Larry told me there was a buyer interested but didnt like the popcorn ceilings. I feel he should ahve told this buyer "Lets see what we can do" reach out to me, I would have offered to pay or reduce cost to remove the popcorn and re did the ceilings before the move in. Larry never offered and didn't have any people that he knew to refer to do this. We accepted offer $20,000 below our $50,000 reduction. I feel they made a ton of promises, but followed through on none except what they needed to make the easiest sale. read more

I had a very disappointing experience with this realtor. An item went missing from my home during a time when the realtor was responsible for access. I made multiple attempts by phone and text to discuss the situation, but received no response or follow-up, which was extremely concerning given the circumstances. Beyond that, the overall representation was poor. The home was not shown effectively, and there were errors in the public listing that reflected badly on the property and required correction. I was told many pathetic excuses but no accountability. Communication, attention to detail, and accountability are essential in this business, and those standards were not met here. We interviewed Larry (and Joy) before hiring them to sell our mother's aging townhome in Boca Raton on her behalf. They presented a strong framework and experience for selling properties in Palm Beach County. We weren't impressed so much with the rather over-the-top presentation (complete with way too many exclamation points) but focused on determining if Larry was a good fit to sell a pretty distressed property to buyers who mostly didn't want to do renovation work, even if the selling price was great. We felt Larry could deliver our sale. And, we did receive a full-price offer quickly without Larry having to do much marketing or effort. The disappointment came after the sales contract was executed and we needed Larry to step up and negotiate a few issues with the buyers to our best advantage. This is when it seemed to become clear that our small, low-priced property wasn't worth much effort by Larry to negotiate several details for us. I really believe if we had been a $1M+ property, we would have received better effort and results from Larry through the end to closing. But we didn't. Larry didn't even bother to meet us in person when we came to the property right before closing to clean out the property. And a note on Larry's support team - they relied very heavily on endless emails with all parties involved (the buyer's agent, us, title, HOA, other entities, etc), often copying way too many people on their emails to the point of abuse of email as the most effective communication method. Sometimes it's still most effective, efficient and professional to pick up the phone and call someone to work details out. I'd give Larry a "C+" or 3.5 stars out of 5. read more

Look no further if you are relocating. My wife and I will be moving to retire in Boca Raton from Southern California later this year, and searched all over Palm Beach County for an agent we felt comfortable with to help find our home. Best realtor I have ever worked with. I was buying a Florida property from Chicago, Larry and his team are amazing from virtual tours, video recordings and property assessments. Larry knows his markets and properties, what needs fixing especially when you are coming from a different area in the country. When I looked for an agent to help us rent out our home, Joy Mastropieri was my first choice, since she lives in the same community as the house is located, is familiar with the area, and seemed friendly every time I met her. Things changed after we signed the exclusivity agreement. Her replies to our questions became laconic and enigmatic, never really answering what we asked. Once we finally agreed on a candidate other than the one she seemed to favor, it took her so long to come up with a contract that this was actually done by the tenant's agent. She did review the agreement, adding terms that to us were rather unreasonable, such as a $500 non-refundable pet deposit. It still took us several weeks of going back and forth (with most of the work being done by the tenant's agent) and quite some stress to finally sign an agreement we found acceptable. At the day scheduled for the tenant to move in, she messages me to check whether a deposit had been made to my account. As I haven't received anything, she urged me to contact the bank. It was Saturday afternoon. Meanwhile, she threatens to change the house locks if the tenant doesn't make the deposit. The tenant, on the other hand, had already made the deposit days earlier. It turns out that Joy had given him the wrong account information, despite the fact that I had sent it to her correctly multiple times. Now the tenant has to worry about opening an investigation at his bank to find out why the money wasn't returned to his account. It can take days and doesn't guarantee his funds will be returned. I can't really think of anything that Joy has done right to help us. The whole process was nerve-wrecking to all the parties involved: us, the tenant, and even my former tenants. What upsets me the most is that she never admitted her mistakes or apologized for all the trouble caused. She continues to text us messages that don't make sense and aren't helpful. I'm happy to provide evidence if needed. I hope to raise awareness about her lack of professionalism and general knowledge of the profession to people thinking about hiring her services. read more
