My city home inspection was recommended to us by word of mouth, and based on the high reviews online we placed our trust for the inspection of our new house. Unfortunately for us, although the inspection noted several major issues for correction, several minor details were missed which will now become major headaches to repair. The master bathroom was flagged for cracked grout on the base of the shower; however, the inspector missed cracked floor and corners tiles in the same area. Although crawlspace floor joists were noted as being improperly supported, following correction and re-inspection confirming everything was OK, we discovered several subfloor panels were now loose causing pops and creaks throughout the living space. Doors that don't stay open, doors that don't close, door seals that do not properly seal to outside, missing striker plates, missing doorstops, gutters in front porch that did not catch run off water, partially protruding fasteners and nails on walls and trim... all in all small new construction errors that we wish the inspector had spent more time combing over specially for a new build. Considering several other minor issues that did go on the report only did so because we pointed them out ourselves and requested they be included, we were left feeling blindsided by the many small quality issues we see daily as we spent more time living in our new home. I would not recommend my city home inspector for new home purchases. They may be better suited for older homes where the inspector can afford to ignore nitpicky findings and avoid scaring buyers/sellers. Update: We called on 9/3/26 per the response to our review saying to do so. They identified our account and said we would receive a call back from a manager within 48 hours- we never received said call back. Moving review down to 2 stars since we found new issues that were missed in the roof. Never mentioned to us by the inspector. Meralyn, You replied to my review saying I am to return a resolution form but I never received one. How can I complete something I was never given? We were sent nothing, and had no call back from their "manager" when we called. read more

This inspection company missed so many items in the inspection that cost us money. Inspector's attitude was everything was cosmetic or maintenance - nothing major. Here are a few of the larger items: 1) water heater pressure regulator was faulty and not regulating the water pressure coming into the home (saw this same item in another review was missed) 2) water heater was not getting hot water in a timely manner to any area of the house (5 to 10 minutes to warm up) and tankless water heater was suspected by our plumber to have never been maintained and could clog our pipes if we did a maintenance flush - ended up replacing tankless water heater AND regulator AND circulation system installed 3) back outside faucet not functional - no water comes out of it (still not repaired yet). Also, downspouts on house that went underground and terminated only 5 to 6 feet away from house --one crushed, one clogged with toys. Had to install two expensive french drains to drain water away from house due to wetness around foundation. We don't know if this was something in the scope of the inspection but it was major and costly. Other more minor items missed, and we are discovering more everyday. We have no confidence in the reliability of the inspection reports from this company based on our experience. read more

USE AT YOUR OWN RISK!! I was very disappointed by the inspection and associated report from CHATTANOOGA HOME INSPECTOR. Within a month of purchasing a new home, I had to make a repair to a major appliance (Frigidaire 4 ton package unit) that they missed on inspection. They could have tried the function of the heating system, or opened the access panel and visually inspected the burners....but they did neither. It is clearly demonstrated in their report that they do open up items to perform inspections. For example, they accessed the attic and the crawl space to inspect. But more importantly, they removed the front of the breaker box and inspected the wiring. So, they demonstrate in their own report that they do remove panels for inspection. A simple visual inspection of the heat exchanger would have revealed the pitting and cracks that caused flame rollout and safety concerns with regard to carbon monoxide. I called out The Lee Company when I was left without heat and was surprised by their report and documentation - they were obligated to secure the gas to the unit, which they did, due to safety concerns. I would also like to point out that the outside temperature is not a valid argument for their failure to check the functionality of the package unit. The thermostat is inside the controlled envelope of the home, not exterior. Their inspector turned down the system on cool to ensure that system was working and went from room to room. On that same thermostat, you are able to turn to heat and adjust thermostat to maximum heat to test the same system. As long as both systems are working inside the envelope of the house, it does not matter what the temperature is on the exterior of the house. The thermostat is not reliant upon outside environment - only the environment inside the envelope of the house. I gave them more than one opportunity to remedy & address the errors and omissions. This organization does not stand behind their work. Pray they do not leave you with a unit that is omitting carbon monoxide from their failure to inspect. read more

