As someone who works in and specializes in apartments and rentals, I feel especially compelled to warn others: do NOT lease at Amaray Las Olas. This building is a prime example of how overpriced units with seemingly good reviews can mask deep-rooted issues and poor management. 1. Cockroach Infestation: We dealt with a cockroach infestation for 3-5 months. These weren't just isolated bugs - they were inside our dishwasher, oven, stove, fridge, sink, and even coffee makers. It was absolutely disgusting and a serious health concern. Management's response? Spraying chemicals weekly instead of sealing entry points or addressing the actual source of the issue from the beginning. They showed minimal concern for our well-being and offered no concessions or compensation for the stress and unsanitary conditions we endured. Took them WEEKS to come and seal up the countless holes in the flooring and cabinetry. 2. Constant Elevator Failures: The elevators routinely break down, leaving residents stranded and waiting over 15 minutes just to go up a few floors. And no, you can't take the stairs up -- they're not accessible. For a luxury building, this is beyond unacceptable. 3. Health Hazards in Amenities: The hot tub was shut down for health safety concerns, which seems to be a recurring theme around here -- things break, management is slow to act, and residents pay the price. 4. Noise Issues: The noise from loud partygoers late at night makes it difficult to get consistent rest, especially if you're working early mornings or keeping a schedule. 5. Management and Property Declining: I constantly hear from neighbors that management quality is declining, and it's obvious that the overall condition of the property is going downhill fast. Given my professional experience in this industry, I can confidently say that Amaray is not worth the money or the stress. You'd be far better off looking at Veneto, which is newer, better managed, and truly delivers on its promises. Even The Lauret is a more reliable and comfortable alternative. This property may look luxurious on the outside, but living here is a different story entirely. I strongly advise anyone considering it to look elsewhere. When we approached management with our concerns and disappointment with our living situation they never made a whole hearted effort to compensate or credit us for these issues. They told us to lease another unit in the property (clearly not comfortable doing that) or sign a lease in a certain radius (very strange). They sent us to collections for breaking our lease within a week of the early termination fee being added to our account. Further, they added $420 of "damages" to our account with no descriptions or rational. Allegedly, this has happened to others on the property as well. Windsor clearly does not care about their tenants and is a clear example of a greedy corporation. read more

If I was reviewing the front desk I would give them 5 stars. WARNING!! This review is for the property management who spends more of their time arguing with residents and enforcing out of date and discriminatory policies than keeping residents safe & happy. 1) EVERY-TIME you take a bath your water will be brown. I had to put an extra filter on the shower as my hair was thinning, falling and turning orange. 2) The security gate to the property has been broken for months. But in the fine print of the lease the building does not guarantee a gated garage and it's not a reason for ANY financial or early termination accommodation. 3) I had several people follow me into the garage and I've seen several creepy men wondering around the building and garage at all hours. I had to terminate my lease early and take legal action as both my physical and mental health have suffered significantly since I moved into Amaray. read more

TAKE PICTURES OF EVERYTHING WHEN YOU MOVE IN AND OUT!! They will charge you for literally everything they possibly can. This place is a total money grab. Rent went up from $3400 with two months free to $4100 12 months later. I understand the concessions don't transfer over but they've increased almost everyone's rent by 16-20% when up for renewal. I referred SEVERAL people to the Amaray, a great friend from DC, and people from bars/restaurants in the area when asked if I like the building I ALWAYS* referred the building. First, let me say Gary at the front desk is AMAZING. He's honestly one of the nicest people that I've ever met and goes above and beyond for his residents. Sam at the leasing office was very helpful when moving in. Those two were the only good things about the building (and the view). Other buildings in the area are much newer and updated. BUT management is the absolute worst on Las Olas - go to Laureat, Icon, or Alluvion. Elevators never work, hot tub never works, maintenance requests are never taken care of. Police were at the building probably once every other month for disturbances, but that's probably like most buildings of its size. For months my stovetop had a "hot surface" light on so I had to use the circuit breaker to turn on/off my stove and I never said a fucking WORD because I rarely cook, maybe 2x a month. See attached for the itemizations for my move out. Charging $50 to clean a stovetop that they would have scrubbed anyway. Refrigerator: condition: GOOD! but needs $50, those cheap fucks. Here's the kicker- I was charged $565 to REPLACE the carpet due to the normal wear and tear - where your bed or desk sits for 14 months naturally the carpet will be matted down. They claimed I cut the carpet, but in reality it was so poorly installed there was a huge seam in an obscure corner (I have pics and videos from move in day). See correspondence below. I've attached several pictures. "We understand that the weight of furniture on carpet can cause indentations over time and that this is normal wear and tear. We would obviously prefer not to replace carpet when it isn't necessary. However, after taking a closer look at the inspection report, our maintenance team determined the carpet needed replacement due to tears caused by your furniture that were irreparable." - NEWS FLASH! I know 6 people in the building and all 6 people had new carpet when they moved in - this is something they normally do. read more

