Absolutely Heartless Management Stay Away from Quiet Waters A few years ago, I lost my partner and best friend, who lived at Quiet Waters. As devastating as that was, what followed was even more traumatizing. Because I was the closest to him in both life and distance, and listed as his first point of contact on all his documents, I was tasked with handling everything after his passing including caring for his beloved pets and cleaning out his apartment at the request of his elderly parents. Instead of allowing us a moment of grace or compassion, Quiet Waters Management immediately locked me out of the unit. His grieving parents who are out of the state called and pleaded with them, offering to send any documentation they required. I called as well, trying to find a way to retrieve his belongings and asked if I could at least collect anything left after they move them out. The manager heartlessly said, "We'll make sure the trash is where no one will ever find it." I still have this call recorded on my office line. If they would like to hear it again. Even worse, they refused to feed the starving pets that were still inside the unit. I had to threaten them just to get them to provide food and water until access could be granted. They ignored calls, dodged responsibility, and finally involved the police. So did the family, just trying to get in. His elderly parents, already overwhelmed with grief and limited resources, were forced to go to court to obtain permission for me to access the apartment. By the time I was finally let in, (it took months) the damage was done. Maintenance staff or someone had clearly gone through the unit. Items were missing. Things were stolen. It felt like he was robbed twice once in death, and once by the very people who should have had a shred of decency. This broke me down. This was the most tragic event of my life, and the management at Quiet Waters handled it with cruelty, indifference, and even malice. This building is run by monsters. Stay far away. read more

They are constantly changing management which is annoying. They have too many addendums/rules for over $3k a month and like most management companies the requirements are to move into a unit! On February 28, 2024 I started an application for the Quiet Water condominium located in the city of Deerfield. I had a lot of doubts because there weren't many explanations on the website and I was attracted by the price, which was much cheaper than other condominiums. So on February 29, 2024, I went to the condominium office to get more information. There I was informed that the deposit amount would only be the amount of $350 that was being mentioned on the website. I was attended to by a lady called Dana. She said she couldn't show me the condominium but she could make the application because after she asked to see the statements she said it would be approved. I completed my application on the same day and on March 1st, early in the morning our application was approved. on Saturday I went to the condominium office with my husband to see the condominium and request a change in the value, which was wrong. We were informed again that we would not be able to see the condominium but that the value would be changed. Mrs. Dana showed us that our credit was very good and once again we asked how we would proceed since she approved it. She informed us that the contract would be sent by email and that we could now enter the portal. on Sunday we found that they had not made the change. On Monday, March 4th, we were sent an email with an attachment of a photo of a piece of paper charging us a deposit amount. I went to the condominium to ask questions because we only applied based on everything we heard from Mrs. Dana. and we were told I had to pay the deposit or they would cancel it. On March 5th, I returned to the condominium to try to resolve the situation as we only applied because I was told that the only deposit charged was $350. I asked her to send me an email with our options and she refused. so I send an email. on March 6th I discovered that they canceled our application. and when I asked via email he told me that I requested it. They are claiming that they showed us the condominium and that never happened and they are claiming that they delivered an explanatory paper with the values ​​and that never happened either. We made an investment of $600 as we paid for an application of $250. They claim that they will not return this application amount, but they canceled our contract and are not accepting us to return the entire amount. PLEASE NOTICE I REVIEWED THEM WHEN I FIRST MOVED IN AND GAVE 5 STARS (the other management company was in charge at that point) Quiet Waters was recently sold to a new management company and I cannot recommend them. The old management company was wonderful and the customer service was second to none. This management company is poorly run, cheap, and lacks customer service. Avoid Jose Morales at all costs. He will come off as a nice guy and will have you convinced that he has your best interest in mind and then completely screw you when you leave. We were charged $500 for "damages" and "cleaning fees" when we moved out, on top of over $3,000 in fees for breaking the lease and a $200 security deposit. I asked for pictures of the charges, which I received in black and white, some were impossible to see because of the poor quality. I then asked for some explanation and received partial answers. For example, I asked why I was being charged for two ice packs that were accidentally left in an otherwise PERFECTLY CLEANED refrigerator/freezer and received no response for months. Then when I called, I was told I was charged because legally he had the right to charge me... that was it... he charged me because he could regardless of how absurd a $20 charge was to literally throw away two ice packs. Believing they would see how ridiculous this charge (among other charges in dispute) was, they would remove them from the final bill... they did not, instead just sent the bill to collections. I was also charged over $100 for a 6 inch carpet stain (that was not on the carpet when I left). The explanation was that it cost $100 to get the small stain out of the carpet (the truth is that they replaced the entire carpet and used my money to do so). While I was living there, the A/C unit constantly broke and froze. Instead of replacing it, they would send the maintenance to patch it up until it broke again a few weeks later. CHEAP CHEAP CHEAP. Also, they stopped taking care of the grounds. Dog droppings were left everywhere and were never cleaned by residents or the staff. When we complained (we have a dog too and hate when this happens) they said they would send a letter to all the residents... they never did. They also never cleaned the droppings. DO NOT TRUST THESE PEOPLE AND DO NOT LIVE HERE... MOVE ON TO SOMEONE THAT WILL TREAT YOU RIGHT read more

