I have been without air conditioning for over a month, and the issue still has not been resolved. Dayrise only provides one main phone number for maintenance concerns, but no one ever answers, and my calls are never returned. Like many management companies, they seem quick to collect rent but unwilling to take responsibility for addressing serious maintenance issues. Before this, I had a mold and mildew problem in my master bathroom. Now, after being without air conditioning for so long, the apartment smells even worse, with a strong mold and mildew odor. The mold now appears to be spreading. It is growing on the wall in my living room and on my kitchen cabinets. This situation is creating an unhealthy living environment, and I am extremely concerned about the impact on my health and the condition of my home. Sonterra Heights By far one of the worst properties I've ever lived at incompetent staff. Nobody knows what to do or contact for anything. Why are they even working in the office if they can't even do simple things. And there always on the phone or on face time with their headphones on and you never have their full attention very very unprofessional !!! My apartment was leaking for seven months and nobody came to do anything all my stuff got molded. You can never get a hold of anybody in the office and good luck trying to see inside your hallway because all the buildings in the back don't have no lights I see other residents using flashlights to walk up their stairs talk about a tripping hazard. On top of my water damage there's mold growing everywhere. Sheet rock is falling apart mold coming out of the vents took them seven months to come fix it and I was already moving out on top of not having the correct staff or maintenance. Some random guy just came in here and said he's helping out his friend not even working with the apartments to come look at my unit and good luck trying to even contact corporate they're even harder to get a hold of then the office. read more

They tell you "I'll get back with you in a day or two" and as you patiently wait they don't let you know anything. Then when you follow up they say to create a new service request. I have never experienced this type of negligence from an apartment complex. My move in date was 07/01 and at 5:30pm the same day the maintenance team and the property manager was still inside the unit attempting to repair damages. They just painted the day of and advised me I couldn't use my shower for 48 hours. I had to complete a stop payment with my bank to receive my rent back. They literally lied took my rent money and my deposit and then offered me a 1 bedroom for me and my two kids. This is The Grove On Southlake property. They have horrible customer service. Although I went to the office on 6/30 and asked hey when can I see my unit-and view my lease-not once did the actual property manager say the unit was not ready. They will take your money stress you out and then leave you in limbo to scramble for resources. read more

No experience, filthy no value in the property or in the residents, slumlords, over charging on the rent and the utilities, lied on renewal agreements with residents, Section 8 is being allowed to move in when this is not considered a Low Income Housing Complex, Gang Members are residing in this complex since Dayrise Residential took over the management of Belle Vista Apts July 2022, No Renovations to the units has been done, no cleanup of the buildings and breezeways and stairways which consist of dog feces, filthy everywhere only renovations have been done is at Belle Vista Leasing Office!! There is No Manager in the office, and young people who do not answer the phones in the office but on their cell phones or sitting outside in the pool area! This is the worst residential to rent an apartment with. The management of their communities starts nice to get you into the community but the moment you join, they show their true colour. They are highly inaccessible and they make it difficult for tenants to make a complaint about their community to the district office. I have been unjustly charged I have evidence to prove but the apartment management is ignoring my emails and to top it all, it's extremely difficult to reach the district office. Tenants are billed incessantly and the staff talk anyhow to tenants like it's their right. It's just so annoying. One advice, never rent an apartment under this residential. read more

Dayrise residential is a houston based apartment coompany and they provide very poor service. Actually, the company has not returned my phonecalls about the apartment complex i live in. I live at 3939 rosemeade apt complex in dallas, which is managed by dayrise. The apartment complex has major issues regarding safety and lack of service in the complex. For example - there have been multiple shooting at or in the apartment complex. Luckily for me, the bar across the street is starting the wand people as they enter. However, the gas station on the corner is full of solicitors who enter the complex. Numerous times I have gone out to my car and two guys are walking around it. The first day I moved in, there was a manhunt. Crazy. I do get the occasional random knock on the door at night, which my dogs let me know. Thanks to them. This area is really sketchy, let alone the massive amount of smoked weed I smell here in a daily basis. My covered parking spot has had a pothole since I got the spot, and nothing has been done about it. I have shelving that sinks (since I moved in), faucets that leak, and bulbs that go out all the time. The complex did fix my a/c in a timely manner. I have been assisting my mother in law with getting a place since she has been living in the same for over 20 years!