These guys are awesome! They know their stuff and they do it right. DO NOT be fooled by the low price ads for "epoxy".... 99% of those are ppl buying the product from HomeDepot and applying that. Might as well do it yourself.. Also, without major floor prep, it won't stick well or be what you want. Musselman's use something other than epoxy and can talk the science about it with you. It is way better, looks better and will last forever. They also diamond buff out your existing garage floor. These guys do it right. PM me if you want more info. The crew was very respectful of wearing a mask when interfacing with us and very hard working. Their prep work was outstanding which made their final finish have an outstanding appearance. I was reading the other reviews here and just had to say that I almost feel like A T (the yelper who doesn't even have a first name?) was talking about a different company! My family has used Musselman Painting for years and have ended with nothing short of total satisfaction every time! I most recently had them paint the interior of my new home and was concerned this time because many of the bedrooms had accent walls in super dark colors like burgundy, forest green and burnt orange! I was afraid that the colors would show through and not match the other walls but low and behold; every wall is perfect! The men were knowledgeable and very professional, their work is of the utmost quality and the price was great - as always! This is a (I believe) third generation, family owned, Livermore local company run by a couple of 'good ol' boys' who know what it means to roll up their sleeves and get a little dirty but are still, in my experience, always professional. I had Musselman Painting paint my house a couple years ago and rated the paint job and overall experience as 5 star excellent! Well I noticed 4 hairline cracks in the stucco the other day, so I called Dave and left a voice mail. Dave replied right back and said he would send people over to take care of it. They showed up right away and went around and discovered more than the 4 I find and took care of everything at no cost to me. An excellent multigeneration family business that gives excellent old fashioned customer service, thorough prepping, painting and clean up. We ourselves and various family members have had our homes painted by Musselman Painting over the years and they have done an excellent job every time. We recently had them paint our business inside and out, which made a huge difference on the look of our old building! They also worked around our business hours, which was such a HUGE help in keeping our office open during the remodeling process. Craig and several of his guys came to our house and repainted for us to list our house for sale. I am super happy with the guys and they did a great job. It is worth mentioning that his crew showed up on time and stayed late, without even a complaint when I kept adding things to the list. Great Service and a great job. Nov. 2013 Dave was quick to reply to my request for an estimate. We met the next day and Dave walked around the house pointing out issues that needed to be addressed and discussed our options. Even though I was aware of most of the issues I appreciated his attention to detail and common sense approach in his recommendations. He helped us in deciding our color combination by painting a couple test areas to help visualize the actual look on the house. Good thing too. The first color was not what was expected based on the small paint chips from the store. The crew showed up on time. They did exactly what they said they would do and didn't cut any corners. Even after looking at the house for 3 weeks now there aren't any surprises. They did a great job and did it right. The crew was very friendly and on time. They also finished the job in 2 days instead of the 3 as quoted. They didn't make a mess of the area and didn't destroy any of my herbs that were planted next to the house. Overall, I'm very happy with the end result. They weren't the cheapest or the most expensive quote. They did what they said they would do and more. Dave's dad started this business since, I think, 1948? Dave and his brothers grew up painting, and have mastered both the craft, and his excellent people skills, which is a rare combination. Dave and his crew came in and repainted the rather large first floor of my home, including vaulted ceilings, in preparation for a big party I was throwing. They were a godsend! I messed up the paint colors twice, (didn't realize how different they looked on the swatch,) while Dave patiently worked with me, even pointing out some "popular designer colors" when he knew I was struggling. I decided on some colors that ended up looking fabulous! Imagine, only 3 weeks till the party, expecting over 100 guests, and we decided to "freshen things up"! Imagine if I had anyone else? If I hired someone sloppy, who didn't show up like I expected, who I had to babysit?? It would have been a disaster. As it turned out, the paint job was done beautifully, with care, attention to detail, and professionalism. They showed up each day until the job was done. My Big Birthday Bash was fantastic! Dave responded to my request for an estimate, came by and provided a detailed and very competitive estimate. He was able to schedule my interior painting even sooner than he anticipated. Craig and a crew of 3 arrived on time, patched holes, completed the job earlier than promised, did some extra touch up work at no charge, and cleaned up leaving the house in better condition than it had been. I have been using Musselman Painting for over 15 years and they have completed many jobs for me that have included my rental properties and my personal house. We just had Musselman back to our home to patch walls and repaint after our tenants of 2.5 yrs moved out. They had the house looking like new again after half a day. They work extremely hard, and pay careful attention to detail. They are respectful of the property and stay as long as needed to complete the job. For example, if an extra coat is needed even if it wasn't in the original plan, they stay and do that and do not charge above the original estimate. The house looked better than when we originally moved into it 7 years ago. The entire process of working with them was easy and hassle-free. They picked up the phone on a Friday evening when I was expecting to get a voicemail, and accommodated our narrow window of when we wanted them to come (basically the day our tenants were moving out). I just used Musselman Painting on our two story stucco home, which had never been painted in 23 years. The stucco was very dry and had many cracks on the western and southern exposures. Dave, Daniel, Craig and Rob worked two days patching and replacing loose and cracked stucco before applying paint. They were very courteous and professional, and walked us through the process as the project progressed. STAY AWAY FROM THIS PAINTER...unless you just have too much money to throw away. They were the biggest mistake I have ever made in selecting a contractor. If you want to hire a painter that cannot see, want the paint to permanently adhere to all the hardware in your house including the plugs to your electronic equipment, have paint drip throughout your floors, built-in furniture & cabinets, eat all the food in your fridge, destroy your lawn, break your blinds, break your lights, but mostly importantly who can't even cover up the old paint that you paid them to do, then you want these guys. I purchased a foreclosed home where the prev. owner amicably walked away from where all I needed to do was to change out the carpet & new paint to suit my need. Hence the reason I hired these self-proclaimed 'professional' painters who destroyed more than they fixed. One of the owners cannot see well (really! a painter that cannot see!) but yet insists on arguing with you when you tell him the old paint is still showing through -- literally a whole room where the red paint is poking through. They insisted they primed & had 4 coats of paint (yea right!). The other owner is as immature as a 3 year old who throws a temper tantrum when things do not go his way. They told me they had a large crew & can finish the job quick so I selected them but I didn't realize their crew consists of quite a few teenagers, 4 out of the 6 men crew. I am not ageist, I don't mind if they're a bit young but they should have trained them with the basics of painting like you're supposed to roll the walls up & down, not left to right. Regardless if they are in their teens or 20's, they were clearly not trained for the job. I have these drip marks/drip lines throughout my walls. These contractors did not prep the walls before they painted so all the walls they painted have anything and everything stuck to them. I even got a dead fly painted into the wall. They did not remove any of the hardware on your walls, they either painted right on it or they painted around it where they did not even cut close enough to the edge and you ended up with a 4" long strip of old paint poking through -- they can't even be consistent in doing things wrong!!! They selectively removed the light fixtures throughout the house. The ones not removed, had paint splattered all over it and my recess lights they did remove are now nonfunctional. They used the kitchen sink to clean their brushes with toxic chemicals. Yes, the kitchens sink! I had the entire house opened to them with 6 bathroom sinks, bathtubs & laundry room yet they could not even have the decency to not use the sink that I prepare food in with their chemicals. They left paint marks around the exterior of my house where they decided to clean their paint equipment in my yard, leaving my landscape, plants and stones covered in white & not to mention the paint drip around my pool where you can trace the steps they took around my house. If you think you can work things out with them -- don't bother - these 2 brothers are very unprofessional. They literally walked off while you're going through your walkthrough when you point out their flaws. Instead of correcting it, they become very combative. When I pointed out areas that needed another coat of paint, they had the nerve to tell me 'who looks at those things?' guess what? * Me! The person who paid you! I even offered them 3 chances to repaint & correct the problems at a scheduled time & date we all agreed on & guess what they did? Pulled a no show!! There were no repaints done as they abandoned the job site. I have paint literally coming off the walls because they didn't properly prep the area. I have windowsills that are not painted. When they painted the doors in my house, they uninstalled it to spray paint it. When they reinstalled, they damaged the doors & now my doors are all dinged up & with some chunks of wood missing not to mention while removing these doors they put a big hole on my walls. They tried to patch it up without telling me but they did such a horrible job, there is actually a dent to where they tried to patch it. Another example of their professional integrity, when they broke light bulbs in the recess light sockets all I asked was for them to remove it. Instead of doing so, he started pointing fingers at me stating I was the one who did it when I haven't touched any of those fixtures since they started working. How did I know they did it? Because I replaced it all the day before they started the work. I had brought in other contractors to correct their shoddy work. All of the new contractors cannot believe the AWFUL work done and the extra damage they created on the house and all believe I should get my money back. There are so many wrongs that I could go on and on about-- but I think pictures would speak louder. The moral of this story is -- DON'T HIRE THEM UNLESS YOU WANT TO PAY TO DESTROY YOUR HOUSE! read more

Communication: Emails were responded to promptly and our written estimate was sent by next day Scheduling: Due to work that was needed prior to painting (actually Dave pointed out a concrete issue that we needed to address before painting) we needed to postpone painting for 5 mos. while we searched for a contractor to do our concrete repairs) When we were ready Dave was sympathetic to our situation and scheduled us in. Crew: Craig and crew actually did our painting but Dave did check in to see how things were progressing. Craig and the guys are awsome with meticulous preperation ( they found an issue with the wood around one of our windows show us and had some one do that repair for a very fair price) without affecting the progress of the rest of the job. Application: Musselman Painting uses only the best top of the line Kelly-Moore paints. Through out the painting if trim questions came up , Craig offered the options and suggestions and his opinions when asked ( very welcome since he's been with Musselman for 14 years and painted countless houses) We did a complete color change and couldn't be happier with the results. Musselman sent out Craig to head up the crew painting our home. First off, the crew was the most polite and professional team we have had working on our house. On time and no messing around. Fast and efficient operation. I felt bad for the crew because what was suppose to be a routine three day job (wash, seal paint) turned into a five day nightmare for these guys. It's been over 20 years since our house and rear cottage was last painted. The surface sucked up the sealant and paint like a sponge. Not a single complaint. No extra fees. Just diligent, focused work. I recently had new windows install and the window installers did a mediocre job blending the stucco. Craig somehow feathered in the finish with a sander and the repairs became invisible. Overall, They did a fantastic job. The house is beautiful! Musselman has painted a couple of my neighbors homes and they all have the highest compliments for him. I have another neighbor that will be using Musselman soon because of how the neighborhood talks about him. I've had my house painted by these folks twice. Once in 2004, and once yesterday. I got multiple bids both times, and both times they were lowest. They don't skimp on the work though. The prep was excellent, and they put two coats of paint on the house, and three coats on the trim. Communication was easy and fast. I'll use them next time too without hesitation. Dave gave the quote, and was honest with his opinion about paint colors and desgin, which we loved. I was impressed with how fast they were, and that Dave came back at the end of the job to tell me if they missed anything, or if there problems, to call.
