Simply the best! We managed our own rental house for a few years that caused us nothing but headaches. We went to MW Properties and put the house in the hands of Mark Walters. We had nothing but a great experience all around. He had a team that made repairs and improvements and he found us a new tenant in a flash. Over the 6 years we had the rental property in his hands he and his team have always responded to any communication quickly, followed through on any issues or questions and was always fair and honest to both tenant and landlord. Any maintenance issue he had, his team were quick to respond to and charged us a rate much cheaper than we could have gotten on our own. Now that we decided to sell the property we trusted MW Properties to manage the sale of our rental house as well. He and his team did all the upgrades and prep work to get the house ready to sell so quickly it was amazing. But now, the house is so beautiful I wish we didn't have to sell it. Completely unprofessional I inquired about getting a rental for me and my 2 dogs I was met with a brief "i have better things to do" type email, where they asked me what kind of dogs and how hard it is renting with dogs. I told them the breed Alapaha Blue Blood Bulldog, which isn't on any known banned breed list anywhere, I've lived in numerous homes in 2 states and have never had an issue. I was met back with "We cant do Bull Dogs period, sorry" When pressed that this seems like discrimination, because my dogs aren't "bulldogs" they're a completely different breed so there for shouldn't be a problem. i was met with "good luck with your search, wish i could talk an owner into it" So is it the owners or is it your company policy??? cause you've given each as the reason... I demanded documentation outlining that policy because i believe it to be BS and just wanting to get me away. seeing as I've rented in single family homes and apartments with my dogs i know they're blowing smoke I threatened the company with a BBB complaint if i wasn't given proper documents that show what they're claiming. I have yet to get this documentation so i have filed a complaint against the BBB for their shady business tactics. I am a payee and a care taker for a Senior citizen that rents from this property. Kudos to Mark Walters as he has been nothing but awesome in helping me with her, including all of the office staff. My client is on section 8 and the rent was increased due to a renovation project. Housing Authority did not approve the rent increase. I could not locate any way for my client to move to . Every where waiting list. Mark agreed to allowed her to stay at the same rental amount for 4 months until I could work it out. Amazingly he made away for her to move to another property within M&W properties. She moves next week. The owner mark Walters is a disrespectful man who curses at you when he don't get his way! I called him RECENTLY to discuss a prior situation about a property that I lived in before they became the new management company we had a agreement that I was leaving the property back in 2015 and not starting a new lease with his company. Well he emails me in May of 2015 and ask me if I moved out of the property already because he wanted to make sure so he "stop all the rental charges against me and evictions". (those were his words) well lets just say he STILL FILED ON ME EVEN after I confirmed I LEFT and when I called to confront this situation and forwarded the emails from the both of us he got mad started screaming and hung up in my face!!! Stay away from this company if you have a house that you want to rent. They do not look after the house and do not look out for the owners at all. I have had only bad experiences. Her are a few examples: T They have charged me hundreds of dollars for work that wasn't done, emailed me saying it had been done, but when I drove past months later, the work had never been done. When I called to complain, I was yelled at for complaining and told to take my house somewhere else. When the tenant left and didn't clean the house, the actually charged me to have it cleaned instead of taking it out of the security deposit. When one of the tenants stopped paying, I didn't receive any notification that I was not getting paid. The rent I charge basically pays the mortgage. With no rent coming it, there is no money to pay the mortgage. This information need to have been passed on to me. They are very unclear in all communication. I rented with mw properties at 10610 Metromont Pkwy #204, Charlotte, NC 28269 until 2016. While there my heating unit was running on aux and made my electric bill about 400 a month. I told them about it. They waited for months to get it fixed and when they sent the repair guy he said it needed to be replaced and it would cost a few thousand dollars. While waiting for this the manager at mw properties accepted that my rent would be late due to the high electric bill. Knowing we had talked about it they still filed for as eviction. I then agreed to pay the entire rent balance and set a day to drop it off. On the day of it was 2 days before the eviction and i had the money but they refused to accept payment and me and my kids were suddenly homeless. Months later the place was up for rent at $125 more per month than what i was paying. They obviously were paying for the new heating unit . they are cold hearted, money hungry and untrustworthy. If you deal with them make sure you communicate via email so that EVERYTHING IS IN WRITING because they're word means nothing. P.s. If the owner responds that Its a different company than change your name and location because i know where MWPROPERTIES OF NC is located and that they renovate AND RENT properties. My house has been without air for three days now. The guy who is going to fix it said that he will have to order the part which is going to take longer . I have a 7 month old baby who now has a ton of heat rashes not to mention I'm worried about sids. I called the property president , Mark Walters today and he said and I quote " Open a