I do not recommend Mynd property management as a home owner. As much as I wanted support in renting out our property, no one at Mynd had our best interest at heart. We had several experiences where Mynd approved outrageously priced vendors for our property. All the prices were slightly below what they were allowed to approve without informing us. We then had to negotiate with Mynd to reduce these charges, which they did out of curtesy, but it was still more expensive than it should have been. I'd rather negotiate with vendors directly. We also had issues with vendors leaving on all the lights in our property after services were completed. Mynd made it very expensive to break contract with them (basically the price of a year of property management). They did place a tenant for us, handle the contracts and handle two major issues inside of the property in a timely fashion (a water leak and a gas leak). However, the trust was broken with these expense approvals and we couldn't continue our business relationship with this company. read more

Woah -- didn't expect so many 1-star reviews for MYND. When I conducted my research in 2022, there were around 3-3.5. And to be frank, after reading a myriad of them, I can see some truth and some ignorance on both sides. This review is from the perspective of a landlord. I discovered MYND on Google, and of 10+ property management companies I interviewed, they answered questions the best. From a value perspective, their flat rate is super competitive. I had a great experience when the market was up a few years ago in 2022. They took numerous steps to ensure my house was rent-ready, were very communicative, and extremely thorough in their documentation. Their online Owner dashboard is powerful -- I never had trouble making contribution requests, generating reports, or booking a call with my managers. I truly had peace of mind for a short while. The falloff occurred gradually as the market shifted drastically and people began losing their jobs over time. Vacancies were hard to fill, tenants wanted to terminate stating they needed to move after getting laid off, and even my MYND property managers turned over. What was a passive investment became a very involved experience. I had a call every week for updates. I went 8+ months vacant with MYND, and when I ultimately decided to sell my house, their real estate agent referral was terrible. My agent couldn't sell eggs at a diner let alone a house in a market crash. It became increasingly complex to establish clear lines of communication with MYND and develop effective action plans during the challenging times. I think MYND has a great concept. Real estate managed as a tech company. Locations are organized into pods. Omnichannel sales across the RE industry. In a perfect world, things are turnkey. However, they have real management and customer service issues that they need to address first. By the looks of these recent reviews, they gotta step it up fast. My advice to MYND? Invest in your people, your platform, and your team. Forget the profits and growth... or get acquired by someone else that can do it better. My advice to prospective landlords and tenants is to thoroughly vet, conduct local interviews, and weigh the pros and cons. Get on a Zoom call with the PM that you will be working with. Most PM companies are more or the same. If repairs are not made before signing the lease, they won't be addressed in a service request unless you have an exceptionally accommodating landlord. read more

AVOID!!! This is hands down the WORST property management company I've ever dealt with in all my years renting. From day one, it was a mess. We scheduled a tour and were only given a self-guided option--fine, except every single access code they gave us was wrong. We drove all the way out just to be locked out because of their mistake. Communication was just as bad. We requested a call from a leasing agent at least 5 times--never happened. The only way to get responses was through email, and even then, they would answer one question at a time. We ended up with a 50+ email chain just trying to get basic information. Honestly, we should've walked away then--but we loved the unit. Fast forward to signing--suddenly they become very responsive when it comes to collecting deposits, blowing us up with messages even though payment wasn't due for over a month. Before move-in, I repeatedly asked about cleaning and maintenance issues. We were assured multiple times that a pre-inspection would be completed and everything would be ready. Move-in day comes... and it's a complete disaster. First, they didn't even have the correct gate code, so we couldn't access the community. After sitting on hold for 30 minutes, we were gaslit and told the code we had was correct--it wasn't. We only got in because we happened to run into someone from the HOA (not affiliated with them) who told us the codes had changed nearly a year ago. Then we walk into the unit... and it was beyond unacceptable: Water not turned on (with signs telling us NOT to turn it on) - Garbage and debris all over the backyard - Fire alarm going off - AC not working - Dead AND live cockroaches everywhere - Broken door handles - Dust and cobwebs throughout--clearly never cleaned So I spend the entire day calling, only to be repeatedly told they would "leave a note for my leasing coordinator" (who, apparently, is the only person capable of doing anything--and also impossible to reach). Eventually, I get him on the phone. He claims he has no idea what happened because the pre-inspection was supposedly completed. At that point, someone is clearly lying--either internally or to us. He promises to call me back in 20 minutes with an update. Five hours go by. Nothing. I keep calling, keep getting the same "we'll leave a note" response. He finally calls at 4:49 PM--no real update, except that maintenance turned the water on (which, by the way, would've been helpful to know hours earlier). We go back to the unit that evening--literally the only things done were turning on the water and changing the fire alarm. Everything else? Still a mess. The next day, I email again with a full list of outstanding issues, only to be told: - "Cleaning was completed" (absolutely false) - They "cannot provide additional cleaning" - Pest control and maintenance requests were submitted Except... we were the ones who submitted those requests ourselves because clearly no one else was doing anything. Now we're stuck fighting to get refunded because the unit is not even remotely move-in ready, and we couldn't move in on our scheduled date. This has been an unbelievably frustrating, disorganized, and negligent experience from start to finish. Save yourself the stress and avoid this company at all costs. read more