I have been living at Amaray las Olas a little over a month now and its been Amazing experience. I recently moved from a sister property in Austin, Texas and its been a smooth transition. Gary from concierge has been really helpful with movers and deliveries, excellent service. The Office team which includes Val and Jeffrey have been great in sending over details of the community and apartment over email as I was unable to come and visit. From what they sent everything was expected. The location is great, just walking distance to restaurants and all events that Las Olas offers for locals. Gym is greatly equipped with Peloton room, Training room, and a Sauna. My Husband and I are pleased to have a great community to live in. read more

The police came but sadly their noble efforts to help were too too late.. the situation had a beginning, at that point there was perhaps the gift of time .. the alarm bells has been rung there is no doubt that then was the time to act with dispatch .. but that is a fleeting moment in time , you get that chance to make the correction before things spiral out of control .. and then there was a middle part with many people sounding the alarm surely then ? And now, tragically and possibly preventable , there is the end part with 3 cop cars ambulances and fire trucks scrambling to save a life that undoubtedly needing saving when the first alarms were rung and rung again and again and again ... Just like with the Corona Virus had the repeated alarm bells been taken seriously time would have been the barrier we didn't have when we finally did act . The police and paramedics are conditioned to save lives in an emergency but even their loyalty and training couldn't save what many alarm bells ringing before they arrived tragically couldn't save either .. read more

I had a lease with the Amaray Las Olas. I have given them a security deposit of $xxxxx that has yet to be retuned to me, months after the end of my lease even though they agreed to refund it. Yesterday, 1/25, I made an appointment in-person with the younger gentleman at the front desk for today, 1/26, to view some units. The gentleman just asked me to write down my information on a sheet of printer paper instead of making me set an appointment online. I filled the paper with all the requested information, of which he got from someone in the leasing office over the phone. No issues here, whatsoever. Today, I showed up at 2:10pm which was 5 minutes early for my appointment made yesterday to a new gentleman at the front desk. He goes back and forth 3x talking to people in the leasing office trying to find not only my appointment info but someone to come speak to me. After about 5 minutes of back and forth, a younger lady named Layla (sorry if misspelled) came out saying she has no record of an appointment and can not only not give me a tour but any information. I mention how I just drove 35 minutes from Boca and showed up for nothing. She responds with, "Well you didn't show up for anything, you can make an appointment if you want." I let her know that it's not acceptable for me, to which she responds with that it isn't her fault she can't find any reservation and says I can wait 30-40 minutes and MAYBE she will have time to talk to me. I told her that I'll wait the 30 minutes and as she walks away she says "Yeah maybe in 30-40 minutes I can talk to you since this isn't my fault you don't have a reservation." I told her that it wasn't my fault that she and her colleagues didn't do their jobs and to forget about me waiting 30-40 minutes to "maybe" talk to someone. She then told me how, again, it isn't her fault and it isn't her job to make sure that appointments are set properly and properly communicated in-person amongst her and her colleagues. For someone trying to spend $3700/mo for a 2br/2ba apartment, this entire interaction was unacceptable. Mistakes happen, I get that, but to choose to instead tell me how it's not her fault and it isn't her responsibility after I did what I was requested to do to view units is wholly unacceptable. The two gentleman I saw at the front desk were very helpful and polite but this Layla girl is the entire reason I would never step back nor consider renting in that building again. If they're willing to treat people trying to spend over $44,000 per year on a 2 bedroom apartment in this manner then I'd be terrified to know how they treat their actual residents. My experience with one of their competitors was SIGNIFICANTLY better from a customer service standpoint. read more