window " or better yet " buy a wall unit" I've worked in leasing and real estate a great deal of my life and would have never treated anyone that way. DO NOT trust this company !! They took our moneyover the internet for an application fee after contacting them multiple times we kept getting passed back and forth to different people. We NEVER got an answer as to an approval or denial even though we submitted EVERYTHING they asked us for. Then when I finally decided to complain all they said was the deposit was non-refundable and I could get an attorney if I wanted to. A good friend referred us to MW Properties. MWP now manages some of our rental properties. To date our experience has been terrific. Mark is extremely responsive to us, and to maintenance issues as well. When a tenant reports MWP of a repair request we receive an email informing us of the issue and asking how we wish to handle it. His construction team lead by Javier is top notch. They are focused and effective. As an example, we contracted with MWP to do a pretty extensive renovation of one of our houses. I stopped by most days. It was a rare day when there wasn't at least 5 people working. MWP identified a tenant before the renovation was completed. The tenant moved in the day after the building dept issued its certificate of occupancy. To those looking for a property management company, we would recommend MW Properties without hesitation. read more

If you are a Property owner in NC, STAY AWAY from MW PROPERTIES OF NC .! The owner, Mark Walters (MW), is the Ebola virus of Property Managers. As you can see from the other reviews ,he is repeatedly perceived as an unethical, dishonest predator to other residential property owners. If you are an ABSENTEE OWNER OF PROPERTY and live outside the Charlotte area, you DO NOT WANT MW Properties OF NC or MARK WALTERS to be left in charge of your VALUABLE real estate investments. He uses shady, unlicensed , subcontractors to make many major repairs. He 'pads' expenses to owners property repairs . Any inferred, written or promised warranties or guarantees as expressed by MW or it's subcontractors on work done will most likely not be honored by or attended to by Mark Walters or MW Properties Of NC. I found that out the hard way. After being talked into using a local roofer Walters recommended, I found it impossible to get the roofer to come back out to my property to discuss problems (leaks) in the roofing job he had done one month before. My house interior was repeatedly flooded and although Walters name was on the warranty , he refused to ever provide me with a Proof Of Purchase for materials used in the roofing job or an account of why his bill was higher than the original estimate. After consulting with an attorney, I found the collectibility factor for damages done to my property with the roofer to be practically 'judgement proof'. That is because he doesn't really own anything that is in his name. MW PROPERTIES OF NC DOESN'T SEEM TO HAVE ANY CREDIBLE GENERAL COMMERCIAL LIABILITY INSURANCE as a Company as of 2014. He always answers my texts and/or if he doesn't answer his cell right away gets back to me promptly. I know he has clients with more homes but he treats me the same. I have a property being managed by MW Properties in Charlotte. I have been with them since 2013. Let me tell you of my experience this past week: A year ago, there was a puddle under the refrigerator in the kitchen, I told maintenance to please replace the refrigerator with a new refrigerator. There was a miscommunication some where, and they replaced it with a used one. When I went to see the house when it was vacant, the refrigerator looked brand new, so I thought it was new. This past week, there was another puddle under the refrigerator. Since it was under a year old, I requested that it be replaced under warranty. Mark told me that it was used, so there is no warranty. I was angry! I let him know I was angry, that I had requested a new refrigerator. He acknowledged the miscommunication and got a new refrigerator from Lowes! I saw the invoice! Now, he could have dug in his heals, but he chose to do the right thing. That speaks volumes to me. This week, a puddle of water was under the new refrigerator! In the crawl space there was no water on the ground or anywhere that could be seen. But, by the maintenance crew's investigation, they found a leak in a pipe that was leaking into the sub-flooring! First, think about this: every refrigerator was probably fine, but Mark still kept the new refrigerator in the house! It's my refrigerator, if I ever leave the management company, I keep that. Yet, even giving this new information, he did not return the new refrigerator. That is taking the high road. He had a crew in the house that day and they began fixing the leak and replacing everything that was water damaged, including replacing the sub-flooring, the floor and the insulation. He told me an estimate, and the tenant is happy, and I am happy. Yes, it cost money, but the house is 40 years old, but now it is closer to new than it ever has been. Mark is very responsive to maintenance issues when the tenant sends in the request. At that time, I have the opportunity to approve the work or get someone to do the work, or decline the work. I have yet to have someone beat Mark's prices. If the work is done badly, I let Mark know of my displeasure, so far he has done the right thing. This happened when a worker put a part on backwards in an central air unit. Mark had it fixed correctly and I was not charged, as it should be. Mark did the right thing. In this business, we must remember that we are dealing with human beings doing the work, and sometimes human beings make mistakes. As long as Mark continues to do the right thing, then when mistakes happen, I am not hurt by the mistake. Like clockwork, the rent is ACH'd into our checking account. There has never been a delay. We pay a $13 fee for them to go to my property and inspect it, unannounced. I think this is worth it because I do not know the people renting the house, and for all I know they could be destroying it. They have told me the names of the tenants, and I am able to do my own due diligence if I so choose. But, Mark does credit check, and a criminal background check. He also gets deposits. I have read the negative reviews on here, but I have not had this experience at all. read more

