Imagine interviewing realtors to sell your home and insisting on a local agent and being lied to by…read moreone from Edwards, CA and a other from the San Diego area who tell you they are local. After this ordeal, we learned after many assurances otherwise, that only the office is local. The manager, after we had issues with the listing agents and wanted a local agent, could only give us one local agent who lived nearly 3 miles away towards Studio city. So, yes, we were duped by two guys that we liked and who lied to us all the way. We listed the house with them, and three weeks later, they told us that they would not do any more open houses until we lowered the price considerably, even though we were completely renovated and listed at $840/ sq ft, while other homes in our area were selling at well over $1000/ sq ft as tear downs. $1000 /sqft does not include new construction. We were told by the Mitchell Team at Rise that lowering the price it was to get people who couldn't afford the area to come up in price and generate an offer, any offer. This made no sense since we were already the lowest price in the area, at our firm price, and pretty much only contractors and nosey neighbors were showing up to open houses, rather than qualified buyers. We refused to drop the price and Mitchell Team's marketing completely stopped, if there ever was any, other than Zillow, which we were told not to trust. IDK Out front, plenty of people were stopping for the QR code on the RISE sign outside though. I happened to be outsrude when a group stopped and asked me about the house and we opened the QR together. The QR took the viewer directly to the Mitchell Team's site and the first half dozen photos were through the trees and the back of the front door. These took a long time to load and were unremarkable, to the point the 5 minutes experience on the sidewalk with this group were embarrassingly poor. I alerted Cole Mitchell of this issue. We were then asked to pay for Zillow and marketing. We were so taken aback by this request, considering this is ridiculous. Why would we do this and not sell by owner? A few more weeks go by. We agree to drop the price considerably. They hold one open house wanted a second, but forgot to list the open house on Zillow and were relying or organic traffic. We declined an open house with zero marketing, as it takes two days for us seniors to prep. They were mad we said we were not up to cleaning for two days with no marketing. Another two weeks and heard nothing happened except the two agents making deals between themselves trying to fire Cole and keep Clay, which would not work since they had nearly 4 months of prime selling season already and pulled this nonsense on us. What would change over the summer when buyers are on vacation. This is when we walked to the Rise office in the Galleria to chat with the manager who could not find us any agent who lived in the area. Just one towards Studio city. We also discussed our home and the agents not appearing on their website for 4 months while homes they sold in 2023 and their flips were shown. Two weeks later, tthe Mitchell team demanded to cancel the listing. We could not sign fast enough. This was such a bad experience and I left a lot out including leaving people alone upstairs in our home to go through drawers, closets and cabinets to help themselves though things that were out out of sight for open houses they were told repeatedly not to but our Ring shows otherwise. . We felt disrespected by the initial and constant lies, especially after we gave them a second chance. Lies were only part of it. The passive aggressive behavior, gas lighting, and making us feel like we were out of line in asking questions when we found out were were lied to and manipulated was completely unprofessional. IMHO, I feel our property was used as a bait and switch for these agents who have never sold a $2.3million dollar home and are used to selling $500k and tops $1.2. This is a very different market, which is why we wanted a local agent. I would not hire the Mitchell Group out of the Rise office to sell a dog house unless one enjoys abusive relationships.
UPDATE: today, the office manager, Tomik, who could not get back to us to help us with the Mitchell Team, getting our property onto the RISE site or finding a real local agent at the RISE office while RISE had our listing for over 4 months, emailed MY HUSBAND to have him have me to remove this review. I find this disrespectful to women. They have my email and phone number on the listing as a co-owner and from when I sent their cancellation of our RISE contract.
