A short Uber ride from downtown and with the new Q line built there is a station right in front of the apartment that takes you anywhere you need to go along Woodward. The unit includes dishwasher, a refrigerator, oven, microwave, and a washer and dryer. The unit does not come furnished allowing you to customize it your self. I have attached pictures of my one bedroom, one bathroom unit " midtown" floor plan. The apartment building also has a gym that has recently been remodeled and upgraded. It has a television, two treadmills, two ellipticals, a bicycle, assisted benchpress rack, free weights, and a multi exercise weight machine like a bowflex. The current building managers John and Nikki are the best we have ever had. They truly care about the cleanliness of the building, they are very responsive to complaints, and they are constantly striving to upgrade and improve the services of the building. They host monthly events for the whole apartment including things like a happy hour social, or a night out at hop cat all on the tab of studio one. The building managers also have organized a custom coffee and smoothie cart to make drinks for the tenants. They truly care about us! There is a call box at the front door. And a nightly security guard who patrols the property for extra security. This is much appreciated. The only complaints I would have about the location is that on a Friday or Saturday night the people at starters bar and grill downstairs can make too much noise in the parking lot. Also, the parking downstairs is for retail customers only. If you have a car you will need to purchase a separate parking pass in the structure. Overall I give this place five stars for its price, comfort, staff, location, and security, the combination of which is not found anywhere else in Midtown Detroit.

The location is awesome with it being right in midtown. There are a ton of places to walk to and downtown is a 30 min walk or a QLINE ride away. The apartments are super nice, mine has black granite countertops, stainless steel appliances, large windows, and a small balcony. Overall I have had poor experiences with renting and this one has been exceptional with this company, definitely recommend if you are looking to live in the midtown area.

Any repairs that I need addressed are done so in a timely fashion. Yes the heat is regulated by the apartment but we have a control dial that controls the level of heat that enters the apartments. Management is stern but they address all the rules and regulation upfront before signing the lease and advise you upfront of how violations are addressed. They have to be consistent throughout the complex so I get it. The buildings are clean, there are no unsavory people hanging around....I feel safe here. The apartment is wonderful to be in the city of Detroit and that's because management takes care of the properties and wants us to do the same.

Second, the laundry card situation is terrible. You can only fill your laundry card in the main office which is only open from 9-5 so for normal working people, it's a hassle to even put some money on there to do a load! Third, you can't open windows in the winter because management regulates and covers the heat. If you're caught, you'll be fined. Moving on to a medium issue. The walls are SUPER thin. You can hear a normal conversation in the apartments below and next to you. I have the pleasure of living above a couple that loves to argue and next to a group of guys that like to rap at 3 in the morning. Mind you neither are terribly loud, but the walls are so thin, I know everyone's personal business and I'm sure they know mine. The biggest problem I have is with management. The property manager is not the friendliest person to begin with. When I first moved in I noticed she was stern but fair. (So I thought). After my first year living here, I decided to move into the two bedroom apartment. When I moved out of the one bedroom, I did a basic clean. I vacuumed, cleaned the bathroom and wiped down the kitchen. When I moved into the 2 bedroom, I got an invoice for $40 because I didn't clean my stove in the previous apartment. That seemed very petty but I paid the $40 and moved on with my life. After a few months, I noticed black mold growing around my AC unit in the bedroom. I called the office and they sent someone out to take care of the problem. He came in, sprayed some chemical on it and left. Didn't clean it, scrub it, or anything. Just covered it with this chemical and left. He told me to crack the windows after business hours when the manager isn't on the premises, to let the moisture out. Anyway, a couple months go by and the mold is back and I'm noticing moisture building up on the walls and ceiling surrounding my AC unit so I call again. This time, no one comes out. I call again a few days later. I was told someone would be out the next day. No one showed up. In the mean time I scrub the mold myself. But the problem still remains that the mold keeps coming back. Whenever the mold comes back, my daughter gets congested and my husband coughs like crazy. I call and leave a message, still no one contacted me back or showed up. This is extremely annoying because I was charged $40 for not cleaning a stove. But when I have a black mold problem, and no one comes then what? Will this be reflected in my rent? Of course not. But this isn't the only problem I've had with management. One day, I receive a call at work saying there is a noise complaint. I call my husband and ask what the problem is, and he said the music was a little loud but it was noon on a Wednesday he thought everyone was at work. No matter. Noise is noise. He went to the office later that day to fill the laundry card and the manager mentioned we received a complaint from the neighbors downstairs. Later that evening, we receive an official notice telling us to show up at 10am on a Monday to address the issue. I work from 8-5 for the fire department and my husband works 24 hour shifts for the department so that obviously can't happen. We didn't show up for the meeting. Tuesday rolls around, my husband sees the neighbors and let's them know, if the music is loud just knock on the door and we'll turn it down. No biggie and we've been living in harmony ever since. But back to the meeting. After not showing up, I get a call/threat from the office saying if I don't show up for a meeting, I'll get evicted. So I use my comp time and leave work to attend a meeting. In the meeting, the manager went over the excessive noise rule and that was it. My husband let her know, we did talk to the neighbors and everything is fine. The manager said she never told us who made the complaint and we can't just randomly accuse our neighbors. (If she didn't tell us, how would we know who to address? So we just randomly picked the right neighbors?) anyway. She denied that she let slip who made the complaint. Moral of the story, don't live here unless you have no other option. It's horrible, management is atrocious, the walls are thin, maintenance issues may or may not be addressed and you can't open windows in the winter.

