After moving out, they withheld a large portion of our security deposit for items that were already damaged when we moved in, claiming extensive repairs instead of acknowledging normal wear and tear and long-deferred maintenance. To make matters worse, the remaining deposit was not returned on time, requiring formal follow-up. I'm now having to take legal action to recoup my money. Even before the security deposit dispute, they were consistently unresponsive and rude. Routine maintenance requests were often ignored, delayed, or met with excuses, and there was a clear pattern of deferring maintenance rather than addressing issues properly. Problems that existed early on were left unresolved for years. This has been a frustrating experience from start to finish. Poor communication, lack of accountability, and an apparent willingness to pass the cost of deferred maintenance on to tenants made this a company I would not rent from again. The pictures are of a garden box at the property that was completely falling apart. I asked for it to be fixed or removed, and my request was ignored.

Thankfully, I protected myself and my household by documenting everything, keeping records, taking photos, and knowing my rights. In the end, that made all the difference. I was able to dispute charges I felt were unfair, get a significant amount of money returned, and ultimately get the outcome that was fair and deserved. I personally would not rent through this company again. Save every email, take pictures, keep your receipts, know your rights, and get EVERYTHING in writing. Derek Lowe (Manager) only came in at the very end to escalate the situation rather than make it better. The company also lacks integrity. They kept referencing a valid Property Management Agreement that did not exist. I honestly don't understand why management and ownership were copied on so many emails in the past 3 years; they never actually helped with anything, ever. Jan the owner never reached out once. They just like to collect their 7% a month but do nothing to maintain a strong relationship with their customers. If I could give Hudson Property Management 0 stars, I would. It's weird, all the facts were on my credit report my last landlord where I lived for almost 4 years had a recommendation letter about my character and rental history. Not enough. I am happy I was denied due to them asking my personal references very personal questions (I am a very private person) -the lack of diversity in the office should have been red flag number one and the yelp reviews of discrimination should have made me run. I've been harassed for a year and I don't want to continue to be harassed.
