If you're looking for a property management STAY AWAY FROM PRELLIS/LBPM. As owners and tenants of the Walnut Gardens II, we are concerned that there is a dangerous condition on the property that deserves your prompt attention. Our garage door opener was vandalized (see video attached) last night. We are worried that an intruder will have an easy time of getting into the complex. There have been several burglaries in the complex within the past three months. The situation would be greatly helped if you could send a garage door repair person to replace the box and the locks with much stronger ones. Needless to say, a burglary or assault is a worrisome prospect. scheduled an appointment for a house showin not a tour so when you make a specific times appointment you expect to be seen/greeted by the property manager or whoever is showing the house and then give YOU/YOUR PARTY the tour of the house but instead we walked up another party was waiting outside to see the house aswell while the manager was inside viewing the house to another party (i understand corona you can't view multiple parties at the same time)BUT you then shouldn't be scheduling appointments at the same time as other! I shouldnt have set an appointment for 2:15 and show up to 2 other parties being shown the house and the. We have to stand outside for half hour or longer to see the house in 108 degrees?!? Preliss is the management company for my HOA. We went with them because we heard they were good. Unfortunately they have become very hard to get a hold of and things are not being repaired in our building in a timely manner. At first when my HOA started using Preliss the property manager Danielle Carbajal was very quick to respond to calls and emails. Then there was no response and we can go weeks before we hear back from anyone. The owners of units in the building have taken it upon themselves to fix things because of slow response time. The accounting is horrible and they often have incorrect information on file. The worst part is they charge $650 for HOA documents which are needed if you want to sell your house. All other management companies charge on average $300. Why they charge more than double than everyone else to gather and print documents is beyond me. The only thing I can think of is that they don't care about taking advantage of people, because they know you need those docs. My HOA is already talking about leaving Preliss and we've been with them for a few years. My suggestion if you are considering one of their properties it is to think twice before . read more

Updating my review due to an improvement in service from Prellis. after my initial complaint, the owner of the company contacted me personally. He heard me out and of course said all the typical things you expect to hear from one of the higher ups. I am pleased to say that the major issue I had a complaint about was resolved. It will take time to know if overall customer service related to communication will improve but I am hopeful. Although I shouldn't have to go to the top of the company to have issues resolved, I am grateful that the owner takes a personal interest in the owners and residents of the properties that Prellis manages. There are a lot of companies where you would never hear from the CEO let alone have them personally involved in resolving your issues. My experience with Prellis Property Management has been entirely stressful and unsatisfactory. There is also things that lead me to believe I'm being a victim of inequity and bias service. I ask you, as a reader, to leave a comment if you agree that there is unfair treatment here. Comment on what I should do to fix this injustice. I'm near the end of my lease and I found a great location in my area. Holly Pillsbury is in charge of managing the property so there is no other specialist I can speak to about the situation and the company isn't very good at answering their phone. Ever since she showed us the apartment unit things were entirely unprofessional. We loved the unit, but she didn't have the Applications with her. She told us to email her to get it. Once I emailed, she listed what we needed, but she didn't explain if the fee had to be payed through money order. I had to ask her and then ask her where to write it off to and where to drop it off. Through our entire conversations she only answers one of my questions at a time or instead not even answer them. When I finally payed and sent her all the information, she said we didn't have enough income so she didn't want to waste our money by sending off to credit check. She was already assuming we would not have good credit, but I already know that we have great credit! I asked her what the requirements for renting were and she gave no clear answers... She finally stated that she would run the credit check if I wanted to. I angrily told her to do it if we were the only ones that had applied. So she ran it and guess what?.... It turns out we have very good credit so she stated she was wrong and said she would send it to the owner. Now today I received an email stating we don't make enough income so our application is denied. NOW she has stated that my father doesn't make 3x the amount of the rent taking into account his expenses. I doubt that is the truth. No apartment ever requires 3x the amount of rent after expenses have been calculated. And if this was true, why wasn't it done and mentioned since the beginning? That statement is still leaving out the fact that I get student loans to pay rent and that is what I have been using for the last two years at previous apartments. My previous apartment managers can account for it and my statements can account for it. I'm a full time student that just wants to live near school since I have two years left to finish. My frustration with the this management company got the best of me and I said things in my earlier review that I should not have said. Yelp is for providing ones opinion and experience with a business, and not a tool to make personal insults and I apologize for that. As my images