We've been trying to see a rental property for over a week now. The agent has not been responsive other than to tell us it's still available. It explains why the property has been on the market for almost 2 months. The voice mail messages is very unprofessional, basically telling the caller that "unless it's a fire, flood or blood" (that's a quote), it's not an emergency and they'll respond when they respond. read more

Ok so it's been almost a year now with this leasing company, not good. I signed a lease for a two bedroom I was informed the second room was not completed because the window was stolen but it would be installed. Never done. When I kept asking about it I was informed nope they are not installing the window nor going down on the rent, so I basically have a one bedroom and a storage closet, and a sick family member laying on a mattress in front of my bathroom. Come to find out the people at my smart lease never even looked at the property but oh well they can deal with in court. We rented for 3 years a property managed by Mysmartlease.com they were very professional, when we had to request a service at home they were there for us. I was able to pay online, and schedule auto payment, so I was never late or worry to send checks anywhere. This is a review from a home owners side. I have been with Mysmartlease since 2010. My experience has been very good even with having to deploy to Afghanistan and no communication for weeks at a time. Never felt the need to change to a different management company. Very dependable on keeping my home in order and tenants happy and if there was a problem, I was informed. Their experience and solutions to issues has made working a full time job and renting out a home possible. I can speak on my interactions with Holli, Richard, Chris and most of all Erika. They have been very professional and easy to get a hold of. Would definitely recommend if you like not having head aches with the HOA. read more

I am a property owner and my smart lease manages the home that I rent out. I have been with the company now three years. I know that every business operates differently and I have read the reviews that seemed mostly from tenants. I had difficulty adjusting to this new management company at first, however this was more based on comparison to the style of my previous management company I was with. I've never found any of the principles of the company to be "crooks". I have limited involvement with them, however Erika is my main contact. I would give her an excellent rating from an owners point of view. I believe MSL has a poor rating in part due to the owners of the properties they manage not willing to fix or improve the property they lease out. This causes many problems for a management company to run. Erika immediately calls me when a tenant needs repairs and I always get the request taken care of immediately. I have had tenants for several years and keep homes in the condition I want to live in. In conclusion it's not always the management company's fault or in their control. read more

We have lived in a house managed by My Smart Lease PM for 2yrs and it hasn't been very good. The house was not ready when we moved in,(AC didn't work, toilets clogged within 48hrs) all because of the previous tenet. So.... basically MSL didn't have anything checked out before hurrying to rent it out. It turns out the owner is a complete cheapskate and hard to work with. His brother had been the previous tenet and clogged the toilets and stabbed holes in the AC line before moving out. I strongly recommend all renters and landlords stay away from this company. Below are a list of issues I experienced over my 3 year relationship with My Smart Lease. If I could give this review negative stars, I would. 1. In December 2014, they were alerted that I did not have a properly working heat system. I did not have any heat for 2 winter seasons. This is illegal in CA; however, they ignored the issue and waited until I finally put my foot down to fix it. 2. Tim, the owner, either ignores your emails or takes several days to respond. That's if you get a response at all. In regards to the employees, they go on vacation for a week and do not put an "out of office" reply on their emails so you think they're ignoring you as well. 3. My A/C went out in May 2017. At the owners request, I had 3 estimates. I had to arrange for someone to be home at my house and take time off work for this. Needles to say, the A/C was never fixed and now they have the property listed with "central A/C." That is false advertisement. 4. Upon my move in, the place was filthy. So bad that a friend helping me move called a local cleaning crew to come in and clean because we were trying to move, not clean as well; however, they charged me for cleaning when I moved out. The CA Fair Housing states you leave the property as clean as you found it. I left my unit much cleaner than how I found it but they're charging me for it. 5. They wait until day 21 to mail your deposit check. Nothing like waiting until the last moment. My emails regarding what I was being charged for went unanswered until day 21. 6. During the move-out inspection, I was told I am responsible for the cost of the electrician since the porch light wasn't working. What??? 1. I never used the porch light and 2. what makes you think the tenant is responsible for property maintenance? This company is poorly managed and in my opinion, taking advantage of their tenants. I have several friends still in this community who are eager to tell the new tenant they were lied to about a working A/C unit. **UPDATE** It has been 24 days since my move out and I still don't have my returned deposit check. By law, they have 21 days to get it to me. I tried logging into my online portal and I no longer have access, which means I can't access agreements, maintenance request history, etc. I have filed a complaint with the BBB in regards to going two years without heat. read more

