Then they said it wasn't their problem and I as the tenant needed to contact the HOA again after a month of inquiry. There was no HOA the email bounced back. Then the tenants were told they needed to provide MORE pictures to the head of maintenance again of the issue despite the listing agent taking pictures for POM, the plumber provided pictures, the maintenance person took and provided pictures and the head maintenance had visited the property 2 days b4 move in and should have pictures. We asked for a decrease in rent for the ongoing issue and/or a phone call. Head of maintenance said it wasnt POMs fault so no decrease. I said well it certainly was not OUR FAULT. We received an email from Melissa to end the lease no conversation. Which we happily took. And from move in to move out ~ 20 days of communication there were more than 86 emails for submission and system response to maintenance requests and over 40 texts. Meld is the system and its terrible. I would not recommend this property mgmt in any way. I forgot we were forced to take an earlier move in date and then attend to no less than 4 different plumbing appointments on our time and dime that all should have been taken care of in advance. And no staff accountability.

Craig has been our inspector a few times over the 5.5 years we have lived in our rental property in Millersville. He is always genuinely interested in the proper functioning of all house matters including electrical, plumbing, the gas fireplace and all appliances. I actually look forward to our 6-month inspections because any minor issues that need PCF's attention are promptly addressed and resolved. Earlier this week, we had 2 appliances break. The first one was replaced within 48 hours and the second one is currently in the process of being replaced. The rental property we live in is 25+ years ago and a few things are becoming problematic, but PCF always communicates a resolution.

I just figured they hired new staff. However, my rapport, trust, and high regard drastically changed within the last week. I researched the reviews here and on social media and saw that many comments reflect my sentiment. So there is a sense of validation that it's not just me. I agree with some of the reviews I've read - present-day HPM has rude, ineffective, and extremely unprofessional representatives. There is a Property Manager who actually snickered during a phone call where I expressed concerns about a matter. This behavior told me he was probably a 20-something-year-old with little professional experience (confirmed by a neighbor). A very simple issue has now escalated into a bigger concern. At one point, the owner of HPM (C.P.) was cc'd on an email when I asked the PM for his manager's name). I thought, "finally, another adult (besides me) has entered the conversation!" Nope. The owner has not provided any response to diffuse the situation and handle the matter professionally. The PM's unprofessionalism is almost excusable (I have sons his age), but to have the owner silently endorse the unprofessionalism and rudeness has taken this to another level. I am a seasoned mental health professional who knows when I'm being gaslighted. I am highly disappointed and no longer trust HPM.

With only a few weeks until our move, my husband found an apartment with Advanced Property Management and we immediately fell in love with the rental. From day one Mark, the property owner, was extremely professional and responsive whenever we encountered any issues in the apartment. Unlike previous landlords that we have had in the past that would do the work themselves in order to save money, Mark made sure to contact professionals to fix problems such as when the heating system needed to be fixed.