show, the mold and damage in our unit happened over a period of a year. The growth of mold in our unit and long periods without the use of hot water has caused my father to contract pneumonia 4 times in the last 14 months. He is often times struggles to get air into his lungs. I know for a fact that it is the mold causing the pnemonia because I myself have contracted twice in the last 6 months both times within 24 hours of attempting to clean the mold and debris from his unit. He is too sick now to do it himself and I'm concerned about going there again to help because I don't want to get sick again. We never received help the several times the unit flooded. We had to do all the work ourselves to get the water up. I had to rip out the carpet and throw out moldy wet drywall. We called and called several times during the last year and a half and nothing ever was done. Please, if you on a HOA board or hoa member. Please, please, make sure you get an accrural accounting report monthly. Question everything. Check everything, verify the vendors and make sure they are licensed and are filing the appropriate permits. Ask to see everything pertaining to your financials and insist on an annual independent audit. Check your insurance and make sure it has not been switched to a different company with less coverage. I will be uploading additional of our entire property. A picture can speak a thousand words and these certainly will. This property was beautiful just a decade ago. Low lighting along pathways with jasmine growing in the beds along the pathways. It was kept up very well and was a great place to live. As the images will show, there has been no repairs, painting or janitorial work done in years. Chunks of stucco missing, stairway handrails, dirty faded chipping paint, stained and broken pathways, I counted 136 broken/missing light fixtures. Its discusting. read more

Prellis Property Management and their staff are careless and incompetent. They managed my condominium complex for years in the valley. They made no efforts to keep the building presentable. Safety was always lacking. They were excellent at getting their monthly check but made no attempts at addressing the concerns of the tenants. They always had an excuse that they had no power. They always noted the building was horrible and agreed that it was not being managed properly but always blamed the board. They made no attempts to notify the authorities of what they had advised was mismanagement of the board, safety and fire issue and stated that it was not their job. My family has been renting from Prellis for a few years now. Although we had a rough start with some of the other representatives, we have recently had a GREAT experience with Angelica, a rep in charge of our repairs. Before she came along we were very close to leaving the property because things weren't being done. Now, she is on top of our issues and fast! When calling or visiting the office, you may not have a very friendly greeting, but once you speak to Angelica, her professionalism and friendliness erases the previous experiences! I am only editing to add that these people hired a collection company to collect the back rent. They never worked with me but levied my bank account and took my student loan money. I had a case in court but decided to just pay it and move forward so that I never have to deal with these unprofessional and dishonest people ever again. I DO NOT RECOMMEND THEM FOR RENTING ANYTHING. If there were no stars, or a half star that's what I would give. I cannot say more bad things about this property management company, other than they are slumlords to the fullest extent. First, Shannon their supposed real estate property manager extraordinaire is a disaster. She is completely incompetent and unprofessional, down to the way she dresses. She makes appointments with people at the same time, ignores you at the appointments, and then takes forever to respond via e-mail and phone. Then when we wanted to rent a property that was being rehabbed she dragged us around for weeks only to pawn us off on another property that she had. And I won't be mean and comment on the way she dresses again, but nude leggings are not appropriate for any woman, especially when you are a real estate property manager. The office staff like NB said is completely incompetent. All they do is take your call and then send out a fix it man, and half the time it is like he said, they say they are going to fix the problem and then never do. They rented us a house that didn't even have electric or power when we first moved in and it was the end of July and I was 5 months pregnant. They also failed to disclose that there was no water and power on at the property, and we got the keys on a Friday so because of this we started to move in and didn't have power until Tuesday. Shannon lied about that. When she showed us the property the Friday before she said "Oh yeah LADWP will be here on Tuesday to turn it on". That was the first lie and problem that we had. Continue on to moving in... With the roaches. It all started in August, which I e-mailed the property coordinator about, and she sent out someone to spray, it did nothing. They sent someone out a second time... It did nothing. We finally literally just started to live around the roaches because the problem got so bad. I finally had my baby at the end of October and I couldn't take it anymore. I e-mailed Julie Everly the property coordinator and let her know that not only was the roach problem out of control but that we had critters living upstairs... which we had come to find out were rats. From November to currently, they have removed 5 rats from our attic and the pest control person even told us that it was going to be extremely difficult for them to get rid of the problem. We refused to pay such high rent ($2,400) for a place that had both roaches and rats, so they started to evict us because they did not lower the rent with the uninhabitable conditions. We went to court and went to trial, Julie blatantly lied in court and said that