I am so excited to make the Monarch Station apartments our new home. The property is laid out like a resort with a lot of paths to walk the dogs away from the cars and we love going around the pond. The apartment had a lot of floor plans to choose from and the 2 Bedroom with Den was the best fit for our lifestyle. We love the large closets and storage, but overall the rooms are large and it feels very open and light. The staff was incredible in answering our questions finding the best apartment model for our needs and getting us through the lease signing process without any issues. To start off this place was honestly nice to live in then it just went drastically down hill, The Management is not up to standards, the customer service by the office manager is poor, Tricia Thomas does not have any idea of what that means treat people with respect. I had several issues there, mold infestation that made my kid sick, several work orders for noisy HVAC system, leaking and weird moldy smells, poor air circulation, unit was always hot, I had to hire an inspector for mold and had to pay to get the air ducts cleaned. Management installed a dehumidifier for over 5 months in my living room, humidity levels over 65% AC continuously running even when it was 50 degrees weather outside, videos, pictures, emails and other correspondence were sent via emails and through the resident portal with not response back. They do poor job maintaining cleanliness of the stairs, hallways, and not enforcing rules regarding dog fecal matter. Due to their proximity to the vacant lot, they have an infestation of wild animals such as rats, snakes, spiders and coyotes. Nothing entertaining there for children. They just want you to purchase from their partner/food trucks that comes every now and then. There doesn't appear to be any security outside, the gate was always broken. There was an incident on the premises where two girls got stabbed. The leasing office tried to cover it instead of addressing it properly. The parking situation is a mess, There are 26 parking spots for guests for this huge complex of 300 units, cars were stolen, guests parking/towing is aggressive, they partnership with the towing company. Johana was the only nice, helpful person there! I did not get my full security deposit back due to having to paint the wall for normal wear and tear after a number of years of occupancy and leaving the apartment in good condition. From what I heard NO ONE gets deposit back, they look for any excuse to keep it. STAY AWAY !!!!! This is the worse apartment complex I have ever lived in. DONT BE FOOLED BY HOW 'NICE' IT LOOKS. I've Only been here 5 months and my CAR WAS STOLEN from my parking SPOT. They do not cooperate with the Police. This place is only about the $$ and does not care about their residents. The security in general is awful as in the reviews you will continue to read about the countless theft and auto burglary that happens frequently. Don't move in.Management company people are disgusting, these people have no consideration for anybody .I would not recommend this community to anyone who wants to be in a safe environment. I recently moved out of Monarch Station after 4 years and i have very mixed feelings regarding my stay. first off, they are currently holding my security deposit over an apparent smell of smoke in my Unit. Management was supposed to inspect my unit before leaving and nobody stopped by after trying to schedule an appointment on my moving date. 4 days go by in an unlocked unit on the first floor and i have to be the one calling them to find out the status? unacceptable and predatory. Besides that, management likes to patch up repairs and avoid having to do any actual work that's clearly needed. my Unit had a structural crack from one end of the unit to the other and they never once cared to inspect it further. Same with the shower and consistent water marks on ceilings in both units and hallways. even brought up a fist sized hole through the stucco in the second building during my first year, in which the hole is still there 4 years later. I also Dealt with spotty, cheap paint throughout and whenever you asked for some help with repairs, they simply state there's no paint available, or if there is they want you to do it. Towing is extremely predatory as well and dealt with on plenty of occasions, even as far as on my last day while loading stuff into my vehicle. I cannot say everything was bad, but dealing with the current situation has left a very sour taste in my mouth regarding this association and management. Be better. read more

I have never lived in an apartment complex that makes life so difficult for its residents. 1. Want to have a guest over? Well, you can only have guests for a total of 48 hours each month. Even if you register your guest like they tell you, there is a decent chance they'll still tow them to the tune of over $150. 2. There are constant loud noises. I'm fairly certain one of my neighbors must have a wood shop because there are jarringly loud noises at all hours of the day and night reverberating through the apartment. 3. Most of the units have water issues, including various leaks with some neighbors getting water bills over $100 in a month, but apparently there is no issue. 4. The grills are broken more often than they are functioning. 5. Residents let their children roam all over the place, playing on gym equipment unsupervised (these are kids who look around 5 and could be seriously injured doing so in addition to keeping residents from using the machines for what they're actually meant for). 6. Have more than one car? Too bad, you only get one space unless you want to pay an extra $150 for a parking garage. 7. There are only 26 guest spaces for a complex with over 300 units. Do the math. 8. Residents have been stickered for towing for back in parking. These stickers are nearly impossible to get off. 9. All the units have energy efficient appliances, yet my electric and water bills are significantly higher than they were when I lived in an apartment with old appliances. 10. There's constantly dog poop laying around, even though there are doggie pick up stations EVERYWHERE. They say they DNA test the dogs to keep this from happening. They don't. 11. The gates are a joke. They stay open for ages after any car rolls through, so it's not really a gated community. Oh, and that's when the gates actually work. 12. If you like the smell of weed, this is the place for you! The leasing office staff were very friendly and showed us two of their 2 Bedroom apartments which were both brand new, never lived in. There is an option for a garage and/or 4x8 storage unit. As an update, the property management team has since re-ordered the missing gym equipment and have ensured they are throwing community events here and there for the complex. I'm also seeing more communication being offered to the residents to keep them up to date on things. Still not super happy about the parking situation I was in, but have since realized it would be a whole lot messier if we didn't have structure and process in parking. Just wish there was some sort of warning about your car being impounded, rather than just take it. Or maybe fix the parking registration app to let you review your dates/times before submitting and be able to fix it if it's not correct. We pay way too much here to add more expenses like something silly with parking unless we are a repeat offender or there are specifically cars that are obviously not supposed to be here. I still encounter some of the same things other residents do, but some things are not always able to be controlled (gate breaking, packages getting stolen, maintenance cleaning hallways and not knowing they're spraying all that water into your apartment under the door...) and that can sometimes cause impatience and frustration. Otherwise, yes, it's a bit pricey and takes some getting used to, but overall, there is some good work going into the complex again. read more

