Kelsey came to our house on Friday around 6 pm to give us an estimate to remove the solar shingles…read moreand replace with the regular asphalt shingles. She said the best way to figure out the condition of the roof is to go inside the attic and check the roof. She pulled down the attic stair and went up into the attic. She showed us the video. The entire roof condition is really bad. There are splinters and water marks on so many plywood sheets. The solar shingles are on the front and right side of the roof. My first idea was to just replace the part of the roof where the solar shingles are. Solar shingles were placed in 2014 as part of the re-roofing job. We didn't replace the plywood at that time. We went by the company who outbid the other company by 10,000$ because they said that we didn't need to replace the plywood. They just replace the old shingles with the new shingles and adding the solar shingles. They didn't show us what was happening with the plywood at that time. Kelsey was very accommodating to my idea. She said that if I insist they can replace only the half of the roof. But she showed us that some of the plywood with regular asphalt shingles on top were bowing due to the deterioration of the plywood. She reminded us that we will need to replace that part of the roof again in a couple of years. She suggested that it is better for us for the long term to replace the whole roof. If we replace only half of it, we will face the issue of not matching the color of the shingles and the roof will leak more and may create mold problems. The plywood is from the original house. It is 55 years old. I am 82 years old and my wife is 79 years old. If I replace only half of the roof, it will become the problem of our daughter and our grand-kids within few years. We decided to replace the whole roof as suggested by Kelsey, not by pressuring us but by showing the evidence and make our own decision. Then she showed us three options, the good, the better and the best. I liked some of the items in the better option and some items in the best option. She said it is possible to combine the items but she needed to talk to her boss. She called her boss right away. Shawn, her boss, created a custom option for us the way we want to combine the items. I told her some of the wordings in the contract are not clear. I want to put it in writing in the contract that all the solar related items will be removed not just the solar shingles. When she showed us the video, we saw three brand new comforters and two-wheeled child's bike in a box way back in the attic. We don't remember when we put them there. I asked her can the workers bring those things down for us because we cannot go up into the attic anymore. She said she will arrange for that. I want that in writing also. It was about 9 pm. She told us that it will be in final contract for all the things we agreed upon because the present contract options are already computerized. We signed the contract. We paid 1/3 deposit. The rest of the money will be collected when the job is completed to our satisfaction. Shawn told us that the crew will start their work on Monday. The next morning on Saturday, I texted Kelsey that I didn't receive the new contract yet. She texted me back stating that she has an appointment at 10 am for another job. She stated that when she came back from that appointment, she would finish the new contract and sent it to me. After going back and forth for a couple of times we got the final contract from her with all the wordings we want. On Sunday, she also coordinated with her production manager, Danielle. Kelsey is the person who makes this happen. She is very pleasant. She makes sure that the customer is 100% satisfied. She is the best. Danielle called me and told me that Elvin, the supervisor of the project, will call and explain to me what will be his plan of action for tomorrow. Then Elvin called me in the evening and told me that he and his crew will be at my house between 6:30 am and 7:30 am tomorrow, that is on Monday. They arrived at 7:00 am. They covered the rose bushes around our house with tarp, hanging down from the top of the roof. Elvin brought me the 3 comforters and the bike from the attic. He took 291 pictures of the project from the start to the finish and provide me a link to my e-mail so I can view the pictures and download the ones I like. He provided the link to the pictures while the job is going on, so that I can follow the progress of the work. The workers work very hard in 96 degrees temperature. They finished the job on Tuesday evening. It took 2 days for them to finish because the weather was very hot. They clean up really good after they complete the job. They picked up all the trash and nails around the house. Leo is the solar guy. He removed all the inverters and related items from the wall without damaging the brick wall. It is a joy to work with a company with dedicated employees who care for the customer.

Apparently they are unfamiliar with the fact that they are on Groupon so I had to call back when someone from the company was in the office to get on the schedule. They had availability for two weeks later. I wasn't in a rush so I don't mind the wait. I wasn't scheduled for the 12-4 time window. On the day of I had a work commitment that came up last minute. They were very accommodating when I called so I was pushed further back on the timeslot till after 3 PM so I could be home for the service. The technician Isaiah arrived and informed me what he was going to do. Afterwards he sent me a detailed report with photographs of my gutter system. Thankfully, everything looked good and I did not require any additional services after the cleaning and tuneup.