They constantly update the buildings, the buildings are old but because of the constant renovation, it doesn't have many problems. Maintenace respond pretty fast as long as they are not short staffed like during covid. Since it is a concrete building, during winter you don't need to use a lot of energy to heat your unit, because concrete and bricks trap heat during the day. The problems are the dirty tenants. I kept my unit clean and still have some bugs craw in from elsewhere. Also if the trash Shute is full, they just leave trash in the trash room instead of bringing it down to the trash dump. If they smoke weed in their unit, and it can spread to your unit too. Security: they have K-9 unit 24/7 but they can't catch everything. Some dude unfortunately got rob, and someone tried to bring their friend with ankle monitor into the pool. It is in a nice part of Southfield, but crazies are coming from Detroit.

The main issue is that the units appear to be given a quick cosmetic update--just some paint on the walls and countertops--without any real maintenance or inspection of the appliances or infrastructure. Since moving in, we've dealt with a long list of problems: a broken toilet, a broken garbage disposal, a leaking and eventually burst pipe under the sink, multiple kitchen leaks, a leaking and broken sink faucet, and a stove that barely works unless you wiggle the knob just right. Even the oven light doesn't work. Advice for Future Tenants: If you do choose to live here, do yourself a favor and thoroughly inspect everything before you sign or move in: * Check all appliances (especially the stove and oven) * Test all the lights and burners * Run the water in all sinks and check under them for leaks * Make sure the toilet flushes and fills properly * Confirm the garbage disposal works Also, avoid first-floor units if you value peace and quiet. The front doors to the building slam loudly all day long--literally shaking our walls. Management could easily install soft-close mechanisms, but they haven't. It's an ongoing, unnecessary nuisance. To make matters worse, maintenance is painfully slow--there's only one maintenance worker for the entire complex, which is just not enough. Many issues remain unresolved for weeks (or longer), and it feels like management doesn't prioritize tenant comfort or repairs. Our toilet was finally replaced, but now the new one doesn't fill up properly either. It's disappointing because this place could be great if they invested more in actually maintaining the apartments and hired adequate staff. Unfortunately, they don't seem to do either. If you're looking for a stress-free, well-maintained home, I'd advise you to look elsewhere. I will personally be escalating this up the chain and will not rest until they are held accountable. I will remove this review once the issues are resolved. This will be posted everywhere reviews are possible. When I see a new management showing units to potential tenants I will personally tell them my experience. Enough is enough.

Here are a…read morelist of things that went wrong while I was a tenant here: - I paid extra to park in the lot, but half the time the gate was malfunctioning. Thus, I paid extra to not be able to access my vehicle because it was locked in the lot without the gate being able to open. I had to miss work/call out multiple times because I could not get my car out of the lot. So there's that. - I parked my bike in the basement, locked up, for the entirety of my lease. It was fine until the very last month, someone stole my seat and post off of my bike. I use my bike often, so this was a real blow to the security/safety of the building. - Maintenance was VERY helpful in the first month or so, then not so much. The drain in my bathroom sink would clog every three weeks or so, and then I would have to put in yet another maintenance request, and maintenance would take their time getting over to dump chemicals down the sink. A good snaking could have solved the problem, which I shared as feedback each time I had to submit a maintenance request, to no avail. - There were people living in a car parked out front for a while, which no one did anything about not did it add to the safety of the building. - There were homeless people that would get into the building (because every other day someone had the door propped open for no apparent reason) and I heard of another tenant finding a homeless person hiding in an unlocked closet on the second floor. That was a little scary for me, as I also lived on the second floor. - Further, upon moving in, I was sent the instructions for paying my rent online, only to have a quick email sent right after that retracted that - this is the only building owned by Optima Seward LLC that doesn't allow online payments, so I had to drive across town or mail my rent check every month, so it was hardly convenient. - Finally, upon moving out, I immediately realized I had left a single bag of clothes, my bike lock, and my helmet in the front closet of the apartment. I emailed the property management company within minutes of my realization to let them know, to beg them not to throw out my belonging (which is stated in the lease), and they said they would forward my number along to maintenance, which sounded helpful and hopeful. Yet, it's been 11 months, and maintenance has yet to reach out and the property management company has not responded to a single email (I've sent several to follow-up over the course of the last 11 months) since then, so I'm only assuming my belongings were thrown out, including a vintage pair of boots that I had just had refinished for $80.... - I'm the type of person that keeps to myself, doesn't complain a lot, and always pays my rent on time. I also kept a very tidy apartment. I have been moved to write this review after sending yet another unanswered email to ask about my (I'm sure trashed by now) belongings. - So, yeah, the apartment itself was nice, but everything else kind of sucked. It is so old and charming (we personally didn't mind the occasional maintenance problem with pipes, etc since it's part of living in a hundred year old building). We'll always think of it fondly. From our beautiful moldings and pink tile bathroom to the stained glass panels on the doors. I'm so happy they restored this building and kept its original features.