(obviously things have changed) Anyway since I'm in the business It's easier for me to ask questions and get clarification so that I can can explain everything and make sure she has everything she needs . I called corporate today because I can't seem to get ahold to anyone in the office and the lady that picked up WAS RUDE! I didn't ask for any personal information nor did I ask for them to do anything! I was merely calling for more information! They lady that answered asked me why am I calling? Why didn't my mother in law call? Why do they need to speak to me.. and I said well I didn't think it was a crime to call and get further information. The lady proceeded to cut me off and say no one said it was a crime but your mother in law needs to be the one to call since she is leasing. She needs to call to her further GENERAL INFORMATION?!?? I didn't ask her to violate any fair housing rules but she came at me like I was asking for someone's address or social security number! I didn't even give her my mother in laws name because I was JUST CALLING BECAUSE the apartments are obviously short staffed, rude and overwhelmed! Do not move to The Vines in Lewisville the office doesn't care about anything you need and the manager calls her residents CUNTS when you demand anything get done when you call the Regional VP Melonie she says its your fault and does nothing but blame the resident. Dayrise Residential is a terrible company overall and it's a true nightmare living in one of their apartment complexes. I live in Irving, TX. Dayrise claims to value their residents and see them as friends and neighbors. HOWEVER, they charge their "friends and neighbors" 2.95% to pay their rent online. It is absolutely ridiculous and unacceptable that I have to pay more money just to pay rent. They will not return calls or emails. I submitted a complaint and was transferred three or four times just to be told "we'll look into this." It's been months and I haven't gotten one phone call, email, text, nothing with an update to my complaint. Their apartment websites look NOTHING like the actual apartments, which I'm pretty sure is false advertising. This company is horrible!!!!!!!!! I am referring to Lancaster apartments off of Park Row Drive in Katy TX. Do yourself a favor and run away as far as you can. And those responses that say to email Dayrise, I've already done that a few times months ago before writing this review and they may forward it to the property manager of that community but there is a very high chance that it will get ignored. I've even spoken with the Corporate Manager Tamika Hill and she will say she is going to get someone to come to the apartment just for me to stay here all day and wait for them and nothing happens. I have been living in this community for going on 3 years. Management with this company is a revolving door. I moved from the back half to the front half of the community and that is when the issues started with my A/C not cooling efficiently. The compressor will cut on yes, the blower will cut on yes, but the unit that is there will not cool efficiently. One of the temporary guys they hired even said yes it cuts on but it is not efficient enough for an upstairs apartment. There's more to an A/C than just checking the freon and pointing a laser at the vent to read a temp. One of the maintenance guys that used to work here told me, he said be careful with moving to the front half of the community, a lot of the AC units are older up there and they will not replace it and you will have a very high electric bill as well as your apartment will be hot. The issue with the back half of the property is that it is neglected as well as break ins happen back there so I transferred to the front of the property anyway. Sure enough he was not lying. During the summer time my apartment is often over 80 degrees and if it's hot enough it will sometimes even get above 90 degrees. They refuse to replace it with a more efficient unit that can actually cool an upstairs apartment that is over garages because it still cuts on so to them it's working no matter how hot it gets in the apartment. At first they wanted to blame it on my electric company but then I said no its not my electric company because the compressor runs all day and night, then they said it was my thermostat but I had the same problem with their thermostat as well as I've enclosed a picture to them that shows at 3:38 in the morning time (when the sun isn't out) where it was actually able to get to 75 degrees. I'm only here due to the pricing of these apartments but I tell you what as soon as I make some more money I am leaving here. The discount you get in rent is not worth the problems you are going to get when dealing with Dayrise Residential. This company needs to be on the national news with the way they treat their residents as well as run the communities they manage. Living in an apartment this hot is inhumane. If I or anyone that lives with me end up dying due to a heat stroke I wonder if the AC compressor would get replaced then. The other problems that comes with this community I can live with but this being unable to barely breathe due to the heat in the apartment is unbearable. Trust if I was making more money I would leave in a heart beat and never ever move into a community that is managed by Dayrise Residential. I have been going through this for over a year now, I just recently got super fed up with it the hotter it gets outside. Someone with the city or the state needs needs to interview other residents at this property as I am not the only one with these problems to shut