I really hope my review can help someone from having to deal with them in the future. There is no communication amongst their team. One person will tell us one thing and then a different person will tell us another. We have been lied to, ignored, overcharged. We have had to wait up to a month at times for maintenance. We've been harassed by the school district and had cops come to our door asking for proof of residency due to homeowners continuing to use our address and insisting they still live there. I have complained about how the house was not painted, garage has horrible oil stains, roaches, tile cracked in the restroom. Not to mention HOA violations now that the property has been rented. I got a notice to provide funds for eviction and the renter had already abandoned the property. Your rental property is too big an investment to put int he hands of these clowns. As a property owner that is using this company to manage two properties with them they are the worst. I have had several rotations of managers assigned to my property that seem to have different rules depending on who you get. They will constantly charge you as the owner for items that are the tenants responsibility. Then fight with you to get your money back. They will purchase items without your approval or acknowledgment and still not communicate until charges hit your account months later. They are HORRIBLE! They half way fix stuff, break promises, and expect you to pay the full rent! We are currently without AC IN TEXAS. They ALLOWED a unit to be rented out with an OUTDATED AC UNIT. We called them for it to be fixed and they said that it was sooooo old that it had to be replaced completely. They said they will send somebody out here on 11/19/2025...they have now said that they are sending somebody on THE DAY BEFORE THANKSGIVING INSTEAD!!!!!! They offered ONE SINGULAR portable AC unit (Its a two bed room townhome). When we asked for two, they said "We have to talk to the owner to see if he'll allow another one" WTF?!?! And then they said that the AC Unit HAD MOLD AND A LEAK! (which was probably the leak we asked them to look into before but the maintenance man put DUCKTAPE over the leak). They. are. the. absolute. OUR EXPERIENCE WITH MYND HAS BEEN TERRIBLE!! Property manager has not met expectations regarding communication and It is next to impossible to reach anyone on the phone. The maintenance fees are absolutely ridiculous and the property manager assigned to us does not have to have property owner approval if the maintenance fee is under $500. We were charged several hundred dollars for having the batteries changed in keyless entry pad on the outside of the door, which they installed, not us! When I addressed the issue, I was ignored! We had a very similar incident with a maintenance call regarding a light bulb, needing changed in the master bedroom. It takes them an absurd amount of time to follow through with the eviction process. Renewal inspections were not complete for many months. Working with them has been a complete nightmare! I have reached out to my assigned property manager to schedule an appointment with her leadership, gave them options for days and times to choose from and was told they do not have time in their busy schedule and I would have to come up with a different week to talk...OVER THE PHONE! WHAT?! The worst decision we have ever made as investment property owners. Their monthly fees may be somewhat cheaper than competitors, but do not expect to receive even mediocre customer service. We hired this company to manage our duplex because we work full time and needed a company that would take care of our property and residence while making smart decisions for us financially. These mother lovers DON'T maintain the landscaping on the property while it's vacant so when we moved in literally within 2 days we received a letter from the HOA talking about we are in violation. I don't own a house, I had NO IDEA how much it would cost to fix it up, I'm also not a landscaper. So I get quotes and ALL OF THEM are $500+ so I reach out to MYND and tell them it's not right that I be left on the hook if they didn't enforce landscaping maintenance with the previous tenant. They were basically like "oh well, not our problem and btw we're going to start charging a fee every time we receive HOA violation notice" WOW!!! They removed my name off of my utilities without my knowledge or consent committing fraud in doing so. And then did not tell me about it after the fact until a month and a half later. Unfortunately, I have been dealing with this company for two years in July. This property has been in good enough shape to where I haven't