This well-deserved review is overdue…read more Last year, my husband and I were in the initial stage of the home buying process and were still debating on the exact location. This is when we met Angelica Martinez from Leo Gonzalez Real Estate. We both previously purchased homes in the past and loved our prior realtors. However, we were so impressed by Angelica and her expertise of the surrounding neighborhoods that we continued our search with her as our realtor. We had a long list of "must haves", which became more defined as we toured homes. She was patient and an excellent listener. She never shared a listing that didn't meet our criteria, and ultimately she found us the perfect house for our family. It has more features than we could have wished for. Several days after our offer was accepted, my sister tragically passed away. It was unexpected and heartbreaking. Opening escrow and closing on a house is incredibly stressful. Angelica was extremely supportive and accommodating throughout the process - I'm not sure if I could have juggled everything (and made it to the finish line) without her. Started talking to the manager assistant, Bob Morgan, regarding a home coming open beginning of August. I explained to him that I would like to view the home, take pictures to send to my boyfriend, (who is active Navy, and currently away) so that he and I could make a join decision. He assured me that was no problem, that the house wasn't even done yet. When I looked at the home, it still had a long way to go on repairs, but I told him I would let him know something on Monday. (That was on a Friday.) On the following Monday, I try to call, with no answer. I emailed him telling him I wanted the place and to please let me know what to do to secure it. No response. Wanting to make sure I had everything in order, I drove to his office. Upon seeing me he is instantly rude, and acts like he doesn't want to tell me how to get the home, and finally tells me, "well, someone else might want it and you haven't turned your paperwork in." Although he didn't give me any paperwork prior, I asked him what I needed to do, and if I apply the same day as someone else, how do they determine who gets the house. He tells me, and I quote: "it's whoever turns their paperwork in to me first." So, I say ok I'll fill it out right now. He tells me ok, but that I have to pay the application fee before he can approve us. I pull out a checkbook to write him a check for the fees and he proceeds to tell me that it would be much better if I went and got cash, because if I wrote a check or gave him a money order and the other person gave cash, they would be processed first, and he could not run the papers without the fee. At this point I leave to go to the ATM. I pull out the cash and come RIGHT back, maybe being gone 10 minutes. I walk in, he takes my papers and says ok but you have another person ahead of you, so I will have to let you know. I'm startled, and say, the other people you spoke of came in the few minutes I was gone? And he turns to look at a guy sitting at his desk on the computer and says "well that's him right there, he's working on his application now." What??! He had my signed papers, along with my fee IN HAND, and the other guy is still working on his... So mine were in fact, turned in first. He specifically told me whoever turns them In first. He tells me if the guy changes his mind he will let me know. I walk out in tears, feeling like we were treated very unfairly, and rudely on top of that. I speak to my boyfriend and we decide to withdrawal our application so I call them back to tell them do not run it, I'll be back for my money. He then tells me that NO money has changed hands yet, so the other guy doesn't technically have it, if I want to wait and see. He tells me the other guy has to go to the bank for his app fee and to get a deposit. Now I'm really angry. So let me get this right. You couldn't process my papers without the fee, and it needed to be cash. I go get the cash and this other person is still filling out their papers, but they get first option AND he didn't have his fee in hand? I told them no thank you, and I went back to get my money. I walk in and there's Bob, who just points to the desk on the side and said "he has it." I walk over to the desk where the Realtor is, who looks at me but doesn't even acknowledge me. I see the papers and money on his desk so I just pick it up and turn to walk out, at which point he sarcastically says "thank you!" In my opinion, uncalled for and very unprofessional. If I could rate them negative stars I would. Furthermore, I don't wish to do business with a company that treats me- or anyone else- in this manner.

I highly recommend her services, she helps you throughout the process, answers all your questions. Her team is well prepared and will will let you know exactly what and when you need to provide documents. Only be aware, if you want to use a county program, you have to be truthful during the whole process, you have to provide proof of personal information and will need to provide sworn statements when clarification is needed, and if there is anything questionable, they will ask you about it. I interviewed multiple people before choosing Ric to help sell my house and I decided to choose him because he has been in the business for decades in my area so he had a lot of experience with the market in my area as well as experience selling homes. I went through a list of questions on how to sell a home, preparations, costs, etc. I was extremely thorough with my questions and taking notes as this was my first time selling a home so there was a lot to learn. I also did a lot of research online to educate myself on how to sell a home. Here is why I WOULD NOT recommend trusting Ric Manalo with this process: 1-He entered the listing without giving me a chance to look at it or provide any input; the listing for my house was filled with typos and misspelled words. I alerted him to this immediately and he asked me to text him with the changes that needed to be made. I had to ask him 3 separate times to correct the listing before he finally corrected the mistakes. 2-I provided him at the start of the process with a list of over 20 items about the house that were really important extra selling points over and above the more up front items pointed out when showing the house (examples: custom items I had done to the house, lifetime warranties on custom items I added to the house, etc.); he repeatedly forgot about the list and did not give it to any potential buyers 3-He did not advertise the open houses for my house anywhere but MLS and his own Facebook page which ended up making impossible for most people in the area to even know my house was for sale 4-He never put a For Sale sign on my house even though he said he was going to 5-With the 3rd open house he scheduled for me, he told me (and advertised the open house) the time to be from 12-4pm and he told the person from his office that was hosting the open house 1-4pm. That meant no one was there for the first hour the open house was supposed to occur, no signs up, etc. 6-He recommended pricing my house much lower than what the houses had sold for in the area and explained that it would help potentially bring in more potential buyers and possible more than one offer to get an increased price in the end; since he did not advertise this widely as other realtors do there was really no chance of this happening 7-He knew the realtor that was representing the buyer that purchased my house and it seemed like Ric was working more for the buyer than me through the final stages of closing the deal; in hindsight it seems like he was looking for realtors to make a deal with rather than buyers that really wanted to purchase my house 8-Throughout the process I asked repeatedly for him to tell me what all of the out of pocket expenses would be for me to sell my house; he reassured me over and over there was nothing for me to pay, closing costs and commission would be taken at the end before the money that would come to me would be paid out. As soon as we went into escrow with the buyer I was asked for over $450 for the HOA to release the HOA paperwork to the escrow company - Ric said nothing about this all the times I asked if there were costs I needed to know about and when I confronted him about it he said he forgot. I refused to pay it, he agreed to pay it. He proceeded to forget to tell me because I had 2 HOAs there is a cost for BOTH. 9-At the end of signing the final financial paperwork that has a breakdown of all dollar amounts and what money is allotted for which item, there was a $400 charge from Ric he was trying to take from me on top of the commission he already did not earn; he not only evaded answering my question about what that $400 charge was for when I asked, it took multiple times of me refusing to sign the final paperwork to get him to remove it. 10-I asked multiple times while we were in escrow for Ric to follow up with the buyers because they showed some interest in possibly purchasing some of my furniture; I emailed pictures and prices of items so he could just forward them on easily; he said he would check and never bothered to do anything with it; he blew it off and then only reached out to me 3 days before we were going to close to ask if I would close early because the buyers were anxious to get into the house. 11-He also blew me off with having the final walk through of the house after I got everything out of it and cleaned. He is unprofessional, pays NO attention to detail, appears to do as little as possible for his commission and I would not trust him every again with selling or buying a house.