this company down. I'm hoping someone of power sees this and does something about it, whether it be the news, someone in government, or a lawyer to get a class action lawsuit going. On June 12, 2017 I, Justin Suarez and my wife Estefany Suarez signed a 14 month lease at The Reserve at Hoffman Estates, 1059 Atlantic Ave, Apt E, Hoffman Estates IL 60169. Unfortunately, a series of issues started to emerge a month after we moved in. There are five areas in the place we call home that have been exposed to water intrusion. No measures have been taken to fix the problem or prevent mold and mildew growth. This is an alarming situation. I suffer from asthma, and respiratory issues. I have visited the doctor four times in the past three months due to sinus infections. My wife was diagnosed recently diagnosed with an upper respiratory infection. I cannot subject my self, my wife and our dog to the health hazards that mold and mildew can potentially continue to cause us. We don't feel safe in the place we call home. We don't feel appreciated and we feel disrespected. Due to all these issues and the lack of consideration, we are considering to evict ourselves from the apartment we have been residing in for almost 2 years. However, before we came to this decision, we did our due diligence to speak with the management office in person, over the phone and submitting numerous work orders to advise of these issues and raise our concerns. These issues are now causing harm to ourselves. We have expressed our concern about all these issues countless times. We don't believe we can continue to live in these conditions which we now consider hazardous to our health. We need to speak to someone in Dayrise Residential to come to a solution or possibly terminating the lease, or going through the "constructive eviction process" due to the fact that I feel our health and safety are at risk in the apartment building 1059 Atlantic Ave, Hoffman Estates IL. If you would refer to the Illinois state law where it states that "A landlord in Illinois is required to keep a rental unit habitable. I feel that all the water intrusions that have been recorded in this apartment since we have been here and where no action has been taken is absolutely a risk to mine and and my family's health and safety, therefore making this apartment uninhabitable. The properties they manage are just as bad, ( the Hamilton apartments ) dishonest and incompetent. Get anything this leasing office tells you in writing because they will not honor it later. PLEASE DO NOT RENT @ PARK AT WILLOWBROOK APARTMENTS. this company only cares about the money and not about their residents at all, I had so many issues since I moved in to this place, I came to my apartment 3 times to find my kitchen full of water from a water leak that was coming from upstairs it took 3 times for me to address the issue to be taken care, before that my apartment was full of smoke becase the ac motors broke and I had to call 5 times before that to get it fixed, I miss a day of work because I had to leave all doors and windows open for the smoke to clear, when I call the manager Nancy to get some kind of credit for all the troubles she laugh at me and told me to her proof of all the calls I had made. I requested upper management contact info and she refuse to help, I finally was able to get that info from the website but them too didn't do anything I left several messages to Mrs.Harris and no one contacted me back.. Please read the Lease agreement before you commit!!! I used to think reviews were for people who loved complaining until it all happened to me (how ironic!) ...Long story short, I have lived at Chimney Hill for almost a year, paid my rent on time every month, never had an issue with even the constant smoking of weed and obvious drug sale, the use and abuse of drugs on this property, the trash problem and lack of parking space for visitors. As low maintenance and chill as I am, I couldn't take it when my civility was returned with negligence. I returned from a three weeks' vacation to find my car windshield completely shattered as a result of a break in that happened in one of the apartments. I contacted management and was told a police report had been filed so i can contact my insurance (which at the time I made clear will not cover the expenses because it is liability) to get in touch with the manager to take care of the issue. I was reassured for a week only to not receive a response from the manager for an entire 3 weeks. Bear in mind that i had no vehicle for that entire time. To not bore you, Ms.R finally got back to me and said 1. They will not cover the expenses as promised because my insurance is liability(i have no idea what my insurance being liability had to do with this) and 2. They will not provide me with the police report filed for me to track whoever was responsible for the damage because apparently one was never filed. One would think a property management would care to report a crime on their property but apparently not. I have contacted the manager's supervisor, tried to email the corporate office to get the culprit's information and like many managements companies out there, no one cares to respond. In my humble opinion, do not move here unless you 1. Have a lot of money to afford an attorney 2. Don't mind paying for other's mistakes 3. Don't value your life and property 4. Want to deal with dishonest people who don't value you as a person 5. Don't mind exposing your children or self to drugs and its abusers If after all this you still decide to move here PLEASE PLEASE PLEASE READ THE LEASE BEFORE YOU SIGN, ESPECIALLY THE PARTS ABOUT SECURITY AND LOSS OF PROPERTY.