had to reach out to them on any major issues until June 20. No that's not to say that I haven't reached them I have, and have had so many issues with him on previous things. Then, including poor communication, kicking the can down the road on issues, and simply not being able to come to a solution ever. To preface this pathetic story, you all should know that in my home lives my 70 year old mother with dementia and Parkinson's, AND major anxiety (because of her condition) who is completely immobile and handicapped. On June 20 my AC went out I submitted a ticket to the emergency option they have on the portal. Mynd called me that same morning telling me they'll have somebody to the home by 5 PM (which I had to fight tooth and nail to get somebody out earlier that morning because of my mother's condition). Finally, they agreed & had somebody out there by 10/11am. They assessed the situation in the matter of 5 minutes (I've got cameras to show) they mentioned they ordered some parts and left. Then, a man calls me to let me know, they will show up the following day to fix it with these new parts & although I am not very happy, I agree. please be aware that while this waiting period is taking place. My mother is sitting in a home that's anywhere from 80 to 85°F while outside the home (in humid Houston Texas) is closer to 95°F. Of course I'm livid seeing the anguish she is going through. By Friday the next day at about 4 PM they finally "fix" the issue. I'm happy to finally get my mother out of these conditions. Well, that "fix" lasted all but 10-12 hours. Saturday the 22nd came around and it was hot all over again. I didn't know it at the time, but the AC wasn't functioning. I gave it the benefit of the doubt because the home had been without AC the for a while. They placed a new unit so it surely couldn't have been broken again. Well lo and behold it was! So NOW since Monday morning we are in the same conditions and I haven't heard back from anybody since yesterday. I've called the property management company 3 times today and nobody has any answers for me other than to wait by my phone so property management can reach out to me? I am typing this at 7:37 PM Tuesday, June 25 & NOBODY has reached out. I have literally lost every ounce of patience I have left not for my own good, but because my mother, who once again is completely handicapped & is having to endure all of this. I go to work, so I'm not there most of the day but she is there every hour of the day and has to be in this condition. I have made myself very vocal of her condition, and why they need to make this top priority. Her anxiety is through the roof she's had at least three panic attacks & now dealing with her blood pressure because of it. It is getting to a point where it is becoming extremely inappropriate for a company to be treating residents like this. It is disgusting and pathetic to be running a company like this and based on yalls Experience and Google ratings of 1.3 you don't know how to fix a problem. It is unbelievable that you guys have managed to make a problem worse than the way you found it. I AM STILL WAITING!!! There's a woman by the name of Sheryl in that company who hasn't had the respect to give me a call when I've mentioned her multiple times and requested for her on multiple occasions to give me a direct call. I've been put on hold multiple times as they try to reach her and nobody can. I know all my calls are recorded with you guys so I encourage you to pull every single record message and phone call up that you have. When I first rented through Mynd I thought they were great. Until I had to submit my first work order to fix a very small issue but an inconvenience so we figured let's see what they say. The visit ended up costing $150 and they accused me of causing intentional damage. This resulted in me not wanting to ever call them out if anything needed to be repaired. The Final straw for me was during move out process they ridiculously added 3k worth of supposed damages that I did in 3 years. My children/family and I spent countless hours cleaning and even hired a carpet cleaning company to clean the carpets. They Also added $1000 pest control bill which is ridiculous. We never had pests the entire time we lived at that place and I pay for pest control now where I live and it is not $1000. I just bit the bullet and hired an attorney. I've always rented and took pride in cleaning and restoring my places as best as I could and NEVER received a bad review for where I lived and how I left a unit. This was outrageous that they would pull something like this but i guess lets see how this legal process turns out. read more

