We had B-Sure do the inspection on our newly built house a year ago before we moved in, and the inspection was incredibly thorough, detailed, and easy to understand. Lenny and the team included photographs of everything they spoke about, and not only noticed things that needed fixing but also just made notes about maintenance issues, things we should look out for in the future, etc. Best inspection report we've ever seen. Despite having to waive inspection to be competitive in this market, after closing on my first home, I had B-Sure come do a full inspection so that I can have a roadmap for any fixes that might be needed. Despite our inspection day being a sweltering 95 degrees, the B-sure team (Lenny and Dan) was as thorough and professional as one would expect on any other day. We can't say enough about our experience with this company. Firstly they accommodated our needed inspection date and were very flexible with time slots, which allowed us to schedule a time that allowed for all parties to be present at the inspection. Michael Licari was on time, friendly, thorough and most importantly, honest! As first-time buyers every little thing felt like a huge deal. He calmly explained what was wrong, how to remedy it and approximately how much it would cost. Yes! Yup! Yea! Preface - this will be my first online review of a company. I found B-Sure through Yelp six months ago and used them for a Property that I had an accepted offer on, but was contingent on the sellers finding suitable housing. It was my first time buying a home so every step was nerve wracking but Mike made the Inspection the easiest part. I think the best way to describe the experience is that I felt compelled to ask questions on top of the information he was already providing and left with there with so much knowledge about the home that I felt like Ive known it for years. Because of them, I left the inspection with information on what areas needed attention and when that attention was most likely required. Regardless and most importantly, I just used them again last week on a different home where I WAIVED my inspection (the first house didn't work out because the owners never found housing). With me having a VERY limited supply of money, I still decided to use them for an inspection after I waived it (for buyers knowledge only my agent said). I need to tell everybody that will Listen, this story. As a real estate agent I have seen it all, or at least I thought I had seen it all. One day recently I had a scheduled home inspection. The night before the home inspection the client Sent me a text and said we cannot be there, Can you please be there and pay special attention. I will not get into details, but they Had just received life altering news. While I explained to them that this could be put off and this should be the last thing on their minds they said no, This is what we want to do please be there for us. So of course I was. When I told Home Inspector the reason why they were not there (with the buyers permission) I told them if they would probably call in a credit card Or if the inspectors preferred, I would Simply write a personal check. They said, no no we will deal with that next week not an issue. It was a family inspection company that I have never used. When the inspection was over, I said to them are you sure you do not want me to give you a check? The response was mind blowing! The owner of the company turned to me and said... There will be no charge for this inspection, it's not about money, it's about supporting this family and letting them know that good people are out there! And that we support them!.......WHAT??????This man had never met this family and probably never will. We are not talking About a $20 lunch. I don't know the price but at least I would guess $1000. He said this family has enough to worry about. Please let them know they are purchasing a wonderful home. The online portal is great for building punch lists directly from your inspection report, something I had not seen before and now can't imagine being without for my next inspection. I feel bad giving a negative review as it seems Lenny is fantastic. Unfortunately we did not have Lenny inspect our house and in the course of making some minor renovations over the past few months our contractor has found a number of major issues that, had we known about them upfront, would have impacted our decision to purchase. As another individual has mentioned, our inspector (I believe his name was Mike) missed a leaky toilet (as soon as we moved in I noticed water damage around the base - so it should have been an easy spot - and it turns out it was missing a wax-ring. This was in and of itself a simple fix but it had been leaking into the downstairs unit which has water damage in their ceiling). He also missed the fact that our attic had multiple electrical boxes left open (a fire hazard), the back porch is unstable and will likely need to be gutted in the near future, and the bathroom exhaust fan was venting into the attic space, not outside, and through improper venting (apparently illegal and also runs a risk of mold). Additionally, he included a number of things in the report that he didn't mention to us (including multiple faulty windows). While I can't fault him for failing to tell us about these it would have been nice to have the issues he found pointed out verbally and while we were in the unit to make it easier to assess the damage (versus reading about something after the fact and trying to recall just how bad it was). I can't speak for Lenny, but if the other reviews are any indication, I would be sure you get him and not any of the other inspectors on staff. read more