Ladies and Gentleman, I have been meaning to write a review for MW Properties for sometime and finally got around to putting one on here... However, I was very surprised to see negative reviews about them here. I don't understand those bad experiences because my personal experience has been extremely positive with Mark Walters and his company. I'm a property owner. When my parents passed away I was left with a nice three bedroom home in a decent neighborhood that I could not sell because of the housing market troubles at the time. The property needed some work, so being a hands on guy, I did a large portion of the painting and repairs myself in the beginning... However, when family illness struck my again close to home, I could not finish the work and several other property management companies I contacted were not interested in helping me get started without completing a long list of expensive items that were pretty unreasonable. One day while painting at the property, I heard an interview with Mark Walters on a real estate investor's podcast. As I listened to his credentials and advice to investors, I realized the house was pretty much almost done... so I contacted MW properties. Not only did MW Properties take my business, but the said they could finish the remaining work that I started... Mark even refinished the hard wood floors to immaculate condition but he also found a way to turn the spare room into a fourth bedroom subsequently improving the value of my house. Like promised, Mark's folks helped complete the work I had started and the property was rented in less than 30 days. For the prospective or active renter that may be reading this... I can assure you that MW Properties not only offers quality places to call home but they also make sure the property owners keep their homes or buildings maintained for their tenants. Sometimes that means I, as a property owner, may have to do a little more than I previously expected or pay for unexpected expense to be a good owner... When that happens, I get a call from Mark Walters... not staff. Together we make a decision how to best resolve the tenants issue together. I may not like it when things break... or like what Mark may have to suggest, but I like that Mark's company has already responded to the tenant and probably has the repair personnel or network to resolve the situation effectively and take care of the tenant. For the prospective or active landlord that may be reading this... I have learned that any rental property is bound to have occasional issues that arise (especially if your property is 70 years old like mine) If your goal for property management is to have someone handle issues and be a buffer while you work your primary job and keep tenants in the property, then that is why you wanted a property manager in the first place... That's why I did, anyway. However, when things go wrong, you want the right company behind you. I have had good tenants (for the most part) but I did get a bad tenant once which eventually resulted in some property damage and a subsequent eviction... Nothing any property owner wants to experience... but, MW Properties protected me, handled the eviction proceedings, and resolved this situation as tactfully and quickly as possible... subsequently getting me another tenant. My property was once again repaired and rented within 30-60 days. If you want someone to manage your property effectively, call you only when they need you, support maintenance, and be in position to keep your property rented, I doubt you will find a company that is MW Properties equal. Currently I only have one house, but I have been with MW Properties for over five years now and I have had good results. If I manage to add more real estate to my holdings in the future, you can bet I will be working with MW Properties to manage it. Mark and his company helped me turn my parents home into a quality 4 BR rental property that is still rented today. So far, my experiences have been very positive. I have had numerous problems with MW properties. The majority of my issues are maintenance problems, which were not addressed by the company professionally or in a timely manner. The first time my Air Conditioning unit broke, it was, on average, 100 degrees outside. In anyone's opinion, this would be considered a maintenance emergency. However, MW properties, does not want tenants to call the emergency line with any issue that is not worth calling 911 for. I have a very unprofessional email from them stating that the emergency maintenance phone number is for 911 emergency calls only. It took MW properties 3 business days to contact me in order to schedule a technician to come out to look at the AC unit and once contact was made, it took another 2 business days before the unit was fixed. When my refrigerator broke, I could not contact anyone at the office for 2 business days, leaving several messages. It then took another 2 business days before the owner, himself, came to drop off his spare refrigerator, which was dirty and much smaller than our first fridge. Now that my AC is broken again, it has been 2 business days (not including the 2 weekend days) and I have not been able to contact anyone at MW properties. They have not returned my phone calls and they have not returned my emails. The only reason I am still renting from MW properties is because I know the owner of the house, I like the location, and the rent is affordable. I am very unhappy with this company and would never recommend them to anyone. They are very unprofessional in how they handle their tenants. read more

