Beware of this company and their FAKE 5 star reviews. I am a long time renter in one of their buildings and they had my previous review removed. If I could give zero stars, I would. My experience with Essential Management has been nothing short of frustrating, and much of that stems from the complete incompetence of the building manager, Nidia. From the beginning, communication was inconsistent and unprofessional. Maintenance requests were either ignored entirely or handled with stunning delays and carelessness. Routine issues like broken locks, faulty plumbing, or pest control became uphill battles. You'd think basic safety and habitability would be a priority -- not here. Nidia, in particular, seems either overwhelmed, underqualified, or simply uninterested in doing her job. Questions are met with vague responses, if they're answered at all. Follow-ups vanish into a void. Accountability? Nonexistent. It's clear there's no sense of urgency or pride in maintaining the building or serving tenants. Renters deserve better. As one of many people who has lived at 100 N Sycamore and still has friends in the building, I can tell you it hasn't improved in years. Sylvia works in the Essential Management office and while she's nice at first to get you in the building, you will never deal with her again until you move out. Nidia is the building manager for 100 N Sycamore, you will also never see her and you will rarely here from her, even if you politely request help with the bevy of issues that arise from living in an old building in the heart of the city. In the event she does communicate with you, it will likely be nonsensical and ineffective. For maintenance and fixes of any kind they mostly just pour paint over everything as a solve to any issue. Leak in your ceiling? Paint over it. Drainage issues in your toilet? Dump some paint in there. It's shocking that Essential Management looks after any building, let alone beautiful historic ones, because their entire philosophy is to make your experience miserable so that you move out quickly and they can hike up the rent again and again without ever properly maintaining or improving the building. read more

She consistently goes above and beyond, and I wanted to take a moment to share my appreciation. First of all, Nidia is always quick to respond to maintenance requests. The workers she sends are professional, friendly and they always leave the space clean after their work. But what I appreciate the most is how much Nidia genuinely cares about our community. During the recent Sunset Fire near our neighborhood, she personally came to knock on our doors to alert us and make sure we were prepared in case of evacuation. I also had a personal issue with extremely early construction noise ( starting at 5am , one point at 1am) from a neighboring building. Even though this wasn't something directly affecting her or most tenants, Nidia took it to heart. She filled a complaint on my behalf and even followed up with a phone call to try to resolve the issue. I was truly touched by her support. Thank you Nidia, I feel safe and supported to live here. Sadly, this management company does not care about its tenants, especially the elderly who reside in many of the properties they own. Our elevator has been out of service for over a week while the younger tenants are helping the elderly people in the building go up and down three flights of stairs with groceries. The last time the elevator was down at lasted for almost 2 months and after several phone calls and emails NOTHING was done about the problem, but the management was more than happy to collect. I can't warn you strongly enough to never go anywhere near these people. Also, I cannot with all these fake 5-star reviews flooding in from Essential's friends, associates, unsuspecting new tenants, etc. A photo of a review posted by a previous landlord of mine before Nidia (Mia A) is attached. Since writing this, Essential lost both a Compliance Determination for the initial rent reduction our building was awarded this year as well as a SECOND rent reduction for our entire building. Shocker, they appealed both outcomes, and are STILL lying to the city saying work was completed, even after the city inspector documented noncompliance. Nidia was also resisting the rent reduction and charging my entire building original rent for months after the city order. Then, when receiving my most recent ledger, she went and backdated monthly credits for the rent reduction that I never received at the time, in addition to overcharges from illegal late fees. Additionally, she withheld our building's security deposit interest for 10 months. I also can't retrieve any of my rental ledgers from before 2020 on account of "our system was upgraded and most of the ledger did not transfer". All of this and even after losing four City of West Hollywood rent reduction hearings, she STILL has the gall to continue to lie to me and the city, as well as neglect and deny my maintenance requests. I recently moved in and the process has been amazing! Silvia has been so kind, responsive, and on top of things from the moment I called to schedule a tour. She even worked late so that I could tour past hours since my job interferes with the timing. She guided me through the entire application process and helped me navigate my way as a first time stand-alone renter. Also, she is so quick!!! Anything I have needed help with, as soon as I shoot her a text she is on it. I am really thankful for her. You'd be in great hands here. Also, I think the buildings are pretty fairly priced considering the location (compared to other buildings in the area). The one I am in looks a little dated but everything inside is newly done and is pretty nice. Little issues are fixed almost immediately with how fast maintenance is. Greedy nasty people. I've been her for over 13 years always paid my rent on time. Covid hit and my clients lost their jobs and couldn't afford my therapy . A large company I worked for went out of business. The landlords and their bully attorney (They happen to be brothers) took advantage of the Covid Relief payment insurance claims were paid. For 11 years, they never repaired the leaks in my kitchen , living room and bedroom seals and rain poured in and flooded my floors. Then they had the nerve to raise my rent over $200 for an uninhabitable apt. I tried to negotiate with them but they doubled down on me. I have a list of over 33 repair items they they were neglected to fix. I couldn't let them evict me. This is my home, my sanctuary. When you're in the right, you're right and you know it and you have to fight. Even when the clerk erroneously put my case in default by sneaky plaintiffs attorney's trip that made my jury trial go off the racks and they evicted me with the promise the sheriffs would be locking me in less than 24 hours. However, I still won the EX-Parte hearing today and the judge is allowing me to go home and continue paying my monthly rent until the appeals hearing and eventually a trial. They are bullies and greedy. Stay away. read more