Stay away at all cost! Resident of 2 months. Ice maker/water didn't work upon move in. Took 2 weeks to get someone out. This guy had to order the parts. Came back a week later to install the parts. Told me it would take about 24 hours to make ice. Still no ice or water- still hasn't come back out to fix. Entire fence still down from hurricane beryl. Two different employees sending email's blaming the "review team " and the owners. There are several emails weekly. 3 different people out to measure and the backyard neighbor is willing to pay half, but still - "it's in review" Put in an emergency work order 2 days ago- sparks flying out of a socket- blew half of the kitchen out and the fuse outside was tripped. This work order is still being "assigned " as an emergency! I wonder if the homeowners know the management company is awful. read more

We were in the process of evaluating multiple companies to manage our rental property and considered Mynd after hearing about the company from an acquaintance. The initial interactions with the Account Manager, was professional and pleasant. We decided to sign with Mynd but after the first few interactions with the Account Manager, it went downhill. The Property Manager (PM) made no proactive attempt to start the onboarding process. When we finally had an introductory call with her, she explained that we would need to install peepholes on the entrance door and went on to claim that 'a property owner had once raped a tenant' which is why a law was passed that requires property owners to install peepholes on all exterior doors. We understand the need for the peephole but talking about sexual assault during an introductory call is highly inappropriate and unprofessional. After this first encounter and several other instances of miscommunication and overall unresponsiveness, we requested a different PM be assigned but our request was declined. We were compelled to work with the PM despite our hesitation and by that point we really regretted even considering this company to manage our property. We ended up paying Mynd ~$5000 to make the property 'rent ready' and all that covered was paint touch ups, peep hole installation and rough cleaning which took them over a month to complete. We were charged $650 for a 'full clean' of the master bathroom shower but it was untouched. When we pointed this out, it took them another month to respond and despite them stating that they completed the cleaning, the shower remained in its original unclean condition. There was absolutely no attempt made to make the property marketable and the listing photos provided made the home look completely undesirable. From the months of May 2022 - September 2022, there was no movement in terms of prospective tenants and Mynd representatives kept recommending that we reduce the listed rental price. We refused since their recommended list price was way below the typical leasing value of properties comparable to ours and decided to terminate our contract with Mynd. After termination, our property was listed by a new management company and was on the market for 3 days before being leased. Prior to the end of the contract, a Mynd representative baselessly claimed that a lockbox they had placed on our entrance door had gone missing. In response, we provided a picture of the lockbox still on the door. This was yet again another demonstration of how unprofessionally this company is run. It has been over a month since we cancelled our contract with Mynd but we still keep receiving emails from them requesting additional funds without any explanation of what these funds are for. Not sure how this company is even in existence. Stay away unless you want to get scammed. read more

Just signed on with this company and must say they nickle and dime you for everything. $199 move in fee plus $19.95 per month for an app and customer support that barely functions. Tiffani, one of the contacts there is rude and sarcastic within her Support role. My daughter saw a mouse in her room last night only to find out that pest control is the tenant's responsibility. This company is just sad. They also tried to refer me to some company that supposedly "helps" with utilities, using their Affiliate link so they'd get credit. I went to the site without their link! The company was unprofessional just like Mynd. I initially worked with Susannah who is definitely a bit more professional than Tiffani but still not able to offer much other than apologies for this/that or the other. Oh and to use their app and pay via debit, the charge is enormous! For example, if I were to pay my rent ($1995 + $19.95 fee) now, the charge would be $70.95! SMH! And I'm paying for this "convenience." It's just really unfortunate how some people do business these days. No wonder all the reviews are horrible. For your own sanity, find a private owner that actually cares or a professional management company. All the best. read more

