    If I can help it, I won't be living anywhere let by these guys again…read more From day one, I've been lied to and - at times - completely ignored if my requests didn't agree with them. For example, after viewing a property I was told that the gas fire in the living room was due to be repaired as it didn't work. Very honest, I thought. I moved in, and discovered it had been disconnected years ago with no intention of being connected again. My lovely little rented house is quite old, so I expected the odd mishap. One time a doorknob came off. Another, a friend broke the toilet seat, which was old and due to fall off any time. Both times, I called William H Brown, was passed on to their Tyneside-based maintenance team, and promised that they would be in touch with the landlord. I live opposite my landlord and bumped into them a few weeks later - WHB had not been in touch about my problems, which I'd raised on several occasions. Now, due to move out, WHB have stretched my notice period out to 7 weeks, and refused to send me copies of my contract which they claim puts me in the wrong. Again, speaking to my landlord, I'm told this is not true. Bluntly, William H Brown are liars. They are lazy and will avoid doing work for as long as possible. They are two-faced and will tell you anything to get more money from tenants and landlords. Avoid where possible.

Was doing transfers instead of standing order, straight away in breech of their contract. There were several other breeches of the contract whilst tenants were in the property. Upon the end of the tenancy agreement, the tenants left the property in such an awful condition, the check-out inventory person must have been blind as the property was disgusting & dirty, not professionally cleaned at all. When trying to get what I was owed back from the deposit from William H Brown, I was passed from pillar to post for over 3 weeks when they had my money. Eventually I did get back what I was owed, only because I kept calling them 2-3 times per day. Emails were also ignored. Will never use this company again for letting out property or selling any.

We were now completely fed up with student style homes, with awful student style landlords and the poor service they offered. Enter: Park Crest Properties. As soon as we saw the website we felt we'd found a hidden gem, an exciting new mid-way between student life and young professional life. The website was easy to use, simple but classy and offered a great selection of houses and flats. Perfect. After choosing the one we desired (complete with little garden and 'cloud burst' shower head, oh yes!) we called to arrange an appointment. Our landlord-to-be (who is also also the estate agent) could not have been more efficient. He was punctual, informative and honest. After the viewing we signed up almost immediately - although it was a lot smaller than our previous home, it was lovely. It was the eye for detail (as it says on their website) that really made the difference, most especially in the bathroom - it was like some kind of luxury spa and extremely well looked after. Of course, you don't have a rented house without complaint, but anything we took issue with, our landlord was prompt in both communicating with us and acting on our problems. And once we had all decided to go our separate ways sorting out the bonds was, to my great relief, totally fine. We couldn't get them back until we sent proof that we had paid our final utilities, which I think is more than fair, and within the week of doing so we received our cheques with only a small deduction for some minor things. The entire experience was both professional and personal, and this is a lovely, understanding and efficient estate agents. I highly recommend!

What this means is that I have visited practically every estate agent in Leeds. On the occasion that I visited this one I was on a very tight schedule to find somewhere to live and probably came across as quite panicked and desperate. Lucky for me then that the guy in the office was brilliant and calming. At the time they didn't have any properties that were suitable, only because I had to move in three weeks and they didn't have any available that soon. Rather than just tell me to try somewhere else bless him the guy spent nearly an hour with me going through my options. Not only did he tell me where else to try but suggested a couple of places and pointed me in the right direction. He was also lovely in that he told me about a couple of areas in Leeds that I hadn't considered. We were promised by central staff before we signed the tenancy that the house would be professionally cleaned before we moved in, this did not happen. In fairness to them, they did send cleaners back after we had been living there about a week. However this meant we had to re pack all of our things to allow the cleaners access to cupboards etc. There were a large number of repairs to be done on the house most of which Central have addressed although, the attitude of the office staff and maintenance manager tends to be rude and they treat you as if you should be thanking them for doing their job!! There are a number of us living in the house and Central staff will use this to confuse tenants by telling different people different things. I would NOT recommend anyone use them! There are plenty of good, reliable private landlords in Leeds I suggest you use one of them instead!

When one of our group dropped out they did everything to help find a new person to share our house. We liked all the houses they showed us and we have just moved in to the one we chose. It was really clean and even my mum couldnt grumble which is unusual. We had some things which needed fixing and these were done the same day. Very happy.

    THE TENANCY FROM HELL!…read more I can barely put into words how awful the quality and living environment of the property was. It was absolutely disgraceful and filthy! When we first moved in it was completely inhabitable, and we are now being charge a HUGE fee at the end of the tenancy to come out of our deposit, which the damages supposedly made by us were already presented to us when we moved in. Throughout the tenancy we went above and beyond to keep make this house a home as much as we possibly could through all of the disarray. As a group of relaxed young girls, we were excited to have our own cozy space, but the way the property was given to us is inexcusable and really took a toll on everyone's emotions. When we first moved in, we had no working water for days (had to shower at the gym), and COUNTLESS things were broken such as shower doors, bedroom door handles, toilet seat, washing machine, dishwasher, dining table, sofa arms, blinds, fridge shelves. The banister balustrade was broken and carpets were coming up exposing nails, causing clear safety hazards, the list goes on. On top of all of this, it was extremely dirty with stains and marks on carpets, furniture and walls. the mattresses were broken and holes in the plaster board on the wall and ceiling. They also charged us for bedroom door locks that were put on wonky and broken within a few days. There were many issues continuing on from this whilst living there that I will not go into detail about, however they also entered the house without making us aware as they have their own keys, therefore we would wake up to random guys in our house coming to do checks, which we asked multiple times to just make us aware beforehand and it will be fine with us! We had a letter on the table when we moved in that said, "our team has worked tirelessly to ensure that your property has been presented to you with the utmost level of professionalism and cleanliness possible" and we just do not think this is true. the majority of the issues we had are required to be working for basic human needs. The only thing i will say is the office staff were mostly friendly on the phone, Sophie Marks and Lewis Jones were always a good help. This was hell for us, please take into thought our experience if considering using Pickard properties.

