There weren't any reviews on yelp yet (which is usually a deterrent for me) but I thought Ill contact him anyways as he is the agent for 80% of the houses im interested in. I sent Herb a long list of houses I wanted to see (well 3 lists) and he was happy to spend numerous days driving me around to each one and sometimes back to the same one. He's also shown me nearby neighborhoods and is very knowledgable about the area (this school was built 3 years ago. This lot was just sold so its possible a house may be built here, etc). I found one im interested in and wanted to spend more time in it to get a feel for what living there is like. So herb contacted the owners and managed to work out a short stay for me and even went through pains to get the keys to the neighborhood pool and tennis courts so that i could see them as well (i play tennis often). This has been tremendously helpful and i think Im ready to make an offer now! Will update the review after all is said and done.

Though the area…read moreis nice, I still have to give it a one-star-rating because the old-style Spanish charm gives way to headaches and pain the longer you live here, especially because the landlords make life unbearable. The cottages are basically facades that are cheaply put together. Each side of the tiny duplex is painted throughout with only primer and done terribly with paint all over the waxed outdoor tile that is throughout the house. There is an inch gap on the bottom of the front door that allows not only insects in easily, but also nicely catches up all the dust the gardener makes with the blower. Though they allow people to have dogs, a hefty dog deposit is due. And it's frowned upon to let your dog go to the bathroom there... And, though each place has its "own" yard or patio, some of the yards are not private at all and are used as a walkway by mailmen, workers, neighbors and their dogs (this is my yard, if you can't tell). Construction seems to be done by the same group that does the gardening, plumbing, electricity, etc. So, it all breaks all of the time, especially the plumbing. While we've been here we had to put up with plumbing work several times from nearby cottages and the landlord offers no compensation if they're drilling into your wall over and over again because of it. Speaking of work, construction people are always over trying to renovate the old places only well enough for the next sucker to rent. It's all magic tricks here at Old Town California Cottages (aka Eaton Property Management), with doors put up with tiny nails that fall out, mirrored closets put up with tape and the new "gourmet" kitchen held up with glue. The main cabinet fell in the kitchen, the door fell off the hinges several times, the mirror fell off the tape... This place is more trouble than it's worth. Yeah, it's nice to have a gardener in Old Town, but not when he doubles as everything else and waters like crazy (you have to pay the water bill + sewer + trash + anything else she could possibly think of), then it just becomes a nightmare. Eaton property mgmt @ Old Town California Cottages are greedy and cheap and leave a bad taste in your mouth about ever visiting Old Town again. Yuck!

How someone was caught in someone's apartment stealing out their purse? Yeah. Aside from the mold. Occasional roach. And termites. It's also very ghetto around there. Don't rent there.

This place is completely unprofessional and feels like a scam…read more Management will try to squeeze as much money out of you as possible, and it's very obvious that certain residents (friends or family of staff) get special treatment while everyone else gets ignored. The maintenance situation is just as bad. Workers park in resident spaces and have zero accountability--I personally had my car door hit multiple times by a maintenance worker who said nothing until he was caught in the act. That says a lot about the level of respect here. The building itself is in terrible condition. It's old, poorly maintained, and there is mold in what feels like nearly every apartment. Instead of properly fixing the issue, they just paint over it. Because of this, my family members were constantly getting sick, which is unacceptable and honestly concerning from a health standpoint. To make things worse, basic repairs are ignored. Our front door knob literally fell off, and management refused to fix it, saying it wasn't an emergency. How is a broken FRONT DOOR not urgent? Overall, this place is unsafe, poorly managed, and not worth your time or money. I strongly recommend looking elsewhere.

They cut your lock and then take it. I had over $2,300 worth of tools stolen after I left for a holiday weekend. There's mold in the upstairs bathroom no matter how long I leave the window open. The lease policy states that cats must be indoors and dogs must be on a leash, yet the neighbors seem to think those rules don't apply to them. After complaining, all management does is send out emails -- even though it's a clear violation of the lease agreement. People don't pick up after their pets, which causes other animals to get sick. The rent increases are ridiculous for what you get -- no A/C, no dishwasher, and no in unit laundry. Sure, they remodeled the exterior and installed cameras watching the carports, but they refuse to provide footage when something is stolen. They make you file a police report before they'll even speak to the security company. They claim there's a security guard who patrols at night, but I've lived here for two years and have never seen them. Ants! Ants everywhere, no matter how much you clean. The community washers are constantly broken, and people from the other side of the complex come to use yours because they've figured out how to get free washes and drying. My biggest frustration is the constant car and storage break-ins -- especially when we live right down the road from the sheriff's department. I've had a car stolen, and street parking is horrid, particularly when the school is having a baseball game or the sports complex is hosting events since people seem to think it's okay to park in the apartment lot. On top of all that, there's a constant smell of dirty Tijuana sewage. The only positive thing is the proximity to town and the easy commute to the military bases.