Mark Walters has worked hard to fix any issues at the property I am renting when contacted directly he has been professional and helpful. Unfortunately I feel he has a few yahoos in his company that customers trust to be capable of handling basic human responsibilities such as recording, keeping track of, and passing onward the information that clients give them. I have witnessed this personally once stopping at the office to talk about an issue that had been ongoing for some time, ridiculously bad service at the front desk, intermediate service from who the front desk had us talk to and excellent service once we were able to speak with Mark Directly. Mark my advice as business owner to business owner, find better employees and keep doing what you personally are doing until you find employees as capable as yourself, thank you for the effort given to ensure our rental was clean and comfortable. I just felt this review needed to be there, if Mark was at the front desk, in all of the offices and at the property's then this would be a easy 5 star review but unfortunately that is impossible and his current employees do not share his same drive. read more

Renting with this company will be at your own risk. When we moved in we had to complete our inspection within a week. We noticed several issues that was covered up during our walk through before we starting our lease. Our countertop was lifting so we completed a maintenance ticket. The gentlemen glued the countertop down. The countertop started lifting again so we kept reporting the issue for months. First they had a male lead maintenance person and now it's a woman (I don't know their names). We were told by both representatives the countertop would be replaced. Then our son goes and burn the countertop exactly where it was a huge bubble in the counter (we could never sit a cup or anything down on it). We then told the woman over maintenance that it was burned (we're very honest people). The lady told us multiple times we wouldn't be charged being that it was months that we asked for the counter to be repaired before it was mistakenly burned. Now their calling us liars saying we were never told the countertop would be free and *either pay $400 or they will terminate our lease. MW continues stating they have nothing to do with it & it's the owners choice. We have never heard or spoken with the ghost owner. I hate being called a liar!! That pisses me off more than anything!! I also hate a company or someone that takes my money and plays the blame game and calls me a liar. We were never given an option to repair the countertop ourselves if it was an issue (we told the lady it was burned). This company is not legit and I'm pretty sure was a scam. I was shown the apartment by a woman named Joy I then applied as soon as I left. The application fee was 75 which I thought was ridiculous but I was really in despite need to move asap so I took my chances. I was then told my application was denied because I did not make enough. Which I knew was not true because I have a pretty good job at and the rent is only 475 which I'm sure a McDonald's employee could afford! Anyway I was then told someone from my job told them I only work 28 hours a week that's why I don't make enough. Which was also false, HR told me they spoke to NO ONE about me and confirmed my income with NO ONE. I then asked my job to reach out to the company to clear it up with hopes I could then move in. THEN I was told it wasn't only my income it was my background which is also UNTRUE and the fact that I have no residential verification which I find crazy the rent is 475 which sounds like beginners rent to me! Let me not forget to mention it was a idiot who sent me an email spelling is wrong and grammar which made me to believe even more this was a scam. Then I do digging and see this apartment been posted for 5 months so clearly it wasn't me this company is just collecting application fee money ripping people off. I contacted this company on the day a property came available and left a message for the assistant leasing manager. The following day she called me back and let me know the property was still available and what the owner's criteria was for the property. I did not have a problem with the criteria, as the request were reasonable. During that phone call the assistant leasing manager set up a showing for the following day which was a Saturday at 11:00am. She stated that if anything changed she would contact me and I confirmed my phone number during the call. The following day I showed up at the property for the showing, but the leasing manager did not. After waiting for 10-15 minutes I called her and she claimed that she called me and let me know there are no more applications being accepted on the property. This assistant leasing manager is either a liar or extremely incompetent because she never called me to let me know that the showing was canceled. We applied for a townhouse through this management company, paid the $75 application fee and ran around for a week trying to get all necessary documentation. I checked the listing on the website about a week and a half after applying, and it was gone! I had to call THREE times and send emails to finally have someone call me back, just to let me know that the owner had already rented out the home! It was not supposed to be available until 4/15. I spoke with the less than useful application person and she said that she would check around for homes that we would be approved for. I didn't think anything of mentioning to her AGAIN that we were not ready to move in until 5/1, since I had told the person in charge of the listing that we were not ready to move until then, due to our current lease not being up until 4/30. I called the application person back and left a message to let her know. She emailed me back 2 days later to let me know that she couldn't do anything for us until 2-3 weeks before our move in date. Sorry, but we need to let our current landlord know by March 2nd if we intend on renewing our lease or not, so we do not have the luxury of waiting until 2-3 weeks before our move date. Very useless, misleading and fraudulent. STAY AWAY. read more