I had Lenny as my inspector and found him through the series of searches of independent home inspectors. He was thorough and explained each step in his thought process for what he was doing when and why. He was inspecting a 2 family for us in Arlington and seemed well versed in the idiosyncrasies the a multi-family home presents. As many others have mentioned he is exceptionally pleasant and careful to explain each step of the process. This is my 3rd home purchase and he stands out to me as the most concise I have used to date. Pros: Prompt availability of report (before we left the property) Level of detail in explanations $2 million carried in insurance (most inspectors carry none as it is not required) Offers a free review of all contracted work after completion of home purchase for quotes on any work in the home; construction, electrical, plumbing, etc. To verify materials and labor follow current going rates and building codes! Independent (no potential for "overlooking" things on behalf of an agent referral to ensure the sale is closed) Offered military discount Cons: No photos provided with report; a sacrifice made in order to immediately provide reports but something most inspectors offer now, but you can always bring your own.) I would certainly return to Lenny or refer him to friends in the future. read more

I don't even know where to start with how horrible of a job this company did for my inspection. This was my first home purchase and B-Sure was recommended by my realtor. Two guys came (one of who identified himself as the owner's son) and went through the condo in ~1 hour (its a 1400 sq ft place) and essentially delivered a report after that said everything was in good working condition, with only a few small call outs (none of which I am listing below). I have been in my place now for ~1 month and here is what has already broken that the inspector said worked: - Dishwasher broken - Water shut off for dishwasher broken - Washer/Dryer shut off broken - Gas stove broken - Gas stove has improper hookup - multiple windows were not sealed (literally could see outside) - HVAC broken - extreme leaks at slider, window (an ongoing issue that created wood rot) - Fridge broken & leaks And this is just the list of what I've found so far!! No amount of good reviews would override what has happened to me here. As a first time home buyer the inspection was one of the most important things to me and they completely took advantage of me. I paid for this service and they did not do one bit of their job. You'd be better off skipping the inspection than to waste your money on B-Sure. read more

Lenny just did my home inspection on a condo. He was on time and super helpful. They use a surface tablet and special inspection software to write up the report as you are there and you will get the report that day. I worked with Lenny. My realtor gave me the names of 3 inspectors and I called them all to get prices they were all close price wise and I ended up choosing B Sure because they were able to schedule it on my day off. I got to the house 15 minutes before my appointment and Lenny, the inspector was already there walking around the outside of the house. Systematically walked me through the process and involved me in the process by explaining everything he was looking at, even offering his binoculars to show me what he observed on the roof. The notes I took during the inspection closely matched his report which was made available that evening as compared to other inspectors taking a couple of days to compile notes and trying to take on more inspections than reasonable to provide timely service. We had this company scheduled to do our inspection for a home we were looking to buy. So first, I checked the YELP review and was really worried cause all I saw was the 2 really bad reviews. So I called the company and asked about them. I just felt in my gut that Shawn, the owner was telling me the truth. So I went ahead and had them do it. Wow am I glad that they did the inspection!! Mike was so patient and thorough- he took 3 hours and went over everything! I appreciated that he took the time to explain everything, how things worked, if there might be a problem in a couple of years and what the life expectancy would be to different things, inside and outside! he even climbed onto the roof, took pics to show us and explain a potential problem! I will make my review to the point, thorough and honest...just like my experience with B-Sure. Lenny was on time and extremely nice. Scheduling was easy and he was able to accommodate my schedule. Lenny's knowledge is vast and yet he was able to explain things to me in a way I could understand. The information I got was detailed and helpful. He went beyond simply inspecting and was able to talk about potential plans depending on renovation decisions we might make. He explained that part of the inspection is that he will review and contract from another vendor in the future for free. This is especially helpful to us as we are planning on adding a second floor. He will be a great second opinion. The price was reasonable. He actually saved me $100 by telling me that I didn't need one of the extra services he provides.