DO NOT RENT FROM Essential Management -They should get less than a zero. DON'T LET ANY OF THE FAKE GOOD REVIEWS FOOL YOU HERE ON YELP OR GOOGLE. I can't believe I did not read any reviews before renting. Hopefully this helps prevent anyone from a really unfortunate living experience. If You do live in a bldg managed by Essential Managment-- NOTHING will ever get repaired- even if it was noted during the walk-thru. Expect to live in with: ~ An Ant Colony !!! ~ Broken A/C !! ~ Water that smells like rotten eggs !! ~ Windows with easy access that don't lock !! ~ Cracks around all the window frames allowing easy access for insects and dirt. ~ Having to wait 15 mins for the hot-water to come on while you're running & wasting water !! ~ A large peep hole that doesn't stay closed and that you can open from the outside of your door. I actually paid 10 months in advance and gave 2 months sec. deposit because there was very little avail on the market in my price range and this apt was already $495 more a month than my last apt which was also a slumlord situation. AND after 4 months of back and forth w/Nidia the off-site mgr not just for my bldg but for likely all of their properties unless it's a building that requires to have on-site. Needless-to-say- being put onto "Nidia's " List over and over for the same unresolved issues and living with those issues and dealing with her horrible attitude was just too much. I threatened legal action after I had left there for days but I came back for the the "inspection" when they then put a 24hr ER notice to enter my apt- and they literally ambushed me- 4 people in my small apt and they were aggressively really trying to bully me. The two men were not as offensive as Silvia and Nidia and afterwards- even thou they didn't admit any wrong doing- they knew they're wrong. And They know that I have recorded every conversation between Myself & each of them (quality control purposes), plus theres all the emails, texts messages and video recordings. Which is why they likely agreed to give me back my money for the months I prepaid and my security deposit; if I gave them 30 days notice- and saying that as long as they don't find any issues after you vacate you will get your full deposit back too- AND they said it looks great today on July 11th 2023. It didn't look great too me but I can guarantee it will be the same and definitely cleaner than when I took occupancy - they made me wait to have it cleaned - And it was NEVER cleaned. Or they would have found the ants. With that I said; I gave gave them my 30 days notice - My 30 days was August 10th 2023. They never gave me the money and It's now September 1st and my stuff is still in the apt but I am not as they wouldn't even return even 1 month of my paid rent until I move out- and they do a walk thru. AND I really need two of the months I paid up front - back, before I can afford to move out. I really have so much more to say that about how horrible the entire experience has been but I need to finish writing my legal letter to the city for supporting/protecting me against this "slumlord" that they're allowing to operate in their city. read more

Things have only gotten worse since my initial review. They are a small step above slum housing landlords. It took over 6 months and incessant hounding and complaints from multiple tenants followed by intervention with the owner for them to repair the washing machine which should have been an easy fix but then turned into constant flooding from their refusal to use competent maintenance. We literally had our clothes being boiled for 6 months with no cold water option only extremely hot. They have not repaired a broken gutter (it's been months), took months just to replace a broken side gate lock (even after a prowler was observed wandering around), refuse to provide surveillance cameras or even a motion activated light despite increased vehicle break ins). Maintenance came in January to make repairs only because the Housing Board was inspecting, and then they claimed thy would make additional repairs and got my phone number and still haven't called. There is a major plumbing/sewage issue that the manager keeps refusing to address as well but they will continue to refuse to engage in necessary maintenance until the problem literally explodes. read more

We have been tenants for 2 years. At first it was magnificent with obtaining a unit with Sylvia. Then it went downhill when we started dealing with Nidia the manager. If you report any issues, Nidia will blame you for their poor management. I reported a broken closet rod, Nidia refused to repair stating they could not because of Covid. A few months later, they entered the building for an inspection, yet she refused to fix my closet rod. I reported a plumbing issue, Nidia blamed me stating I flushed baby wipes. Um I don't have babies and I don't flush wipes. In February, I reported hearing sounds of rats scratching and chewing inside the walls. She claimed she resolved the issue. This morning the sounds continued for hours. I reported issue again, she blamed me for not reporting the issue. If I were the owner I would address this issue with legit pest control as rodents can severely damage the property. Yet, They hire clowns. Please do not do business with this property management. Nidia is the worse, she can't spell, has no professionalism and she is not suitable for this role. read more
