I have lived at the sapphire since November 1st of this year. The first day I moved in they were still painting and I had a huge crack in my window. They did not let me see my apartment before signing and it was mandatory to put down a 200 holding fee that we later found was not refundable. We have not had adequate heat since mid January or sufficient hot water. The leasing office has been nothing but rude, non helpful, and non cooperative. During this time we were evacuated they also removers all of the locks from our apartments and they were just left open for anyone to walk into. As we are now In the month of February my window is still not fixed in fact I now have 2 holes in my window. I was out of my home for 22 days due to there being no heat in the building. I paid my rent on the 31st of December and the 5th of January is when we all got evacuated. During this time no one did work in my place until the end of January and I had a Sapphire Matinence man sleep on my sofa. I can not wait to move and get out of this over priced faux luxury hell hole. read more

I moved in here April 2014, when Blue Rock Mgmt owned the property. At this time, it was called North Park Towers. After the first year, I would've given this apartment complex 4 stars - hence, a lease renewal. The apartments are large, the property had a great location, and the property managers were friendly. The laundry facilities were reliable and the basement had stores, salons and a pharmacy for the residents. They also offered underground parking for $50/mo, and had a 24 hr door person. For the most part, the building was quiet and most of my neighbors were retired/hard working folks. Unfortunately, this property was bought out by Ressco a year ago and everything has gone downhill since. I made the huge mistake of renewing my lease at this time (the apartment is still large, and I work so close!). Over the past year, the maintenance team and office employees have all been replaced. The cleanliness of the building and property has absolutely plummeted. The garbage piles up on a regular basis, and overflows in the hallways over the weekend. The basement now has multiple open ceiling spots, where buckets collect falling water. More than half of the washers are out of service. All of this, while the rent prices have climbed and most of the elderly have moved out. When we first arrived at North Park Towers three years ago, we would've needed to be put on a waiting list to get our first choice of apartment layout ---- as I type this, I'm currently residing in a building that feels half empty. When I do see familiar faces, we usually discuss how we can't wait for our current lease to expire. Ric Colon is the regional manager and refuses to reply to any emails or phone calls. Dave (he won't give you his last name) "works" in the office here, but just seems to be a relative who was given an office to hang out in. The Sapphire Apts are currently on their third property manager in the past year (I will admit, she seems to at least have better customer service than the previous two). I definitely miss Blue Rock, and will not be renewing my lease this April. Current Pros: The apartments are huge. Monthly bills are low, because heat/air is not so necessary in these older building (solid concrete). Underground garage parking, if you're now willing to pay $75/mo per car. Current Cons: Rents are way too high for building that is currently falling apart. Customer service and social skills by the management. I have given up dealing with their incompetent management, now just waiting for the lease to be over. You will have to visit their office frequently for the simplest of the service requests and they will just write it down on a peace of paper and it will never get done. Laundry is in awful shape, not their priority to fix that issue, rather they stupidly keep painting the walls again and again. Even though I pay for the underground parking, one day I park outside and my car gets towed because they supposedly sent a notice of road work prior which I never received. No security. GYM is out of order for more than 6 months now. Laundry area is dirty and most of the machines do not work. i actually have never stayed here, but I have a lot of friends that do...so I am here a lot. If I had to describe these apartments in one word, it would be: SPACIOUS. I can't believe how much space is actually in these rooms and on the balcony. One of my friend's parents actually moved into these apartments when the husband got sick. They wanted to make life a bit easier and just have one floor. I definitely understand why, and you would to if you saw how much space they had in every room...from the den, to the living room to the two bathrooms and two bedrooms. I have only been with Sapphire community for approximately 6 months, and I'm extremely dissatisfied. There has been a hole in my wall since I moved into my unit, it was not until I filed a formal complaint with City of Southfield that that someone came out and place a partial patch over the hole. The drywall guy that came stated if they allow him to return he will come back