Manager Certification Disclosure. Managers are not required to be licensed. Instead, as provided for in Bus. & Prof. §11504, managers of common interest developments (CIDs) must annually disclose to the board of directors of the association the following information: 1. Whether or not the CID manager has met the requirements of Section 11502 so he or she may be called a certified common interest development manager. 2. The name, address, and telephone number of the professional association that certified the common interest development manager, the date the manager was certified, and the status of the certification. 3. The location of his or her primary office. 4. Prior to entering into or renewing a contract with an association, the common interest development manager shall disclose to the board of directors of the association or common interest development whether the fidelity insurance of the common interest development manager or his or her employer covers the current year's operating and reserve funds of the association. This requirement shall not be construed to compel an association to require a common interest development manager to obtain or maintain fidelity insurance. 5. Whether the common interest development manager possesses an active real estate license. and Management Agent Disclosures. Civil Code § 5375 What we like about voluntary certification of common interest development managers is that they claim to know better but still don't act as if they know the law and governing documents, much less business ethics which are taught in their networking trade unions. Disrespectful of common interest development members, refusing to provide notice of meetings required by law, and misrepresenting and concealing important facts including law and governing documents to members and vendors whether insurance providers, contractors or employees. What's wrong with this is explained in the optional common interest development manager certification process. Law requires disclosure to HOA directors prior to completing a contract with them. Neither TITAN nor any REALTOR handling our particular HOA business for them disclosed timely and adequately that they were NOT certified. And they use a bargain third-party "APFOLIO" service-- like ordering fast food, these days in that it maximizes profits and minimizes contact with Members. The law says particularly out-of-town owners aren't required to agree to website postings rather than disclosures and all general notices via individual deliver via US MAIL to two (2) addresses if preferred at no additional charge to the HOA or members but TITAN pretends that's not the case. And directors at a couple of APFOLIO-customer HOAs behaving the same way are either illiterate, weak, or complicit in supercilious managers secretly operating including vague agendas. The latest was a citation and fine for the water system not being fully disclosed and misrepresented as have other water system problems such as Boil Water Orders and the presence of lead due to inadequately maintained plumbing. But that's what members can get with their money spent on HOA-lawyers to justify it and silence criticism. It's what's wrong with too many homeowners associations. If independent rather than do-it-yourself HOA management is what's wanted, then using a REALTOR is a bad idea generally due to too many conflicts of interest. Interview prospective managers and expect disclosure of whether they've "certified" prior to completing a contract with one. If you catch one having lied about anything then recall a board of directors that won't remove and replace them. My wife and I speak from more than 50 years of combined experience as such California corporation members, directors and officers most of which was in better times. read more

We did not get an answer! They only care about your applications "payments" then they just received the documents literally. They said nothing. When I came to the Titan Agency to check what had happened they just gave excuses and they did not find out complete info about my husband so we had to give the missing info again. Eventhough he has a good credit score they did not promise anything. They said we need to apply again & pay 40 dollars per person which I think was a steal after nobody solved out anything for us. As a long time HOA board member I have always viewed HOA management companies a bit skeptically. Does the management company work for us or does the board work for the management company? Titan HOA management has cured my skepticism. The board hired Titan roughly one year ago, and it have provided real leadership on a number of projects - guiding our board without "taking over": Our board meetings are running much more smoothly and are ending at the scheduled time! We had been struggling for years with getting our HOA community roads resurfaced, shaping up the common areas and getting back to a reasonable code enforcement for parking violations, and lawn and exterior home appearance. We have resurfaced the roads, and while the common areas and home appearance are a work in progress we are making steady progress, with plans in place for each project. Titan has consistently offered us a number of bids on contractors for all of these projects, giving us a real choice. This may seem like an obvious part of a management company's job, but believe me, not all management companies follow through on it. We've been tenants renting a property managed for a few years now. Overall experience with them has been pretty great--timely responses to maintenance requests, helpful staff at their office, extremely reasonable rent, consistent communications with tenants, and just extremely professional with all our interactions. Im not understanding some of the reviews left about the property that we're renting regarding the first few months after we moved in. That was right around the time that the city was being very strict regarding sprinkler usage, and we (being first-time renters of a house with a yard) were still trying to figure out what works and what doesnt when it came to the upkeep of the front yard. It also didnt help that the gardener that we started with was pretty inconsistent. So the front yard issue was 100% our fault, and Moist worked with us about finding a solution that worked Couple things about the negative reviews regarding the property we're renting: 1) The people leaving the reviews werent the ones having a direct interaction with Moist. Its like someone leaving a review about a restaurant they passed by while they were driving around town 2) The person leaving the negative review(s) about this property didnt have access (I hope) to our lease contract so how would they know which items were the leasee's responsibility as well as which items were the responsibility of the property managers? They also shouldnt have access to the comunications between the property managers and the tenants, so they cant possibly see the notices that we received regarding the front yard. I dont usually pist yelp reviews, but i felt people need to see both sides of the story. read more