I bought a property a 4 plex that was being managed and represented mysmartlease 21st Century agent/broker, Paul DiMarino of Redlands, CA. I have to say he was the worst agent broker I have ever dealt with as far a timeliness. In the end, he has failed to provide keys to the four units , laundry room , and keys to access the quarter operated laundry machines. I closed and recorded on 5/14/2018 and still do not have keys to my property. When I called and spoke to Paul on 5/18/2018 he said "I don't have keys to the property" and lied about telling my agent he would send them via fed ex . This man is supposed to be leasing company with access to property. Beware of Paul DiMarino and MYsmartlease as someone to represent you as a property owner. read more

This is the worst property management company imaginable. Tim (the manager) is rude as hell and his staff is incompetent. On top of simply forgetting to renew the lease for my old tenant, they took months to find a new tenant, then allowed the new tenant to pay half the rent without collecting the rest, they never collect the rent on time or process it correctly, but always make sure they collect their fees (sometimes double), they constantly make excuses or never respond and when they do, nothing makes sense and I get a different lie (and condescending remarks) each time. I'm done with them now, but be warned, they actually make it more work (and more cost) for you than if you just did everything yourself. read more

Overall worst ever experience with a leasing company or rental agent. Rude, incompetent, unorganized. I was doing a drive by and happened by chance to arrive as thee was showing. The agent refused for me to see the unit. I was required to drive the 40 miles home to do an application online to have an appointment set. After doing so, An appointment date and time was set to only have it cancelled last minute as "there were already many applicants head of me that qualified". If I was shown the house, I would have to wait for the application to clear before I could pay a holding deposit leaving days to pass and the opportunity to waste my time as someone else could have "passed" and paid the deposit. read more

My Smart Lease is a total nightmare. Believe me when I tell you it is a scam. They are a father who it Tim and a son Tim and the mother Heidi. They run you around in circles and blame each other for mistakes made during your rental process. I gave them a holding deposit on a property that I had been working on getting for over 3 months mind you. I was patient and hopeful willing to help the process in anyway. I was starting to feel uncomfortable when a meeting was set up and was never called the day of with a place and time. Called all day, on the day, and no answer. Then the next day no answer. Finally three days later Tim junior answered the phone. I asked what happened and he acted like he did not know what I was talking about. He sets up to meet me at office in Redlands so I can drop off a $1,800 holding deposit. So I just happened to look up company and I found all these complaints on yelp and with bbb. Still hopeful drive down to Redlands with cashier checks and the office door is locked. I knocked and knocked and finally someone comes to door. I asked were Tim was and was told he never comes in office on Sat. Now I am really nervous but liked Tim and really needed to find a place so I decided to trust him. That Monday get a call from the mom Heidi who tells me I did not give enough of a deposit and I told her I gave what Tim asked for. Now since the property was horse property they first said they wanted an additional $250 for each horse and any other animals. Then she said the owner changed his mind and he wants me to bring another $1950 for a deposit for animals. I said no i will bring it when I take possession of the house. Then they call me and tell me after 3 months waiting for this house, that they don't think I am a fit and are going to move to next applicant. I could come get my deposit money back and I said ok but I could not come that day because it would be to late in the day after I picked up kids from school. I wrote them 5 emails telling them I will come and get it and not to mail it. The next day I called to tell them I am on my way and he said ok it's here for you. 15 minutes later Tim calls me and says oh I am sorry one of the girls already mailed it. WHAT???? I hope to God I get my money. I will also like to note in those three months the house was never close to being done to rent. Next when I called Tim back about why they mailed it when I said not to; he then tells me the owner decided not to rent the house after all. This was the worst nightmare I ever had and still don't know if it's over until I get my money back. read more

After selecting the Check In option on Rently.com to receive a phone call for the lock box code, my phone rang and a message recording stated, "We're sorry an application error has occured." The call was then immediately disconnected. I made several attempts and received the same recorded message each time. Needless to say, I was not able to view the property. read more