My husband and I came here the other day wanting to look at a 1 bdrm apartment. First off, the older lady at the desk did NOT seem too interested in showing anything. We sat down, and she asked what type of apartment we were looking for, advised 1bdrm. She then said "and how many will be in it?" We advised myself, my husband, our 2wk old and small dog. BOY did her tune change! She then told us they can only rent a 1bdrm to 2 people. OBSURD! Little does this place realize my cousin is a property manager at another location and she advised me that law changed 9mo ago! Under the Fair Housing Act a 1bdrm can now be rented to 2 heartbeats PLUS 1, which means any children under the age of 18. Shame on this place. Could of had a sale! She blew that! DO NOT MOVE HERE. For the money, you can find somewhere much better where the "new appliances" are ACTUALLY new and the people in the office aren't in your apartment and violating your privacy at least once a week (I've had people in my apartment at least four times in the last 24 hours for no reason). This place isn't even worth one star. I wrote a review a while ago about mold in my ceiling that we were threatened with eviction over; they came into our apartment unannounced and my dog had an accident while we were away (she was on meds that caused her stomach to be a little upset). We were threatened with a 7 Day notice because we were "living in unsanitary conditions"...while they had yet to come to do anything about the giant patch of mold in our second bedroom that we had called them about three-four days prior. The apartment complex begged that I take my previous review down, and I regret that because the people here are rude and intrusive, and if you have an issue with a dishwasher or washer/dryer they're just going to ghetto rig it and won't actually fix it. These people barged into my house three times yesterday while doing "routine maintenance" on the fire alarms...which caused the alarms to go off for about 2 hours. Not only were the alarms driving me and my dog crazy, but I was completely underdressed and they just barged in like they owned the place (I was in my sleepwear, as I was trying to take a nap). They knocked once or twice and barged in on three separate occasions while I was trying to at least put a bra on!!! I have lived in apartments my whole life and have never had so many people in and out of my apartment! The worst of it is that when I complained about the alarms and them barging into my apartment and how it was causing my dog to freak out, one of the gentlemen and the woman that works in the office (her name was Wanda) were totally rude and dismissed my complaint completely by saying, "it's just once a year" and sarcastically saying that she'll make sure that we are notified the next time they are coming into our apartment. And here I am with another notice about how they're coming in AGAIN for some nonsense maintenance crap. And they dropped off the notice about it at a quarter to six pm!!! How the hell am I suppose to arrange for my pet to go anywhere with such short notice?! These people are the absolute worst. DO NOT MOVE HERE IF YOU VALUE YOUR PRIVACY. Just moved in to Quiet Waters this week. My girlfriend and I had to make a quick move from Chicago. In only a few days, Liliana had us hooked. She took actual pictures of the unit we would be moving into because we were not able to view the apartment before deciding on where to move. We asked her to take the pictures and she sent them to us within an hour... Everywhere else acted like it was a little bit of a hassle or they took several days to send us pictures. Liliana was amazing. Honestly, she was one of the main reasons we decided to move here. We are so glad we ended up at Quiet Waters. If you are looking to move to the area give this place a good faith look and ask for Liliana. She understands customer service and is in constant contact with you the entire way... The cherry on top was that she called us while we were driving down just to see how our trip was going and to tell us that she would not be in the office when we got there but that she told her office we would be arriving and that everything was taken care of. I love my apartment. When I first came to see the place in 2014 - Liliana was the one who showed me around. Honestly- her professional attitude, kindness and honesty about the area and apartment are one of the main reasons I took the apartment. Over the past 2 years , she and the rest of the staff ( Sheena at the front desk and the other Maintenance guys) have helped me out on multiple occassions - they drop off documents/ amazon boxes to my house if I let them know I won't be home before the office closes, they come fix issues immediately, etc. The staff at Quiet Waters has made the entire experience so much better! In addition- their pool is amazing and almost always empty, so are the racquetball courts! It's a quiet neighbourhood with lots of dogs (small ones mostly). read more

BEWARE: Sending bad reviews for Quiet Waters At Coquina Lakes. DO NOT RENT FROM THEM. No good customer service to loyal tenants. All my neighbors are not renewing and leaving. I will blast them everywhere, all social media and rent reviews if they dare to charge me $1000 for a shitty vinyl floor after being there for 3 yrs, its called normal wear and tear moving furniture around. I also gave proper notice of non-renewal because I bought a house which they are denying. Rent is way to high and continues to increase. Just looking out for those in the market of a new apt. Disaster... Had a terrible stay at these apartments. In the first week we noticed a cockroach infestation. (Liliana insisted that we brought the cockroaches with us) The toilet looked fine at first but when it wouldn't flush anymore we wondered why and lifted up the back plate... (the chain hanger looked like it was pulled out of the ocean) it was so badly rusted that the chain had fallen off because the hole that it clips in wasn't even there anymore! Their maintenance guys, they jerry-rig everything they can. We've already had to have them come repair washing dryer, its already making noises again not 2 weeks later. When they opened it up it was all rusted inside. It seems all they do is move the problem around and hope you will shut up. There is rust in the bathroom sinks, the shower doesn't even work in the one bedroom. We have had our property damaged and things stolen. They were absolutely unhelpful in this. They have recently let go most of their maintenance crew... Wonder why? The Fire/smoke Alarm near the kitchen malfunctioned, the maintenance guy was told about it he said he would get around to it. Its been at least 6 weeks without a fire/smoke alarm installed.. I'm shocked at this, surely these violations should have them shut down. Where is the health inspector? Where is the Fire Marshall? Someone please do something! Maintenance and service is terrible at Quiet Waters at Coquina Lakes. If you want sound and solid advice, take you and your family and find a SAFE, HEALTHY apartment complex to live at. STAY AWAY from this place. read more