They will also withhold LEGALLY REQUIRED BY ADA accommodations to at-risk tenant who won't sign their Termination of lease or agree to be homeless even though you've paid a double deposit and rent. They will also withhold the reports, illegally. They will also withhold your deposit to force you to return to the home FULL OF DANGEROUS MOLD (I got my own inspection), with your children, to EARN your deposit back because of their gross negligence. 1. forced rehab pricing When Mynd is doing rehab they assign some price to items (sometimes 5-10x over market) and if owner disagrees and asks for second bid they just refuse and say owner has to accept the price or has to do rehab on his own. For example Mynd sent me for approval duct cleaning price of 3.6k while average price is 400. Takes weeks to get a call back after leaving messages with a live person, scheduling a meeting time on their portal and sending emails. Then when they do call you back they give NO answers and promise to find out and call back the next day, but never do. You have to closely watch your monthly recap because they will deduct money that's not valid. RUN-RUN-RUN They had people pay to apply for my property when it wasn't even available or listed. Nothing gets resolved in a timely manner and they do not hold any type of value for residents. Didn't have garage openers upon moving in, they told us to figure it out because the owner was not helpful. Didn't have any mailbox keys, they were no help in that situation either and we had to pay to get the locks changed just to have access to our mailbox. Update: it's still a scam! Finally came to take the branch off roof. We had to tarp it ourselves. About a week later sent someone to "patch" the roof instead of replace the roof after the initial contractor said the entire roof needs to be replaced. Oh and now we have 2 leaks in separate locations. They love to schedule a contractor to come out but when the contractor does not show crickets. Regret moving into this property, it hasn't even been 5 months living here. ITS A SCAMMMMMMMMM! Run! Don't waste you time, energy, health or mental health! I am honestly surprised they haven't been reported or part of a class action suit. Very careless with repairs... the people in charge are getting paid to do absolutely nothing. I've put in over 12 service requests since we moved in on March 28th. They deal with horrible investors or owners and don't hold them accountable for basic maintenance. Avoid MYND at all costs! It's a scam and I'm convinced whoever owns/ runs it can care less about the company itself. Save yourself the hassle rent from some place with half the hassle! And again we have been at this property since March 28, 2024! A F bomb shame! Also please do not fall for that service scam. Where they schedule a service and lie and say they tried contacting you or no one was home. Half the workers they send out do not speak English so when they come do the work it's a language barrier and whoever is contracted they need to fire. Horrific tenant experience. 1. The wood stairs from the ground to my 2nd floor apartment front door were rotting - obviously dangerous. Weeks later, Mynd finally said they'd hired a vendor and would let me know when he started working. Without letting me know and while I was out of town, they ripped out the steps and didn't replace them. I got back and had no way to get in my front door. And hadn't taken the key to my back door with me (which due to Mynd's incompetence in replacing a doorknob was different from my front door). I called the emergency number, which bounces you to an overseas call center, and it took me multiple calls and over an hour to speak to a person with authority to fix the problem. Then they tried to charge *me* $200 for a lockout and also suggested I find a locksmith for them to speed things up. 2. Then the city came out the next week (stairs still under construction, after Mynd took days off for "rain and high winds" when it was drizzling and there was no wind). Mynd hadn't gotten a permit for the stairs construction, so the city issued a stop work order. Mynd made no effort to quickly obtain a permit. For THREE MONTHS, until my landlord terminated Mynd, my front door was inaccessible / opened onto a two-story drop. Someone from Mynd came for an annual inspection and attempted to gaslight me into the idea that the door is "more of a side door" and that the back door was really the front door (totally false), with the implication that it wasn't that big a deal. I told Mynd repeatedly over months it was a hazard and a liability for Mynd, but they didn't seem to care. 3. Another tenant's off-leash 80-pound dog ran up to and seriously bit my leashed dog, in the backyard common area. (Which I now had to walk through for entry/exit due to no stairs.) My dog required a $200 vet visit. When I informed Mynd and asked them to require all dogs be leashed, they initially wrongly told me that they had no obligation to keep me or my dog safe on their property. They also incorrectly said that because there's no leash clause in the lease, there was nothing they could legally do. I had to call them many times over the course of a week (because the calls kept going to the call center, which would tell me the "resident experience manager" was unavailable) and write a demand letter, laying out their legal obligation to keep tenants safe in common areas, to get them to take the basic action of requiring the other tenant to leash his dogs. HORRIBLE! Both from a landlord and tenant perspective. They charge enormous electricity bills for a vacant house or for a basic door lock install, they lie, they don't adhere to their promises, they manipulate with dates and documents. They were charging tenants a pet fee which is supposed to cover the damages made by pet but don't want to pay for any damages. There is no way to file a complaint or escalate to management. They take days to respond to tenant move-in requests. They are absolute NIGHTMARE to work with! read more

The owner side did not communicate with the tenant side so I was basically still managing majority of communication with my tenants. Overall a miserable and costly experience. I'd give them 0 stars if it were possible. Absolutely worst rental company ever. Do not become a resident with Mynd. They do not care about people. They only care about money. If you have service requests they will take their sweet time getting around to them, even when you email and message them every day for 2 weeks straight. I was a resident with them in Austin for two years never missed a payment. Was never late. You'd think since I'd been a resident with them for the last two years they'd waive application fees for a different home, they didn't. In fact I moved to a different city thinking it would be better and the customer service actually got worse. Like I said they DO NOT care about people. They just want your money. read more