she served us with the notice to pay or quit, which she never did because I was home the entire day that she claims she served it and I never heard or saw anything. I have e-mails with her on the same day to prove that I was home. She also tried to blame the roach problem on us saying that we were dirty people and that the roach problem was our fault, even though it was here when we moved in. I will also say we have two children in the home and my 11 year old was even terrified to go into the cabinets because the roaches would fall out of the cabinets when you opened them. At the time of our court case, the most recent rat had just been removed roughly 1.5 weeks earlier. So because they lied in court, we were found to be in default and have to PAY THEM FOR AN UNINHABITABLE HOME!!!!!!!!! BEWARE IF YOU RENT FROM THEM, ESPECIALLY AT A HOUSE IN GRANADA HILLS ON RINALDI. That's not the only issue, the pool was broken for months and we were paying the LADWP bills which they said they would credit us for and NEVER did, so I now not only have to pay them I have to pay LADWP for the water that the pool man was putting into the broken pool. The master bath sink leaked and ruined my things, they told me to file a claim with my insurance and that they would not cover it. The plumbing in this house stinks, you cannot take a shower without the bathtubs filling up, the toilets don't flush, and the kitchen and master bath sinks have leaked and ruined my belongings. Additionally, the electrical system is faulty and has gone out more than once. One time it was so bad we had to go the entire 108 degree night without power because there is no emergency service. Please beware of these slumlords, they really are dishonest and not worthy of your business there are honest management companies that are worth renting from and giving your money to. Danielle Carbajal has been the consummate professional and has proven to be invaluable in guiding myself and the rest of the HOA board through many instances. I am not writing a retaliatory review, I don't really have an ax to grind. I'm sure that service varies from person to person, and everyone has good and bad days... so I try not to be knee-jerk or use hyperbole. I just want to share some excerpts from my 6 years of experience as a tenant in a Prellis managed house in the hopes that maybe Prellis will evaluate their work, and hopefully make some serious changes. I'll do my best to be objective. Prellis are not slumlords, I just find them generally lazy with weak customer service. They're not unpleasant, they're not overly rude. Dealing with Prellis is stressful, time consuming, and just generally difficult. Again... 6 years of experiences... not based on 1 or 2 exchanges, but a multitude of dealings over the course of years. The thing that speaks louder to me than any of the stories I can recount is that the one the thing my wife and I looked forward to the most about moving out is that we would never have to deal with Prellis anymore. First example happened when we moved in to the house. The stove did not function and during our tour of the house the Prellis realtor told us that it would be replaced by the time we moved in with a functioning stove. When we moved in, there was no stove. When we called to inquire about it, we got excuses. Three months passed. After dozens and dozens of calls and emails we finally wrote them to tell them that we would be taking out of the rent to buy a new stove. Suddenly, a new stove appeared. Now, the story we had been getting from Prellis was that the owner of the house had not approved the purchase of the stove, which was why it was taking so long. Afterwards, the owner of the house wrote to us to apologize. It turns out that Prellis had never contacted him about the issue in the 3 months that we waited. The day they contacted him, he approved the expense. The owner and I stayed in contact and shared the correspondence that we each had with Prellis so that we could compare notes and make sure they were doing their job. Sadly things like the stove happened over and over and over again throughout the years. In their defense, the one time we had a real emergency Prellis acted relatively quickly. I give them one added star for handling the broken pipe generally well. There were still several what my wife and I call 'Prellis headaches' but overall it got resolved quickly. I do need to stress that the owner of our house was a very generous and whenever we needed anything he responded immediately and was policing them, so he deserves at least some of that credit... Prellis was always the weak link. The real kicker to me is what I'm currently going through with them: my security deposit. By law the landlord has 21 days after you have moved out to repay either your full deposit or the reduced deposit based upon what repairs were needed, providing receipts for the work that was done. As of this writing, it has been 36 days and Prellis has yet to return the deposit to us. Based upon my interaction with them, I'm pretty sure that they didn't actually do anything until the 21 days had already past... but that's just speculation on my part based on past experience. What I do know for fact: they did not keep records of our security deposits, luckily I did so I could prove the amount they owed us. They did finally mail us a check (we haven't received at the time of this writing, however) on the 24th day... three days after what is legally permissible, but did not expedite the mail even though they knew they had broken the law at that point. I'm sure that this will all get resolved soon... it's just indicative of the experience of dealing with Prellis in general. Stressful, aggravating... poor customer service delivered politely but relatively incompetently. Again, I know experiences vary... just wanted to share mine. read more

