    I want to start off by saying I would never ever recommend this company to anyone at all, ever…read more We entered contract with My Rent Source (MRS) a year ago and the only good thing about that organization is Jennifer Lyles. She is very organized and prompt at replying. Everything else we encountered was terrible. They pass you around to person to person so we rarely spoke with the same person during a chain of conversation and never knew what experience we were going to receive. Our tenants hated them and their experience with them and we thought maybe it was a misunderstanding. Unfortunately, our tenants were correct and we too had a similar miserable experience with My Rent Source. We hired a professional cleaner prior to our tenants moving in (this cleaner has her own cleaning company and is highly reputable with glowing five star reviews). MRS knit picked her cleaning to nth degree and it remains unclear if they ever sent her a cleaning list of what they expected on her first clean (as she went back to clean a secondary time upon request). Without contacting us first to work through the issue more thoroughly MRS granted our tenants a prorated rent for the first month and waived their need for a deep cleaner once they moved out. We would have NEVER have agreed to this as there were several resolutions that could have been reached prior especially when there were weeks where our home sat empty waiting for the tenants to take possession. All of this could have been avoided had anyone from the MRS team visited the home and done an inspection before the tenants moved in. The real cherry on top here though is that upon our tenants move out we had to pay for a deep cleaner and we chose their preferred vendor and their preferred vendor did a HORRIBLE job in comparison to our initial cleaner. I took photos and I had witnesses there seeing how filthy our home was. How are you going to knit pick our cleaner so heavily and then provide a much worse cleaning experience? And then to top it off fight with us over the course of several weeks regarding reimbursement that we rightfully deserved only to offer a 50% refund for a professional job that should have been done correctly from the start. Stating, "Well this home was really dirty and required a lot of work." No kidding that's why we paid your vendor $300 for what you promised was a professional deep clean where the cleaners had no one home and ample time to complete the job as we didn't arrive until two weeks later. 0 excuses here as to why we shouldn't have either had a full home reclean (they blame it on scheduling purposes but what really happened is I wasn't taking their offer for a "touch up clean" as we deserved better) or a full refund. Worst of all, though, was dealing with this corrupt company in regards to hiring what they referred to as several times in multiple point of communication as their "painters" and their "paint vendors" to paint our entire home - so a large project that totaled $5k. Only to get home and find multiple deficiencies with the paint job like improper cutting in, visible brush strokes, paint on fixtures, etc. It was later revealed to us that they hired their maintenance team who are not painters and do not have the skillset to paint the scope of work that was contracted. What an egregious misrepresentation of who these idividuals were and what their skillset was. I am baffled as to how they're getting away with this. I will admit, some deficiencies were outside of the realm of these painters which they brought to our attention were there prior to the maintenance men's painting capabilities. We agreed with them after they sent us photos that there was some prior paint that wasn't their fault (that we just completely forgot about) mentioned during the physical walkthrough. However, a majority of the paint errors and issues was their fault and should have been completed at a much higher level. We have photos and witnesses as well who can attest to the level of painting we received. In total this $5k paint job we hired out was completed at a subpar level by people who should never have been painting the full interior of the home in the first place. When they came to fix it they blamed it on oh well this wall and oh well this and that. No. The walls intersect at a 90 degree angle it's called cutting in and they got upset that we asked them to remove paint from fixtures - when I pay you a large sum of money I expect you to complete the project with a high degree of professionalism especially since we were told the people painting our home would be painters not maintenance men. And we didn't find out who they were until we aired our grievances. I want to be VERY clear we would never have agreed to or paid maintenance men to paint the entire interior of our home.     I do NOT recommend renting with Julianne Ryberg at this company! My experience was a nightmare!…read more I rented a very expensive home in Trilith that she managed. There were non stop problems with the house including a huge, heavy sheet of metal that flew off the deck onto Triangle park that could have severely injured someone especially a child. Her response was to drag it into the driveway! There was severe water damage in the home that both Julianne and the owner were well aware of and they did nothing to remedy this. There was severe water damage that developed mold on the floor by the washing machine. This made me very sick and I had to see a specialist for mold toxicity. Again Julianne did nothing. I have thousands of $ in medical bills to back this up. (See attached picture) The grates in the driveway were not secure and we're dangerous. I had an infestation of bag worms in the evergreen tree in the courtyard that we're getting into the house. I reached out to her numerous times regarding this matter and she did nothing! I ended up hand picking the worms which was disgusting and disgraceful. I filled a bucket with these worms and was forced to cut part of the tree myself. (See attached picture) I emailed Julianne Repeatedly regarding all of the above issues and she didn't seem to care and would sometimes take days to reply. She refuses to pick up her phone or return calls. I had a Washing machine repair guy at the house that she chose and he kept trying to call her and she refused to pick up the phone. I felt terrible for him. I got so frustrated with her I reached out to the owner asking if there was someone else I could work with. The answer was no! I've asked numerous people that work for Trilith if they have ever heard of Julianne or this company and no one had ever heard of either. I'm not sure where or how the owner found her. I am now renting a brand new, beautiful home in Trilith by owner and my experience has been absolutely amazing! Night and day from my experience with Julianne. Do yourself a favor and STAY AWAY FROM THIS COMPANY! My experience was incredibly frustrating, aggravating and upsetting. It's incredibly expensive to live in Trilith and it should be a positive wonderful experience. This was not the case renting with Julianne Ryberg at Providence Home Properties!