We rented 12277 Meadowvale St in Eastvale from My SmartLease and had a HORRIBLE experience dealing with this property management company. The home was not in rental condition when we moved in. The day we moved in My Smart Lease and Holli, the girl who did the walkthrough with us, had told us that the house repairs would be fixed and she tried to clean up the best she could considering the condition of the home. The major issues we had with the house were... 1. Constant water dripping from downstairs bathroom, kitchen faucet and kitchen sink drain, and master bathroom sinks. A plumber finally was sent to us 3 months into our lease and he told us that there is no way to stop the water from dripping in the downstairs bathroom because something is wrong with the way the contractor built the house. So constant water dripping daily. Our water bill has been through the roof! The plumber said the kitchen faucet needs to be replaced and was sending in the work order for that to be done too. He advised us to NOT use the water filter faucet attached to the kitchen sink due to the fact plumbing was not done correctly again. He couldn't figure out the running water that is not a noticeable drip but you can hear on the other side of the sink in the drain that water is running. This makes noise all day especially when no dishwasher is going. The master bathroom sinks constantly drip with water when turned off. 2. The downstairs room next to the laundry room had a wet spot on the ceiling where you could clearly see there is water coming from somewhere. After 3 months living here, water finally came pouring into this room from the ceiling, onto my computers and music equipment. Finally after many attempts someone came out to take a look and realized the upstairs bathroom had water dripping from the bathtub drain that leaked all the way to the room underneath the upstairs bathroom. We were told there was no stopper to prevent water from draining. After the water was prevented from any further leakage, he had to cut a hole in the ceiling to make sure there was no mold. We had to wait another month to get someone to come and repair the ceiling. Finally when that happened the young man who came to paint our ceiling realized the white paint didn't match correctly so he made a decision without our consent to repaint the whole ceiling. While he decided to paint the ceiling he did not cover up the rest of the items in the room so we ended up with paint on more music equipment, computer printer and he stepped on one of our speakers leaving paint and a shoe print. 3. The gas stove would not turn on. We had someone come out to take a look and we were told that the stove can't be plugged up because it keeps jumping the circuit. Therefore everyday we have been here, my wife has to use a lighter to turn on the stove. Erika, maintenance manager at My Smart Lease told me that this is not considered a life threatening issue therefore it was something the homeowners will not be fixing. I disagree that is not life threatening when it actually is considering my wife could burn herself lighting the stove each time she uses it. 4. The walls in the home were not painted, wiped down, or had any hardware to hang pictures on the walls removed. We didn't get to hang any of our pictures up. 5. The downstairs bathroom closet has many of the homeowners items left in there, they also left a ton of stuff in the garage and out by the trash cans. We ask multiple times to have the homeowners remove these items and were told someone will be by to pick them up and nobody ever came to the house. 6. Our son has repeatedly tripped over the wood on the balcony due to the nails not being hammered into the wood correctly. We couldn't let my son on the balcony anymore. Then yesterday, I went out to take video to show what I'm talking about and my foot fell through one of the wooden beams. I almost went thru the balcony. I scraped up my shin causing it to rip skin. The wood is rotted out too which once again this was not move in ready for a rental. We tried to make a deal with My SmartLease with Fair Housing. They did not respond just like not responding to anything we needed repairs. We made many attempts to rectify this and will be seeking legal action to get compensated due to the fact the owner and the leasing company were not trying to help us. This house was not move in ready. They rented a house that let family members eat Thanksgiving dinner in there and we moved in Dec. 6. They said they were not going to re clean the property because they would have to charge them again to clean it. They are trying to rent this home 10 days after we left AND INCREASED the rent!! Plus didn't let us do the walk thru with them like we were told by Erika would happen once she knew which day Holli could meet us there. This home is not in living condition. Well this feels like a breakup! Everything was fine up until the end of my lease. I had called them a month prior to ask if there were any changes and that I'd like to come in early to sign the lease so that I could continue living here. Literally 5 days before I was to come in to sign the lease THEY RAISED THE RENT BY 100% I've taken care of this place like it was my very own...it's old AF but I loved it nonetheless, keep to myself it's only little ol me living here, I pay my rent 2 days before it's do. What the heck SmartLease!? I liked you, I really liked the guys that would come over fix the problems with this old place, they were good guys but you Heidi you little sneaky bustard. The worst and most dishonest company. I hired MSL to manage several apartments and it was a total nightmare. They never collected rents timely, evicted long term tenants who were only several days late only to receive the fees involved, all without my approval. They paid the mortgages late several times incurring late fees and credit issues which I had to cover, failed to pay utilities timely causing the water to be shut off which I personally had to cure. Of course, they paid themselves every month and sent their own repairmen out who charged three times what I had been paying and then charged a twenty percent admin fee to do nothing. Total ripoff. I called Tim, the owner eleven times and never received one return call. I finally had to confront him at his office and he was totally rude, stated it was all my fault, and what did I want with him anyways. I fired him on the spot. I've never received any accounting of rent collected or their repair work even though I've requested it for the last three months. Tim, the owner, even sent out text messages trying to bad mouth me to other business associates just to try and cover himself. Fortunately these were forwarded to me. My Smart Lease is less of a property management company and more of a front for second rate contractors who need to guarantee work for themselves. As an out of state owner I was blocked from having any contact with the tenants. Finally, through back channels I learned our beautiful salt water pool had been turned into a chlorine float pool; our palm trees had been killed by the landscaper, who also mowed around gopher mounds and never reported a problem; and the replacement dishwasher I was required to purchase was really just a leaking hose. As an owner I would go days without a return phone call or even an email acknowledgment of my attempts to contact My Smart Lease staff. I later learned the tenants are treated even worse. After requesting the landscaper be replaced I was informed by the tenants that the landscaper came to the front door and confronted the tenants about the change I had requested. The vendors are allowed to do WHAT?!? Do not subject yourself or your tenants to this abuse. read more