My Association hired Prellis Property Management to manage our 101 unit HOA about one year ago. Well, we could not be happier. We came from a horrible, horrible, horrible management company which we did not even fully realize until Danielle Carbajal and the Prellis team took over. This is a full-service management company doing everything from creating budgets, sending out emails on our behalf to the entire building, working with our lawyer (if need be), and also getting bids and organizing work around the building when needed. One thing I was told before we hired this company and that still sticks in my mind is this, "as a board member you are a volunteer and this should not be your full-time job." Amen to that! My lady and I found a place on Westside Rentals and contacted Prellis - it was listed as the landlord. A lady named Shannon G. immediately responsed, showed me the property, facilitated my negotiation with the landlord and took care of everything as promised. The lease was very reasonable with no strange provisions. The background check was fast and inexpensive. The place was delivered clean and with fresh paint. When I received the keys, I found a couple of things that needed work. Shannon quickly responded and addressed my concerns. Also, they have a convenient online rent payment system. Terrible experience. Unreturned phone calls by Daniella and then by Ana. The building had a broken front entry lock that failed to be fixed for more than a month. The elevator was under repair with Constant set backs when myself or anyone would call, however there weren't any maintenance workers seen by myself or by the other owners in the condo complex. We recently moved to Prellis Property Management for our 44 unit HOA on Van Nuys Blvd. Initially, we interviewed Danielle and Ana. We decided to hire them because they spent a great deal of time with our homeowners and Board members explaining how they will get our HOA expenses down and actively collect on our delinquent owners. Prellis offers bilingual services, which we could not do without. Ana is super patient as she translates in open meetings. We were concerned about the transition, but it has been seamless. Ana and Danielle have delivered exactly as they promised. We have been with Prellis for two months now, and they have already sent collection letters out, met most of our owners, and set up all our vendors with ease. Ron Prechtl is the owner of Preliss Property Management. He is an unethical owner. He and is staff are incompetent and allow the boards of the various buildings they oversee to siphon of cash and self deal works. Many of the board members are skimming off the funds of the buildings. Many of the board members are giving themselves large fees to repair the condominium where it could be done at much cheaper rates. Ron has been made aware on many occasions about such issues and he has always chosen to keep quiet. Ron and his staff are only interested in getting their monthly management fee and keeping quiet. They have no concern for the owners. Ron had personally advised me that he sees plenty of unethical issues in the buildings but it is not his problem and he basically tells you good luck go find someone in the city and try to figure it out. Slumlords. They will lose you tenants, they will not transfer information properly back and forth between landlord and tenant. They will lie and say the owner said no, when in reality they don't ask. They hire incompetent contractors sometimes. They rarely use their own handymen to save you money, so they just call random plumbers, electricians, etc. Sometimes they are good, sometimes they are not. Basically, nothing you can't do on your own as a landlord. They are nonresponsive and it can take as long as 2 weeks to a month to get a repair done, even a major systematic repair. They have a bunch of random office girls who are called property managers, but it's just 2 or 3 rotating office ladies who have other jobs there, who call fix it technicians for you in between doing their other jobs. There is no after-hours support in reality. I feel like all the other glowing reviews, other than Victoria B's, are fake. Notice they are never house or apartment renters singing their praises. The reviews seem to be on the end of the landlord, not the tenants. And unhappy tenants = vacant residences. I'd never rent anything that has their name on it. They list lots of stuff in Craigslist and the second I see Prellis, I just skip to the next entry. I've heard of contractors who they haven't paid, who refuse to work with them. To know them is NOT to love them. The ladies on the phone are polite, but that's about as much as I can say in the way of goodness. I wish there were a way for landlords to know how badly they are going to manage their property. Well - maybe they'll read this review. UPDATE in response to RON below: Wow, if I were a bogus reviewer, I'm awfully specific. The reason I won't respond to you is after I lived in misery at your property for more than 4 years, why do I owe you the pleasure of knowing my name? What's in it for me? Only possible harassment, since clearly you can't give me my time back or the time there was no working toilet for a whole day or the other things worse things I had to endure. You're lucky I'm not recounting the REALLY specific horrific stuff that would terrify folks, but I won't because I don't want to give you any hint as to which property I lived in. Because again, it can only hurt, not help since I've moved on. If you were more concerned about DOING your business versus TALKING about your business, you wouldn't have to try to track down strangers on Yelp. read more

Experience with organization, accounting and follow through were mixed at best and horribly poor at worst. There were constant complaints from homeowners that their calls and emails were ignored. I escalated accounting and communication issues to management and the owner but unfortunately it did not change the inconsistent management services our community property received. Unless your HOA is VERY organized with no delinquencies, I would not recommend this company. Being a Board Member is never a easy thing as the well being on a community is dependent upon the correct decisions made by the board.
