One of my future tenants was scheduled to perform a pre-move-in walkthrough before her lease began. I had no objection to that. In fact, I assumed a representative of My Rent Source would accompany her, answer questions, document the condition of the property, and ensure the visit was properly supervised. Only after everything unfolded did I learn that the tenant had been given the lockbox code and allowed to enter the property alone, four days before her lease began, without any representative of My Rent Source present- and without changing the lockbox code after her departure. As the owner, I never expected that a prospective tenant would be given independent access to an occupied property before they had any legal right of possession. Had anything happened during that visit--a personal injury, damage to the property, missing belongings, or even a dispute over the property's condition--it is difficult to see how that would have benefited anyone involved. It unnecessarily exposed me, as the property owner, to potential liability and avoidable disputes. To be clear, this is not a criticism of the tenant. She was following the instructions given to her by the property manager. My concern is with the decision to provide unsupervised access before the lease commenced. This experience was especially troubling because it occurred alongside another issue involving my tenant's security deposit. When I terminated my management agreement, My Rent Source continued to hold my tenant's security deposit in escrow. Rather than promptly transferring those funds to the new escrow holder as contemplated by our agreement, the transfer became intertwined with an entirely separate dispute between My Rent Source and me. In my opinion, a tenant's security deposit should never become a bargaining chip in a disagreement between a property manager and a property owner. Those funds belong in escrow for the benefit of the tenant, subject to the terms of the lease--not as leverage to resolve unrelated business disputes. Regardless of who ultimately prevails in a disagreement, the tenant's money should remain insulated from it. Fortunately, these issues were eventually resolved. However, the combination of discovering that a future tenant had been given unsupervised access to my property before the lease began, and then experiencing delays and complications involving the transfer of an escrowed security deposit, convinced me that it was time to move my property elsewhere. If you're considering hiring My Rent Source, I encourage you to ask detailed questions about who is given access to your property before a lease begins, how security deposits are handled when management changes, and what procedures are in place to keep tenant escrow funds separate from disputes between the management company and the owner. Those are questions I wish I had asked at the outset. read more

I want to start off by saying I would never ever recommend this company to anyone at all, ever. We entered contract with My Rent Source (MRS) a year ago and the only good thing about that organization is Jennifer Lyles. She is very organized and prompt at replying. Everything else we encountered was terrible. They pass you around to person to person so we rarely spoke with the same person during a chain of conversation and never knew what experience we were going to receive. Our tenants hated them and their experience with them and we thought maybe it was a misunderstanding. Unfortunately, our tenants were correct and we too had a similar miserable experience with My Rent Source. We hired a professional cleaner prior to our tenants moving in (this cleaner has her own cleaning company and is highly reputable with glowing five star reviews). MRS knit picked her cleaning to nth degree and it remains unclear if they ever sent her a cleaning list of what they expected on her first clean (as she went back to clean a secondary time upon request). Without contacting us first to work through the issue more thoroughly MRS granted our tenants a prorated rent for the first month and waived their need for a deep cleaner once they moved out. We would have NEVER have agreed to this as there were several resolutions that could have been reached prior especially when there were weeks where our home sat empty waiting for the tenants to take possession. All of this could have been avoided had anyone from the MRS team visited the home and done an inspection before the tenants moved in. The real cherry on top here though is that upon our tenants move out we had to pay for a deep cleaner and we chose their preferred vendor and their preferred vendor did a HORRIBLE job in comparison to our initial cleaner. I took photos and I had witnesses there seeing how filthy our home was. How are you going to knit pick our cleaner so heavily and then provide a much worse cleaning experience? And then to top it off fight with us over the course of several weeks regarding reimbursement that we rightfully deserved only to offer a 50% refund for a professional job that should have been done correctly from the start. Stating, "Well this home was really dirty and required a lot of work." No kidding that's why we paid your vendor $300 for what you promised was a professional deep clean where the cleaners had no one home and ample time to complete the job as we didn't arrive until two weeks later. 0 excuses here as to why we shouldn't have either had a full home reclean (they blame it on scheduling purposes but what really happened is I wasn't taking their offer for a "touch up clean" as we deserved better) or a full refund. Worst of all, though, was dealing with this corrupt company in regards to hiring what they referred to as several times in multiple point of communication as their "painters" and their "paint vendors" to paint our entire home - so a large project that totaled $5k. Only to get home and find multiple deficiencies with the paint job like improper cutting in, visible brush strokes, paint on fixtures, etc. It was later revealed to us that they hired their maintenance team who are not painters and do not have the skillset to paint the scope of work that was contracted. What an egregious misrepresentation of who these idividuals were and what their skillset was. I am baffled as to how they're getting away with this. I will admit, some