    They canceled my contract without our permission, and now they don't want to return our investment amount. if you want to have stress before

    On February 28, 2024 I started an application for the Quiet Water condominium located in the city of Deerfield. I had a lot of doubts because there weren't many explanations on the website and I was attracted by the price, which was much cheaper than other condominiums. So on February 29, 2024, I went to the condominium office to get more information. There I was informed that the deposit amount would only be the amount of $350 that was being mentioned on the website. I was attended to by a lady called Dana. She said she couldn't show me the condominium but she could make the application because after she asked to see the statements she said it would be approved. I completed my application on the same day and on March 1st, early in the morning our application was approved. on Saturday I went to the condominium office with my husband to see the condominium and request a change in the value, which was wrong. We were informed again that we would not be able to see the condominium but that the value would be changed. Mrs. Dana showed us that our credit was very good and once again we asked how we would proceed since she approved it. She informed us that the contract would be sent by email and that we could now enter the portal. on Sunday we found that they had not made the change. On Monday, March 4th, we were sent an email with an attachment of a photo of a piece of paper charging us a deposit amount. I went to the condominium to ask questions because we only applied based on everything we heard from Mrs. Dana. and we were told I had to pay the deposit or they would cancel it. On March 5th, I returned to the condominium to try to resolve the situation as we only applied because I was told that the only deposit charged was $350. I asked her to send me an email with our options and she refused. so I send an email. on March 6th I discovered that they canceled our application. and when I asked via email he told me that I requested it. They are claiming that they showed us the condominium and that never happened and they are claiming that they delivered an explanatory paper with the values ​​and that never happened either. We made an investment of $600 as we paid for an application of $250. They claim that they will not return this application amount, but they canceled our contract and are not accepting us to return the entire amount. It was all the humiliation we suffered because you laughed all the time. We have all the emails proving it. We wish we could resolve it.

    MOLD IN MY CEILING that instead of fixing, they're trying to sue us over.

    For starters I would like to express my current feelings towards this property, I would NOT…read morerecommend Solaire at its current state. My family has lived here for 3 years with the decline in safety, amenity convenience, maintenance fulfillment however an increase in regulations, police presence and of course rent. Do not judge a book by its cover, when we did the initial tour (3 years ago) everything seemed acceptable. After one week of living here we had to have mold removed, drawers fixed and cracks in various places began to emerge from the cover up of paint. Every year Management gets more uncompromising and demanding without probable reason. Below I will list the major issues that support your decision of not choosing Solaire as your residence. 1. Within the first month of living here we had to have mold inspected, resealing of cracks, and paint applied over full areas where there had been previous water damage. 2. They are overly communicative for their needs but neglectful to yours. We have never been late for rent in 3 years and one month we were changed the 10% fee for "being late." Chelsea had administered the late fee without contacting us to figure out what the issue may be and again accused us of not paying rent. After showing her proof of payment being made she apologized and ended the call. 3. There was an issue which we had tiny bugs gathering on our wall, it appeared to come from water damage and they simply painted over the area, bugs included. Same with the mold, they scrape it and then cover it with paint. 4. We were out of town and apparently there was an emergency leak from our apartment to the lower unit on a Friday. When we returned on Sunday every light in our unit was on. Seems petty but when the stair light, kitchen light, and restroom light is on with a dehumidifier running for 3 days straight, we are incurring that power bill not the apartment. Very unacceptable. 5. Moving out has already started to be an issue and we have a week remaining in this place. They will charge you for EVERYTHING including dust, cobwebs and day to day living wear and tear. We had to beg for a carpet cleaning when our lease renewed last year. This was not given in the initial move in contract ever. The new place we are relocating to openly expressed what is expected upon move out. Solaire has never until move out was confirmed in which they placed a communication on our door. When we first moved in rent was a little under $2000, I understand times are different now but each year it increased at least $200. For us to renew this year would have been $2500 but as a new tenant our unit is going for $3000+. I will give Solaire a 4/10.

Especially as a woman walking late at night and having to go trough gates to get to my place. It's insane. No parking due to everyone who has a garage and doesn't park in their garage. It's ridiculous. I've taken pictures of garages and sent to the office. Everyone utilizes them for storage or work space. I have neighbors with 4 plus cars. 2 of those cars do not have red stickers. All residents with garages should have red stickers. They need to re do the parking and distribute new parking decals to make sure everyone has the correct stickers. We need assigned parking. 2 per unit. And everyone else should park where else is available. Every other community has assigned parking. And then visitor parking. I will be contacting corporate about this matter. I suggest other residents follow.

This complex was built back in the 80's when codes didn't matter. Forty years later it shows. The buildings are falling apart. Investments Limited, management company and Dawn the property manager there tried to fix everything the cheapest way possible. Two years ago they had the stairs replaced. Before the stairs were built out of concrete, now they are metal and not put together properly. They squeak and my daughter is afraid to walk on one set. The walkway to our apartment flood when it rains. My wife fell and was hurt very badly. Dawn threatened to evict us if we filed a claim. Last year, we had to deal with no windows because of structural repairs. They should have put people in a hotel while repairs were going on. They are still going through units in the complex, attempting to repair the damage that years of water and termites have done to the place. I've spoken to there contractor and he told me that they'd be better off if they leveled the place and rebuild everything. They also tried to pretty the place up with paint but at this point, it like putting lipstick on a pig . Don't get me wrong, it's not all bad, since Dawn took over security is better, a few years ago I caught two guys having sex in the pool, I'm glad that nonsense doesn't exist. Security is better, naturally a Nazi is going to have better security. Now my family has to endure the expense of moving in two months, because Investments Limited and Dawn refused to renew our lease. Dawn told us that it was a matter of a safety issue however they will not relocate us to another apartment or pay for our moving expenses. That would be the right thing to do. Dawn told us that's our fault and we should save our money, how could we when our rent has doubled since we moved here five years ago? I don't know how much of a kickback Dawn is getting from all of this but it must be a lot. I hope that she gets caught and is put in jail or at the least loses her job.

All the bad reviews are from people who blame Margaret (the property manager) that they discriminated against, but the truth is they weren't able to get an apartment due to their poor credit history or lack of references. There is an amazing mix of renters from diverse backgrounds here (Jamaican, Hatian, Latino, Brazilian, AA, White), so any insinuation that a particular race is not welcome here is nonsense. The reason why the administration is so particular about who lives here is because they all live here. Margaret, her assistant Fany (who is married to Tim the head of maintenance), the lead maintenance man Virgilio and his son...they ALL live on site. My neighbors were always great and trustworthy...very family oriented. I could leave my car doors unlocked, and a couple times forgot my house keys in the door and never once did I have anything stolen. You will RARELY find any litter on the ground. The pool area is well maintained. The gym is very dated (picture a circa 1985 high school gymnasium) but clean. Any time you need maintenance, you submit your request via their app and it will most likely be fixed by Virgilio that same day. Rents here are always significantly less than other complexes. We were paying under $1,800/mo for a 2 bed 1.5 bath two story unit. Rents go up every year to keep up with the inflating cost of maintenance, but they never price gouge. Rents are always fair, and I promise you won't find anything nicer in the same price range. This is a great place to live.