plaster and paint wall back. Guess he was informed that he couldn't return. YES, it's still a hole in my dining room wall that leads to outside. I have asked that bathroom sink faucet to be replaced; as I'm sure that it is causing an unnecessary water bill as the water runs all day. The tub/shower and sinks are chipping and was told that they would be glazed prior to move in. That was a LIE, still waiting! Oh yeah must cut on water let it run 15-20 minutes before to get cold water its only HOT, so if you have little one be careful, they will have second/third degree burns. Other than those, I like the size and view of my individual unit. I don't have any problems with neighbors or noise. The community amenities FALSE ADVERTISEMENTS. The upkeep of the property is poor; the hallways need some TLC just little soap water and maybe a vacuum. Even if the resident's hallways are done once a month; a team come in and clean hallways and mop the trash room; that would be help. Maybe residents wouldn't mind helping with up keep in between. Just a suggestion! The laundry facility; only 1 1/2 machines working and it smells of sewage. NOW on to the ELEVATORS only 1 work in EAST tower and that one is on its last leg and maintenance does not have key; God forbid you stuck. Don't even call maintenance or go to office just call 911. Oh yeah the fire department didn't have master key ; they ask for maintenance. I'm willing to bet Otis Elevator have told them it's time for replacements. Just another work order not completed. It is extremely unfair to residents that pay rent each month that the community is advertise as luxury apartment in Southfield and its far from luxury. Anyone considering applying please take note that all of the positive reviews have no photos linked....This is an awful apartment complex. If they spent the same effort in building maintenance as they do advertising it could be decent. The City of Southfield does not have an ordinance requiring upkeep of individual units. HOW I KNOW... we tried to force ownership to complete repairs and our attorneys advised that the complex is not legally required to do so. They are only required to maintain shared areas. Secondly management rotate through every few months so do believe anything they say because they normally don't stay long enough to make changes. I had two managers and three assistant managers in the year I lived here. These are facts they can not dispute! Lastly on a personal note the complex still owes me $300 for spending the weeks in the middle to winter without adequate heat (40-50 degrees). This is unacceptable when paying rent in its entirety and timely. Sadly an older gentlemen died in his living room because his heat was not working AT ALL that same winter. read more

The amount of space in my 2 bed/2 bath is 1375 sq feet, and the way rooms are rearranged, they did well with that already very large square footage. If you ever apartment hunted, you will know certain apartments can seem smaller or larger, even if they are the same sq ft. This one is good. That is by far the biggest plus of this apartment. In those first few months with the first company, my complaints were pretty much small. I have other complaints now, but I wanted to tell this story. The new management company took over a few months after I came. This is when everything started going downhill. Not very long after, people started moving out like crazy. Now, for the biggest problems of all, that made me decide to join this site to write this review in the first place. Both happened since the mid/end of June until now. I was out of town recently (just got back July 6th and left on the 18th of June). During this time my mother was cooking (July 5th) and she fell asleep and smoke woke her up. She burned what was on the stove and she said there was very thick smoke which went back to her bedroom. Of course heavy smoke is very dangerous for her and the apartment was at risk of burning. After this happened she wondered why she didn't hear the smoke alarm and got maintenance person to the apartment to see if the smoke alarm battery was dead and to change it. The man took off the cover and there was no battery inside it. So, the entire time we have been here, there has been no smoke alarm. If she had died or gotten sick from heavy smoke inhalation, I could have sued this place for enough to be able to buy these towers from them myself and have enough extra to go live somewhere much nicer, and people here could have went to jail. She could've died that night. Even now, it took them until today the 8th to bring a new battery. In case anyone living here currently is reading this, check your smoke alarm to be sure it works. Same goes for anyone who makes the mistake of moving here in the future. Around mid June before I left, everyone got a notice on their doors saying the water may be off for a lot of hours while they fixed plumbing issues. There was a spot on the lobby floor near the elevators that had a big puddle for a couple months. Near that was a door to what they called a locker room, which even now has a dripping pipe with a big container