MYND management are thugs This is regarding a rental property - a lease agreement. At the end of our lease, MYND management sends us an email regarding steps to complete before moving out. The steps were instructions for cleaning the property before vacating the property. We read the instructions and decided to hire a cleaning crew to clean the property. Before the final payment to the cleaning company, we check if all the steps were followed as stated in the instructions that MYND management provided to us. All steps were completed. We left the property spotless. We email MYND management regarding the moving out instructions and how we met all steps. One month after, we received an email stated that we need to make a payment of $1508.96 because MYND management did their own cleaning. Their cleaning costs $2858.96, which including both cleaning and painting the property. As a result, we lost our deposit of $1350, and now we have a balance of $1508.96 that we need to pay. We already paid a cleaning service crew to clean the ENTIRE HOUSE, including landscaping. We paid to cut the grass prior to leaving. We followed the moving-out instructions. MYND management should not be in business. Stealing tenant's money is unethical, and it is basically fraud. We left the place spotless, and there was no damage. read more

I'm going to tell you about my experience as someone who rents a property from them but I encourage all landlords who are considering having Mynd manage their property read this fully and look at the images I have uploaded. The images uploaded include dates and times of service requests, the amount of vendors that visit the property (and I'm assuming bill for said visits), and what has been accomplished in over two months time. I started having a ceiling leak on June 12, 2020 in the kitchen. I noticed it when water fell on my head. A vendor came out on the 19th (a week later so if you own a property they would let it continue to leak for a week)- the vendor said there wasn't a leak and left. I showed him images of the water that I collected from the light and the stains in the ceiling that were not there before. He stood firm on there not being a leak. On 6/21 one of the ballasts on the fluorescent lights went out. A vendor came on 6/30 looked at it and left. Then another vendor came on 7/9 and fixed it. Does the landlord get billed for 2 vendor visits? I don't know, but I hope not. Finally on 7/16 water leaks out of the ceiling and onto my head and food on the stovetop as I was cooking. The leak that the previous vendor stated doesn't exist. Here is where things are a bit mixed. Water was coming out of the ceiling at a fast rate (120 drips/min) and the emergency people overnight were good about being responsive. Nobody comes until the morning because all the water in connected to other units and the vendor says they can't do any work on it. In the morning the vendor comes by cuts a hole in the ceiling where it is leaking and tell me to see where it is leaking from. How I'm supposed to see through a black trash bag- I don't know. The same vendor identifies different areas in the unit that have moisture in the walls they are left alone (they never checked those walls again for moisture so it could be rotting or growing mold on the inside- or the moisture completely disappeared without them having to check again). From that day forward, multiple vendors have been scheduled to come by the house. Some literally look at the ceiling and leave never doing any work. Other come and try to do some work and then leave the work unfinished. Some don't even show up! On 3 different occasions that has happened to me. Starting on June 12, 2020 until now, August 28, 2020- the work has still not been completed. The leak has stopped but the kitchen counter has had a light fixture on the counter for weeks with nails pointing up. Paint chips keep falling on the floor that I find on my baby's hands and knees when crawling. Despite all of this Mynd (and apparently the landlord) believe they have acted in good faith and appropriately. YOU be the judge. Look at the pictures of what my family has been going through during the pandemic. Having paint chips and water leaking onto our bodies and food. Having the counter have a light fixture with nails pointed up sitting for weeks. THIS is the MYND standard. This is what they will do with your property if you are a landlord. This is what they will do to you if you rent from them. If you see MYND on any paperwork, take my advice and RUN!! Please note that when looking at the pictures, the whole ceiling used to be white. Obviously not the case anymore. Seems most likely it will be painted over and covered up. As a landlord, do you want your property maintained properly or patch work to keep things moving? As a renter, do you feel comfortable breathing possible spores from mold that may have grown and painted over, do you want this to happen to you and your family? read more

If you area landlord aware!!! Very bad management company that overcharged and double charges for every repairs. Hard to get to property management which is always not available when you need them. Mynd overcharged me for every property they manage and not returning any funds that were overcharged. They collect pet rent on the property and don't want to pay it to the landlord.