It's a beautiful place but it's been nothing but a headache since I moved in. 1st off the front gate is wide open to the public 70% of the time. Residents packages get stolen from their front door. There is dog poop everywhere... in hallways, elevators, side walks, etc etc. we have had issues with spiders and roaches inside and outside of the apartment. When they property first rolled out the parking decals I was told my building didn't have decals ready yet and the next morning my car was towed. I have a leak and my drywall is soaked and warped. Management still hasn't returned my phone calls after a month concerning this issue. Now my car is getting dents in it from the person who's parking spot is assigned next to me. I asked the front office if I can move to another spot and they gave me a run around answer and said they would call me with an answer and still haven't heard back from them. Now the latest issue is they are now enforcing a strict guest parking policy. There is 26 parking spots for guests for this huge complex. First of all that is not enough. But now every guest has to register to park and get a decal to park in the guest spots. Otherwise your guest will get towed!!! I already had one friend get towed this weekend. So I have to register every person that may visit. It's beyond ridiculous. read more

Guest parking. We were told guest parking was top floor of the open garage. This week management marked a few spots for quests and residents were informed that cars without decal and not in guest parking will be towed. Today i took a survey of the cars parked not in the few quest parking since all were already taken and noticed that 95 percent of the cars had no decals. With that said, are all these cars going to be towed? I have come to the conclusion that this is a plan put in place by management and the towing company to rack up dollars on the backs of poor people. No compassion. Why do the garage parking spots have to be numbered. I am sure there are more parking spots in this community than residents. read more

Their guest parking situation is an absolute joke. Even if it's your first time forgetting to register a guest vehicle, there's no warning and you will have to pay $150. Residents with pets don't care to pick up after their pets. I have watched certain residents walk their dogs and have the poop plastics in their hands, have their dogs poop in the grass, look around to see who is watching and walk away without picking up after their dogs. They also have their dogs pee in the hallways and stairs. Also, don't get me started with the norm...anytime of the day you can breathe that disgusting smell of marijuana coming out of certain units. Is weed legal in Monarch Station??? Lastly, why would a resident with an assigned parking spot always utilize the disabled parking in bldg 4 when their assigned spot is two spots away from the disabled spot. That is inconsiderate...other residents may have guests who would like to utilize that spot. That resident should give up their assigned parking which is always empty and claim the disabled parking since they conveniently display their disabled parking permit read more

Parking was poorly designed at this new apartment complex. While tenants are assigned two parking spaces, there is no enforcement of parking violations. Called Johnathen at Executive Towing and Recovery, 5900 Dewey St #200 Hollywood, FL 33023 1-954-444-0054, but a tow truck never arrived to tow the resident who was parked in my space. Management has an emergency maintenance number, but no after hours number to address this parking issue. Nice looking property but that's where it ends. Entry gate does not have a separate resident entry. Access gates around the property haven't worked for years. Hallways flood when it rains. The swamp water that surrounds the property stinks. Only about 15 parking spots for guests when there's hundreds of units in the complex. The spitefully tow cars at midnight even if there's open spaces. Management doesn't enforce the rules but make sure your guests cars get towed. The apartments are nice, there's no doubt there, but for their price range, there shouldn't be any silly issues to deal with. Parking is an absolute joke. It's quite obvious this apartment complex is "colluding" and has a contract with a towing company whom, have access to the gate day in, day out. The towing company proactively searches for vehicles to tow. During early morning hours they have someone on foot with a flashlight verifying car decals. There's no denying someone absolutely dropped the ball when it came to mapping out parking. The parking garage should've been built with more floors to resolve guest parking issues. To top it off the leasing office comes off as if having a guest is some sort of privilege. Assigned parking, means assigned parking. You can reside in the same place with someone else but can only park in your assigned space. You cannot switch spots with the other person you reside with or, yes the towing company agent with the flashlight will find out and your car will be towed. It all comes off as if they developed the property with the tow company contract set in place which would explain why parking is such an issue. I'd love to see how they deal with upcoming holidays where, you know, people enjoy the company of guests. read more