under it (see pic). Under the area just in front of the elevator, on level A near the laundry area was a drip from the ceiling which oddly got caught and had a nice puddle of water in the cover over the fluorescent light. Safe stuff. They said they would fix plumbing issues on June 20th. On the 22nd I got a text from my mom while I was gone, that she heard dripping behind the walls of one of the bathrooms, above the shower in the other bathroom, and some of the carpet was wet (see pics). She noticed some issues the day before on the 21st and told management and they did nothing. She says my room smells like a basement, the closet near the bathroom had water dripping down the walls and the carpet was extremely wet near her bed in her bedroom. Nobody did anything in the office still. She bothered them about it plenty. Eventually someone came to the apartment on the 23rd and stopped the dripping from behind the bathroom walls and they vacuumed up some of the water off the carpet. Not replaced. Over the next few days she bothered the office and they did nothing as the carpet was still wet because of another leak and it just wasn't dry. On the 28th she sends me update pictures of the closet and it looks terrible (see pics) and we both worry mold will be there soon and the wall needs to be replaced as well as flooring. On the 29th they ended up shutting off the water again. Unsure what they did, but my mom said the wet spot was getting bigger in her room. Office did nothing at all until the 6th, which is the day I got back in town (late that night). A few people came to the apartment. One dude said to put a fan on the carpet, I don't remember what the second guy did, and the third guy pulled up the carpet and had this giant loud blower blowing under the space between the carpet and the boards (see pic of the machine) to dry the carpet. On the 7th not all was dried, so it was placed in her room to dry more. It is gone and the closet pictures here I took yesterday. Today, someone came by to bring the smoke detector battery, and he let us know he put in an order for the carpet issue, which feels dry now, but is raised in big lumps in spots. He also mentioned a painter would come by on Monday the 11th to paint the closet and he MAY have Kilz. I don't even think Kilz does anything with mold, just odors. Outside my patio some months back, someone in an apartment above me threw some grease off the side and it landed on one edge of my patio, and no one has been here to clean it up (see pics). My husband and I have lived here for 6 years and we have truly enjoyed our time here. We have seen management changes and it has been for the better. They have made numerous improvements and we have been very pleased with the outcomes. The office staff is very friendly, efficient and quick to respond to inquiries. The maintenance staff responds in a timely manner and knowledgeable. We have recommended this place to few of our friends and they have enjoyed their stay here as well this far. Cherice is right. Spacious? Yes! Updated? Not! If you are looking for space and amenities up the wa-zoo then North Park Towers is for you. They offer amenities like a full service restaurant on the first floor, a full service hair salon and spa on the lower level, underground parking for those snowy winters, a work out center on the top floor and a convenience store on the lower level. Did I mention the dry cleaners? So if you're willing to sacrifice updates like stainless steel and circulation fans in the bathroom for quite a bit of extra square feet then you should consider this community. read more

I moved to North Park Tower approximately 5 years ago. I fell for the spaciousness of the apartments, the balcony and the large windows. I came with some historical knowledge of what the apartments had been and it's reputation. The tenants consisted mostly of retired, medical and professional people. The apartment complex was very quiet and dignified. Unfortunately, within weeks of moving in, I began to experience plumbing problems. The toilet in the main bathroom overflowed twice. The drain in the main shower was plugged up, The pipes in the shower ceiling stall were leaking. The shower's water pressure was low, the sink was plugged up and the shower ceiling in the main bathroom was peeling due to water within the ceiling. A variation of those plumbing problems revisit the apartment frequently. No less than four rooms in the apartment have been flooded. Maintenance has always been very slow. Blue Rock only employed three maintenance people to provide maintenance for over 300 units. But, I didn't really know bad until RESSO purchased and took over management of the complex in November 2016. The apartment complex took a nose dive. First RESSO accused tenants of owing monies for unpaid water charges, many of which were determined to be incorrect. Next, they changed the name of the apartment complex to the Sapphire and painted everything in various tones of an ugly blue and grey. All the blue on the exterior of the complex make the apartment buildings look cheap. Then the owners began their "cosmetic" renovation. The