If I could leave 0 stars, I would. Renting a property with Moist was quick and everything that lined up seemed too good to be true. First, they gave us gate clickers to our apartment complex that did NOT work and we had to wait a couple of days for them to tell us it was a configuration issue. So for the first few days, my two roommates and I had to wait outside our gate for someone to let us into the complex. Secondly, the apartment had come with a fridge that was already installed. When the fridge stopped working, we called Moist and they sent a repairman who said he needed a part to get it fixed, but since the fridge was old it was likely to break down again. Fast forward four more appointments of repairmen coming to say the exact same thing as the first, we asked Moist if they would just remove the fridge and take it to the dump. They initially refused because of the warranty still on the fridge but after about a total of 5 or 6 repairman appointments, they finally listened to us. Moist let us live in our home for 3 months without a working refrigerator and did not even offer to help or compensate for all the food, time, and energy that was wasted trying to contact them to get it removed. This was extremely unprofessional on their part. We ended up having to buy and bring in our own fridge, and Moist compensated us for only $350 - of which we asked for $500 and they said no. Robert Coleman and his team are extremely avoidant of all complaints. I remember calling them so many times and hardly getting a response until weeks later. Unprofessional and greedy, I beg of all of you to AVOID Moist Realtors!! They requested a $2700 security deposit (which was paid) that has not been returned nor have I received a statement from Moist about it since I have moved out at the end of my lease. If they try to reach out to me after I leave this review, they will be hearing from my lawyer. read more

Moist Realty manages a rental property in my neighborhood on Fulbright Ave. in Redlands, and apparently their management ends there. Nine months into the rental, the new tenants may have mowed the weeded lawn twice and is by far the worst looking yard on the street. It would be easy to point 100% blame on the new tenants, but I don't. Between tenants, it took 4 months for the property to be rented again. During that time, Moist Reality was providing zero lawn care and when called to express concern, they responded with "we're working on it". Consequently, all the grass died and became a barren patch of dirt and weeds as not one drop of effort was made to salvage what was once a well maintained yard. Moist Reality rented the property exactly as stated, thus setting the bar with such lowly expectations of basic lawn care. read more

Not impressed at all. Attempted to make Ot to a showing for possible Rental house in Beaumont from 4-430. My husband left work early, we were going to be there at 435 due to traffic, I called them to let them know the situation asked if that would be ok. She said they only stay until 430, I said ok can I make an appointment? No, but there is a showing the next day from 11-1130. Okay, made it that showing. I liked the house but I asked the guy there if I could make an appointment for him to see it to be sure. No, they will have another showing and he can come then. I am confused, do they really not want to rent this house?? Since they don't do appointments, and only show during work hours? We did not rent from them. I don't have a single positive thing to say about this leasing office or its practices. We signed a lease with them at the start of the year and it was pure crap from start to finish. They let us move in with animal urine stains on the carpet, something they eventually almost fixed by sending in a professional to clean the carpets, but some stains never came out and he even quoted "If I can't get those stains out, no one can." We made sure he noted that on the bill he sent to Moist. We got to pay the same amount in rent regardless of the stains staring at us throughout our time at the house. Six months later they inform us that the owner wants to sell the home, and once it was listed we'd have 45 days to find another place to live. Well six days later the house was sold and suddenly 45 days became 30, just like that. Then the broker who originally quoted the "45 days" kept showing up unannounced a couple times a week to "inquire" about where we were moving to and when we'd be out. Borderline harassment. Once we eventually did find a new home to rent we signed a lease that didn't start until 5 days after we had to be out of the house, so we were homeless, HOMELESS, for almost a week. No apologies. No cash for keys. Nothing. Just "hurry and get the hell out so we can collect our commission for the sale." The final insult came when they returned our security deposit. $140 for carpet cleaning and $115 for other cleaning were retained from our deposit, with THE SAME EXACT RECEIPTS for the cleaning they had done on the place when we moved in. They literally quoted they'd cleaned the place through and through on Sept. 10 (even though we already had) and they sent us receipts with dates from December and January... essentially saying they were trying to clean the same stains that were there when we moved in and would not come out even with professional help. So in short we were booted from the house, homeless for almost a week, then nickel-and-dimed on the way out. The place was filthy when we first looked at it and it was filthy when we signed the lease, so we knew what we were getting into. But to keep chunks of our security deposit when we moved out, knowing the place looked better than when we moved in, then providing receipts for cleaning that were almost a year old? Laughable. The lack of integrity at this office is astounding and should be punishable by law. read more

We were already warned they are known for taking renters deposits, nickel and dime you!!!! That being said we professionally cleaned the house. Went above and beyond!!!! The day we arrived to Moist to turn in the keys it was over 100 degrees out and I was made to wait outside with my two small children as they scrambled for my paperwork.. I am assuming we had to wait outside due to COVID precautions, which I completely respect as my children and myself had our masks on. HOWEVER, Vanessa , another RUDE associate of Moist, had no mask on!!!! Exposing her unprofessional face piercing... Completely contradicting of their COVID precautions!!!! Once we received our itemized deposit back it was confirmed Moist Realtors ARE COMPLETE CROOKS! They paid a Cynthia who is not a licensed cleaning company to come in the rental and find stuff to charge us for!!! All of their itemized charges were absurd!!! Saying we dented the bottom of the garage door that will cost $875!!!!!!! I honestly believe the owner of the rental has no clue how unprofessional and dishonest this company is.