My daughter arranged her student accommodation via Pickard Properties for her final year at Leeds Uni. Unfortunately, one of the initial housemates in her group was unable to complete her final year at Uni - due to a serious health issue arising over the summer of 2024. As a result Pickard's pressured the remaining tenants into finding a replacement tenant - they used the threat of the remaining housemates having to cover the sick students rent! So you can probably guess what's coming next... yes, the replacement housemate turned out to be a nightmare! I won't go into the details of the daily issues incurred by the remaining housemates - other than to say Pickard's turned a blind eye to various complaints made throughout the year. (it was easier to say.. we have inspected the tenants room and we didn't find any issues - rather than tackle the situation) they just put their heads down and kept collecting the rent on behalf of the landlord, only in this particular case, the housemate wasn't actually paying her rent either and still no alarm bells where ringing @ Pickard's HQ! They kept quiet the whole time, they didn't chase the offending tenant, nor did they chase her guarantor, why would they do that when it's obviously way easier to just to deduct the debt from the remaining tenants deposit! Shocking and despicable behavior, no wonder the current Government is reviewing the current "Renters Rights Bill" Bring it on...

Before signing on, I asked if the flat had any issues with mould or damp, they told me no, and that it would be professionally cleaned before we moved in. Upon moving in, dead flies/cobwebs everywhere, mould growing on the lining of the fridge and freezer, rubbish in the bin, pipes behind the sink being held up with duct tape etc etc. We asked for a cleaning team to be sent over immediately, who ended up hoovering a carpet, brushing some cobwebs away and then asking us if we had any binbags to take the rubbish out of the bin (what kind of cleaning team doesn't have any binbags on move in day?) Unsurprisingly, mould began to grow; I reported this several times. A contractor came and painted over the mould in the bathroom, giving us advice not to hang our towels on the hooks in there, because that was contributing to the humidity (where else should we hang our towels if not in the bathroom?) The mould in the bedroom persisted, and it was only with me threatening to report the company for unsafe living conditions to the council, that they sprung into action to replace our fridge/freezer, remove the mould, and install a ventilator. The ventilator did its job, until the upstairs house accidentally flooded their house, and the leaks ran down into our flat. The upstairs group were told by the company to mop up the flooding with towels. The extra humidity from the leak counteracted the work from the ventilator and mould grew once more. I was told a contractor would visit the day after the leak to patch up any cracks, but they only bothered to show up when I contacted them a week later. No regard as to water damage to electrical wires or structural weakening in the floorboards/ceiling of either properties was ever addressed to my knowledge. When we moved out, Aston Properties tried to charge us a £200 cleaning fee. The flat was left in a perfectly clean and tidy condition, and our contract only stated with had to return the property to the state it was in when we arrived. We exceeded this. As soon as I said I would report them to the council and other relevant companies for breach of contract, they immediately dropped the charge... It has been a constant battle trying to communicate with the company and the treatment you receive is shocking. The attitude from staff is horrible and based off my experience and countless other reviews across multiple sites, steer well clear of this atrocious company.

They responded within 24 hours and regularly within the hour. - The fixflo app allowed me to submit any repairs or issues I had with the property and contractors would solve the issues within a few days. - All the staff (including contractors) I came in contact with were really nice and professional. Improvements: - When I first arrived at the property, the last tenant left it a bit messy and I doubt there had been a professional cleaners sent in. For future I think they need to hold additional inspections between the previous and future tenants and send in cleaners if necessary. - The website doesn't seem to be accessible. When I have tried to look at it on my laptop and phone it warns me before advancing. This did worry me after first signing, so the agency may want to update this for future tenants. Overall, the good definitely outweighed any issues I had. If I return to Leeds I would definitely consider using this agency again.

    I cannot remember the last time i was treated so utterly appallingly by a business!…read moreI had tried to book several viewings through their internet site, which they failed to respond to; as im looking for a new place i thought id call them and give them a second chance and they were perfectly easy to deal with booking viewings and their manner. However....... when it came to meeting one of their employees at a pre- arranged location convenient for us both, my dear lord they failed soooooo badly! I arrived 10 mins early as i hate people who arent punctual and i was pretty stoked to see my new potential pad. Obviously its my initiative to arrive so early so im never going to moan about that time with anyone, i just think being early is polite. When our 1pm appointment passed i thought she may have just been a little late and i was still excited so thought, meh.. shes running a little late. However, at 1.45 after 5 phone calls to the office and she hadnt arrived, and in 23 degree heat i was livid. I called the office multiple times as stated as they said she had set off and would be with me any moment and they were fairly decent about apologising. I then received a call from the manager who shouted at me down the phone telling me that i wasnt there and had wasted their time, i told her that i was there and i was early so there was clearly some issue with her team member. She then proceeded shouting down the phone, that i was lying, i wasnt there and i had made no contact with them about this issue. (a clear lie after id called the office 5 times, i would suggest her team maybe hiding certain elements of the story i.e. the truth) Her attitiude was disgusting, and talked to me like a second rate citizen because im a student; im sorry but a £6000 contract deserves a little decency, for that matter so would a pack of biscuits. If you are in business you give service in order to gain custom. Here all i got was sunburn, a mouthful of abuse and the hassle of now looking elsewhere for alternative dwellings. A sorry and a bottle of water would have sufficed; i may have signed a contract and have a house and they a lucrative deal, however i refuse to be called a liar nor shouted at by the Mrs. Trunchbull of the lettings world.