building was torn up in too many places awaiting renovation. The building's main floor was continually full of dust, dirt, and chemicals. The basement ceiling was dripping with water in several places, the basement floor tiles were removed resulting in the most filthy floor remaining and numerous plumbing problems exist in the laundry facility. Paint and carpet have been generously applied and installed in numerous areas but the much needed improvements and updates to the building's infrastructure, not so much. The buildings plumbing pipes are a major problem. So many tenants, past and present, have experienced flooding in their apartments. The heating and air conditioning units are old, loud, outdated and frequently not working. The apartment complex does not have proper water cut off valves, hence tenants' are frequently without water. Toilets frequently overflow, water pressure in bathtubs, showers and sinks have low pressure. Blue Rock management was also lacking in professionalism and maintenance response. But, they did a much better job keeping the elevators and hallways clean. They also kept the public spaces heated or air conditioned, as needed. RESSO management, like Blue Rock, does not maintain adequate maintenance personnel, thus slow maintenance response time. The laundry facilities are filthy beyond imagination and the washers and dryers frequently are out of order. When it rains the underground garage is flooded with water in various areas. Having said all this, you should know that the Sapphire Apartments are not luxury apartments, at all. They simply have spacious apartments. I have witnessed so many good tenants who have left the property. The Sapphire was once a well made and beautiful property to live in. This apartment complex needs an owner or owners that are so rich that they only want to own the property to serve as a tax break and who will not be solely concerned about making money and belt tightening. read more

I'm so glad that I dodged a bullet and chose not to move here, although I am out of $200! Tonisha lied to me in SEPTEMBER and told me they had a one bedroom available, it is now NOVEMBER and after many dodged calls and poor communication, I still have not moved in, although I put a $200 holding fee for an apartment she told me was already available. She claims one of her coworkers rented the apartment that was for me, without her knowledge. The rent went from $700 to $1000 a month. She claims they were out of the smallest bedroom but they had the next one up available (which was a lie. It's been 2 months now.) then they decided to charge more because she claims they have no choice but to put new carpet in the apartment. Then, after being dodged for weeks, I went in t the office and she had the nerve to ask me if I wanted a two bedroom when I told her I was the only person moving, what do I need with a two bedroom? Instead of her just calling and saying she lied about having a one bedroom available. Now, the $200 that I was told was a holding fee, and would be applied to first month's rent, will not be returned to me because i was approved. That makes no sense. Just because I was approved, I will not receive my money back??? Wow. Now, they are calling it a "maintenance fee". But if I am not moving in, it makes 0 sense for me to pay a maintenance fee! Nor does it make sense for me to pay a holding fee for an apartment that was never held! These people are sheisty, they are not honest at all, or upfront. They prefer to dodge your calls instead of being honest. They alternate their wording on the $200 deposit fee to trick you. Tonisha refused to give me their corporate number. Please don't waste your time or money with this apartment. New management DOES NOT mean good business. They are very unprofessional and I see why so many residents complain, old and new, smh. The apartment complex itself does not seem to get a daily or weekly cleaning in the general areas, most of the equipment is out of date, especially the machines in the laundry room. I have lived there for 3 years and since the new ownership has taken over only 3 items on their list of 25 items to be completed by spring of 2017 was completed and this is as of this post (11/1). All of the "improvements are cosmetic and do nothing for the actual living experience. At least half of the elevators are constantly out of order or under repair, as well as the doors to the underground garage, and doors in general. The staff seems to want to assist you as much as you want your leg caught in a bear trap. If you can catch up with them and they aren't irritated at having you in their presence you may actually obtain assistance. The apartments are a wonderful size and you really do not hear the neighbors. Once inside your apartment you should be ok just close your eyes until you reach your car and get off the premises. After that you can look at the lovely neon sign they have put up, note they still have the same old falling apart washing machines, but a brand new sign. Please choose somewhere else where you actually feel appreciated to spend your hard earned money. read more
