Nothing like walking outside first thing in the AM and smelling and/or stepping in dog sh*t. No one is penalized for neglecting to clean up pet waste. If this was my property, I'd have cameras set up and I'd evict anyone that couldn't be bothered to clean up after their pet. THE STAIRWELLS SMELL LIKE ANIMAL CAGES - seriously...like a zoo/farm...they are never cleaned - there's a plastic cup with a moldy beverage that has been sitting in one for over a month. Drinks splattered on the walls. TRASH CHUTES - They have "trash chutes" here, which is basically a trash room, because the uncivilized heathens that live here are too lazy to throw their trash down the chute, they just throw their trash in the room - they can't even be bothered to tie their bags...so the smell leaks out into the hallway - dirty diapers, tampons, seafood, you name it. I feel so badly for the maintenance team, as they're the ones that end up dealing with this. If your unit is close to the trash room, you're screwed. Management has signs on the door with rules (that no one follows). Put a camera in the trash room and penalize people that don't follow the rules. Tonight I saw a to-go box of food in the middle of the hallway (see pic) apparently animals live here. Wonder how long it will take for that to get cleaned up . The walls, floors etc are dirty - sticky from people spilling drinks, trash left in the elevators. It smells. LIVE ON THE TOP FLOOR IF YOU LIVE HERE. Having people above you sucks. Especially someone that keeps odd hours. PARKING - you get a pass if you live here, and guests are supposed to park in a specific lot (there's ample space), however they don't police the lot, so guests frequently park in the resident spaces, which forces residents to park in the guest lot. Yet again, rules aren't enforced here. If there are maintenance issues or concerns the maintenance staff generally responds within the same day. The staff is friendly and accommodating and residents that I've met have all been so nice and helpful. Everyone in my building generally watch out for one another - very neighborly. The office just added some Adirondack chairs around the pond areas of the property, updating the landscaping and installed a hammock by the pool. In other apartment complexes where I've lived I haven't been able to see where my rent payments are going other than just to pay for the current property and staff. It's really nice to see improvements around the property. I also really like the monthly newsletter and monthly events for residents. The community here is welcoming and a place I'm happy to call home! I'd highly recommend this property to anyone looking for a new apartment to call home!

THIS IS SERIOUS: My Experience as a single woman: I was stalked and harassed by their male tenant of 4yrs in building 15 who is married and lived next door to me. I sent an email to Luna.(mind you she claimed she had no clue as we were discussing all the extra charges on me moving out. Luna was covering her you know what) but I told them (I have emailed proof I sent it). I was being harassed constantly by his verbal sexual advances of telling me not to tell his wife that he came to my door asking me if I wanted to smoke and that he can help me around my apartment because he is very handy and that he doesn't mind coming over when I need him because he doesn't like his wife of over 20 something yrs. No thank you. A tree would have a better chance with me. He said, "It's cheaper to keep her." And the main reason why I try to put up with it is because he told me was moving away in 3 months. And in his sneaking over he said he was just released from a mental hospital and that he was in the psych ward for 2 weeks. I notice after the ward. He was ringing off my ring cam a lot more just to ask if I needed anything. That's when things got even more unbearable. I started being stalked and followed to work. Now the first time it happens I'm like no can't be him. That would be weird. As I walked into my job I saw his truck. And I'm like no that can't be. Well then I check my Ring cam 2 mins after I left, he left. Smh!!!! More sexual verbal harassment and yes my boyfriend wanted to do something and 23 yr old my son wanted to do something because they were scared for me if one of them couldn't meet me at my car as I parked. And I told them: One he is on mental med(s) (he told me) and two he carries a pocket gun ( he told me) three my encounter with him was under the influence of alcohol and Marijauana (because he sneaked over 2 mins after his wife left and asked me if I wanted to smoke with him and showed me it). No I don't smoke. I don't know how to smoke. I even told my co worker's and my clients who are officers what should I do and should I make a police report and break my lease. My true talking to people to see if they ever dealt with this situation before and how they would handle it. I stayed as long as I could because the apt is close to my 2 jobs and close to my son's college. But more importantly, He said he will be working in another State soon or moving in 3 months. Well that never happened. So my year renewal lease with the Elements was miserable and there was no peace when I parked, enter or leave building 15. There was times I had to either not go home or stay at my boyfriends who lives 45 mins away from the apt. Or even timed my arrival's when my son got off from work. I was stalked for the entire year extension of my lease renewal. To sum this up: At first I didn't realize he was watching me. I just thought hmm he and always run into each other. He is either in his truck when I leave or when I come back home. Hmm strange we have the same schedule. Naw he is married and that would be just weird. And I know since he is watching me he had to seen my new relationship with my boyfriend. So why would he continue to harass me? He did!!!! I truly feel sorry for his wife. I did not tell her because you never know how that would turn out. He could lose it and she be harm. I did not want that on my conscience. Or she doesn't believe me. Either/or! But a mental disorder can be unpredictable especially when one uses substances. On my departure they charged me all these bogus fees. Almost $400 dollars. All I asked Luna for was to cut those bogus charges for my peace being disturbed for a year. Luna said to me, " If I do it for you then I have to do it for everyone"! A few things I wish I knew before moving in and applying:…read more - the rent seems low for the first year because they give you a discount but after the first year your rent will multiple hundred dollars. They also kept raising my rent because they claim that the market is high. The truth is that there are a lot of recently built apartment complexes with exactly the same price than SeaOats. - they charge you a cleaning fee when you move out which is over $200. So yes the moving cost is low but when you move out you have to pay. - the condition of the apartment is OK. If you really have to live here I think one year is not bad but my apartment had a mold issue and the AC is not powerful enough to actually cool down the apartment so it was moist all the time. I lived here for two years and I was sneezing all the time and my cats. For this price I really don't think that the quality of the apartment is worth it. - they say there is a gym but it's nonexistent. The gym doesn't have equipment that works and it doesn't have enough equipment. I had to get membership at planet fitness which is nearby the building. It's a small thing but it's annoying that they advertise that they have a gym and they actually don't. Overall I recommend to look newer buildings in the area and also in downtown Riverside San Marco area before applying to thIs building. I wish I would have done so.

Sent video footage of them waking my children up, over three months of losing sleep, impacting our work life and mental health. Management on multiple times confirmed the noise was excessive and stated they were trying to address the situation however nothing has been able to improve. When I finally have the courage to ask them to let us out of our lease, because clearly they are unable to fix the excessive noise issue, they tell me that there is no issue at all. When I have in writing from the office & Courtesy officer they heard the noise and confirmed it was excessive. Super sad to hear. And hoping after another sleepless night and sending even more footage of our daughter waking up, with the sounds of the noise, they will do what's right. These apartments make me feel like I'm living at a resort. This is truly, high end, resort style living. The security of the entire complex, the amenities, the community, etc I just can't say enough about how thankful I am we chose The Reef when we moved to Florida. The staff always have things planned to bring neighbors and the community together, the club house has kid friendly games in a clean and aesthetically pleasing indoor/outdoor area, the pool area is immaculate! They are also very pet friendly, and love to celebrate a pet of the month each month which is so cute. Full gym, (even a smiths machine and a stair stepper!) a yoga room where the community also does some yoga classes, and outdoor workout area with turf and to top it all of they even have a rotating rock wall for people working on those skills. AND it's right next to Hanna Park which has awesome trails and a nice, clean beach with lifeguards! It's just Dow the road within walking distance from the apartment complex! If you're looking for a place to call home, and either want a peaceful sanctuary, a close and family-like community, or a safe and secure complex with amazing amenities - THIS is your place.