For the first time I realize I had been hearing a fair amount of outside noise (which I'd apparently gotten used to), because these windows/doors are soundproof; now I don't hear anything at all from outside! And even better, the windows are easy to open, and my sliding glass doors actually slide well in the track, and are not shaking and drafty when it's windy outside -- major improvements from my old, builder-grade, 20+ year-old windows/sliding door. Further, the service crew was excellent -- careful, kind, professional, efficient, and they cleaned up everything afterwards. Roger, the foreman, has been doing this work for almost 30 years, and Jose, who single-handedly carried in/out the windows/doors, has been doing this work for 10+ years. I didn't get the name of the quiet third service person who was mostly outside and on the ladders, also very efficient. fyi, they did mention that working on the 4th floor of our condos from ladders was a bit more challenging as the original builder-grade windows had been made to fit by being packed/taped in place from the outside, which necessitated them having to actually break some of the glass to be able to pull the old windows out. But they did it - and did it well. Finally, Shaun, the project manager who gave me my estimate and oversaw the project from estimate, HOA approval process, to completion, was great. Highly recommended.

A Gift That Keeps on Covering!…read more To have a brand-new roof done right and done well on the home I share with my daughter is absolutely priceless. Charm City Roofing didn't just replace a roof; they gave us a safe haven. Charm City Roofing teamed up with GAF and Green the Church to give me a new roof for my row home. This project was part of a major rebuild for us, and I am forever grateful for their dedication to helping me get it done. The love and care they showed throughout the entire process was noted and deeply appreciated. And it wasn't just for my property, they showed that same respect to my neighbors! When they finished the job, they didn't just clean up my area; they went above and beyond and cleaned up my neighbors' space as well. That level of thoughtfulness is rare. From the owner, Roger, to Cianna in the front office, to Bryan and the incredible team of roofers on site, everyone was magnificent. If you are in the Baltimore area or anywhere else they service in Maryland, I highly recommend Charm City Roofing. They are a magnificent team and God sent.

We had a new roof installed by Charm City Roofing at the end of 2023 because the company had excellent reviews and they were reasonable cost. We have a pretty simple duplex so we expected the process to be straightforward. Unfortunately, what should have been an easy roofing project turned into a frustrating and ongoing ordeal that we are still dealing with years later. During the installation, the workers left 20+ roofing nails scattered around our property, with at least half of them near our 2 year old daughter's sandbox. They broke a PVC pipe (sewer backflow pipe) that stuck out of the ground near the house that they later had to come back and fix. Additionally, they cut into the wrong side of our attic while installing solar tunnels that also had to be patched up later due to a lack of communication with workers. We planned to finish our attic in the future and were assured by Darius that a roof exhaust fan would provide sufficient airflow and that soffit ventilation would be "overkill." It was communicated with the company that the attic would be finished in the future, and that we did not expect an exhaust fan to automatically turn it into a livable space. Two months later, we discovered that the underside of the attic roof directly above our daughter's bedroom was now covered in mold due to a lack of air flow. After multiple missed appointments (there were approximately 5 total over the course of the entire ordeal, resulting in wasting at least 3 PTO days) and failed attempts to get someone out to inspect the issue, they finally came to look at it. They then told us we actually would need soffit ventilation and that WE would have to pay to fix the problem. While they were fixing their mistake, the owner informed us that the roof had actually been installed by third party contractors. After correcting those issues, several months later our duplex neighbor noticed water leaking into her closet, something she had never experienced before. She hired another roofer, who found that Charm City Roofing had failed to install proper flashing between the two roofs which required additional repairs. Now, more than two years later, we are still discovering new issues. We are currently getting water leakage near our chimney due to large gaps between the plywood and poor sealing, which we will also now need to fix. Once again we continue to be chasing repairs and trying to correct issues that should have been addressed during the original installation. If you read this far, I think you can see why we don't recommend Charm City Roofing.