deficiencies were outside of the realm of these painters which they brought to our attention were there prior to the maintenance men's painting capabilities. We agreed with them after they sent us photos that there was some prior paint that wasn't their fault (that we just completely forgot about) mentioned during the physical walkthrough. However, a majority of the paint errors and issues was their fault and should have been completed at a much higher level. We have photos and witnesses as well who can attest to the level of painting we received. In total this $5k paint job we hired out was completed at a subpar level by people who should never have been painting the full interior of the home in the first place. When they came to fix it they blamed it on oh well this wall and oh well this and that. No. The walls intersect at a 90 degree angle it's called cutting in and they got upset that we asked them to remove paint from fixtures - when I pay you a large sum of money I expect you to complete the project with a high degree of professionalism especially since we were told the people painting our home would be painters not maintenance men. And we didn't find out who they were until we aired our grievances. I want to be VERY clear we would never have agreed to or paid maintenance men to paint the entire interior of our home. Was not at all please with this company. I found a house on Zillow I liked. Reached out concerning a viewing, went to view the property, got there and the key was not available to get into the house. Let me add I drove over an hour to view the house. The agent apologized for the situation. I asked that someone call me the next day to follow up and no one ever did. Since when do property management companies charge for normal wear and tear? I thought the GA turnkey laws required the landlords to repaint a house in between each tenant anyway. Isn't that part of owning a rental property? I signed a lease with the property owner in 2022. The property owner signed with My Rent Source in January 2024. Since that time, My Rent Source has hounded me to resign a lease for $325 more effective Feb 1st and when I told them I was moving, they started trying to enforce things that were not in my lease with the property owner. I never signed a lease with My Rent Source. However, upon move-out of the house they completed the inspection, I paid a professional cleaning company $400, as well as scrubbed even more to make certain everything was better than the day I moved in. The My Rent Source representative that completed the move-out inspection even made a comment the house was cleaner that most houses she has seen on move-outs. She further said the only thing she saw was scuff marks and a missing light bulb. Which I offered to replace/remedy. Especially since I still had a week left on my lease that I paid for. The representative with My Rent Source told me "don't worry about it that it was normal wear and tear". Then when I received my returned deposit and they charged me $5 for a lightbulb and several hundreds for repainting of scuffmarks. When I responded to their itemized list that it was normal wear and tear, they said it was too big of a scuff mark. Seriously....This company is the reason why property management companies have a bad reputation. It's all about the money and how much they can suck out of you as a tenant. My Rent source, I am beyond sad as I expressed my thoughts on Google. As stated in several emails to the owner of the company along with the managers under him, I was treated very unfairly. I was talked to as if I was some black girl working as a maid. I was maltreated and mistreated. I am unsure if it was just because of my race or my leadership skills, but I know both played a big part. I saw past the racial discrimination I was dealing with since I have children that I have to take care of. Being a mother of 8 you learn to accept things that you should not accept and do things for the best of the family. I was talked to on several occasions very rude degraded and disrespected. I have countless emails to show how I was treated. I have paper trails to show I was treated. I was let go not because I did anything wrong. They told me they were letting me go because "I was unhappy" It's plenty of people work in places that they are unhappy with with. I came to work on time. Did my job. I never had an owner or a tenant complain about me. Go take a look at my Google reviews. Letting me go was personal. I brought up several complaints and was told to suck it up. I have never worked with a company and have been treated the way My Rent Source was treated. I was a great employee. My Google reviews, the owner's email, and tenant emails will show. They cheat you out of your security deposit by making the tenant pay for things that are the landlord/rental company's responsibility before getting a house ready for the next tenant. Absolutely horrid company to do business with. We were told our rental was all electric, so when we moved in January we were without heat because they failed to mention that it is a GAS furnace. They advertised an in ground fireplace as an amenity, but when I used it I got a citation from the city because it's ILLEGAL to have a fire in city limits. Upon moving out we did everything that was required and they still refuse to grant our security deposit back. They're god awful and I wouldn't recommend a single soul deal with them. read more