Joey was great, however some minor things that he didn't check costed us after we moved in. The fire chimney was not tall enough. The expansion tank on our water heater and the water pressure reducing valve were both busted (causing a leak in our kitchen causing us to rip up our flooring and replace it). I am currently in escrow selling my home in Chattanooga. I am on my second escrow as the first sale fell thru due to financing. I want to tell you guys reading this to STAY FAR AWAY from this company. Because this is the second escrow process, this company has come out twice to do a "home inspection". The first inspection was just over a few weeks ago. The first inspector (A male, not sure his name) did an ok job. He claimed some things on there I would disagree with but overall, no big deal. The problem arose with this company when they sent out another inspector for the next deal (A female, not sure her name). She came to the house and claimed we had MAJOR foundation issues. Now, if you have ever sold a house, when the inspector tells the buyers that there is major foundation issues the first thing they do is walk away from the deal. Saying major foundation issues is an INSTANT DEAL KILLER. Now, I knew she was full of baloney and had no idea what she was talking about as we have had no foundation issues while living there. The buyer was going to walk from the deal costing me money, making the house unsellable as I would have to disclose this to the next potential buyer. I was forced to hire a structural engineer out of my pocket to inspect the foundation. He FOUND NO ISSUES with the foundation and sent us a clean report. The sale is now processing thru. I am writing this because of the complete lack of knowledge of this inspector who nearly cost me my sale and did cost me 350.00$ for the structural engineer to come out. It is not uncommon for inspectors to be clueless on certain aspects and if you claim certain items are bad in the house with no evidence you are fraudulently lying. Inspectors regularly get sued in civil court because of the  drastic effects the inspector has when they claim false things. Either this company needs to be sued or this inspector needs retraining. I have spread the word to my agent who will also be advising against using this company. STAY AWAY if you want your house sold, with an HONEST inspection. CAUTION: Don't buy a used home (even 2 years) if you can't attend the inspection personally and the final walkthrough. I didn't because I'm 74, handicapped, lived across country and didn't have a covid vaccine. Our realtor attended and gave the ok at walkthrough, but builder and inspector were not responsive to our written complaint that a licensed contractor had agreed our windows had inadequate flashing and interior home window damage visible in Jan. when daughter arrived. Damage in the thousands $$$ Builder was Will Morrison Construction and TN liability is only 1 year! We paid full asking price and they know we can't make them do what they should, so they wouldn't even come to look or answer the letter. Inspection didn't address condition of windows inside or outside. They claimed difficult to see due to personal affects in the way, but that wasn't true of the kitchen and back door windows or the flashing on the outside of the home. It appears they don't want to offend the builder, whom we were told by next door neighbors had the same issue with windows from Will Morrison Construction. Yet he has the nerve to have our home on his ads! Cahoots? Lack of ethical or moral consideration for new residents? My only legal recourse is for items in the contract, which if I do enforce, my new neighbors may be unhappy because they were friends with the previous owner who wouldn't admit there was an issue.. So, BEWARE! See sentence 1 above. And don't expect your realtor to identify issues at an inspection or walk-thru, as they can't be held liable; go yourself or put off the purchase until you can attend yourself. We moved to Signal Mountain from Chicago in December and we really didn't know any home inspectors in the area. We reached out and requested to work with someone who lives on Signal and Chattanooga Home Inspector set us up with Michael. Michael and his apprentice showed up to our house early, fully prepared to do the job and identified a LOT of issues. Michael and his team were methodical and communicative as they identified more and more problems including significant mold and fungus throughout the basement from consistent and neglected water damage. Michael shared with me the facts, allowed me time and space to speak with contractors over the phone while he was providing me with information and that information led us to the right decision. I was a loan officer for 15 years, so I have dealt with 1000's of home inspections. As soon as my realtor ordered the inspection we received an email. Shortly after that the inspection was scheduled, and we were also notified of the date and time it would take place.