My experience with this company has been nothing short of a nightmare, and I feel compelled to warn other property owners before they make the same mistake. First and foremost, PMI Georgia was most of the time completely unprofessional and unresponsive. Communication with them was incredibly frustrating, they do the bare minimum, provide vague or incomplete responses, and fail to follow up on important matters. Property owners are often left in the dark, scrambling to get answers regarding their own investments. Their business practices are questionable at best. The way they handle bookkeeping, accounting, and financial reports is confusing, disorganized, and raises serious red flags. Instead of offering clear, transparent financials, they force property owners to do unnecessary calculations just to make sense of where their money is going. This level of disarray is unacceptable for a property management company entrusted with handling rental income and expenses. Furthermore, PMI Georgia does properly communicate with property owners. They lack accountability, show little regard for owner concerns, and frequently cut corners in property management. They will do the absolute minimum required, leaving maintenance issues unresolved for extended periods and failing to ensure that tenants receive proper care. Their negligence and lack of professionalism should not go unnoticed, and under no circumstances should you sign a management contract with them. Given their alarming practices, I believe the Better Business Bureau needs to investigate this company. Property owners deserve a management company that operates with integrity, transparency, and professionalism. PMI Georgia is the exact opposite. Do yourself a favor and find a reputable, responsible property management company instead.

    Avoid PMI Property Management at all costs…read more As a property owner, my experience with PMI has been a nightmare--filled with shady charges, evasive communication, and practices that feel like outright theft. If you're considering them, please read this first. I signed up for their highest-tier service, thinking I'd get premium care. Instead, I got a flood of suspicious repair charges. A ceiling fan issue? $200--just to flip a switch. A burnt-out light bulb? $100. A water heater? Over $3,200. These weren't rare occurrences--they happened regularly, with no consultation beforehand, just deducted from my rent or I was informed I had no choice but to contribute the money immediately to a fund. Then came a fire at my property. I didn't even hear about it from PMI--I found out through my HOA. When I called my property manager, Rachel Kinnard, she casually said, "Oh, you heard about that?" No urgency. No concern. She promised to call me with details--never did. I expect had I not called, they would have sat on that information all weekend. I had to chase her down for vague answers and never got clarity on who paid for the repairs. My girlfriend and I started tracking these so-called repairs and found they were all done by the same company--Home Pro Solutions, which, surprise, is tied to PMI's owners. They're sending work orders to their own contractors, inflating prices, and billing property owners like me. When I questioned a $2,800 charge for a plumbing leak and sent in my own plumber to observe, the price magically dropped to $200. That alone says everything. Even when their own contract says repairs over $500 require my approval, PMI routinely ignored that clause. Their excuse? "Emergency" work--which conveniently bypasses owner consent. The worst incident involved a storm-damaged tree limb. PMI quoted me $1,700 to remove a single branch and $2,500 to remove the tree. I said I'd do it myself. Rachel claimed the contract forbade me from entering the property--false. Georgia law gives property owners full access. When I refused the service, they did it anyway--admitting it wasn't hazardous--and then tried to charge me. When I objected, they still withdrew $498 from my emergency fund. Repeated calls to Rachel were ignored. When I escalated to her supervisor, Beth Brown, the response was just as dismissive. This is a company that profits off confusion and silence. They exploit owners by pushing inflated repairs through their own vendors, stonewall you when you ask questions, and hide behind contracts they don't even follow themselves. Rachel, in particular, has been the most unresponsive and unprofessional manager I've ever worked with--and I paid them over $390 a month to "manage" my property. I have just days left with PMI, and I couldn't be more relieved. I wouldn't recommend them to anyone. If you value your time, your money, and your property, stay far away from PMI Property Management.