MySmartLease are liars and crooks. My condo for rent was not ready when I was scheduled to move in but they charged me the rent anyways. I had all kinds of problems. The central air/heating didn't work and it was like pulling teeth to get them to fix it. There was a problem with the electricity. It went out on me several times spoiling all my groceries that they did not comp me for. IT TOOK FOREVER to get repairs done. I had a leak that shoot up my gas bill, they refused to pay it. Then I had a light switch break and I couldn't turn off the light in the bathroom. It took them a month to fix it and that left me with a huge electricity bill that they refused to cover. Ultimately, the last straw. I paid my rent one day late. They served me with a "three day notice to pay or quit". I called the office and they told me they had gotten my rent but then after the notice expired they sent my rent payment back to the bank and served me with an eviction. We were renting a property from this place for two years and didn't really bother them too much, when it was time for us to leave we gave them plenty of notice and made sure we were out when we told them we' be... Before handing over the keys we wanted to make sure that we left the house in the good condition it was given to us so we hired some cleaning ladies that did a great job making sure the house was tip top and cleaned from ceiling to carpet and they did, so we felt we left the property in great condition. So after MySmartLease did their inspection after we had turned the keys over to the , and might I add they did the inspection when we were at work and weren't able to do the final walk through with them, and they apparently said the house needed to be cleaned and the " allegedly" had to hire people to come and clean the interior of the house and escape it was dirty. That was hard to believe cause we had our cleaners do such a great job, but none the less they kept practically all of our deposit and I feel that their claims on the house were false and I wouldn't recommend anyone to go through them cause they will steal your money too. read more

I lived in a unit managed by MySmartLease.com for over 4 years and overall they were great! A few annoying incidents that happened throughout my stay; one being we had an emergency and when I called the emergency numbers for after hours I was told, "I don't work for them anymore, call them in the morning". I was furious because I felt helpless, but I have to admit they did get that matter fixed completely within 24 hours so I have to give them that! They were basically the middle man between me and the home owners, but the owners communicated with me directly quite often, which was fine. I appreciate them doing a thorough walk through and completing a pre-move out inspection so I was able to fix anything that I could've been charged for in the end. I believe their biggest issue is communication, but overall I was able to handle every concern within a reasonable amount of time. I enjoyed my stay in the unit I was in, but just make sure that you get things in writing and save emails. read more

Don't trust what they say! Chris said we would get our full security deposit back, we didn't. Tim is untrustworthy, Holly will never call you back, and Loni has no clue what she is doing or saying. They told us if we find the next tenants then we would not be charged, they charged us $700.00 finders fee instead of giving our deposit back. If you want something fixed, be prepared to wait a while, not a couple of days they promise. They will make you submit applications before seeing a property, and they charge a credit check fee. Even if you do this, and someone is ahead of you in line, you're not guaranteed the property. Be prepared to have income in the bank, because they verify that. read more

This property management is inadequate. They serve as a middleman, who sends your messages to the owner, but does not directly attend to the needs of tenants. I was also displeased with their communication. I tried several times to communicate and messages were not returned, and emails were often 48 hour late. After our lease was over and we did our walk-thru inspection, they used dust, and minor wear and tear against us to keep part of our deposit. They also did not provide us with a copy of our exit walk-thru receipt. Overall, it was not a good experience working with them. read more

I agree with the other posts. Crooks! They charged me for dead grass that was dead when I moved in and it was on the move in check list. They charged me for holes in the walls which were holes from hanging photos. It was clear that the house was just purchased as a forclosure prior to us renting and nothing was cleaned. They promised to have the garage door opener fixed and never did. The wall behind the stove was grease laiden and disgusting. I spent 3 hours cleaning that wall before I moved. All in all I only got back $58 from my $1700 deposit. When I called to dispute they blamed the $950 painting and hole repair on the owners choice of contractor and they said the dry patch of grass was a different patch. Horrible people.