We have been very happy with all of the staff at Amaray. Both Windsor and the Amaray property team has always been very responsive and professional. I was surprised at an earlier review from someone who doesn't even live here. His review was based on a misunderstanding. Very irresponsible to rate a business you know nothing about aside from a single interaction. I would recommend Amaray to anyone looking to be in the heart of downtown within walking distance to everything on Las Olas. read more

I don't even know where to begin with how horrible it was living at the Amaray. I would not recommend it to my worst enemy, while the unit had an amazing view, that was about the only good thing I can say. Management is awful, maintenance takes months if it happens at all and the building is falling apart. I was relocating to Fort Lauderdale 2 years ago, touring pretty much every community downtown. I ended up choosing the Amaray because the location was amazing, management (at the time) seemed awesome and the building seemed top tier. I was sold that it was the second ranked luxury building behind the Icon so I applied, paid everything required until my move in which was a few months down the road. All. A. Lie. The trouble started before I even moved into the building. I was in Orlando with a car full of my stuff ready to move in when I get a call that they need another $500 deposit. When we had left thinking all that was due to move in was rent. That was a lie. We decide against our better judgement to continue with the move in process and things just kept getting worse. Shortly after moving in they did a balcony renovation project which we were not informed of prior to moving in. Our balcony took 5 months to get resolved AND on top of that al facilities were closed due to covid. There was also a termite issue that we found out about through the exterminator while out walking our dogs. This is completely unacceptable. The AC in our unit would run for HOURS and still not keep the unit cool. We called for maintenance to come and fix it and over the year it never was. We'd set it at a temperature, it'd get to that temperature and then keep going for hours. They offered to apply tinting since they seemed to believe it was the sun hitting the thermostat. We agree to the tint in early March and by the time our lease was up they were finally ready to have it installed, 8 months later. The neighbors above us would move furniture until all hours of the night and work out during the day. I'm talking dropping weights like a body builder. We would call management and ask them to please do something about it. Nothing was ever done except offering cushion pads for the bottom of furniture and a rug. We endured this for months. One of us worked from home making the work day difficult being on the phone and the other one worked early hours so sleep was essential. I think the hot tub worked one time we tried it and the same can be said for the grills. Again, they advertise as a luxury building but there are buildings where you get way more bang for you buck. And the cherry on top of our awful experience when we moved out they provided the final invoice including a door, some wall holes from a TV, refrigerator doors and carpet that was allegedly stained from our dogs. I can without a doubt say neither of my dogs ever peed on the carpet. It's just another move by the Amaray. DO NOT MOVE IN HERE. You will regret it and if you do get ready for a terrible experience and a nice bill upon your departure. read more

Living here has changed my life! Andrea and her staff are always there for us. They create fun events for all the residents, happy hours, book club, brunches, and pool party. Living here is like being on vacation every day! The gym is great and they just added peloton bikes. The residents are all friendly and social with each other! I'm so happy to live here!!! read more

We love living at Amaray. It's like being on a perpetual cruise. The pool is beautiful, as is the decode in all of the public rooms. The staff is superb and make every effort to satisfy and please the tenants. The building is well maintained--someone is always cleaning something. There are also special events sponsored by Windsor: Saturday brunches in the lobby, cocktail parties in neighborhood restaurants and bars, receptions at local art galleries. It it truly like being on vacation all the time. And the apartments are so quiet we never hear our neighbors. This place is a gem. read more