My move out inspector charged me for cleaning that was done by professionals saying it wasn't cleaned. I think they even charged me for water damage from rain which was their responsibility. My pipes were constantly clogged. Plumbing was horrible and when I called they only did minor repairs on major problems. Took over half of my deposit and I needed that for my forced move out. These people love making threats and charging you penalties for any and everything. Customer service over the phone is very curt verging on rude. Cashai is extremely cold and uncaring. I would not recommend this company to anyone that has a desire to be treated fairly or with respect. Our hot water heater busted and flooded our hallway and 2 bedrooms so we had to deal with a wet smelly moldy carpet for almost 2 weeks. The smell was horrendous and felt damaging to my lungs. They sent 1 guy to replace the hot water heater and another to "replace"/remove the padding underneath and never returned to replace it or do anything else. The carpet was cut at the entryway of both bedrooms to remove the padding leaving us to walk on carpet on concrete until the lease was up. I was interested in moving to another of their properties but after Angie promised to get back to me about a potential property and never did I must assume they did not want my business. She conceded that client retention is something they need to improve upon especially current clients looking to move to another of their properties as this is something that does not happen alot for them (I wonder why? *sarcasm*). It took having to get an attorney involved to get my heat/air fixed after 6 months. Their rental practices in regards to running credit, rental and employment history are ridiculous! They use some third party Appfolio to run your credit score and needless to say THEIR score was 23 points less than my actual score. Mind you I have paid rent on time for 16 years and also provided rental verification forms to confirm but I was declined due to the SCORE which was still higher than 550 which most property mgmt companies will accept and take even an adjusted increased deposit but not them. Nor do they state their ACTUAL criteria is solely based on the score. I see now how all these hardworking people who try to rent and buy get screwed out of due diligence and app fees. I am not a happy renter. Not sure why so many folks have something good to say. I don't want to think something else So i was also told a lower deposit only to try and get charged for a higher deposit. Didn't work on me, After that issue my father which is a lawyer here in Atlanta told me to be careful because that shows what kind of buisness they are doing. So know I've been here for 2 months first month I tried paying my rent alone, Which showed clear with confirmation etc only to receive a email back on August 5 saying I will be charged a fee nor will I be able to pay online. Then I get confirmation on August 5 1218 rent paid. I spoken to Elizabeth only to listen to her tell me to pay or get evicted. Yes $50 bucks right??? Now today i get a fee notice saying I still owe. So I go online to check and pay next month rent only to see I have been locked out of the system???? I have called and emailed them only to get no response. Clearly they don't value there renters and trying to suck every dime out of you. Beware!!!! I was told I can move in on the first of the month. But the place smelled bad, as well as the ac wasn't working which all this has been agreed to be fix prior to me moving in. Of course Didn't happen and also I had to move in later only to see nothing has been fixed. And new carpet and smell???? Let's say here is the new carpet here on top of the nasty carpet. We are working on year 2 of our lease through My rent Source. So far we have has no issues with them at all. If we have a maintenance request, they are very fast on trying to fix the situation. In my opinion they care about the people renting through them. They understand the concept of great customer service. I have rented through other companies and this one has to the best so far. My fiance and I have been renting a house with them since July now. Before we moved in we were told by the property managers that certain areas of the house (like a hole in a crawlspace, a 20 year old carpet, and the laundry room lights don't work) would be fixed. Every bad review that I read about this place was accurate. I was skeptical about applying through them. I submitted my application, and waited. 2 weeks later, after hearing NOTHING, I sent a follow up email. They rep didn't even read it, and sent the same generic email in response. I replied again that "I applied." Some rude woman called me, and said "I sent you an email, requesting further information." I responded that I didn't receive it. She: "It may be in your spam." Then she got quiet for a few minutes. Her tone was nasty. I then said "Is there anything else." She: "Well we cancelled your application because you never responded." YOU HAD MY PHONE NUMBER, but you cancelled my application without trying to call me?? Oh, and BTW, I checked my spam folder NOTHING! This place is a joke. This company should be put out of business, they are crooked. I sent photos of our door needed repair, they sent some guy out and he claimed he repaired it. A month later Jennifer emailed MY photo to me claiming that we had broken the door after they repaired it. Ha, I told her she couldnt pull that on me and I sent a current picture of the door, not broken. We spent 7 years dealing with them trying to see what they could do to get money out of us and doing as little as possible to take care of the house. The day we were moving the toilet broke and flooded everything. Plumber had already told them years ago the toilets needed to be replaced. My husband tried to tell them what was broken but instead they said it was our fault and are charging us for it. Can't wait to send all my pictures and emails from 7 years of hell to the collection agency they have turned us over to for charges that we absolutely do not owe. I rented from this company and they are horrible! Don't waste your time! Too many bad incidents to list but I'll name an egregious one! The out right dishonesty begins at the top with the owner Steven kubon and his assistant Jennifer!. I sent in my rent one month and got an eviction notice on or about the 11th day of the month! Thank God I paid the extra money for tracking via post office which showed that my rent had been delivered to myrentsource no later than the 5th! Everyone I spoke to didn't seem to have a clue as to what happened to my rent payment including Mr. Kubon. I had a zero balance and paid on time almost without exception for 16 months! Instead offering to help find the payment they demanded I pay another months rent or be evicted! To avoid eviction i paid another months rent!The payment miraculously appeared a month later only after I hired a lawyer and after confronting Steven kubon with the results of the post office investigation! Mr kubon stated to us " oh your money order payment showed up about 2-3 weeks ago! "I asked why hadn't they informed me immediately and I got no response! Total ethics violation!
