I needed a home inspection in a pinch (1 week turnaround) and in a new area that I haven't lived before. Doing a web search, Metro was one of many home inspection companies that had a straight-forward website and online booking. However, what set Metro apart from the others is that they listed the available days and time slots that they had inspectors available. They even had the name of the most probable (subject to change) inspector to make the appointment. That was important because I knew when the home we were considering was available to be opened, and I could quickly line up a day/time that worked out for both sides. After the appointment was set, I was called by one of the staff. She called to "talk me out of" the radon and pest inspection services (extra charge) because of the type of home and area it was located, those services were not valuable. The cherry on top was that for the month, they were giving a "gold" discount on the overall cost. Inspection went as planned and I received the final report by the end of the same day. I never had to state that I needed a quick turnaround, but I get the sense they knew based on the dates of our real estate transaction. Just superb service, and really made me feel I could not get as good of a service with any of the other inspection companies I was considering. I am completely satisfied with Metro Boston Property Inspections. The day of our inspection, our scheduled inspector was sick. The office found another inspector (Rob) to do our inspection. Rob is a former construction industry professional, so he has a ton of experience and knows the ins and outs of a house. He was able to identify many issues, knew the building code in and out, and was even able to identify areas where the building was built to code, but would likely need maintenance in the future. Additionally, Rob wrote our (very thorough) report in less than 24 hours. I have used Metro Boston Property Inspections (MBPI) for many years and my clients and I have always valued Tod's expertise, manner of presenting facts and his, and the entire company's, attention to customer service. I have trusted Tod to inspect not only my property purchases, but those of my family and friends and is typically testimony enough for my clients to use MBPI as well. Last week, Tod wasn't available for an inspection for my clients (needed appointment within 48 hrs). Over the years I have seen / hired perhaps 5/6 inspectors. This was by far the best experience. Tod is efficient, direct and so obviously thorough. The inspection lasted about three hours ( for a large house) and as an example he ran the water in all faucets for an extended period of time to determine if there were leaks. I used Whiting for a home inspection a few months ago and thought the service and report were really incredible. But that's not why I'm writing this review. The deal on the first house fell apart and now we are under contract for another home. Out of convenience and due to a small price difference, I chose another home inspection service instead of Whiting and I'm regretting it. This other inspector did an ok job, but the inspection report from this other place was unclear and consisted mainly of checkbox ratings. Whiting, on the other hand, provided a comprehensive and detailed report with full color photographs after an extremely thorough walk-through. The difference in price between these two inspections was $25. I wish I would have engaged Whiting for my most recent home inspection, but sorry doesn't pay the bills, so I'm writing this review and will be telling anyone buying a house to go with Whiting. I highly recommend them and intend to use them for all our future home inspections. read more

Metro Boston was recommended to me by my realtor who had used their services for his own inspection just months prior. My realtor told me to ask for Blake and I'm glad I did. Blake is unbelievably knowledgeable and he took the time to sit down and explain, in laymans terms, absolutely everything he was doing or things we should be aware of with the house. It was pouring rain when we did the inspection and Blake spent 30+ minutes outside inspecting the roof and chimney. When he was done he uploaded all pictures to his computer and walked us through every one of them BEFORE even starting the interior inspection. During the interior he caught things that made me stop and say wow (like a crack in the marble that I couldn't even find when he told me look for it). At the end, his report was thorough and timely which really helped my wife and I make an informed decision about moving forward. I can't recommend Blake and Metro Boston Property enough. Blake, Todd's partner, conducted most of home inspection for our buyers in Sharon of our nearly 200 year old house. To say he used "scare tactics" with buyers is putting it mildly--he allegedly outright said upon walking down to basement, "Let's see what they are hiding..." when he saw a sheet of plywood against a wall...terrifying the buyers!! He WRONGLY noted that our heating system was on its last legs--it was not at 9 years old!! We had to provide a receipt and proof to buyers, prompting Todd Whiting to call buyers to correct a grievous wrong!! Blake wrote a 76 page report--spent 5 hours at our house discussing it with buyers. Buyers determined that Blake cited 40K worth of repairs in basement, LOL!! One was "junction box and faulty hanging branch wire"....um, not!! There was simply one missing cover as determined by a licensed electrician (cost literally a few bucks). He noted vater vapor under bulkhead--this was day after Bomb Cyclone when a 3000lb tree fell on side of house and landed on roof and branches over bulkhead, thru dining room ceiling (all was repaired within a month). So duh!!! Our insurance took care of all repairs...and no, we did NOT pay the 40K in repairs Blake urged buyers to consider!! The buyer's request for 15K for recommended remortaring of one wall cost $250, not 15K!!! Additionally, he further stated that our chimney needed to be repointed--wrong again!! This had been done by a chimney specialist and receives yearly check-ups and cleaning every August. Blake never went on roof b/c there was a TREE LAYING ACROSS roof by chimney!! One of the worst reportings however, was that the gutters were discolored due to overflowing and should be replaced b/c pitch was improper...how ridiculous..it's called oxidation discoloring and a $1 bottle at the Dollar Store cleaned them all!! Good lord...when did home inspections become a game of "Aha, gotcha!!" Our home could not have been more lovingly cared for and restored by a master craftman over 30 year period..to have an inspector who actually said to us that this was a great solid home and then terrify newbie buyers--remember this home was built in the 1800's--was a travesty. You have been warned. Thankfully, the sale went thru!! read more

We bought a new house as first-time homebuyers and used Todd Whiting for our inspection in June 2015. He had few Yelp reviews so we contacted other companies first, which had many more reviews, but our time frame was very tight and Todd was the only one who could accommodate our last minute schedule. We are glad we chose him! He was thorough, professional, and fun to work with. Just like many of the other inspectors reviewed here, he arrived to the home early to do an outdoor survey. I've lived in my condo for two weeks now and I'm pretty disappointed. They didn't check the central air which we did notice when we reviewed the inspection but they didn't make a point to say they weren't checking it and it did not work. Then the guy who installed our Fios caught that our water heater had an air leak which was causing condensation and a leak in the hallway. Then we noticed our kitchen sink leaks. We are very lucky that the seller came forward and told us about the air conditioning and fixed it and has been very helpful with our issues but I don't know why we paid for an inspection. I could have figured out the basement could use bigger hand rails on my own. I apologize the front porch rails were not correct. The statement was more to prove a point that the information provided was not helpful. There were plenty of pictures. That was not the problem. The problem was that I had hoped an inspection would bring to light potential problems in my home that I would not know as an average buyer. This company did not deliver that for me. The man was very nice but the inspection cost me money and did not bring to light several issues. read more
